HOUSEHUNTERS are returning to the UK housing market according to the National Association of Estate Agents. The NAEA says January figures reached a six-month high, and saw gains across both supply and demand for housing compared with December, although this remains in line with figures from the same time last year. The number of people registering with estate agents to buy property improved from an average of 227 in December to 252 in January, though this is still down on January 2010’s figure of 291. The number of houses available for sale increased from 64% per branch in December to 69% per

branch in January indicating that demand for property can be met in the short-term, which will ensure stability. The average agent sold six properties in January compared with four in December. Michael Jones, President of the NAEA, says: “What we need to see now is the FSA using its newly-gained powers of oversight to ease mortgage lending restrictions that are preventing so many first time buyers from entering the housing market. “The percentage of sales made to this consumer group decreased slightly from 25% in December to 24% last month. We must ensure that their aspirations for property ownership can be met.”

LIVERPOOL is one of only 12 ● cities in Britain where it is cheaper to buy a two or three

bedroom house than rent one. Property site Zoopla reckons the average asking price of a typical two or three bedroom house in the Liverpool area is £133,264 and the average monthly rent would be £582. But if a buyer took out a standard interest-only mortgage to buy the same property then the average monthly repayments would be just £555.26. Meaning that a buyer could save £26.74 every month. “Our sites have been incredibly busy over the last few weeks and I think this is why,” said Jason Newton, sales director at Barratt Manchester. “Rents keep going up and most people regard renting as ‘dead money’. Radio City presenter Simon Ross Where was the family home you grew up in and what was it like? My last family home was a four bedroomed semi on the outskirts of Armagh City. It overlooked a mass of trees and a river. What is your clearest memory of the house? I can remember numerous Christmas dinners there – mainly cooked by me – and a small utility room that was home to my dad’s home brew beer and various wines! Where was the first house you bought yourself and what did it cost? The first house I bought was in a tiny village just outside Preston called Clifford Village and it cost me £69,000. What made you want to buy it? I bought it because of its location and I loved the design. The development was on a converted farmyard and it only had seven houses on it. What are the important things you look for when buying a house? Location is very important to me. I don’t like to be any more than a 15 minute drive away from work and, nowadays, it has to have enough space to fit all of my four-year-old’s toys and things in. Are you a DIY trier or do you leave it to the experts? Oh no, I always leave it to the experts who know what they are doing. I’m hopeless at anything to do with DIY. What is the one thing you love most about your current home? It’s a home, not just a house, and made to feel like so by my wife. If it was just me on my own it would never have progressed beyond the bachelor pad stage. By JANET TANSLEY

PRING is on the way and it’s the perfect time to give rooms a fast facelift so they’re ready for brighter days. “At this time of year it’s easy to feel winter will never end, especially if our homes are still dressed in dark colours and heavy fabrics,” says Louise Barltrop from Dunelm Mill. “A few simple touches can cheaply and quickly transform your home. Bright pinks are on trend and florals blooming. Combine the two to make a room look ready for spring, no matter what the weather outside.” And clearing up the clutter ahead of that annual ritual – the spring clean – could be a good excuse to invest in pretty storage that’s decorative as well as practical. “Flowers, fruits and patriotic designs are strong this season and pretty boxes adorned with cherry blossom, strawberries or flags are our most popular,” says Sabrina Sandha at interiors specialist Store Twenty One.

JUST making a few changes can transform rooms, says Kirstie Allsopp, presenter of Channel 4’s Location, Location, Location. “I’ve organised my children’s toys, which had started to take over! Tidying them away in new colourful plastic storage boxes has already made the room look great,” she says. “I also love putting new things up on walls to give them an inexpensive facelift. I’ve framed collections of postcards and even tea towels. And as a finishing touch, I’ve got new table lamps or essential splashes of colour to brighten up dull corners.” TOP TIP: Use chalkboard paint on a wall so kids can draw on it, or apply magnetic primer and invest in some colourful, magnetic letters and shapes.

SPRING sunlight is a welcome sight and banishes the gloom, but its bright rays can highlight dull walls and jaded room schemes. products from responsible sources. This follows a campaign dating back 20 years, when the DIY chain became a founding partner of the Forest Stewardship Council (FSC). From garden furniture to kitchens, more than 16,000 products at B&Q contain wood – either timber or wood derivatives. The company is now committed to buying only wood products traceable to sources that have met independently verified legal, social and environmental standards. B&Q is also introducing free next-day delivery on hundreds of bulk items, including bricks and blocks, cement and mortar, plasterboard, timber, decking and paving slabs. From March 7, you can arrange for next-day delivery on orders of £250 or more, if placed before midday, in store or over the phone. ● Don’t leave your power-tool chargers switched on once the tool or battery is charged. Even if you remove the tool or battery, the charger will keep charging unless you unplug it or turn it off at the wall. The same goes for mobile phone, electric toothbrush and other gadget chargers. ● Go for cordless power tools with lithium-ion batteries because they lose less charge and store more power than other kinds of rechargeable battery. They also weigh less than conventional batteries and have shorter charge times. When not in use, store lithium-ion power tools in a cool, dark and dry place so the batteries retain charge – in these conditions, they’ll stay charged for long periods. ● Invest in a wireless energy monitor. They cost from around £20 and show you how much energy you’re using and how much it’s costing you. Use the monitor to see how changing your behaviour would save you energy and money. ● Use a little paint or correction fluid on unmarked radiator valves to show which way you turn them for open or closed. This will help you to keep each room at the right temperature, without wasting energy. In general, your bedrooms should be cooler than your living areas. ● Better still, fit – or get a plumber to fit – thermostatic radiator valves (TRVs) with numbers on. These work by sensing the temperature of the air and adjusting their output accordingly. You use your electronic wall thermostat to set the maximum temperature for your home, and the valves enable you to vary that from room to room. However, you shouldn’t fit a TRV in the room the thermostat is in – usually the hall.

Seasonal Task If your lights are on timers so your home is light when you get back from work, adjust them to reflect the fact that it now gets dark later, and keep adjusting them until the clocks go forward, to save energy.

HERE’S a rare chance to be part of a unique development in Liverpool – where home owners help build the properties – without getting your hands dirty. Housing charity Liverpool Habitat for Humanity is selling one of its homes ready to move into as part of a bid to secure cash for the next phase of development. LHFH executive director Van Garber says: “Normally our home owners have to spend 500 hours working on site, what we call ‘sweat equity’, in lieu of a £10,000 cash deposit, and for the chance to buy one of the properties on a shared ownership basis. “However, we’re selling one home by more conventional methods to lever in some much needed cash.” The three-bedroom end-terrace on Kingsley Road, in Toxteth, is on the market for £125,000 (through the Allerton office of HomeSales) with carpets and landscaped garden included. Part of an award winning scheme, it has an open plan kitchen, dining and living space, plus cloakroom/wc on the ground floor and three bedrooms and a bathroom above. It has energy-efficient double glazing and full central heating installed, and there are double-glazed French doors onto the rear garden, which has been landscaped with a patio area, lawn and planting. Used as a partly furnished show home, the property also boasts some eco-friendly credentials, including paint from Eco Dulux, wallpaper from Tektura and kitchen and bathroom floor tiles from Wirral-based Trustland Group, which were sourced via the BuilderScrap.com builders’ exchange website. RATINGS: Tenants should be able to check out potential landlords online

TENANTS should have access to a ratings website to give them more information on potential landlords, a consumer group said today. Nine out of 10 tenants said a website on which people could share experiences of landlords, in a similar way to customer feedback is given on eBay, would help them to make better decisions about who to rent a home from. Consumer Focus said the

majority of people renting in the private sector were unable to find out much information about their landlord before they signed a tenancy agreement. Just 15% of tenants had been able to find out all of the information they wanted, while more than a quarter were only able to get limited details or none at all, and a third said all the information they were able to gather came from the landlord themselves.

By contrast, landlords and letting agents are able to ask tenants for references, deposits, a guarantor and other personal and financial information. The group has written to some of the UK’s largest letting agents and deposit protection schemes in England calling on them to look into setting up a feedback website. Claire McAnulty, policy expert at Consumer Focus, said: “People often sign up with little

more than a gut feeling after a cursory tour of the property – if they are lucky, they might have a word of mouth recommendation. “There is huge potential for a feedback website to give tenants a better idea of whom they’re renting from. Getting behind a feedback website could also help the industry establish a better reputation and build up much-needed trust with renters.”

HE daffodils may not quite be in bloom yet, but you should be ordering your summer bulbs now if you want to add pizzazz to your plot in the warmer months. Bulbs, corms and tubers can be planted in spring right up until the end of May and can be as spectacular as their spring counterparts, in troughs and tubs, or filling the front of beds and borders, requiring little maintenance but providing a wealth of colour during the hotter months. The majority produce their best blooms when planted in a sunny spot, although lilies and begonias bloom well in partial shade. The secret is to plant a variety of bulbs which will last all summer, such as freesias, which bloom from June onwards, zantedeschias, which flower between July and October, and later-flowering blooms such as dahlias and tigridias. Long after your tulips have faded, foxtail lilies (eremurus) are producing towering spires of flowers as high as 2.5m (8ft) and clumps of Crinum x powellii are producing beautiful pink blooms. Also in August and September red hot pokers (kniphofias) are among the most impressive border plants. In October and November, a welcome burst of colour is provided by Nerine sarniensis, related to amaryllis and sometimes referred to as jewel, or diamond, lilies because their petals reflect light, which is needed in the dullest months. Indeed, a panel of gardening experts has voted it the must-have bloom for this summer, in an event organised by the Netherlands Flower Bulb Information Centre. Hyacinths are generally known as highly scented spring bulbs, but there is also a summer hyacinth, Galtonia candicans, which grows to 3ft (90cm) and makes big clumps of strap-like leaves, producing white,

DRAMA QUEENS: Crocosmia used to be known as montbretia, but whatever you call it, you can guarantee dramatic colour bell-shaped flowers in summer. They should be planted in late spring. If you don’t fancy lifting gladioli corms every year, try the gladiolus communis subspecies byzantinus, which grows to 75cm (2.5ft) and produces magenta flowers. It is a hardy perennial which doesn’t need digging up every year and looks wonderful in a cottage garden, although it’s not quite as majestic as the taller varieties. Corms should be planted in a sunny spot in autumn or early spring in

Best Of The Bunch Hepatica THIS pretty rockery plant, a member of the buttercup family, comes into flower long before the more well-known aubrieta, alyssum and arabis, but is no less effective. It thrives just as happily in semi-shade as in full sun and the species you are most likely to find is H nobilis (H triloba), growing to just 8cm (3in) and flowering between February and April. Blue starry flowers emerge on short stalks above the tri-lobed leaves. You can get hepatica in white, pink and red as well, but they may be harder to track down. If you want a variety with larger leaves and flowers try H transsilvanica, best planted under deciduous trees or shrubs, with plenty of grit and leaf mould added to the soil – or go for the lavender-flowered H media Ballardii. Clumps should be divided in autumn.

One of the easiest lilies to grow is the tiger lily (Lilium tigrinum), which grows to 4ft (1.25m) and produces striking orange-spotted flowers with petals which curve in to make a ball shape. Again they can be planted in early spring in well-drained lime-free soil. The plants can be left for a couple of years until they start to become overcrowded and then clumps can be dug up and divided in autumn or early spring and replanted immediately. galtonia and amaryllis belladonna can be planted in spring and left to naturalise in a warm, sunny spot. Non-hardy types such as tigridia, canna and eucomis should be planted in late spring and lifted after flowering, before the first frost. Dahlias, cannas and begonias, which are not frost-hardy, can be started off in pots indoors early in the year. Nearly all need good drainage, so add sharp sand or horticultural grit to the ground below and around where the bulbs are to be planted. The hole should be about twice the diameter of the bulb and the depth will depend upon the variety you are planting. Crocosmias, formerly known as montbretias, with their hot colours from yellow through to burnt orange and fiery reds, look their best in high summer and can continue to flower well into September. Good companions in high summer include the dark-leaved dahlia Bishop of Llandaff, with its deep red flowers and the effective foliage contrast, and bold day lilies such as hemerocallis Stafford, which has fabulous scarlet flowers with yellow centres. Other hot bulbs for summer include gloriosa Rothschildiana, a climbing vine with vibrant red and yellow flowers similar to those of the lily and often known as the climbing lily. For best results this should be planted by trees, walls and fences in warm, sunny spots. Long after the daffodils and tulips have faded, you’ll be dazzled by a host of summer bulbs emerging through to autumn.

Invest in a bit of Turkish delight

Grow Your Own Asparagus ALLOTMENT holders with plenty of space and even more patience may consider growing this delicious permanent crop, which needs a sunny and sheltered site to protect the tender spears which are harvested in spring. Prepare the soil by digging a 15cm (6in) deep trench and earthing up a ridge in its centre. Buy two-year-old asparagus crowns and spread the roots out over the ridge, filling in the trench with a soil and grit mix. Cover the crowns with the gritty mixture so they are 10cm/4in below the soil surface, keep the crowns well watered and mulch with a thick layer of compost in early spring to protect the emerging spears. Don’t pick the asparagus in the first year. Cut it down to the base when the foliage dies down in the autumn, weed thoroughly and mulch again. In the second year, pick a few spears and then take what you want in the third year, picking plenty to encourage more buds to grow from the crown, but only for a six-week period from mid April onwards.

What to do this week ● Plant lily bulbs outside where you want them to flower or in pots for planting-out later. ● Prune large-flowered clematis hybrids by shortening long shoots down to a pair of swelling leaf buds. ● Bring pot-grown strawberry plants into the greenhouse to encourage early flowering and fruiting. ● Sprinkle sulphate of potash around the base of fruit trees and bushes. ● Sweep paths and patios to remove remaining autumn leaves. ● Rake lawns to remove moss and scatter worm casts that may have built up. ● Continue sowing seed of summer bedding plants in heated propagators. ● Sow parsnips as soon as soil conditions allow and complete before mid-spring. ● Sow tomato seeds for growing in a cool greenhouse. ● Apply a top dressing of gravel or chippings around plants in the rock garden to suppress weeds and encourage free drainage. ● Prick out or pot up pelargonium seedlings that have grown from seeds sown last month.

LAST year was a defining one for Turkey, which saw it establish its presence on the real estate map. Turkish real estate has gone from strength to strength with demand, both domestic and international, for quality accommodation in cities like Istanbul as well as along the Aegean and Mediterranean coasts. HOUSE building levels showed signs of improving during January with an 18% jump in the number of private homes developers plan to build. New home registrations increased by 5% across all sectors during the month to 7,788, according to the National House-Building Council (NHBC). The increase was driven by the 18% year-on-year jump in registrations for private properties while there was actually a 16% fall in the number of public-sector homes planned. The rise in registration is good news after the total number of homes completed during 2010 fell to their lowest peacetime level since 1923. “2011 has got off to a promising start despite the uncertainty that is affecting much of the economy,” says Imtiaz Farookhi, chief executive of NHBC. “However, it is important to bear in mind that home registrations for 2010 overall were lower than we might have hoped and completions were low as well. “This month’s figures do offer some consolation that, despite the raft of conflicting economic data that appeared in January, housebuilders’ attitude to new development was robust and they remain committed to recovery.” The housebuilding industry was hit hard by the combination of the credit crunch and house price falls, which caused potential buyers to sit on their hands, while those that wanted to go ahead with a purchase struggled to find the mortgage finance they needed. Further uncertainty was caused by government changes to the planning system, although it is hoped that its New Homes Bonus scheme, which aims to reward local communities that allow development, will lead to an increase in the number of new homes being built.

HIS cottage seems straight out of an Enid Blyton novel or, at the very least, an upmarket version of Hagrid’s place in Harry Potter.
