ITH winter on the horizon, making your home’s central heating system as energy efficient as possible should be a priority. Replacing an old G-rated boiler (the least energy efficient) with a super-efficient A-rated (condensing) boiler is expensive (typically £2,000 upwards), but could save you around £300 a year on running costs, according to the Energy Saving Trust. This is based on replacing the boiler and heating controls in a three-bed semi with gas central heating. If your home’s windows aren’t double or triple glazed (or have secondary glazing), the heating will be disappearing out of them. Again, replacing the windows is an expensive business, typically costing several thousand pounds, but it is worth doing if you can afford to, and you don’t have to go for period imperfect windows – double-glazed sashes offer the best of both worlds, for example. With listed buildings and homes on ’designated land’, such as conservation areas, there are stricter rules about replacement windows (and doors), so ask your local council. To make further savings on your energy bills, you may want to consider fitting energy-efficient glazing, such as Planitherm. This glass has a

loss. Houses built from 1920 onwards usually have cavity walls and these can be injected with insulation (a job for the pros) to keep the heat in and cold out. Solid walls let through twice as much heat as cavity walls, but insulating them isn’t as straightforward – it can be done internally or externally. Measures like these that make your home more energy efficient go a long way, but you can go further down the eco route. Have you considered generating your own electricity? This is typically done with a wind turbine or solar panels (a different type of solar panels can be used to heat your home’s water). Domestic wind turbines only work well in certain locations, so solar panels are the best bet for many of us. If you’re worried about the cost (usually many thousands of pounds) of having solar panels fitted, there are ways to cushion the financial blow, such as special loans and “rent a roof ” schemes. With the latter, you get the solar panels free of charge, but
you have to give the company that provides and installs them the income you receive from the Government’s Feed-In Tariffs scheme. This scheme pays you for both the electricity you generate and use at home and any surplus you supply to the national grid. Another government scheme (although it isn’t up and running for homeowners yet) is the Renewable Heat Incentive, which is expected to financially reward people who use renewable heat technologies at home. This should apply to heat pumps, which extract warmth from the air, ground or a water source and use it to heat the home. Then there’s the Government’s Green Deal, which may provide finance for energy-efficient home improvements such as insulation and double glazing. Go to www.decc.gov.uk to find out more. Big eco home improvements are often most cost-effective as part of a major renovation or build, rather than being retrofitted. With large projects, the world’s your oyster in terms of making your home greener and cleaner. You could, for example, install a water-saving system for reusing “grey” water, which includes used water from showers, baths and the washing machine. Systems like this aren’t something most of will be able to retrofit to our homes, but they are the future.
THE new Bosch PPR 250 power paint roller (£123.90, www.amazon.co.uk) makes painting a room quick and easy and it’s a lot less messy than a conventional roller, as it doesn’t splatter. Best of all, unlike some power rollers, you can use it with any sort of emulsion. The power unit has two tubes – a short one that clips on to the side of the tin and dips into the paint and a really long one that’s attached to the roller, which you can use with or without the extension pole. Once it’s hooked up and switched on, you simply press the trigger, wait for the paint to reach the roller, and away you go – coverage is excellent. You can detach the roller head to clean it separately, and the tubes are washed out by pumping water through them in the same way as the paint (there’s a tap attachment, but if it doesn’t work with your taps, you can use buckets of water). It’s best to clean it the same day as you use it, so start early and you’ll be able to get a couple of coats done and the PPR 250 washed out. This is a great way to paint!

Fabulous introduction to home ownership by JANET TANSLEY
B
OTH business and building are booming at Bellway Homes’ new development in Hunts Cross. The company recently began construction of 53 homes in Alderman Road in the Liverpool suburb. And already they have revealed they have sold 32 – leaving just 21 for sale. The development offers a stylish range of three bedroom semi-detached and detached homes. And, with prices starting from £94,995, it makes them perfect for first-time buyers anxious to get a foot on the difficult property ladder. Interest in the site, according to the developer, has been “unprecedented”. Would be buyers can already view the two showhomes. House styles include the Mulberry, which is a three bedroom semi-detached property that offers homeowners the ideal first home, or first family home. The property’s welcoming entrance leads into a spacious lounge, with a great kitchen/diner, overlooking the rear garden. Homebuyers, says Bellway Homes, will be impressed with the attention to detail and large spaces in this home, very popular in modern house building and ideal for entertaining. The ground floor also offers a WC. The first floor has a large master bedroom, second bedroom and a striking bathroom, perfect for families. There is also a third bedroom and a spacious landing area. The Mulberry is certainly eye-catching and stylish, yet eminently affordable. Jenny Bell, divisional sales manager at Bellway Homes, says: “Alderman Place has been an instant success and we are thrilled at the response the development has received since building started. “With its convenient location, a selection of spacious three

AUTUMNAL: Leaf mural from The Conran Fabrics Archive collection, from £70 per square metre, The Conran Shop (also available to order as print or canvas through www.surfaceview.co.uk)
EVERGREEN ELEGANCE DELICATE foliage, paired with a fresh green and crisp white palette, creates a scheme which truly, yet gracefully, brings nature indoors. This style is well suited to kitchen or dining areas. "Forest and leaf prints are a great way to introduce a relaxed organic effect in any room," says Donna Riley, brand manager at wallpaper specialists Graham & Brown. "They create an illusion of soft, natural depth, while a shimmering landscape of beckoning trees will produce a delicate ethereal finish." ◆ Turn over a new leaf: Angel Ferns wallpaper, £32 per roll, from Sanderson Home, is classic and crisp in white and green. Alternatively, a leaf sketch printed panel, from £79 (125cm x 227cm), from Digetex, would instantly bring nature indoors. Make a statement with a foliage embellished Little Lady chair upholstered in Morris & Co Orchard Bayleaf and Rose, from £1,126, Sofa Workshop. Echo the theme in accessories, with Made by Hand's foliage decorated twine table runner in black, £55, or green and black, £79. Add bright touches to the dining table with Heal's Discovers Woodland Dinnerware by MissPrint, from £5-£20.

UTUMN'S renowned for its spectacular foliage and this season there's a harvest of decor designs which will add their beauty to rooms – long after the season ends. “The trend for botanical designs has resulted in a beautiful array of prints and patterns featuring leaves and foliage," says Claire Vallis, design director for fabrics and wallcoverings specialist, Harlequin. “They range from dramatic, large-scale branches and woodland forests, through to ditsy, dainty leaves. These can be realistic depictions, so you feel you are walking though a forest or scrunching through fallen leaves, or more painterly interpretations with sweeping brushstrokes and vivid hues. “But a common theme prevails, of a love of nature and a desire to bring the freedom and freshness of the great outdoors into the home.” Don't be afraid to experiment with pattern and scale, she advises, as even the most over-sized design can be accommodated, by pairing it with a plain or textured finish in the rest of the room. Falling leaves may mean extra work in the garden, but if you celebrate their form and rich colour indoors they'll bring rooms to life, and conjure an unbe-leaf-ably delightful winter sanctuary!

Simple black and white decor enhances the beautiful silhouettes of winter woodland for a serene, modern interior. This look can be enlivened and warmed with rich colour in accessories. Bold feature wallpapers can be used on one wall, or smaller patterns can be used on all four, says Claire Vallis at fabrics and wallcovering designers Harlequin and Scion. “A leaf print sofa can act as a gorgeous focal point to a room when teamed with plainer curtains, or you could use a blind in a foliage print and combine it

Tree and leaf motifs are a key feature in pattern and print and range from the traditional and botanically accurate to interpretations which fully exploit innovative digital techniques, and give a fresh, chic effect. “This look is perfectly in tune with our desire for a natural, organic approach to interiors.

“Woodland designs are particularly well complemented by earthy palettes, such as cream, charcoal and mushroom, and can be made luxurious with shades of gold. “It can even work well with stronger tones of damson and mustard through to fashionable strong blues.” ◆ Turn over a new leaf: Little Greene's Oriental Papers collection features stunning designs, including the Trellis Bamboo wallpaper in copper, £54.75 a roll. THE great outdoors has an abundance of textures and tones, many of which make great additions to homes and have inspired designers since the dawn of time. Natural materials, from wood to stone, bring interest and variety into rooms, and are perfectly complemented by bold, graphic motifs of leaves in bright shades for a modern, rustic look, where texture and pared-back design triumph. “Cosy seasonal tones and a mix of traditional British style work well with a playful nature-inspired collection in one of our key trends – Woodland,” says Gillian Anderson, trading director at Heal's. “Our main theme, Autumn, features rustic wooden furniture and home accessories inspired by fallen leaves, in a palette of rustic red and orange hues with highlights of green encapsulating a warm and homely mood.” ◆ Turn over a new leaf: For a subtle woodland backdrop, Nottingham wallpaper, £20 a roll, from Graham & Brown, gives a 3D illusion of forest depth. What’s in store for As fruit and vegetables ripen, Hannah Stephenson offers some storage solutions which will enable you to enjoy the fruits of your labour in the months ahead
RIPE AND READY: Red apples in storage
I
T’S BEEN a difficult year for fruit and veg, with the cold weather in spring, incessant summer rain and subsequent deluge of slugs, snails, blight and other nuisances. But for those of us who haven’t suffered from poor pollination of fruit crops, tomato and potato blight and slug-infested greens, now’s the time to think about how you are going to store what you have. Temperatures are dropping and tender veg need to be encouraged to ripen before the first frosts. Anyone with unripe tomatoes shouldn’t delay in removing leaves from the bases of plants to let in more sunlight to the fruits. They will need harvesting before the first frosts and should continue to ripen indoors if you pick them now. Cut whole trusses of green tomatoes and hang them in an airy place such as a garage or spare bedroom. Long-keeper varieties such as the Spanish “De Colgar” ripen slowly after harvesting if kept in a cool, frost-free place and can take three months to reach maturity, so they’ll be ready for eating in winter. Maincrop potatoes should be
harvested on warm, sunny days and left to dry out in the sun, after which they can be stored in thick paper sacks (only half-fill them as this makes it easier to check for bad potatoes) and kept in the dark in a frost-free place. First early and second early varieties generally don’t store well, so use these as quickly as you can. Maincrops, however, should store until after Christmas and possibly into March. Bend the leaves of onions and shallots over at the neck and once they turn brown, pull the plants up but leave the bulbs on the ground to continue to dry off. After about a
week, lay them in trays or put them into nets to hang up in the shed. Alternatively, you can make French onion strings (and do the same with shallots and garlic) by keeping as much of the straw-like foliage on them as possible and plaiting it together, reinforcing the strands with hessian twine to make it stronger. Varieties of early apples generally don’t keep so they need to be eaten shortly after picking, but later varieties will keep in the salad compartment in your fridge for between four to six weeks. Alternatively, they can be placed in
Best Of The Bunch Autumn cyclamen (C. hederifolium) THIS pint-sized specimen looks so delicate, with its flowers in shades of white, pink, cerise and magenta appearing in early autumn before the ivy-shaped leaves with heavy marbling. The later blooms appear above the deep green leaves and look amazing when the plants are massed together. This cyclamen prefers a slightly shaded position and thrives in moist but not waterlogged soil, doing well under mature shrubs or at the base of a shady wall. Cyclamen, which are members of the primula family, develop corms which help them cope with summer drought. They don’t like being overfed but if left undisturbed they will multiply, brightening up autumn and spring every year.
wooden boxes lined with newspaper, in a cool, airy shed, where the mice won’t get them. You can wrap stored apples individually in newspaper to ensure they never touch each other and so prevent one bad apple infecting the whole crop. Apples and pears kept in this way should last for six weeks or more and maybe even until Christmas. Be warned, though, that pears don’t store as well as apples. If they are fully ripe, keep them in the bottom of the fridge in polythene bags for up to six weeks. If storing for longer, pick the pears before they are fully ripe and keep them as
cold as possible, laying them out on wooden trays in an airy place. Root veg including beetroot, maincrop carrots and turnips can be stored in boxes, but leave parsnips that you don’t want to eat now in the ground as frost improves the taste. You can also leave hardy varieties of leeks where they are and you should still be digging them up until late February. Winter salads such as radicchio also keep well in the shed in boxes lined with plastic, but should be checked regularly for mouldy leaves, which need removing immediately.
Things to do this week ● Keep collecting seed from perennials and alpines and watch out for any tree and shrub seeds you might want to save. ● When planting spring bulbs in pots, put plenty of drainage material in the bottom to stop them becoming waterlogged and add potting compost mixed with a handful of grit. ● Stop feeding permanent plants in containers. ● Watch out for the first autumn-fruiting raspberries. They should be ready for eating. ● Divide and replant large clumps of perennial herbs ● Raise the cutting height on your lawnmower as

the growth rate of the grass slows. ● Take pelargonium cuttings to overwinter indoors. ● Propagate new gooseberry bushes by taking hardwood cuttings from healthy plants before their leaves drop. ● Collect, clean and store away cane supports as plants go past their best. ● Cut down marginal plants around pools that are dying back. ● Net ponds to stop autumn leaves blowing in. ● Transplant overgrown or badly positioned shrubs and conifers after preparing the new planting sites.

Avoid adding evergreen leaves to the mix, as they are too leathery to rot down.

Only collect leaves which are a nuisance, such as those on your grass or paths. Let them rest on flower beds as they will rot down in situ.

Water the leaves if they are dry, before transferring them to black bags with air holes in them, to help them break down more quickly.

your harvest? Good enough to eat Helping summer crops ripen
STORAGE: Once you have harvested your crops you need to store them properly Squashes need to ripen and dry, so when you cut them, leave them outside so the skins dry in the sun. Then bring them into a warm, dry place so that the skins harden. They should keep until Christmas in a frost-free shed, although they store better in a covered porch or in a cool room indoors. There are certain crops which don’t store well, such as sweetcorn and French beans. You’ll need to blanch and freeze the surplus for further use. And then there’s all those chutneys and jams you could be making for Christmas...
CROPS: Cut back on watering tomato plants to help them ripen and take tops off cucumber plants IF YOU still have green tomatoes at the end of the season, stick them in a paper bag with a banana and that should help them along. In the greenhouse, stop feeding the tomato plants and cut back on watering, which should quicken the ripening time. Take the tops off cucumber plants and nip off the tips of the sideshoots a few weeks before you want to remove the plants from the greenhouse, to coax them into swelling.
Private rents rise for fifth month in a row PRIVATE rents have soared for the fifth month in a row to reach a new high as pressure on the sector continues to be ramped up, a study has found. Typical monthly rents increased by 2.9% year-on-year to reach £734 in August, surpassing a previous peak of £725 recorded in July, according to lettings network LSL Property Services, which owns chains including Your Move and Reeds Rains. The study put the latest increase down to the seasonal effect of a wave of graduates starting new jobs, on top of strong competition already caused by frustrated would-be buyers who are unable to raise a mortgage deposit or meet lenders’ toughened borrowing criteria. Rents rocketed to new highs in five regions across England and Wales, hitting peaks in London, the South East, the East of England, the North West and Yorkshire and the Humber. London saw the biggest year-on-year increase at 4.9% while only the South
West and Wales saw rents decrease, by 1.9% and 1.8% respectively. David Newnes, director of LSL Property Services, said: “The rental market is right in the thick of its peak season and the demand from graduates and those starting new jobs has added a new layer of competition on top of the existing pool of frustrated buyers. “London and the South East may be the powerhouses of the national rental market but rent rises haven’t been limited to these areas by any means. “In fact, rents have hit record highs in five regions as tight mortgage finance criteria and large deposit requirements for new buyers continue to ramp up the pressure on the limited stock of rental homes available.” Lenders have predicted that a recently-launched £80bn “funding for lending” scheme to unclog the flow of credit and a NewBuy scheme, which helps people to buy new-build homes with a fraction of the usual deposit, will help people to get on the property
ladder in the coming months. However, much of the recent competition among lenders has been concentrated around less “risky” buyers with larger deposits. Mr Newnes said: “Some relief for tenants may be found if the funding for lending scheme begins to feed through into greater lending to borrowers with smaller deposits. “But any improvement to the first-time buyer mortgage market will need to be significant and sustained to dent rental demand markedly in the long-term.” Despite the squeeze on tenants, their ability to keep up with payments improved for the first time in three months in August, with 9% of all rent late or unpaid at the end of the month, a decrease from 9.3% in July. Shelter chief executive Campbell Robb said: “At a time when wages are stagnating, this latest rise in rents is another blow to the millions of people priced out of a home of their own.
Remove any leaves that look dusty, as this could be the start of powdery mildew. Peppers and aubergines are also sensitive to temperature at night and are unlikely to develop further fruits at this stage, so focus on what you have by cutting down on watering and feeding and closing the ventilation earlier on in the day to trap the heat inside. Even if you end up with undersized fruits, they will be edible.

CHIC new show home in Crosby is proving popular with discerning home-buyers. Elan Homes recently launched its exclusive Thornton Cross development with the opening of the four bedroom, detached Bunbury show home. It was an instant success, attracting keen interest from purchasers who flocked to the development. Two people have already reserved their preferred properties and, with just 11 freehold homes still available, Elan is urging those who want to make a move to Thornton Cross to visit the show home now. Marie Morris, sales director for Elan Homes in the North said: “Crosby is somewhere people aspire to live and our large and luxurious new homes are a welcome addition to the neighbourhood, which is proved by the sales success we have seen to date. As Thornton Cross is such a select development, time is of the essence as those who wait too long could find they’ve missed out on the chance to purchase their preferred property. Viewing the show home is essential as it enables buyers to appreciate the location, the practical layout and the quality specification we offer as standard.” Styled simply but effectively, the

Shared equity equals a great deal on a new Liverpool home. Homebuyers in Liverpool struggling to get a mortgage could be one step closer to their dream home. Available on selected plots at the impressive Mill Brook development, the new shared equity scheme by Compendium Living, paves the way for those previously priced out of the market, to make a cost effective move.
“Compendium provides a loan of 20% of the purchase price and there is no interest or rent to pay on the amount, making the purchase of a stylish contemporary home even more affordable.”
Convenient for both Liverpool city centre and a variety of open spaces for recreation, Mill Brook, in Wood Lane, Netherley, has proved extremely popular with home buyers looking for that little bit extra, prompting the release of a new shared equity loan of 20% of the purchase price on three selected properties.
With a reputation for providing a range of flexible incentives for their customers, Compendium has lived up to customers’ expectations by offering an alternative to shared equity whereby the developer pays 5% of the purchase price towards the deposit for buyers.
Fields sales manager Anne-Marie O’Doherty said: “This is a great option for buyers who may otherwise be unable to get on to the property ladder in the current climate.
This could add up to an impressive £7,500 towards the appealing collection of two, three and four bedroomed homes, ideally situated just a few miles from the culture, shops and nightlight in Liverpool city centre. With prices from £140,995, for a three bedroomed semi-detached energy efficient, environmentally friendly home with a contemporary kitchen and separate cloaks and utility room, the development has attracted many admiring customers. Added Anne-Marie: “There is no interest to pay on the 20% loan and although homebuyers only pay 80% of the price of
Shared equity
their new property, they own their home outright from the outset, which makes a new home at Mill Brook within reach.” For those who have a property to sell before they purchase at Mill Brook, Compendium Living has a scheme called Helping Hands which takes care of valuations, marketing and estate agent’s fees. Compendium Living is a joint venture by Lovell and The Riverside Group. There are also three-bedroom homes at Mill Brook available through Riverside’s shared ownership scheme. The development has excellent transport links, including regular buses to the city centre, and a wealth of open spaces for recreation. It will offer a thriving community with 71 properties set amongst landscaped open spaces. Popular with young professionals and families because of a wealth of facilities close by, Mill Brook has taken its place in the heart of the community as an asset to the town centre.
The development is open between 10am - 5pm from Thursday to Monday inclusive. Alternatively, homebuyers can call 0151 487 6379 for further information or email sales.millbrook@compendiumliving.co.uk

The 95% mortgage is back! NewBuy now available with Lovell at Church Fields, Liverpool NewBuy, the scheme that enables home buyers to purchase a brand new home with as little as 5% deposit is now available with Lovell at Church Fields. The Government backed scheme was launched to help people buy a new build home who were struggling to save the large deposits that were being required by mortgage lenders. In just six months it has helped 1,300 people reserve a home across England. It can be used by first time buyers or second steppers without enough equity in their current home to move on. 95% mortgages had been the norm for decades before the economic crisis and subsequent credit crunch hit in 2007. Since then they have all but disappeared from the market, leaving many wannabe home buyers unable to realise their dreams of home ownership. Speaking today, Anne-Marie O’Doherty, Sales Manager at Lovell said; “NewBuy offers people who didn’t think that they could afford to buy the option of buying a brand new home. It aims to help those who couldn’t afford the deposits required by mortgage lenders by allowing them to buy with a 5% deposit.
“New build homes offer some real advantages. They are much cheaper to run than second hand homes and don’t require any DIY or alterations to be carried out as everything in them is brand new. I would encourage people to come down to Church Fields and see what is on offer.” Stewart Baseley, Executive chairman at the Home Builders Federation said; “We know people want to buy, but many have been thwarted by the current large deposit requirements. NewBuy is proving a lifeline for people as it allows them to buy their dream home with a 5% deposit. Many NewBuy buyers had been staying with parents saving a deposit or stuck in a house no longer big enough for their family. NewBuy is proving a real winner for them after such a frustrating time.” For more information on NewBuy go to www.NewBuy.org.uk For more information about Church Fields, visit the Marketing Suite which is open Thursday to Monday 10am - 5pm Raglan Close, Liverpool L19 8NG Tel: 0151 427 8098 www.lovellnewhomes.co.uk
