DEMAND for rental homes has become so fierce that house hunters are gazumping one another to secure their new homes, it's been revealed. One in eight renters, or 13%, say they’ve been gazumped on a rental property in the past 12 months, while 26% have admitted to being the gazumper – by placing a higher bid at the last minute to snatch a rental property away from someone else, according to new research by FindaProperty. Other industry experts agree this trend is on the rise. Letting agents in London have reported an increase in rental gazumping in the lower-priced sector of the market. Winchester Lettings Group managing director Kevin Winchester says there’s been a steady decline in fresh properties coming onto the rental market in Bromley, where his company operates, over the last six months, particularly for two bedroom flats under £1,000 a month. “A couple of weeks ago we had a property listed at £895 per month where the offer was gazumped again and again, in the end it went to the fourth bidder at £80 over the asking price,” Winchester said. “And just before Christmas we had a one bedroom flat on offer at £875pcm which was pipped by someone willing to overbid by £125 a month.” Rental gazumping is hitting the other end of the market outside London. Maria Kemp of letting agents Kemp and Co Estate Agents in West Dorset says there’s been a steady increase in rental gazumping in the Poundbury and Dorchester area. “We’ve seen more of it in the last 12 months and mostly in the upper end of the market – the family homes – where there is a very limited supply of good rental properties, but a huge demand from families who want to move to take advantage of good schools and transport links.”

LIMITED SUPPLY: Fierce demand for rental properties has seen an increase in gazumping the programme, made in conjunction with north London agents Martyn Gerrard, is that buyers often adjust their expectations accordingly, and often find other virtues in a property. But agents themselves seem divided by Portas's argument. Stephen Brown, at Greene & Co, says: "Buying a house is the biggest financial commitment many people will make, yet they often spend less than five minutes in it before they decide. "It is up to good agents to make sure they provide a totally honest and transparent view of the property and offer our in-depth local knowledge and expertise." However Trevor Kent, former president of the National Association of the Estate Agents (NAEA), is less impressed: "Mary Portas doesn't grasp the fact that the staff of an estate agency are not like those in other shops, because their customers have not yet seen the goods. "An estate agency office is merely the conduit to get them to see the goods – i.e. to view a property. In that case, highlighting problems with a property could be counter-productive and is certainly not serving a vendor's best interests, although the vendor is footing the agent's bill."

The latest landlords to join the scheme are Peacock Property and Purple Nest Lettings. “The accreditation scheme helps to underline how committed we are to providing a good standard of property,” says Kimberley Soni of Purple Nest Lettings. Complementing the programme is a new pilot scheme – which allows private landlords to advertise accredited properties free of charge, through the Under One Roof scheme – which has a large number of prospective tenants. Both schemes reassure prospective tenants that a home meets a good standard, is safe, warm and a comfortable place to live. Ria Font at Sutton Kersh West explains that the development has taken longer
to come to fruition because of legal problems. She adds: “The actual refurbishment only took around eight months. “The properties have been completely restored right back to the brickwork, new timber, new staircases, plumbing, wiring etc. “The developer has tried to retain the character of the screen set as far as possible.” And she says: “All the properties have large driveways and gardens. The properties feature stylish fitted kitchens and contemporary bathrooms. “No expense was spared in finishing these properties to the highest possible standard. Though we may have saved a few shillings if we had asked Bobby Grant to source some of the materials!”
Brookside, the brainchild of Phil Redmond, was once one of the most popular soap operas on TV. Exciting storylines that had the ratings soaring included residents being murdered, taken hostage and even buried under the patio. But viewing figures fell as its storylines became increasingly elaborate and it was eventually axed in November 2003. A taste of life in high style STOCKBRIDGE Village-based Villages Housing Association has announced the final phase of its £5.5m refurbishment programme. This final phase is due to be completed by the end of September, meaning that all 450 flats will have been refurbished with a new kitchen, bathroom and double glazed windows. They will have been rewired, the balconies freshly painted, the lifts and CCTV systems upgraded and new intercom access installed. The five blocks are grouped in to two sites, the “Craigs” (Whincraig, Firscraig and Mosscraig) and the “Cliffs” (Denecliff and Merecliff). The first phase began in April 2008 with G & J Seddon carrying out the work to Whincraig, receiving a Silver Award as part of the Considerate Constructors Scheme. The CCS presents awards to the highest scoring 7.5% of sites. Seddons then went to work on Firscraig. Bramall’s Construction then completed the works to Mosscraig, and will work on Denecliff and
Merecliff, due to be ready in September. Tenant feedback on the work has been positive and the Craigs are fully occupied. The project team is aiming for similar results at the Cliffs. Pat Hennessy, who lives in the flat,s says: “I am over the moon with my new kitchen and bathroom. Where was the family home you grew up in and what was it like? The family home was in Nottingham. It was a two-bed terraced house with an attic, a garden at the front and a back yard. It was quite spacious. What was your clearest memory of the house? My clearest memory was of our dad building a shower next to the kitchen to modernise it. Where was the first house you bought yourself and what did it cost ? The first house I bought myself is the one I am still living in in London. It’s a three storey town house with patio, balcony and garage. It cost £70,000 in 1984. What made you want to buy it? Because it was exactly what I wanted. A new build, nothing to do to it and the fact that it has got two toilets and two shower/baths, plus a private patio – very rare in London. What are the important things you look for when buying a house? I look for location, closeness to amenities, not difficult to maintain and good plumbing. Are you a DIY trier or do you leave it to the experts? I always leave any “homey” things to the experts, and trust they’re not cowboys. What is the one thing you love most about your current home ? The thing I love most about my home is that whenever I’ve been away and come back, it’s still as fresh and welcoming as it was when I first bought it. f you’ve ever dreamed of living in a penthouse apartment with sweeping views of the city skyline, then now’s the time to put it all into perspective. ... to home improvement How to... get it right first time ● Accurate measuring is vital when doing DIY because as well as ensuring you do the job correctly, it helps you to cost it properly before ordering or buying DIY materials. Most things are sold in metric quantities these days, but if you’re not happy working in metric, stick to imperial and convert it if you need to, or get the store to do it for you. The trick is to work in one system to avoid mistakes. ● If you can, get someone to help you measure or check your measurements, especially if you’re measuring a large area, doing a complicated calculation or using a long tape measure. When you’re measuring something such as a lawn, it helps to drive in pegs as markers. If the area is an irregular shape, divide it into rectangles and squares, measure those and add together for your total. ● Whatever you are measuring, make sure
you work in good light and allow extra when measuring up for materials in case of mistakes and wastage. How much extra will vary, but factor in at least 10% more. ● A metal rule is a must for DIY because it’s sturdy and rigid and you can’t score into it accidentally with a craft knife, unlike a plastic rule. The main problem with metal rules is that they’re not transparent and they can slip on smooth surfaces, so make sure you spread your fingers out along the length of the rule to hold it down. Use a rule that’s calibrated up to the end, as this makes measuring and marking easier. ● When marking, felt-tip pens are easy to see, but can be too thick to be really precise. A sharp pencil is often better, but lines can be hard to see on some surfaces and can get erased easily, so have both pencils and thin felt tips to hand.

THE College of Optometrists has issued a warning to DIYers about protecting their eyes. DIY activity is estimated to cause around 30,000 eye injuries a year, according to The Royal Society for the Prevention of Accidents, and 89% of people say they don’t wear goggles for potentially dangerous DIY tasks such as welding, chiseling and sawing. Nearly half (45%) admit to not knowing much about DIY, but having a go anyway. The majority of eye injuries are caused by carpentry, decorating and repairing, with flying wood, metal and concrete chips

House moves dropped to a new low during recession THE number of people moving house hit a new low during the recession, it’s been revealed. In 2008/09, only 9% of all households in England (2.0 million) had moved to their current homes within the previous 12 months – the lowest number since records began in 1994/95. According to the latest chapter of Social Trends,between 2007 and 2008, the number of property sales over £40,000 in the UK fell by 44%
from 1.6 million to 900,000 due to the recession. The picture was similar across the English regions and Wales, with property transactions falling by between 42 and 48%. In 2009 the average price paid for a dwelling in the UK was £194,235, down 8.1 per cent on 2008. Changes in the average price paid over the same period varied very little between England and Wales. British Bankers' Association figures highlighted show that in the
last 12 years the number of loans approved for house purchase peaked in March 2002 at 92,912. The number of loans approved in July 2007, the month before the credit freeze began, was 62,363. However, approvals fell rapidly to a low of 17,421 in November 2008. The average value of mortgages for house purchase peaked in June 2007 in the UK at £159,600 before decreasing to a low of £116,100 in December 2008.
The number of repossessions reached its peak in 1991 when 75,500 properties were repossessed. Repossessions then fell to reach a low in 2004 of 8,200. And, since 2004, repossessions have increased nearly six-fold to 47,900 in 2009. Social Trends editor, Jen Beaumont says: “In the recent recession we have seen a large rise in repossessions, but not to the same extent as in the previous
recession of the 1990s. This could in part be due to lower interest rates and unemployment this time round.” Despite the increases in repossessions, a Flash Eurobarometer report in 2010 found that 57% of UK adults felt that there was no risk of falling behind with either rent or mortgage payments, 37% felt that there was either a low or moderate risk and just 6% felt that there was a high risk.

NYONE visiting the major garden shows this year will no doubt see an array of vertical planting, featuring rich tapestries of plants in weird and wonderful structures, which aim to add colour and form to an otherwise vacant space. Vertical planting caught on several years ago, inspired by Frenchman Patrick Blanc, a pioneer in this field who has transformed many buildings’ facades into living art, planting rich mixtures of lush foliage plants. This concept is ideal if you have limited space on your patio or simply want to hide an ugly wall or fence and while some of the designs you see at garden shows may seem impractical or simply too complex to construct in a modern setting, manufacturers are attempting to meet demand with a number of simple options. You can now buy anything from simple black canvas pockets with holes for the plants, which attach to the wall, to salad and herb vertical planters, living art frames displaying a combination of plants, and troughs which will house plants over a wide area of wall, equipped with water reservoirs to keep the plants well watered. “Vertical planting has increased in popularity because it makes best use out of the urban garden where space is limited, while living walls are sustainable, eco-friendly, purify the air and reduce the heat in towns,” says Gillian Bond of Treebox, a living wall specialist. Indeed, it’s known that plants significantly improve air quality, reduce sound pollution, increase biodiversity, insulate buildings and coolsweltering cities in summer. Felicity Waters, landscape architect at Garden Beet, says: “The larger the vertical garden the more complex it becomes in terms of maintenance and installation. If you are going to install a garden above head height you need to think how you are going to water, weed and feed the plants. “Creating a living wall, say the size of a two-storey building, can

Made from heavy duty non-woven material, it features planting pockets and an internal irrigation system which allows water to filter from one pocket to the next, while the bottom pockets are sealed to

With larger constructions, you may have more success going for lush foliage plants rather than flowers. Good specimens for wall planting include ferns, euphorbia, ajuga, heuchera and geraniums. Place shade-loving varieties at the base of the area and sun-lovers, such as geraniums, thyme and sage, at the top.
Create as large or as small a vertical display as you like with the Woolly Wally Pocket, a new type of hanging basket or wall planter that can be used on its own or in groups to cover any wall to create a vertical garden. Good Enough To Eat Sowing Beetroot THIS versatile vegetable, once consigned to the pickling jar, has now become popular for roasting or in soups and starters, often matched with goats’ cheese and rocket. While we are all familiar with the purple types, you can also grow white, yellow and striped beetroots, as well as long roots, which are easy to slice. Young beetroot leaves can also be used raw in salads. Beetroot is a greedy feeder, so make sure your soil has been well-manured over the years or work in a general fertiliser such as blood, fish and bone before sowing. Sow under cloches
in late February or March at the earliest, ensuring the cloches have been down several weeks before sowing to allow the
soil to warm up, to give you a late May or early June crop. Make a seed drill 1.5cm deep, sow a short row and repeat
at fortnightly intervals for a continuous supply of baby beet. Don’t let early sowings become too large or the beetroot will become woody. Space rows around 15cm apart. The main sowing period begins outdoor in mid-April, while you can also sow in late May or June for winter storage. Thin out the seedlings when they are around 3cm high, leaving a single plant in each spot and hoe regularly to keep the soil weed-free. Water every fortnight during dry spells and pull up alternate plants when the roots have reached golf-ball size.
VALMOREL, a ski resort within the Grand Domaine area of the French Alps linking the Tarentaise with the Maurienne, is little-known to Britons – but that is set to change this year, as UK developer MGM starts encouraging Britons to buy some of the 86 apartments the company will start building there in the spring. They will form part of a new residence de tourisme – La Grange aux Fées – located close to the centre of the village and occupying an elevated position with panoramic valley and mountain views. The new ski-in, ski-out residence alongside the chairlift will have easy access to the resort’s 150k of pistes. Valmorel, a two-hour drive from Geneva Airport at a ‘snow sure’ altitude of 1,400m, is reached by a scenic drive up through picturesque ancient villages and old orchards. The family-friendly pedestrianised resort, popular for holidays all year, was built in the 1970s in the stone and timber style of a traditional Tyrolean village. MGM’s leaseback apartments range in size from 25 sq m studios to 100 sq m four bedroom duplexes.
They are available now to buy off-plan. Prices start at 213,000 euros for a one bedroom apartment, rising to 518,000 euros for a four bedroom, three bathroom property. Two bedroom apartments are 288,000 euros and three bedroom properties are 360,000 euros. Prices exclude French VAT at 19.6%, which is waived under the leaseback scheme. Included in the price is underground parking and cellar storage as well as use of locker rooms, a laundry and drying rooms. Four-star facilities within the residence will include an indoor pool, fitness suite, gym, sauna, jacuzzi and steam rooms, as well as a beauty centre with a variety of massages and treatments on offer. Construction work on the new residence in Valmorel will start as soon as the current ski season has ended.
