H
OUSE hunters can kickstart their new year and make 2013 the time to move to a brand new home at Taylor Wimpey North West’s Speakman Gardens development in Prescot, where you could be living for as little as £262 a month. If you’re a first time buyer then 2013 could be your lucky year, as you could get on the property ladder for less than you think. A stunning two bedroom apartment at the development, usually priced from £84,995, is as little as £67,996 with FirstBuy. Furthermore, only a 5% deposit of £4,250 is needed using
the popular scheme. Lynne Vogel, regional sales manager for Taylor Wimpey North West, said: “The new year is a perfect time to make a move into a stylish brand new home, and at Speakman Gardens that’s exactly what you’ll find. And with FirstBuy it’s easier for first time buyers to get on the property ladder. “Come down to the development and find out how we can make it possible for you.” FirstBuy works through a joint loan of 20% from the Homes and Communities Agency (HCA) and Taylor Wimpey, which means that eligible purchasers only need to pay
a 5% deposit and obtain a 75% loan-to-value mortgage. The loan is repayable at the end of the mortgage term, or when the property is sold. To be eligible, purchasers must be first time buyers and the total household earning should be less than £60,000. Speakman Gardens boasts a collection of modern two bedroom apartments, which make an ideal first home. This includes the Hamble apartment, comprising an open-plan kitchen/living/dining area, the master bedroom, second bedroom, bathroom and parking. Plus, under FirstBuy, you would only need to save a deposit of £4,250
to secure this stunning home. The development on Steley Way, which also offers a range of three and four bedroom family homes from £149,995 and £163,995 respectively, is just a short walk from a selection of high street shops and Liverpool is just eight miles away, offering a wider range of shops, leisure activities and nightlife. ● For further information on Speakman Gardens and the schemes on offer, visit the marketing suite, open daily between 11am and 5.30pm, call 0845 071 8832 or visit www.taylorwimpey.co.uk/ speakmangardens.

a job you can do yourself – see www.energysavingtrust.org.uk for information on finding registered installers. The installer will make small holes in your home’s exterior walls, blow the insulation material through the holes into the cavity and then fill the holes. It’s a relatively quick and easy process, but the installer will need to be able to access all the walls. And it’s more complicated if your house isn’t detached because the installer will have to insert a barrier so the insulation doesn’t go in to the adjoining walls. Insulating homes with solid exterior walls, which are usually made of brick or stone, is less straightforward, but the savings are bigger. If you insulate them internally, the Energy Saving Trust says that the saving will be about £445 a year, or £475 if you insulate them externally (based on the same three-bed, gas-heated semi). However, the work is likely to cost several thousand pounds, rather than the few hundred, or less, it costs to insulate a loft or cavity walls. There’s lots of information on the Energy Saving Trust website about the pros and cons of internal and external solid wall insulation. Insulating solid walls is probably something you only want to do as part of other home improvements, as it can be disruptive as well as expensive, but it could make a big difference to how warm your home feels and how high your heating bills are.

POPULAR: The Point in West Derby
L
OCAL housebuilder Morris is urging people in Liverpool who are selling their home for the first time to take advantage of its new 110% part exchange scheme before it runs out on February 28. According to figures from Lloyds TSB, the majority (61%) of people trying to sell their first home are waiting more than a year for a buyer. These so-called ‘second steppers’ can’t move up the property ladder and buy a new house until they’ve sold their
existing property. Morris’ 110% part exchange scheme solves this problem as it provides a guaranteed buyer and helps sellers avoid unreliable property chains and estate agent fees. It’s available at The Point development on Deysbrook Lane until February 28. Under the initiative, the company will purchase a homeowners’ property for its full market value, plus an additional 10%, if they buy a new Morris home in return. Regional sales director for
Morris Chris Minshall said: “We know that finding a buyer can be one of the most daunting aspects of the moving process. “One in five first homeowners even believe it is harder to move up the ladder than it is to get on it in the first place. “By taking advantage of our part exchange scheme, househunters can make their move within a matter of weeks and use the extra 10% to cover moving costs or other expenses. “We want as many people as possible to visit The Point to
register their interest before it is too late.” The Point is set in a great location as it is close to a range of local shops and good schools and has easy access to Liverpool city centre. The few remaining detached homes at The Point start from £196,750. ● For more information visit the sales office at Deysbrook Lane, West Derby, L12 4YG (open daily from 10.30am-5.30pm), call 0151 254 2602 or visit the website www.morrishomes.co.uk.

Make a New Year’s resolution to tackle the clutter in your home. Gabrielle Fagan comes up with some smart and good-looking storage solutions
NO ROOM FOR CLUTTER: Cream Lounge Library, from £3,000, Neville Johnson
S
TYLISH storage has suddenly been transformed into a stunning addition for any home. Our desire for streamlined, contemporary interiors means we’re demanding attractive and imaginative ways of dealing with today’s ultimate interiors sin – clutter. Designers are responding by creating solutions which store possessions efficiently – and make a style statement at the same time. “Many of us have to live in homes much smaller than we might desire,” says interior designer Joanna Wood (www.joannawood.co.uk). “Generally, we also underestimate the number of possessions we have by about a third, which can lead to a storage conundrum. But that doesn’t mean you have to abandon your design ideals. “With thought and careful planning you can make the most of every inch of space using beautiful solutions combining function and good looks.” So get ready, get set, store!
FEEL THE SPACE
A calm atmosphere is essential in living areas. Open shelves and cupboard storage can allow treasured and decorative items to star while everything else is concealed but to hand. “In contemporary interiors there’s no room for jarring clutter,” says Wood. “Storage has become an art form which enhances rooms and is at the top of the list when designing an interior. Sleek doors which open at a touch are popular, while others have handles that are a feature in themselves and made in materials such as leather, mother-of-pearl or crystal. “The key to success is to recognise no space is too small to store something. Every corner, recess or landing can be utilised to provide a home for belongings. Even stair treads can be transformed into drawers.” TIPS: Imagine you’re a visitor to your home and look at your possessions objectively. Make lists of items you could discard, current storage that needs de-cluttering and an area which could be used for new storage. Avoid fitting hand-height flat surfaces as it’s all too easy to fill them with objects that never get moved. SMART STORAGE: A bespoke
TIDY TOYS: Toytown Toy Box, from a range designed by Mark Wilkinson, which starts from around £1,490 system which caters for every storage need is hard to beat. A contemporary Cream Lounge system starts from around £3,000, Neville Johnson. Be bang on trend with Orla Kiely’s mid-Century modern style sideboard, £1,800, from her Orla Kiely House range at Bliss Home. BUDGET BUYS: Banish coffee table clutter by choosing a table with roomy drawers such as the Naples pine large coffee table, £299.99. Team it with a Bretagne bookcase with drawers, £399.99, both Dunelm Mill. A set of three Bentwood cubes, small, medium and large, £11.25, Asda, have plenty of room for possessions.

MAKE STORAGE WORK
It’s vital that a home office feels organised and conducive to work in. “This room will often be multi-purpose and used by different members of the family as a den or homework area as well as an office, and ideally each person will need their own allocated storage,” says Wood. “Nowadays, these are planned down to the last inch in the same way as fitted kitchens. Enclosing everything within fitted cupboard doors reduces distractions and makes the whole area feel organised.” If a whole room’s not available, she advises making the most of an awkwardly shaped area, such as a loft or under the stairs, with built-in storage for an office. TIP: Use wasted space behind a door or on the wall over a desk by hanging organisers with pockets.
SMART STORAGE: Room divider with cupboards, in a white lacquer finish, £1,595, BoConcept, could define a working area in a room. Laura Ashley’s oak Milton Office Chest, £1,150 (currently reduced to £724.50), can store a multitude of office essentials. BUDGET BUYS: Make a space business-like with smart kit from John Lewis, including items such as the House lean
CHARMING: Dutch townhouse cupboard, £130, Pretty Dandy
bookcase, £99, and a sleek wood and glass Zane desk, £250. A wall-hung board like Vitra Utensilo White, from £173.40, Heal’s, with its integral solid pockets, is ideal for clutter which would normally litter a desktop.
ORGANISE THE BEDROOM
Having problems sleeping in a bedroom that’s bulging at the seams with clothes? Both are sure signs that your storage is inadequate. “This is a room where you want a tranquil, calm atmosphere and as little clutter as possible,” says Emma Sims-Hilditch, partner at furniture company Neptune. “Try to have in it only the things you need, rather than allowing it to become a part-time ironing room or office. The investment of commissioning built-in bedroom furniture is worthwhile if you plan to stay in your home for the foreseeable future. I find a mix is
most practical: free-standing bedside tables and chest of drawers and, if space allows, a built-in wardrobe tailored to your needs. “Avoid masking architraves, cornices and skirtings with fitted furniture as you can lose the character of the room, and if you want a more free-standing look avoid taking built-in joinery right up to the ceiling. Instead choose a pretty cornice for the top of the wardrobe or cabinet.” TIPS: Calculate your storage requirements (how many metres of hanging and folded storage you need, and don’t forget space for shoes), before visiting a bedroom furniture specialist. A divan bed with fitted drawers or under-bed storage boxes can provide valuable extra storage. Consider raising the height of your wardrobe rail so you can fit storage boxes or a shoe rack beneath hanging clothes. SMART STORAGE: Chichester

AVID Wilson Homes North West is encouraging first time buyers in Merseyside to make the most of a Government-backed scheme which provides an easy route to home ownership. FirstBuy, which is available on properties at the Claremont Gardens development in Kirkdale, offers first time buyers with a combined household income of up to £60,000 100% ownership of their new home for just 80% of the price. Hundreds of local households, previously priced out of home ownership, have already taken advantage of the scheme to buy a property of their own. Steve Jackson, sales director from David Wilson Homes North West, explained: “Through FirstBuy, we’ve been able to help first time buyers get a foot on the property ladder at the lowest possible cost, with the lowest possible deposit. “Homebuyers simply need to secure a mortgage of up to 75% and a deposit of 5%. The remaining 20% will be jointly funded by David Wilson Homes North West and the Government’s Homes and Communities Agency in the form of a loan.” For example, the FirstBuy

Save our spuds As National Potato Day approaches, leading charity Garden Organic warns that the persistent wet weather is posing a real threat to the future of rare varieties of potato, Hannah Stephenson reports
T
HE wet weather over the past couple of years has prompted reports of poor harvests, smaller and less tasty fruit and veg and claims that the nutrients the rain has washed away from the soil will affect the health value of our home-grown produce. Among the crops worst hit in vegetable patches across the country is the humble spud, a staple of the British menu for centuries, whether boiled, mashed or chipped. And while gardeners throughout the UK will be celebrating National Potato Day with events up until the end of the month, experts are now warning that gardeners must start to grow a mixture of varieties to stem the loss of crops to late blight. Affected plants develop brown spots, especially around the edges of the leaves, the stems turn brown and potatoes develop scabby cankers that lead to brown patches inside the tubers which soon rot. Bob Sherman, chief horticultural officer of charity Garden Organic, warns: “Rare types of potatoes are under threat. There isn’t much that the amateur gardener can do to protect potatoes from blight. “Late blight is a very rapidly evolving organism. It’s not quite a fungus. It’s quite closely related to seaweed, but it acts like a fungus.
SCOURGE OF CROPS: Affected potato leaves develop brown spots round the edges
WARNING: Most older varieties of potato are susceptible to blight and there isn’t much amateur gardeners can do to protect them Spores flow about in the air, usually coming from old tubers left in the soil which haven’t been harvested from the previous year because they’ve been missed. “Most of the old varieties of potato are highly susceptible and even ones that were thought to be resistant have succumbed to new strains of the disease. We used to
think that ‘Cara’ was blight resistant, but it isn’t any more. A whole range of interesting textures and flavours from old varieties are under threat.” Incessant wet weather causes both disease and physical problems with potatoes, he continues. The tubers can’t be lifted because the ground’s too heavy and soggy.
“When potatoes get too much moisture, you might get one or two huge potatoes under the soil instead of a nice little clump of medium-sized tubers. The huge ones might be hollow inside or just not very tasty. Dry weather tends to enhance flavour, but wet weather reduces it.” Late potato blight has been the scourge of crops during excessive wet weather, he says. However, some gardeners have turned to a resistant variety which is keeping blight at bay. David Shaw, research director of the not-for-profit Sarvari Research Trust in North Wales, and his team developed a range of blight-resistant ’superspuds’ known as Sarpos (pronounced Sharpo), first bred by the Hungarian Sarvari family. Available in red, white and blue, from Thompson & Morgan and some garden centres, they are now being grown by gardeners who don’t want the plight of blight.
Best Of The Bunch Snowdrop (Galanthus)
DISEASE: Blight on the stem of a potato
THE stems of these tiny winter gems emerge in mid-winter to produce delicate-looking white petals dangling down in their masses, either in woodland carpets or in pretty clumps here and there to bring welcome light to the scene. There are more than 150 snowdrops listed and new varieties are being discovered all the time. They are perfect in drifts, happily colonising, their bulbs sub-dividing to thicken the clumps. The most popular is Galanthus nivalis.
All types prefer a moist soil, neutral or alkaline, and a position in partial shade. Some will flourish in complete shade. They look lovely with other bulbs which flower simultaneously, such as aconites and Cyclamen coum, colonising under deciduous trees. If you want a slightly more showy bulb, go for the double form G. nivalis ‘Flore Pleno’, ‘Jacquenetta’, one of the biggest snowdrops, or ‘G. S. Arnott’, whose flowers have a strong honey scent.

“The disease evolves all the time, a bit like flu, so there’s always a new strain. The Sarpo varieties David Shaw has been working with seem to be coping with all the changes that the disease is going through,” says Sherman. “Some of them will get signs of blight in the leaves, but not in the tubers.” He suggests growing a number of different varieties so that you’re covered if the tubers, which are highly susceptible, succumb to blight. “The other advice is to harvest earlier,” he suggests. “You might sacrifice the weight of the potatoes, but the flavour will be good.” Alternatively, grow spuds in pots and bring them under cover later in the year. Blight usually strikes from July onwards, depending on the weather and which part of the country you live in. Of course you can enrich your soil with plenty of organic matter,

but if the weather’s damp, it won’t make any difference to blight, because the spores are carried in the air. Covering the plants with tunnels or cloches may also not make a difference because potatoes need good air flow. If your tunnels are plastic, blight will thrive in the humidity. If you have a good-sized greenhouse, you may have more luck if you constantly remove the leaves showing signs of blight. If the blight is widespread, take
all the leaves off, which will mean a smaller crop, but at least you’ll have a crop. However, if you do remove leaves, don’t lift any potatoes for at least two weeks afterwards, because the spores will still be on the surface of the soil, and if they come into contact with a tuber, they will affect it. And if anyone has problems with slugs ruining their potatoes, Sarpo Mira and Sarpo Axona both have good slug resistance to go with blight resistance.
Try mixing crops, growing sweet potatoes or yacon, a perennial tuber from South America which looks like a potato and is not so susceptible to common pests and diseases. ● Garden Organic’s 20th National Potato Day is being held on January 27 at Ryton Gardens, near Coventry, in conjunction with Webbs Garden Centre. FIRST-TIME buyer numbers are up by almost a quarter year-on-year, lenders said today, amid signs that Government efforts to encourage mortgage lending are trickling down to people with smaller deposits. A total of 21,700 loans were advanced to first-time buyers, worth £2.7 billion, in November, marking one of the highest monthly totals seen in the last three years, the Council of Mortgage Lenders (CML) said. These figures meant that first-time-buyer numbers were up by 24% compared with a year earlier and increased by 8% month-on-month. The uplift, along with increased activity among home movers, contributed to a 6% rise in the number
of loans for house purchase in November, and year-on-year increases in activity are likely to continue, the CML said. For the second month in a row, first-time buyer loans accounted for 41% of all house purchase loans, compared with the longer-term average of 38%. Its latest figures provide evidence that a multi-billion pound Government scheme to boost lending which was launched in August is giving people with lower deposits a helping hand on to the property ladder. Lenders have been slashing their rates since the Funding for Lending scheme started and mortgage availability has also increased, but there have been concerns that
much of the strongest competition is aimed at those with bigger deposits. The CML’s figures also showed that despite the increased activity, first-time buyers still typically need to put a 20% deposit down to buy a home, a share which has remained unchanged from a year earlier. CML director-general Paul Smee said: “Encouraging activity in the first-time buyer sector in November contributed to an uplift in house purchase lending, suggesting that the underlying trend for year-on-year increases should continue. “We expect the Funding for Lending scheme to continue to encourage a downward drift in interest rates.”
SEED potatoes can now be bought in large bags from garden centres and mail order outlets, but if you have limited space or just want to try out a few, hunt out the centres which sell loose tubers by weight. Extra early varieties of seed potatoes should be ’chitted’ before planting out. You chit them by laying the potatoes rose end (where most of the tiny sprouts are) on newspaper in clean seed trays or old egg boxes on a windowsill or in a frost-free greenhouse, in a light position but not in direct sunlight. In a few weeks, the shoots will grow, gaining strength while the soil is still too cold for them to be planted outside. Rub off all but the four strongest sprouts and when they have grown to
around an inch, chitting is completed. Don’t plant them out until next month, though, as the shoots will take time to develop.
3 ways to ... Increase your soil’s fertility
1
Use a pH test kit to find out if lime is needed to counter excessive acidity. If so, add lime in the winter to allow it to work its magic before the growing season.
2
Add organic matter such as well-rotted compost or manure to your soil in the winter and dig it in, to allow air and food to circulate through the soil.
3
Use organic mulches around established plants to add nutrients, suppress weeds and reduce moisture loss during prolonged periods of dry weather.
Mortgage cost fears boost stress ALMOST one third of British adults say that worries about rent or mortgage costs are causing stress within their families, a charity has found. Some 32% of people said that concerns about housing costs were causing an emotional strain, equating to 15 million people if the figures were projected nationally, according to Shelter’s findings. A quarter (26%) of more than 4,000 people surveyed said that the struggle to cover rents or mortgages was causing arguments with their partner or other family members. The latest research follows Shelter’s research published earlier this month, which found that an estimated 7.8 million rent or mortgage payers in
Britain are constantly struggling to keep up with their payments, marking a 44% increase from the same time last year. Soaring rents due to high demand in the rental sector have piled the pressure on household budgets, along with sluggish wage growth and steep energy bill hikes, while experts are also predicting further increases to food costs. Campbell Robb, chief executive of Shelter, said the findings reveal the “heartbreaking reality” of those living in fear of losing their home. He said: “Behind closed doors millions of families face stress, sleepless nights and strained relationships as they struggle to afford their housing bills.” The Samaritans said that
one in six calls it receives are about financial stress, of which some relate to rent or housing. Catherine Johnstone, Samaritans chief executive said: “A decent place to live is a basic need for everyone. “Worries about money and the threat of losing a home can cause stress and depression and become a real strain on families.” The latest figures from the Council of Mortgage Lenders (CML) have shown that home repossessions fell to their lowest level since 2007 in the third quarter of 2012. The CML said previously that good arrears management by mortgage borrowers and lenders has helped “the vast majority” of people with repayment problems.

Buy a second-hand home and, on average, you’ll spend £22,000* on getting it just the way you want it. You’ll also spend an average of £28,000** on a deposit, stamp duty and solicitor’s fees. That’s £50,000 you need to find at a time when finding any amount isn’t easy. But buy a new home through smartnewhomes.com (we’ve got more than anyone else from builders across the country - and tons of deals too) and you could keep that money for yourself. A new home needs no maintenance - and because we have all the latest deals, you could have your deposit and fees paid too.
It’s all part of the service from the site with more new homes than anywhere else (and a whole lot of other smart stuff too). Text SNH to 64446 to find your nearest developments and offers. * Sour ce: RICS, Department of Communities and Local Government. **New Homes Marketing Board.

but if the weather’s damp, it won’t make any difference to blight, because the spores are carried in the air.

Laura Ashley’s oak Milton Office Chest, £1,150 (currently reduced to £724.50), can store a multitude of office essentials. bookcase, £99, and a sleek wood and glass Zane desk, £250.

● For more information visit the sales office at Deysbrook Lane, West Derby, L12 4YG (open daily from 10.30am-5.30pm), call 0151 254 2602 or visit the website www.morrishomes.co.uk.

a job you can do yourself – see www.energysavingtrust.org.uk for information on finding registered installers.
PRODUCT OF THE WEEK BUYING cheap taps is often a false economy, but you don’t have to spend a fortune to get good ones. The Swirl Minimalist range of taps at Screwfix is great quality and great looking but reasonably priced. There are a number of different products in the range, including the Swirl Minimalist Bathroom Basin Mono Mixer Taps with Pop-Up Waste, right, (£49.99, Screwfix), an elegant choice for different styles of (one-tap-hole) basin, and the Swirl Minimalist Bath/Shower Mixer Taps (£89.97, Screwfix), a brilliant way (depending on the water pressure) to get an over-bath shower without having to go to the hassle and expense of fitting a separate shower. The products come with a two-year manufacturer’s guarantee, giving you peace of mind. For more information, visit www.screwfix.com
