TERRIBLE weather ● conditions in December exacerbated a housing market
already experiencing a cyclical lull – leading to fewer sales than at any point since January 2003. But the National Association of Estate Agents (NAEA) is confident that estate agents across the region can look to a brighter start to 2011. Early signs are that the first weeks of the year have seen a resurgence in demand and activity. The latest market report from the NNAEA found that the average estate agent branch sold four properties in December 2010. That is the lowest figure per agent since January 2003, when the figure was two properties per branch. In November 2010 the average branch sold seven properties. Sales traditionally do drop in December as many people are reluctant to buy or sell property during the holiday period. This year the slowdown was exacerbated by the terrible weather conditions that left swathes of
the UK blanketed in snow. NAEA President Mike Jones says: “December is always a slow month for agents, but there is little doubt that these figures are worse than usual. “However, it is important not to read too much into it. This lack of sales can be explained by freak weather conditions, rather than any underlying problem with the market. We would hope to see a bounce-back in the next few months. “Indeed, the New Year has begun very strongly and agents have reported a very busy couple of weeks that we are hopeful will continue.” Other figures in the monthly market analysis gave cause for cautious optimism. The supply of properties remained strong at a time when a fall would have been expected. The average branch had 64 properties on its books in December, the same as the previous month. The percentage of sales made to first time buyers increased – from 19 per cent in November to 25 per cent in December. The number of people registering to look for property fell, from 241 in November to 227 in December.

(Tugboat Cathy, who lives on a tugboat in the Albert Dock) Where was the family home you grew up in and what was it like? The very first house that I remember was an inter-war semi in Crosby, off Myers Road. I grew up in an extended family with an abundance of aunties. I’m pretty sure the house had elasticated sides because any amount of people seemed to be there yet there was always room for anyone who needed it. What is your clearest memory of the house? Warmth. That would be the best word to describe how I remember it. No central heating, in fact probably not much heating at all besides the wonderful coal fire and a couple of two bar electric heaters. But there was such warmth in that house – a constant smell of breakfast downstairs – while upstairs, beyond the huge statue of the Sacred Heart of Mary, there was the scent of setting lotion and imperial leather soap in the bathroom. Where was the first house you bought yourself and what did it cost? I never really aimed to buy a house, apart from childhood hopes of living in a tree. I finally bought my first and only house off Aigburth Road near Lark Lane 14 years ago for £43,000, I think. What made you want to buy it? Family reasons, and it was close enough to Lark Lane and the park, where I had lived for the previous nine or so years. What are the most important features you look for when buying a house? Ha! The ability to hold her head in a big tide – I prefer a tugboat these days. Are you a DIY trier or do you leave it to the experts? Well, when I first found my vintage tugboat she was optimistically referred to as a project boat, which should have told me everything I needed to know. For project read wreck! But with some fantastic if eccentric helpers, and lots of wild optimism, after three wild winters she was seaworthy enough to sail the 860 nautical miles around the northern coast from Goole, via Scotland and the Isle of Man, to Liverpool. What's the one thing you love most about your current house? She floats! And, even in the bitter winter that we’ve just had, she has that unmistakable warmth. BY JANET TANSLEY

Warm and wondrous – carpet is back in style It’s time to roll out the carpet again. Colourful floor coverings are making a comeback, says Gabrielle Fagan
C
ARPETS are enjoying a revival – and it’s giving us the perfect excuse to have fun with the floor again. “We’re not moving house as much, so instead of sanding floorboards and adding rugs that we can take with us, we’re investing in permanence like carpet,” says interior designer Andrea Maflin. “And as floors are probably the first thing you notice when you enter a home, it’s a great space to express your personality.” Modern carpets are alive with imaginative designs, interesting textures and are following fashionable trends by featuring designs ranging from chic florals through to geometrics. “I’m a huge fan of carpet,” says design expert George Clarke, for Fun On The Floor. “I have it fitted throughout my home as it banishes draughts, is easy to care for and hygienic. There’s such a huge variety of textures, colours and styles that you can use to transform a room.” Flooring should always be first on the list when decorating as it creates the whole mood and atmosphere of a room, advises Kelly Butler, design manager at Brintons, a luxury carpet manufacturer. “Its sound barrier properties are also perfect for busy households as surface noise is reduced dramatically,” she says. But there’s no need to wave goodbye to those wooden floors that have ruled the roost for so long. You can still follow the craze for carpet by taking a ’mix and match’ approach. Select an area which you ’zone’ or define with carpet - a dining area or seating area which will have the benefit of giving you islands of luxury. Rugs, the classic decoration for hard floors, are still playing their part, and have paved the way for carpet’s renaissance.

Pattern Power
Using pattern brings impact to a room, and can be complemented by subtle, plain furnishings. “Contrary to popular belief, pattern can actually make a room look bigger as the eye perceives more content,” says Kelly Butler. “Do remember that light colours for floors as on walls will make a room seem larger, while dark colours will make it seem more cosy and intimate.” Carpet Choices: Step lightly into pattern with subtle florals from Brintons, including Chrysanthemum in Crimson, £63.83 per square metre, and Eggplant Rosette, £55.66. All Brintons carpets have at least 80% wool. Go retro with a swirly pattern, Rococo, £66.39 per square metre, or pick up on plaid with Border design, £63.83 per square metre.
Step Into Stripes
These are emerging as the most popular pattern for the floor, according to Roger Oates, whose company specialises in runners for stairs and halls. “Stripes are timeless but they can have a contemporary edge depending on the colour combinations used.
“You can be bold with widths and colours, to create drama, or use fine lines for a more classic or subtle effect. Used on stairs they can look stunning set against old oak or even stone.” They can also be a boon in smaller rooms, points out Mike Richardson, general manager of Kersaint Cobb. “Linear stripes can help to enlarge the appearance of a room, and this is especially effective in hallways as the stripe draws the eye along the design and appears to elongate the area.” Carpet Choices: A Kingsmead carpet in Impact Plum stripe, in polypropylene, £9.99 per square metre, from Fun On The Floor would make a punchy statement. Alternatively, turn stairs into stunners with a Newbury Crimson striped runner, £108 per square metre from Roger Oates.
Colour up
“People often think about using colour for walls and accessories, but using a bright coloured carpet can make such a bold style statement and instantly enliven a dull room,” says George Clarke. “Make it dramatic by contrasting with neutral walls and pick out the colour in accessories.” Deep, rich-coloured carpets also add instant warmth to rooms, says Mike Richardson.
“Classic colours such as red or blues will always bring a designer touch,” he says. “We’re also seeing a big increase in vibrant shades, as people recognise flooring’s an easy route to mastering the trend for really strong colours without having to change furniture or accessories.” Carpet Choices: Banish winter gloom with sunny shades such as turquoise in Kingsmead polyester carpet in Paloma, £19.99 per square metre, or a girly lipstick pink in Domo Sapphire carpet, £14.99 per square metre, both from Fun On The Floor. Welcome spring early with rich green shades. Kersaint Cobb’s Designer Sisal flooring, one of the hardest wearing of the natural floor coverings, starts from £52 per square metre and is available in a zingy lime green. Alternatively B&Q’s impressive new carpet range includes a deep sea green luxury waterproof carpet, £29.98 a metre.
Neat and neutral
Neutral, pared-back shades are still the most popular choice for rooms, as they allow versatility in a room scheme. Their plain good looks allow texture to be the hero, with boucle, herringbone, sculpted designs or even shag pile, that Seventies favourite, reprising its popularity.

If you want to be on trend, be aware that those traditional gold and beige tones are giving way this year to greys, taupes and stone shades. “If you’re finding it difficult to decide on a colour, be inspired by a favourite accessory or piece of furniture for your carpet colour,” says Andrea Maflin. “That way you won’t be disappointed in the end result and you’ll know it will tone with your scheme.” Carpet Choices: Natural floorings made from plant fibre are increasingly finding favour and can be fitted like carpet or used as a room square, rug or runner and come in beautiful neutral shades. Kersaint Cobb’s Coir, made from coconut shells, is available in a subtle Panama shade from £13.20 per square metre. For more formality and luxury, its wool Pampas Herringbone carpet is from £47.50 per square metre. B&Q’s Sancerre carpet comes in a rich coffee shade, £29.98 per square metre, but if you’re really brave and never allow dogs or children over the threshold, an elegant choice for a bedroom or low tread area is a Domo carpet made from Polyamide, in Palace white, £29.99 per square metre, from Fun On The Floor.
Lay down the law
“Wool is ideal for living rooms, as it’s soft and has durability and springiness,” says Mike Richardson. “Sisal, seagrass and mountain grass all have smooth fibres and offer a crisp, neat effect. Coir is suitable for those seeking a rougher, more casual look, while jute is the softest of the natural floorcoverings but is less hard-wearing and more absorbent.” Man-made carpets include acrylic, polyester, polypropylene and nylon, which is the most hard-wearing. Always have new underlay fitted before laying your carpet, as it will wear more evenly and increase its life by up to 40%, advises trade body The Carpet Foundation. Take a tip from interior designers: Get a sample of carpet that you can take home and view in different lights before you make a final choice, and always have a room professionally measured if you’re choosing fitted carpet to avoid an expensive mistake.

interested in technology than getting their hands dirty, according to research by AA Home Emergency Response. The group surveyed 2,000 men and discovered that just 55% of under-35s were able to do a DIY challenge. This led it to believe that by 2030, fewer than 20% will be able to do simple home-improvement jobs such as painting. On this evidence, there’s only one way forward: It’s up to you, ladies.

● Got a hot-water cylinder in your airing cupboard? Well, the cylinder will stay hotter for longer with an insulation jacket. Fitting a new 75mm cylinder jacket will save you around £35 a year, according to the Energy Saving Trust, but it will only cost about £10. ● To fit a cylinder jacket, remove it from the packaging and allow the insulation to fluff out. When it has expanded, tie one of the jacket’s straps around the cylinder towards the top – and slide one panel underneath and up to the top of the cylinder. Do this with all the panels and once they’re roughly in place, thread the tops with the cord provided and tie-in place around the pipe at the top of the cylinder. Ensure the panels are evenly spaced and then secure the other straps, but don’t make them too tight. ● Even if your cylinder is already insulated, you could save money by removing the existing jacket and fitting a new, thicker one - do this if the jacket is less than 75mm thick. If your cylinder is relatively new, it should have built-in insulation, but check with the retailer or manufacturer if you’re not sure. ● If your boiler also has a cold-water tank, this will usually be in the loft. The loft floor should, of course, be insulated, but not the area under the tank because heat rising up from below will help to prevent the tank from freezing. ● To insulate it, fit a cold water tank jacket, available from DIY stores, which you just slot over and secure in place. If your tank isn’t a standard size, homemade solutions will do just as well. One option is to tie loft insulation around the tank with string and cover the top with a polystyrene sheet. Alternatively, clad the whole tank in polystyrene sheets, again securing them in place with string. Make sure the sheets extend down to the floor, especially if the tank is raised, and cut out holes with a craft knife for the pipes. Loft insulation is available in sheet form, so you could use that instead. Whatever you use, make sure you can get at the top of the tank in case of problems.

If you have a flat roof and you can access it safely, check regularly that it’s draining properly and the guttering’s not blocked with leaves and other debris. Flat roofs are particularly prone to leaks, so keep an eye on it, especially after a lot of rain and melted snow like we’ve had recently.
DIY stores - should do the trick. However, if it’s only slightly uneven and you don’t mind this, you could tile over it as it is using small mosaic floor tiles because these will undulate with the floor.

H
ER name is synonymous with interior design. Whether it’s from 60 Minute Makeover, the famous Changing Rooms or even a famous sofa advert. Think ‘homes’ and the name Linda Barker immediately springs to mind. It is no surprise that Linda has been chosen as an ambassador for the Ideal Interiors, sponsored by Dulux, section at this year’s Ideal Home Show at Earl’s Court, London. Linda will be at the show in person with a series of demonstrations and seminars offering practical advice on home interior products, styling, design and the latest trends, as well as top tips to create your ideal home. She says: “A well designed home can make our lives better and this year is particularly about creating that cosy home style feel. “We’ll be looking at strong, bold statement colours but not simply a statement wall, more about how to combine those colours and patterns. “Eclectic is the buzz word of the moment. Mis-matched everything and crazy colours – but it’s a tough look to pull off.’ There will be a host of exhibitors. leading brands and a real collection of home advice at this year’s show, and Linda will be on hand to share her knowledge. She went into interior design after going to art college where she studied fine art. “I was looking for a career that was creative as well as being one that could pay the rent. Interior design fitted the bill,” she says. She has even ventured into property development: “I wouldn’t say I was a developer but it’s fabulous being able to work alongside talented developers as their main interior designer. “I manage my own small portfolio of developments alongside my husband as we are inevitably drawn towards the property market. “It’s a fascinating business, not without its risks, but we are careful and we are in it for the long term.” Among the advice Linda will be sharing in these tough times is how you can re-vamp your home without spending a fortune – or having major disasters. She says: “Always have a go yourself to save money, but be realistic about your own set of skills. It might be better in the long run to pay someone to do a job for you. “Hanging wallpaper though is something we can all do but give yourself time and go slowly. Painting is another rewarding job but remember 75% of a job is about the preparation. “Take a job slowly and don’t scrimp on low grade materials. Shop around for deals and always get price comparisons, use the internet – it’s your most valuable resource.” While Linda always practices what she preaches, she admits things can sometimes go wrong – like on 60 Minute Makeover. She says: “On my last one the ornate mahogany wardrobe top and base were sawn off in order to get the furniture up the staircase! We glued it back but it was a scary moment.” But not as scary as the Q&A we put to the top designer: What’s your favourite season and how does this affect the way you see and live in your home? Spring. Fresh green colours are immediately uplifting and reviving. I long to take off the wintery layers around my home, the faux fur throws and dark bed linen and freshen the colours up with whites and creams.
What makes an ideal home What are your home comforts? My sofa is the place I go to relax and find instant comfort. Do you have an essential item in your house that you simply can’t live without? My bed. It has lovely Egyptian cotton sheets that make it heavenly. What’s your favourite room in your house and why? My kitchen, it’s where I get to be creative in a culinary way as an escape from the emails at the end of a day. I love to cook for friends. What makes a house a home? Love. What’s the most expensive item in your house, which would go with you even if you moved? My home gym What does your home mean to you? Security. What makes an Ideal Home for you? I like my home best when the cleaners have just left. Then I’m happiest.

RMSKIRK is a thriving market town, and to many of its residents it offers the best of both worlds. A bustling town filled with shops and businesses surrounded by beautiful countryside – and all with great transport links to the rest of the North West, Ormskirk is a popular choice for people commuting to Liverpool, Chester and Southport. There are a variety of house types found in the area, from terraced properties to apartments and mid-ranging semi-detached properties through to highend luxury detached homes with land. The average property price for 2010 in Ormskirk was £200,000, which is below the UK average of around £246,000 – but this
figure is likely to rise during 2011, as indications suggest sales are on the up. Time to wrap seeds Make a head start on your seed sowing by investing in a heated propagator. Hannah Stephenson looks at the varieties available and seeds you’ll need for the best results
I
F YOU don’t have a heated greenhouse and want to start your seeds off early to give you a head start on spring, it’s time to invest in a heated propagator. Not only can you sow slow-growing tender perennials such as geraniums now, so they start flowering in time for summer, but you can sow seeds of houseplants, tuberous begonias and exotics such as birds of paradise First-year flowering perennials which can be sown early in heated propagators and then grown on in a greenhouse or cool room include achillea, helenium, echinacea, salvia and coreopsis. They can be hardened off in a sheltered spot in early May and planted in their final position a couple of weeks later. Garden centres, mail order and online retailers offer a wealth of heated propagators of different sizes and prices can vary enormously, so it’s worthwhile doing some research into exactly what conditions the seeds you want to sow need. “Check whether the heated propagator has a thermostatic control which will control the temperature more constantly and click off if the room temperature becomes too warm,” says Richard Gianfrancesco, head of research at Which? Gardening, the Consumers’ Association magazine. “This is important because windowsill temperatures tend to be unstable, in that they might have sun for part of the day and be cooler at other times.” Cheaper propagators tend to have one or two settings, such as cool and warm, irrespective of indoor temperatures, which means that the propagators have to be monitored more carefully to ensure temperatures inside them don’t become too high. Think carefully about the seeds you are going to sow in a heated propagator, Gianfrancesco advises. If you want to grow tomatoes, cucumbers and courgettes which you are expecting to grow on in the greenhouse in summer, you can sow them early in heated propagators. If, however, you want to plant tender veg outside, think about timing. Courgettes, melons and sunflowers, for example, are traditionally sown late and can’t be planted out in the garden until the end of May or beginning of June, so they won’t benefit from being germinated in a heated propagator early because you’ll still have to keep them indoors.

But be aware that tender plants will need to be kept indoors for weeks after being potted on, so you’ll need enough space to keep them in your house or in a frost-free greenhouse or conservatory until the weather is warmer. A recent heated propagator test by Which? Gardening found its best buy to be a Stewart Heat & Grow Thermostatic Propagator (£30 stockists 020 8603 5700, stewartcompany.co.uk), which switched off the heating element at higher room temperatures to stop the compost becoming too hot. The Garland Triple Top Electric Windowsill Propagator, at £26 (01384 278 256, garlandproducts.com), also scored highly thanks to its ease of use. Three separate units sit neatly in the heated base and offer great versatility. For example, one fully closed for germination, another had the vents open for hardening off seedlings and one had its lid off for growing on. At just 18cm wide, it’s also ideal for a narrow windowsill. As well as heated propagators, you can also buy warming mats which are placed underneath regular propagators and are suited to a narrow windowsill. The trial concluded: “If your windowsill is likely to get warmer than 20C during the daytime, a propagator with a thermostat, such as the Stewart, is a good investment. “The temperature inside the propagator is about 10 degrees higher than the room temperature. It would therefore be best suited to a cool room that doesn’t go above 10-15C during the day.” ◆

DON’T prune stone fruit including plums, peaches, nectarines or cherries now as you then open up the possibility of silver leaf disease entering the sap stream and eventually killing the tree. If you’re going to prune stone fruit trees, do it lightly between April and June, when they start making strong growth, as the bleeding sap prevents the organism responsible for the disease invading.
Each spring mulch cherries, peaches and nectarines generously and in April give them a feed of general purpose fertiliser and water in dry spells in the summer. When fruits begin ripening, protect trees from birds by draping them with netting. If you have fan-trained trees, fix a wooden batten along the top of the wall or fence just above the plant and secure the netting to it, so you can drape it over.

NEARLY a third of couples are choosing to buy a home together as a sign of their commitment, rather than get married, a survey suggests. Three out of 10 people said buying a property with their partner would remove the pressure on them to get married, or at least enable them to delay tying the knot, according to the Post Office. More than half of people also said they would consider buying a property with their other half before they got married, rising to 67% among couples who were currently renting together. But the research found there had been a generational shift in attitudes, with 66% of people aged over 55 saying they thought marriage was a greater commitment than buying a home, compared with just 50% of people aged under 34.

from their home increased for the first time in three years during 2010. According to new research, around 22,020 equity release plans were taken out during the year, up from 21,305 in 2009, and ending three consecutive years of decline. But Key Retirement Solutions says while the number of plans taken out increased, the amount of money that was unlocked declined due to the increased popularity of drawdown plans. Drawdown plans, which enable people to unlock money in stages as they need it, accounted for 74% of all equity release plans taken out during the year, up from 64% in 2009. The increased uptake of drawdown plans contributed to the average amount people unlocked from their home dropping to £43,519, from £48,212 during 2009.

Demolition day looms at Holly Vale
EYESORE: The building at Holly Vale is to be demolished this month
A DATE has been set for the demolition of a dilapidated former sheltered housing scheme – with the site to be used to provide new homes for the elderly. The building on James Holt Avenue in Holly Vale, Kirkby has been empty for a year and demolition experts JP Tisdale will start knocking it down on January 24. Cosmopolitan Housing Association purchased the site from Anchor Trust in March 2010 and hopes to
replace the old building with a new extra-care scheme for older people in the community. Mike Pearmain, Project Manager with Cosmopolitan Housing Association, says: “We have successfully obtained planning permission from Knowsley Council and funding submissions have been made, which we are awaiting a decision on very shortly, so we can offer comfortable, safe and affordable homes for the older people in this area.
“The demolition of the building and clearing of the site will take approximately eight weeks, by which time we hope to have more news on the new development which will replace it.” Local shop manager Elizabeth Fowell is just one of many who will be pleased to see the eyesore cleared away: “It’s been empty for quite a while and the vandals have been at it so it’s a bit of an eyesore now. “I’m glad they’re taking it
down but we were sad when the sheltered flats closed down. “A lot of the old people used to come in here for their bacon butties and we knew them all by name. If we didn’t see anyone for a few days we’d pop over to check they were okay or sometimes we’d help them with their shopping. “I hope they can get to build this new place.
