Simple way to add character to a home A relatively easy way to give a plain room more decoration is to add coving, says Julia Gray

M

ANY period properties, particularly ones built in the 19th and early 20th century, would originally have had coving/cornicing in all or some of the rooms. A room without coving looks rather bare – it’s amazing what a difference it makes. As well as being decorative, coving is a good way of hiding hairline cracks and other imperfections, and makes it easier to get a neat line between a different wall and ceiling colour when painting. Styles of coving changed throughout history, just as styles of architecture did generally, so make sure any coving you buy matches the period of your home. If you have coving in some rooms and not others, this is the best indication of style, or your neighbours’ homes may have original coving you can copy. Specialist coving companies sell popular period-style designs and can often match existing coving (and repair and restore it, if necessary). The modern trend of knocking rooms through may mean that you have coving in one half of the room and not the other, which is where matching an original design becomes invaluable. Period coving is made of plaster and many coving companies also work in plaster. This is fine if they’re fitting it for you, but I wouldn’t recommend that you put up plaster coving yourself because it’s very heavy. DIYers should play safe and stick to lighter coving materials, which are easier to work with and won’t knock you out if they accidentally fall off the ceiling. The lightest and easier coving to use is expanded polystyrene, but there are other DIY-friendly types, including polyurethane and duropolymer. As well as getting coving that’s the right period for your home, it’s important to get the right size for the room. Large rooms with high ceilings will be able to take wider, more elaborate designs, while smaller rooms with low or standard-height ceilings will be better suited to narrower, plainer coving. The more modern the property, the plainer the coving should (generally) be.

Top Tip IF YOU’RE repainting a radiator, sand it down, clean it off and prime and undercoat the metal, especially any bare metal, before applying radiator paint (make sure the radiator’s cold and the heating is off first). Crown Metal Primer & Undercoat (£13 for 750ml, www.paint-direct.co.uk) is a great all-purpose product because it can be used on both interior and exterior metal. It’s nice to use and dries quickly, perfect at this time of year when you may want to put the heating on. If the radiator has rust on it but can still be used, try Hammerite No 1 Rust Beater (£6.99 for 250ml, Halfords). It can be applied straight to rust, even heavily pitted areas, and also prevents new rust from forming. It also primes and undercoats in one.

PRODUCT OF THE WEEK RONSEAL 5 Minute Multi Purpose Smooth Finish Filler (£2.30 for 290ml, www.oneclicktools.co.uk) is a must-have product. Not only is it feather-light and easy to apply – the plastic applicator triangle is simple but brilliant – but it also dries really quickly. Shallow repairs set, as the name says, in minutes (deep repairs take longer – it’s suitable for holes up to 70mm deep), so it’s ideal for last-minute filling before painting. The finish is excellent – it needs minimal or no sanding – and it can be used on wood as well as plaster, stone and concrete, which is really useful. This is one filler you can’t do without. PERIOD STYLE: Coving and cornicing can make a real difference to a room Coving can, of course, be used in modern houses and flats to add interest to a room, but it tends to be a plain concave design. It’s a really good idea to buy coving that has matching pre-cut corners because cutting the corners yourself is a nightmare. Even pre-cut corners don’t necessarily fit perfectly because rooms in old houses often aren’t square, so you may have to do some clever filling to get the corners looking good. For really big corner gaps, use multipurpose filler or wedge a sliver of coving into the gap and, in both cases, cover with flexible filler. You’ll need a lot of this when adding

coving, and not just for the corners. The only way to get a good finish is to use flexible filler all along the top and bottom edges of the coving and in the vertical gaps between lengths, where you’ll have to do quite a few applications to get the best result. Always use the adhesive recommended for the coving you’ve chosen and have some panel pins to hand because you may need them to keep the coving up while the adhesive dries. The panel pins can either be banged right in (use a nail punch to avoid damaging the coving) or left slightly protruding so they can be removed.

AMES Bond breaks hearts and enemy plots in equal measure but those who allow the world’s favourite secret agent into their homes certainly pay the highest

price. It’s not just their lives which are at risk, for 007 is no respecter of interiors. When he comes calling on villains, from Blofeld and Dr No to Goldfinger, their spectacular hideaways usually end up severely trashed or, worse, blown sky-high. Over the years his reckless approach to decor has become one of his trademarks. It’s rare for a car chase or action sequence to leave property and buildings intact. But Bond’s own home has been shrouded in secrecy. It’s only been seen fleetingly in 1958 in Dr No and in 1973 in Live And Let Die, while creator Ian Fleming refers to it in his novels only as a flat in a tree-lined square in Chelsea. As the Bond franchise celebrates its 50th anniversary, with new movie Skyfall out this month, Martin Waller, founder and chairman of interiors specialists Andrew Martin, has followed the clues in the books and films and speculates on how 007 would kit out his home. He also reveals that spy style is one of the hottest trends for homes. “Bond is the ultimate hero with his traditional, masculine appeal and his home will reflect that,” says Waller. “While he spends most of his time seeking his enemies across the globe and frequenting glamorous restaurants, clubs and casinos, my interpretation of his flat is an essentially personal retreat. “He’s most famously driven an Aston Martin, which gives a big clue to his taste – he favours classic good looks in design, beautifully grained wood and leather upholstery. “It’s a home essentially decorated purely to satisfy himself – there’s no compromise to female taste – and an escape from the more contemporary, sleek interiors favoured by his enemies. “His own flat was probably originally inspired by the wood-panelled, club-style gentlemen’s rooms furnished with antiques which were in vogue when he was created.” A more masculine approach to decor is totally in tune with our current tastes, he points out, and is partly due to men’s increasing desire to play a part in the design of their homes and their new-found confidence in their style. “They’re no longer content to sit back and let their partners rule on home taste. Inspired by watching programmes such as Kevin McCloud’s Grand Designs, they want to create their own vision,” he says.

R

ECYCLING garden debris is one of the best and most economical ways of boosting your soil and now’s the time to put your eco-friendly hat on and make some leaf mould out of fallen leaves. Leaf mould is a humus-rich soil conditioner which makes a good mulch for beds and borders, although it provides few nutrients. Richer leaf moulds can be made by adding a few grass clippings. Fallen leaves can be stored in a wire mesh bin, or packed into black polythene sacks which have been perforated to allow air in. The bags can be tied up and placed in the corner of the garden, where the leaves will decompose and can be used the following spring. Leaves which are left in open bins may take longer to decompose. It’s best to collect the leaves after it has rained, to ensure good decomposition. If you haven’t a leaf vacuum which can suck them up, blow them out and shred them. A quick way of collecting them from the lawn is to use a lawnmower, which will shred leaves and add grass at the same time. Shredding will speed up the decay of tougher leaves such as horse chestnut, sweet chestnut and sycamore. Thick evergreen leaves such as holly and cherry laurel need to be shredded and added to the normal compost heap. Pine needles break down extremely slowly – it may take three years before they are

RAKE’S PROGRESS: It’s best to collect leaves after rain to ensure good decomposition fully decomposed and ready to use, but they are excellent for use on acid-loving plants. For the best leaf mould, use leaves from hornbeam, oak and beech. It’s best to leave them for at least a year before using. If you leave them for two years or more, you should be left with a very fine crumbly leaf mould that can be used as a potting compost. Of course, there are many other

soil improvers you can use. Many gardeners make their own compost, while others splash out at garden centres on spent mushroom compost, horse manure and composted green waste. In theory, you can compost anything organic, from kitchen peelings, teabags and coffee, to eggshells, ash, newspaper and cardboard, as well as garden trimmings, but never add fish or

THIS vigorous, deciduous, self-clinging climber is grown for its attractive leaves which give an amazing bonfire-like show of colour in autumn, when the bright green leaves turn brilliant red and deep purple. The vines can be trained to cover walls, fences and ugly garden structures and are easily controlled, but take care where they climb because suckers can leave unsightly marks on walls and fences. Boston ivy can be grown in any fertile, well-drained soil in sun or shade. Guide young plants into the support until they cling for themselves and prune back in late winter to keep them in check.

meat which may attract rats and leave out tough perennial weed roots, weed seeds and any diseased materials. The bigger the heap and the more you put in at the same time, the faster the debris will break down. Start the heap off with something coarse and twiggy, to let in the air. Aim to add about half green materials to half dry, such as paper or straw.

Never add too many grass clippings or you’ll end up with green sludge, but make sure the dry materials are kept moist. You need patience because it takes around a year to break down. Turn the heap every few weeks to help the material rot faster. Adding bulky organic nutrients will boost your soil and should improve crops and give you better quality plants.

Things to do this week ● Sow hardy annuals, sweet peas and lettuces to overwinter under grass. Sweet peas can also be sown direct in the ground in mild areas and protected with cloches. ● Continue to plant trees, shrubs, herbaceous plants and alpines. ● Lift gladioli and other summer-flowering corms such as ixias and sparaxis as soon as the foliage has been blackened by frost. ● Add compost or well-rotted manure to ground which has been dug for new beds. ● Overwinter chrysanthemums in a cold frame, cutting the stems down to around 15cm (6in) and cutting off all green flowering shoots at ground level. ● Plant container-grown clematis 5-8cm (2-3in) deeper than the soil level in the container to help protect

lower stem buds from clematis wilt. ● Continue to pick and store late-maturing varieties of apples and pears. ● As the weather becomes colder, cover fruiting strawberries with cloches, tunnels of plastic sheeting or horticultural fleece. ● Reduce damping down and watering in the greenhouse as the days become shorter and the nights get colder. ● Leave old growth, stalks and seed heads on plants in the herb garden to provide nourishment for the birds and a shelter for beneficial insects such as butterflies and moths. ● Plant Pacific Coast (Californian hybrid) irises, soaking the roots of new plants in water overnight before planting in slightly acidic soil with added leaf mould or humus.

Good enough to eat Lovely leeks

LEEKS are now in season, adding flavour to casseroles or simply as a stand-alone veg. They work well in soups or cooked with lardons and can be harvested from October through to spring, as you need them. Sow seeds in pots in March, keeping them somewhere cool but frost-free. They should be ready to plant out after hardening off, following on from early crops such as early broad beans or peas in late June or July. The plants should ideally be around 20cm tall and pencil-thick when

they are ready to plant out into their final position. If you want a lot of plants for a vegetable plot, sow the seeds in drills 1-2cm deep and 15cm apart, sowing thickly as the thinnings can be used for salads. They will germinate at fairly low temperatures but in colder areas cover the beds with cloches or garden fleece. The soil should have been forked deeply and given a boost of general fertiliser and a thorough soaking if the soil is dry. By August and September, leeks planted with a dibber should have

a long white stem, while others can be earthed up as they grow by drawing soil along the row to increase the length of the blanched stem. They don’t need protection from the cold, but don’t lift them from frozen ground. If hard frost is forecast, lift a supply and heel them in temporarily in a sheltered part of the garden near the kitchen. Good varieties include ‘King Richard’, ideal for a quick crop which can be pulled in bunches and used as a substitute for spring onions, and ‘Bandit’, which has resistance to leek rust.

And it doesn’t have to be all hard graft. A trial of soil improvers on both vegetables and plants by Gardening Which?, the Consumers’ Association magazine, found that digging in the soil improver boosts the soil in the short term but spreading it over the area as a mulch has a longer-lasting effect.

Interest-only mortgages still ‘useful’ for some buyers INTEREST-ONLY mortgages can still be a good choice for some borrowers, despite such deals increasingly becoming seen as niche products, a lending body said. The Council of Mortgage Lenders (CML) said that despite their general decline, interest-only deals remained the norm for buy-to-let borrowers and could also help people with a firm plan to pay the loan back. At their peak in the late 1980s, interest-only mortgages accounted for more than 80% of loans taken out, but this year, lenders are likely to advance 40,000 new interest-only loans for home purchase, less than 10% of the total. Interest-only mortgages allow borrowers to pay off the capital only when the mortgage term ends, enabling them to maximise their borrowing capacity, but they have become much more thin on the

ground since the boom years amid concerns about people not being able to pay back their debt. The Co-operative Bank, and more recently Nationwide, have dropped their interest-only product ranges for new customers and many lenders have limited interest-only lending to up to 50% of the property’s value. Lenders have been tightening up on such lending ahead of a clampdown by the Financial Services Authority (FSA) which wants to see these deals offered in future only where there is a credible plan to repay the capital, and borrowers cannot just rely on hopes that house prices will rise. The FSA has warned that a “ticking time bomb” has been created over the last 20 years, with an estimated 1.5 million such loans worth around £120 billion due for repayment in the next decade.

The CML said it broadly supported the FSA’s approach, but said that interest-only lending could still be a “useful” option. The body said that not all people wanted to own their property outright in the long-term and interest-only deals could also help borrowers who were prepared to accept trading down or out of the market as part of their plans. It said: “In reality, borrowers have a wide range of needs and desired outcomes from buying a property now and may not welcome regulation that restricts their ability to choose products that fit their needs. “But interest-only should not be about finding a way to meet affordability requirements when there is no clear path to repayment.” The CML said that only 2% of first-time buyers now took out

interest-only mortgages, although they accounted for a higher proportion of new borrowing among existing owner-occupiers who were moving (10%) and those re-mortgaging (13%). But the lending body said most of these customers would have held interest-only mortgages previously and would have adequate plans for repaying them. It said lenders were likely to advance more than 120,000 buy-to-let mortgages this year, the vast majority of which would be interest-only. The CML said fixed-rate interest-only mortgages minimised costs for landlords and were more likely to produce a profitable margin. The lending body estimated that there were around 3.9 million interest-only mortgages outstanding, including the vast majority of the UK’s 1.4 million

buy-to-let loans. But it predicted that the number of existing interest-only borrowers who would find themselves unable to repay their mortgage when the deal came to an end was likely to be “small” and even where there was a potential shortfall, the debt was likely to have been eroded significantly. The lending body said: “In general, there are large numbers of existing interest-only mortgages that may have been around for some time and are for relatively small amounts in today’s terms. “Others are more recent and larger, but will mature in the next decade.” The CML said two-thirds of existing interest-only mortgages were due to mature after 2020, so there was still time for borrowers facing a shortfall to switch to a repayment mortgage.
