Many of us have a room or two that’s visible from the street, and unless you want people peering in, you need window treatments that provide privacy, says Julia Gray
Product of the week IF you want an easy and inexpensive way to do your bit for the planet, environmentally friendly paint is just the thing – and it doesn’t have to be expensive. Made in the UK, Earthbalance (£19.49 for 2.5ltr, Homebase) is Crown’s eco-friendly emulsion. It contains minimal VOCs (volatile organic compounds) and 22% less embodied carbon than the company’s benchmark formulation. The 99% solvent-free paint is almost odourless, and the metal tin is recyclable. Unlike some eco-friendly emulsions that claim to be pure brilliant white but are actually cream, the Earthbalance version is a lovely, pure white, and a tin goes a long way, making it good value for money. There are some nice colours in the range, and Crown is working with The CarbonNeutral Company to minimise the emissions from Earthbalance’s manufacturing process and distribution, so well done Crown.

N the festive flurry of decking the halls and choosing the presents, it’s easy to neglect a key focal point – the dining table. Gathering for the Christmas feast is one of the highlights of the celebration, and a well-decorated table will make the meal even more memorable. “A Christmas table should be so inviting and stylish that no one will want to leave it,” says Susie Watson, founder of Susie Watson Designs, hand-made home accessories specialists. “Linen for a cloth and napkins really dresses a table and adds character to a setting, while candles are essential for soft, twinkling light. “If you prefer informality, choose an arrangement of seasonal cut flowers in a large jug and opt for hand-painted ceramics. For details, add jewel-coloured baubles or small gifts at each place setting.” Ensure the table’s centrepiece isn’t too dominating, or too high that it interferes with the eyeline of guests, Susie advises, as that can discourage conversation. “A vase filled with glass baubles and twisted hazel twigs is a lovely way to conjure a rustic, country feel, and festive foods such as walnuts, oranges and berries could be arranged in small bowls around it,” Susie suggests. REVEL IN RED
Red adds warmth and richness to a table setting and, as a traditional seasonal colour, can also evoke pleasing memories of past celebrations. “Creating a sumptuous table is the final finishing touch of the celebrations,” says Wendy Miranda at Lakeland. “Red can’t fail to have impact and works beautifully if it’s combined with a nature theme, using berries and greenery from the garden or artificial garlands, and this year you can enhance it by picking up on the trend for featuring woodland creatures.” Light and decorate the centre of the table in one easy move, she suggests, by using an LED-lit winter berry garland arranged down the centre. Add more decorative detail by entwining cuttings of ivy around chunky white pillar candles and the stems of glasses.

you time and money at first, but, says John, buyers must really way up whether such incentives are really worth it. “Before signing up for a shared equity scheme, check that if property prices fall, the amount owed under any such shared scheme falls with it. Also bear in mind that if prices rise, the cost of buying back the un-owned equity share will also increase.” He adds: “Naturally, with a new build you anticipate there to be less unexpected costs and maintenance work required straightaway. However it all depends on the package you get from the home builder as sometimes not all of the fixtures and fittings that you expect to get are included in the deal. For example, essentials such as an oven, carpets and flooring may not be included. All kinds of add-ons, from curtain rails to a new telephone connection and TV aerials may also not
be included too, so costs can quickly ratchet upwards. “New builds tend to be much smaller than older properties too, so sometimes a more spacious pre-owned home is actually of much better value, especially if you’re planning on starting or increasing your family. Plus, new homes in large developments can be hard to sell as they face more competition if there are a number of identical properties with the exact same specification for sale just around the corner. “However, on the plus side, a new build comes with a guarantee for a period of time, which protects the owner(s) from having to pay for any faults such as a damaged roof, or in-efficient appliances, fixtures or fittings, whether that means replacing the cooker or taking care of botched plaster or window frames. New homes also tend to have smoke alarms
installed as standard, as well as high-performance locks, burglar alarms and sometimes even security lighting.” Pre-owned property types don’t always have such fire and safety systems in place, nor do you get any kind of warranty when you purchase them. However, it is possible for the seller and the buyer to negotiate getting an extended home warranty on some or all components of the property. Probably the biggest cost of buying a pre-owned home is redecorating it to your taste and taking care of areas that need repairing or deep cleaning. John adds: “It’s usually when the previous owners move out that the new owners notice things like damaged skirting, stained carpets or tiling that needs replacing. “However one great added bonus of buying a pre-owned home in the current market is that sellers are often
willing to leave behind amenities and furniture if it means completing a sale quickly. So savvy buyers can potentially bag themselves all kinds of essentials including fridge, washer/dryer, wardrobes, dining table and chairs, providing they negotiate these in their offer.” Finally, let’s not forget the ever increasingly important issues of energy efficiency. “New homes have to be built according to the latest environmental standards, therefore they are generally a lot more energy efficient and this can reduce utility bills by hundreds of pounds annually. Many pre-owned properties on the other hand, tend to need insulation measures such as double glazing and loft/wall insulation installing, which can prove costly but it’s worth it in the end as it will reduce your heating bills by around £400 annually,” says John.
