The kitchen and bathroom are, of course, key rooms and if you have dated ones but they’re not worth replacing, you can do quick fixes relatively inexpensively, such as fitting new kitchen-unit doors and drawer fronts, replacing dated taps and re-whitening grubby tile grout.

S well as major home improvements likely to add value and make your home more sellable, there’s a lot you can do to make it more appealing to buyers without spending too much. It’s said that neutral decor sells homes and, of course, it does because neutral colours aren’t offensive to the eye and if buyers want to inject colour and pattern, it’s easy to imagine doing so. Neutral doesn’t, by any means, have to be bland and boring – it’s all about how you put the look together with accessories, flooring and furniture. Even if neutral isn’t your taste, it’s the safest bet for sale, as anything else is more subjective. However, it’s not just neutral walls and ceilings that have wide appeal – flooring is also important. Forget patterned carpets and lino (unless it’s fashionable stripes) and replace any dated or tatty floor coverings with plain and neutral ones – they needn’t be expensive. It’s easy to live with unfinished DIY jobs, but once you’ve decided to put your home on the market, dodgy DIY is a no-no. It can put off buyers and make them think they’ll need to spend more time and money finishing the work than they necessarily will. If you can’t do the jobs yourself, get a pro in – it will be money well spent. Even if you’ve finished the DIY, you need to keep on top

of it because things deteriorate. Common problems include marks on walls that won’t scrub off, hairline cracks that keep opening and chipped painted woodwork. Things like this can make your home look shabbier than it needs to, so going from room to room with a fresh eye and putting right the problems is time well spent. It’s also worth scrutinising the outside of your home. Exterior maintenance is easy to overlook, but it’s something a buyer’s survey will pick up on, so it’s worth pre-empting any remedial work, as it could save you time, money and hassle. Not maintaining the exterior of your home can also lead to problems inside, such as damp caused by missing or slipped roof tiles, or blocked guttering. And don’t forget kerb appeal – making a good first impression from outside your home is essential. The good thing about selling in spring and summer is that it’s easy to brighten up the front garden with flowering plants use tubs, pots and hanging baskets if you don’t have any flower beds to put them in. Inside, a neutral, neat and tidy hallway creates a good first impression. If you don’t have a hallway, make sure there’s enough storage for

coats, shoes, hats and scarves, etc, preferably out of sight. Giving your home a really good clean – and cleaning, airing and tidying it before every viewing – is a must. If you have lots of personal items on display, most of them should be packed away. While making your home look too sterile won’t help to sell it, having a cluttered home is equally off-putting, if not more so, to buyers. Remember, they may look in cupboards and wardrobes, so stuffing these full of things isn’t the solution because it shows you don’t have enough storage space. Instead, create more storage, preferably built in or in the loft, or get the

stuff out of the house and into a storage unit, or a garden building – Screwfix has a big range. Outdoors and in, make the most of the space – put a dining table in the kitchen (as long as it isn’t a squeeze) to turn it into a kitchen-diner, and put the biggest bed you can comfortably fit in each bedroom. If you have a study or home office and the room would be more valuable as a bedroom, swap the desk for a bed, at least while you sell. The trick is to make your home easy for buyers to imagine as their home, and to move on emotionally so you can move on physically.

Top snips for better If you want your roses to produce fantastic blooms later in the season, you may need to prune some of them now, Hannah Stephenson reports

T

HEY are the quintessential English plant, with unrivalled fragrance, beauty and variety of colours, shapes and sizes. Little wonder, then, that many gardeners are baffled as to when to actually prune their roses to ensure a flurry of gorgeous flowers in the summer and beyond. The best time to prune autumn and winter-planted roses and established bushes is early spring, when growth is just beginning and the uppermost buds are swelling but no leaves have appeared. The traditional method involves cutting out all dead wood and diseased or damaged stems, removing branches which are rubbing against each other and aiming for an open-centred bush. Then cut out all unripe stems – if the thorns bend or tear rather than snapping off cleanly, the wood is unripe. You should be left with about six key stems that define the shape of your rose bush. For hybrid teas, otherwise known as modern bush roses, cut back each of these stems by at least half. For other shrub roses, prune lightly so they don’t become top heavy. Also watch for suckers, vigorous growths which emerge from a point

PRUNE FOR IMPROVEMENT: Pruning your roses is essential if you want to enjoy some fantastic blooms later in the season low down on the plant, close to the root system. If you leave them, they can choke the plant or reduce its vigour. Suckers are easy to identify because they have different leaves and growth habit. Just pull them off, as cutting encourages them, as does hoeing around the base.

If it’s really cold, you can leave pruning as late as early April, which means that your plants will flower slightly later than usual, but at least the soft new growth won’t have been damaged by frost. Rose pruning isn’t rocket science, as many gardeners have learned

Best Of The Bunch Narcissus (daffodil) MANY of us will already be admiring these bright spring blooms with early varieties including “February Gold” and will go on enjoying them until the beginning of May if we have planted late-flowering types such as N. poeticus cultivars. Daffodils are the flowers synonymous with spring and if you don’t like the tall, gaudy yellows of old, then there are many softer, more subtle varieties suitable for both beds and pots, naturalised in lawns or under trees and shrubs. If you want a burst of colour in your spring pots, go for varieties such as N. “Tete-a-tete” and “Jenny”, which will withstand some pretty harsh weather. Daffodils should be planted in autumn in any reasonable soil in a depth of three times the bulb’s height. Planting too shallowly will encourage them to divide, producing more leaves than flowers. Make sure they have good drainage, adding sharp sand or horticultural grit on heavy soils. They like sun but their flowers will last longer in light shade.

Good enough to eat Chard

WITH its impressive, colourful stems in shades of red, pink, yellow, white and orange, this iron-rich vegetable is a must for salads or the stems can be cooked with the leaves when small. It’s related to spinach but is much easier to grow and looks striking as an ornamental plant for containers or borders. Chard should be sown in spring, but wait until April or it may bolt prematurely. Sow directly

into containers, aiming for around six plants in a 10ltr pot, or grow individual plants in a 4ltr pot. Each seed produces a clump of seedlings which can be thinned out later. For border plants, sow the seeds in pots and transplant them later into fertile, moist soil, as you would bedding plants, allowing a 30cm space for each plant. In summer, water it once a week and keep picking the young leaves

for salads or cooking. Spring-sown chard should survive over winter and provide a couple of pickings in spring and early summer before bolting. Good varieties include “Bright Lights”, a mixture of seven coloured stalks, from red to orange and yellow with leaves that make an acceptable spinach. It’s ideal for the ornamental border or patio.

3 ways to ... Boost acid-loving plants STUNNING DISPLAY: Put in the effort now and you will reap the rewards outward eye where a group of leaves join the stem. Hard pruning, when stems are cut back to three or four buds from the base, is recommended for newly planted rose bushes, while moderate pruning, where stems are cut back to about half their

length, is advised for hybrid tea bushes growing in ordinary soils. If you don’t have time to prune, but love roses, consider investing in some ground cover or patio roses which will just need a tidy-up in spring. Whatever you do, don’t forget to

prune your roses because the flowers grow at the tips of the stems, so if you don’t shorten those stems the blooms will end up at the top of the plant where you can’t see them, and the stems will just become a straggly maze of twiggy bits.

Lenders change interest-only mortgage rules INTEREST-ONLY mortgages will be even tougher to come by from next week as two major lenders announced plans to limit their availability. HSBC and the Yorkshire Building Society will both impose new rules from Monday, which will affect new borrowers only. The changes to HSBC’s rules mean that customers applying for a residential interest-only mortgage will need to hold one of its premier bank accounts, which are only available to people with a high net worth. People with a premier account need to have an individual annual income of £100,000 and to hold certain products with HSBC or they need to

have £50,000 in savings or investments put away with the bank in the UK. HSBC said that the majority of its existing interest-only customers qualified for a premier account and it would continue to offer interest-only deals at a maximum loan-to-value (LTV) of 75%. Meanwhile, Yorkshire Building Society, which is the UK’s second largest mutual, said that from Monday, interest-only deals would only be available to people looking for a buy-to-let deal through its broker-facing brand Accord. A spokeswoman for Yorkshire Building Society said the interest-only market had reduced

“considerably”. She said the changes would not impact on existing borrowers. Most banks have been tightening up their lending on such mortgages, which allow borrowers to only pay off the capital when the mortgage term ends, enabling them to maximise their initial borrowing capacity. HSBC said it was introducing the restrictions in anticipation of toughened mortgage rules coming into place from next year, which would see interest-only deals considered “niche” products. Fears have been raised in recent years of an interest-only mortgage “time bomb” across the

industry, due to concerns that many people who have taken out such a loan had pinned their hopes on house prices rising rather than having a plan in place to pay the money back. The Financial Services Authority (FSA) has estimated that 1.5 million such loans worth around £120 billion are due for repayment in the next decade. The regulator wants these mortgage deals to only be generally only offered in future where there is a credible plan in place to repay the capital. The Council of Mortgage Lenders (CML) has argued that interest-only mortgages still have a useful role, provided that people have

a firm plan for how they will pay them back. A statement from HSBC said: “HSBC’s interest-only mortgages are provided to borrowers who can afford a monthly payment including capital, but value the flexibility of an interest-only product... “The changes are being made ahead of the Mortgage Market Review (MMR), which is expected to treat interest-only mortgages as a niche product offering when it comes into force in April 2014.” HSBC said that all interest-only customers were scored on the basis they could afford to make monthly capital repayments.”
