Roy Brandon, actor, comic and star panto dame Where was the family home you grew up in and what was it like? My family home was in a terraced house in Menzies Street in the Dingle. It was down the road from Gerry Marsden – he was number eight and we were number 45. Our parents were close friends. I loved living there and had a fabulous childhood. What is your clearest memory of the house? It was in the 60s when the Merseybeat phenomenon kicked off, so there were always crowds of fans round Gerry's house and The Beatles, who were massive by then, used to visit him in their green open top Jag. That was my first glimpse of showbiz and what got me interested in my career (I thought it was an easy way to bag the women!) but I did love the music as well. I originally started out in the business as a musician, later becoming a stand-up comic, and then blagged my way into acting. Where was the first house you bought yourself and what did it cost? The first house I bought for myself was in the Dingle in the mid 70s. It was a terraced house and cost me £3,000. I bought it because it was where I had been brought up and I wanted to stay near my family. What made you want to buy it? I've never really bought a house with a view to making a profit but have actually been quite lucky when buying and selling. More importantly was that it was in reasonable condition and I felt at home. Are you a DIY trier or do you leave it to the experts? I love DIY. I have no formal training but I will always have a go and I have never had a shelf fall on me yet. What is the one thing you love most about your current home? T SEEMS a cruel trick of fate that just as the weather starts to improve, the annual indoor ritual of spring cleaning looms on the calendar. Most of us just ignore it according to a survey by Rentokil, which found only 14% of people nowadays follow the tradition, and Merry Maids domestic cleaning service has also discovered most people rarely enjoy their housework. “We found almost half of people regard cleaning as their least favourite domestic chore, but that’s partly a symptom of our busy lives,” says Merry Maids’ Barbara Roberts. “Around four-fifths of those we surveyed have to handle the cleaning at the end of a tiring work day and struggle to finish the job.” If the prospect of scurrying round banishing moths, cobwebs and winter’s grime doesn’t have you jumping for joy, don’t despair. Take small comfort from the fact that cleaning equipment’s been given a snazzy makeover. Boring brooms are so yesterday – instead you can sweep up with a wizard-looking one splattered with coloured spots, or clean with vintage pieces reminiscent of the “Upstairs Downstairs” life. How to... wax your woodwork ● Preparing and waxing wood involves some effort, but it’s well worth it. ● There are different sorts of wax available for wood, but probably the easiest option is wax you paint on because you can cover a lot of ground quickly with a paintbrush. Simply stir the wax, brush it on in the direction of the wood grain and leave it for 10-20 minutes before buffing it off with a soft cloth. Apply another coat in the same way, or more coats if you want a deeper colour. ● Preparation is, of course, vital. The most important thing is to have a uniform, absorbent base for the wax, so if the wood has any kind of coating, sand this off first. An electric sander is the easiest way to do this, but you’ll need to sand any fiddly bits by hand. ● Get most of the sanding dust off with a duster or brush, then use a cloth dampened with white spirit to wipe the wood clean.

Don’t use water because this raises the wood grain. ● Getting the colour right is obviously important because you don’t want to have to remove the wax if you’re not happy with it. ● Most DIY stores have tester blocks of waxed wood on display next to the wax, so you don’t have to rely on the (often inaccurate) colour charts, but even this isn’t foolproof. To be sure, do a tester patch on your wood – you can always sand it off if you don’t like the colour. ● If, when you’re applying the wax, the colour isn’t turning out as you’d expected, buff it off immediately. If it’s really dark, buff it with something like an old textured tea towel dampened with white spirit or sugar-soap solution, which will fade the colour. The wax should dry lighter than it goes on, so be patient and keep experimenting with the colour until you’re happy with it.

Pensioners sell up to rent homes

M

ERSEYSIDE residents are being helped to go green – and stay out of the red! St Helens council is working alongside national affordable housing group Affinity Sutton to introduce new energy efficiency measures. Residents in 106 homes on the Stephenson Road estate in Newton-le-Willows had the external insulation of their homes improved and their heating systems upgraded so they were easier to control as part of a £1.2m investment over three years. The work was carried out in conjunction with Affinity Sutton’s partner contractor, Keepmoat. On average, residents on the estate have reduced their fuel bills by £225 per year due to the energy efficient measures installed. Resident Mrs Unsworth says: “I am finding the house so much warmer now and I am also paying less each week on my fuel bills.” Similarly, retired couple Mr & Mrs Thomas add: “We are amazed how much more cosy the house is now, even the snow doesn’t melt on the roof anymore as all the heat is staying in the house. “Now we can just have the heating on for a couple of hours instead of all day long. It’s definitely reduced the bills.” The good news is especially welcome after recent extreme weather conditions while the decision by four of the big six gas and electricity companies in Britain to raise their prices means it’s highly likely that more households will find themselves spending more than 10% of their income on heating bills. Cllr Andy Bowden, the council’s cabinet member for urban regeneration and housing says: “This improvement scheme has had significant social and community benefits, including reducing fuel poverty, improving the appearance, comfort and practicality of homes. “I am delighted that the works have had real benefits to the residents.” Jeremy Kape, director of property investment for Affinity Sutton, which has 209 properties in St Helens, says: “As one of the largest affordable housing providers in England we are committed to investing in

Affinity Sutton is committed to increasing the energy efficiency of its homes and reducing their carbon footprint. Last year it launched Futurefit, a £1.2m two-year project to test practical approaches to making social housing more energy efficient, across 102 of its homes around the county. Maybe it serves as a lesson in saving money for homeowners too.

POORLY performing pensions and a dramatic fall in interest earned on savings are leading more and more pensioners to step off the property ladder and rent sheltered accommodation. Peter Girling, chairman of Girlings Retirement Rentals, says: “This is the ultimate in equity release, and it works perfectly for many people who cannot see the point of locking money into bricks and mortar when they reach the age of 80. “Many people sell up homes which have become too large and expensive for them to maintain, while there is growing demand also from people who have lived for years in privately rented property. “When they move into a sheltered retirement flat on an assured shorthold tenancy, the rent includes their service charge, so all they have to worry about is the council tax, insurance on personal contents and utility bills. “Most importantly, all repairs and maintenance are down to us as the landlords.” On sheltered developments, residents pay for staff to supervise and maintain the development and the grounds. Some schemes offer a range of services, including meals, for additional fees. Monthly rentals for smallest units (500sq ft) start around £450, with largest units costing £750. Average rental is about £620 per month. The affordability of renting is a big attraction. A recent survey fund that nearly half of Girlings’ tenants believe they are financially better off. Some 48% had sold homes and invested the money before renting. They now enjoy greater financial freedom with only the monthly rent to worry about, plus community charges and heating bills.

Agent warns on return of buy-to-let finance deals A NEW wave of “creative financing” schemes, targeted at novice buy-to-let investors, are returning to the market – with potentially dangerous consequences, warns property lettings specialist Belvoir. Advertisements and seminars enticing people to look at ways to buy a property for rental, without the need for a cash deposit, need to be viewed with extreme caution and not even contemplated without some research and checks, it adds. Paul Rice, managing director of Belvoir in Cheapside, Liverpool, says: “Because investment in buy-to-let is unregulated in the UK,

the Latin phrase caveat emptor – let the buyer beware – is a very clear warning to anyone wanting to explore the current wave of popularity in BTL investment. “Many of the zero-deposit property buying clubs and groups which grew rapidly and then disappeared during the housing market slowdown in 2008 are creeping back. “A substantial number went into receivership, with their directors fleeing overseas to avoid claims and litigation – leaving a trail of disaster behind them.” Such operators made large

margins by claiming to source below market value properties, promising big financial returns for investor landlords. But the properties were often over-priced and the operators charged hefty fees for their services at the time of making an offer and on completion of purchase. Many investors took out no-deposit, over-inflated interest only mortgages, but then failed to achieve the rental returns promised, leaving them with a substantial shortfall. These novice investor landlords then struggled to re-mortgage as the

property was worth less than between 25-50% of the inflated purchase price and, as a direct result, thousands of properties were repossessed between 2008 and 2010.” Belvoir urges new and inexperienced investor landlords to carry out detailed checks before being lured into these schemes. It suggests getting impartial and professional advice from an independent agency to compare deals. MAGINE a sea of green velvet devoid of lumps, bumps, mole hills and moss. Now look at your lawn. Of course, not all of us have the time to lovingly tend our lawns so they won’t harbour the odd dandelion or fall victim to patches of moss or divots created by animals or children, but there are ways to spruce up your lawn to make it look at least presentable. In spring, many gardeners consider starting from scratch and laying a new lawn from seed or turfing an area, but remember that the ground needs to be well prepared before you start and that grass, as a rule, is a high maintenance option. Don’t think that a bit of weeding, feeding and watering alone is going to assure you of a bowling green finish. If you are time-pressed, you may have to accept and start to enjoy the weeds and moss that will creep into your lawn. But to many, as long as their lawn is green, flat and healthy, that’s all that matters. Lawns are frequently the focal point of the garden and make a neat, defining edge to beds and borders. So when lawn edges become overgrown and tatty, it can have an adverse effect on the look of the whole garden. Now might be a good time to have a walk in your garden and examine the state of your lawn edges. They are fairly easy to repair and it doesn’t have to be too time-consuming a task. If you have a damaged lawn edge first cut out a rectangle of turf with a half moon edger, incorporating the affected grass and using a straight edge such as a plank of wood as a guide. Then turn the turf around so that the damaged edge is nearer the middle of the lawn. The gap created by the jagged edge which is now further into the lawn should be filled with garden

GREEN GRASS OF HOME: A lawn can be the focal point of the garden and a place to relax and entertain soil, sifted to a fine tilth. Then firm and level it to make sure it is flush with the surrounding grass. Sow grass seed on top, water well and cover the hole with clear plastic sheeting until the seeds have germinated, to help retain moisture and keep birds at bay. Other maintenance jobs which will greatly improve the look of your lawn can also be done in spring. Use a spring-tine rake to remove winter debris, break up small amounts of thatch and lift the grass

Best Of The Bunch Bergenia THESE large-leaved perennials make ideal ground cover in the herbaceous border or in the woodland garden, thriving under shrubs and trees and spreading rapidly when conditions are right. Also known as elephant’s ears, so-called because of the shape of the bold, leathery leaves, they produce an added bonus of lilac, pink, red and white spires of flowers in spring. As well as providing colour at the front of a border in late winter and early spring, the leaves turn red in autumn, so they provide interest nearly all year round.

For a good winter performer, choose “Abendglocken”, which has reddish foliage in mid-winter and produces red flowers in spring. They thrive in any well-drained soil in sun or partial shade. The basic species is B cordifolia, which grows to around 45cm (1.5ft). Go for B cordifolia “Purpurea” for deep magenta-purple flowers and mid-green leaves which turn reddish purple during the winter. Reliable flower displays are given by “Rosi Klose”, which produces salmon pink blooms and “Morgenrote”, which has deep red-pink flowers.

Re-seeding worn areas and bare patches should be done towards the end of March or in April if the weather is extremely cold and the ground soggy. If the whole lawn looks thin with lots of bare patches, try oversowing it with grass seed of a similar type. You may also want to flatten your lawn or remove any lumps and bumps which have appeared over

the years. To do this, cut out the turf, remove the soil underneath to lose the bump and then replace it. Fill in any cracks with sifted soil and water in well. Bare patches can either be re-seeded or re-turfed. A good feed and water will also make an amazing difference to the grass, particularly if you use a mechanical distributor. A fertiliser containing both quick-acting and slow-acting nitrogen is best in spring or summer. Many gardeners will notice big patches of moss on their lawn, a

problem exacerbated by wet weather, poor drainage and lack of light. Improve aeration by regular spiking with a fork. If shade is a factor, consider reducing the canopies of any nearby trees. Alternatively, if you have moss in a shady area under trees and you don’t have much time for lawn maintenance, it might be worthwhile encouraging the moss in these areas by removing the grass. If your grass is in great condition, moss is unlikely to take a

Feed it in spring or early summer and water well before it shows signs of stress from drought. Wormcasts are a problem for many and need removing from the lawn with a stiff broom before the first mow. When the grass is 3in (8cm) high, you can cut it for the first time. But make sure the mower blades are sharp and set them high. Also, take account of the weather. If it’s wet or frosty, delay the first cut. And don’t leave your clippings on the lawn at this time of year.

Grow Your Own Chives (Allium Schoenoprasum) CHIVES are widely grown as a kitchen herb but are pretty enough to use in a border or edge a bed. In summer, small, dark pink or lavender-white flowers appear on the top of narrow stems among the greyish-green leaves. These perennials are really easy to grow, but

do best in moist, fertile soil in a sunny spot. Pot-grown plants can be planted out in late spring or summer. Water them in well, then keep the area weeded and well watered in dry spells. The slender stems can be snipped and used in salads instead of spring

onions or mixed with sour cream for a jacket potato filling. Cut them back after flowering to encourage fresh leaves to sprout. Divide overcrowded clumps in spring, replanting them in soil which has been boosted with organic matter.

Things to do this week ● Lift and divide congested clumps of snowdrops while in leaf. ● Protect new shoots and developing foliage of tender shrubs from frost and freezing winds, wrapping them in old net curtains or fleece. ● Sow seeds of Capsicum annuum, the cayenne pepper, in a greenhouse to give some home-grown heat. ● Take cuttings from dahlia tubers which were prompted into action last month, cutting stems 5cm (2in) long and putting them in sandy compost.

● Mark overcrowded naturalised bulbs for lifting and replanting, either after flowering or in the autumn. ● Transplant autumn-sown onions to their final quarters, spacing them alternately at 30cm (12in). ● Keep temporary greenhouse shading handy to protect sensitive plants which could be damaged by strong bursts of sun. ● As soon as the soil has warmed up, start sowing crops outside including parsnips, broad beans, onions, carrots,

leeks, peas, mangetout and spinach. ● Plant out early varieties of seed potatoes which have been chitted. ● Prune willows and dogwoods to prompt new shoots for next year. ● Lift and divide overcrowded clumps of perennials including rudbeckias, Michaelmas daisies and heleniums. ● Train new shoots of winter-flowering jasmine on supports after pruning. ● Replace the top layer of soil from container plants with fresh compost.

Property market boosted by rise

THE number of properties being put up for sale has soared by 25% year on year as sellers become more realistic about how much homes are worth, new research indicates. The average estate agent branch had 70 properties on its books in February, up from just 56 a year earlier, according to the National Association of Estate Agents (NAEA). The group said the rise in sellers suggested there was renewed confidence in the market, while there were also signs that people were being more realistic about the price at which they should market their home. During the past year, many new sellers have marketed their property at a level that does not reflect the recent price correction, with people often just “testing the water”, contributing to the general housing market stagnation. The rise in sellers was matched by a further increase in buyers, with the average estate agent having 268 registered buyers, the third consecutive increase and the highest level for seven months. The NAEA said the rise in sellers meant the supply of property was able to keep up with renewed demand, which should lead to some short-term stability in the market. But over the longer term, it could put downward pressure on prices, as the mis-match between supply and demand was one of the key factors that supported prices during 2009 and early 2010. NAEA president Michael Jones said: “The picture is still very variable across the UK with agents reporting much higher growth in inquiries and stock availability in some regions than others. “Undoubtedly, broader economic constraints on spending continue to impact on consumer confidence, especially at a first-time buyer level, and the effect of the public sector cuts has yet to be fully felt.”
