NEW City Visions managing director Don Craven has handed over the keys of the first
FUR PLAY: David Wilson Homes North West has launched a charity appeal six homes in the third phase of its Ellergreen development. Cobalt Housing’s Alan Rogers and Cy Powell accepted the keys and the development ploughs on – a further 20 homes are to be completed for Cobalt Housing in late summer in the £3m scheme part funded by the Homes and Communities Agency. Cllr Joe Anderson was there to witness the handover, saying: “It is very satisfying to see the delivery of good quality, affordable housing. The area formally known as the Boot Estate is being transformed into a new and highly desirable residential community. “The quality and space in the homes is really impressive and the energy efficient heating system will mean that the homes are economical to run, an important consideration with the rising costs we are all facing.” The new homes incorporate highly efficient air source heat pumps for their heating and hot water. The technology converts ambient air temperature in to heating and delivers lower running costs with a 30-50% saving in CO2 emissions when compared to traditional boilers. Pauline Daniels Where was the family home you grew up in and what was it like? My earliest house memory was of 31 Fairfax Road in Birkenhead. I lived there from the age of two to 13 with my mum, dad and nan. We had a corner shop and all the women used to sit on their steps and have a good gossip. The kids played without any worries and every now and then there would be the odd cat fight, just like Coronation Street! What is your clearest memory of the house? I remember trying to make a fire and there was so much smoke in the house I opened the window. The sash broke and the window smashed. I thought I was being helpful... Where was the first house you bought yourself and what did it cost? My first house was in Moreton and it cost £9,000. What made you want to buy it? We bought it because we couldn't get a mortgage on a house that wasn't new. What are the most important features you look for when buying a house? It has to feel just right when you walk through the door. That's always been the way I've chosen houses. Where I live now is a prime example.We were just in the hall; hadn't even walked into a room, but we knew it was going to be home. Are you a DIY trier or do you leave it to the experts? I'm useless at DIY. I let those that know "do". What's the one thing you love most about your house? I live where I live because I can see the best waterfront in the world from my window, Liverpool. It takes me 10 minutes to be in the centre of one of the most vibrant cities in the work. So I suppose it's location, location, location. How to... strip wallpaper ● REMOVING wallpaper is often hard work, but it needn’t be a chore ● There are various methods for stripping wallpaper but by far the easiest is a wallpaper steam stripper, which you can hire or buy inexpensively. If you’ve got a lot of wallpaper to strip, it makes sense to buy one. They are similar to big kettles and it’s easy to get scalded by the steam or drips of boiling water, so use with care and try to keep the hose straight because it can twist off, leaving steam streaming out dangerously. ● To operate one, simply hold the steam plate to the wall and wait for the steam to loosen the wallpaper. Keep testing to see if the paper is loose because you can damage the plaster underneath if you hold the plate on for too long. For speed, hold the plate to the wall with one hand and scrape where you’ve already steamed with the other hand. ● Some wallpapers have more than one layer, or you’ll find layers of

different papers, in which case it’s often easier to remove one layer at a time. The steam will penetrate better if you score the wallpaper first, especially if it’s thick, but you may leave score lines in the plaster, which is no good if you’re not replastering or repapering, so do a tester patch first. ● The best paper stripping knives have long metal handles and replaceable blades, which screw in place. The only problem is that these blades are really sharp when new and can damage plaster if the wallpaper’s thin or you’re not careful when scraping. If you’re worried about this, traditional scrapers with non-replaceable, triangular blades are less sharp. ● Clear up scrapings as you go along because once dry, they set hard and can stick like glue to floors and other surfaces. After stripping, you’ll need to scrub and scrape the walls with sugar-soap solution and then clean water to get rid of any leftover paste and scraps of paper.

Use your inner space
ROOM TO LIVE: Extending and improving your kitchen or a loft conversion gives you more living space and adds value to your home

ITH money tight, many of us are deciding to improve our own homes. It can be a way of providing that extra space to avoid the need to move. Or it can make a house seem much more attractive should you put it on the market – and it always pays to stand out from the crowd! So we asked TV presenter and architect George Clarke for some easy ways to add value to your house without breaking the bank. And he’s come up with solutions to suit all tastes – and budgets. ● Loft conversion: This is one of the most cost-effective ways to add space – especially if you turn it into an extra bedroom and bathroom. Bear in mind that you need to have at least 2.3m of headroom, and think about where you will put all the stuff you’ve been storing up there. It’s probably better to use a specialist loft conversion company
DEVELOPER Seddon Homes is urging buyers to adjust their price expectations in line with the housing market. The firm’s sales and marketing director, Denis Maddock, says that too often owners are under the misapprehension that their properties are worth as much now as two years ago, before the start of the recession. “The market has realigned and the price of new properties has changed accordingly,” says Denis, “but too many customers come to us expecting to get a part-exchange deal based on the value of their current home
by JANET TANSLEY rather than a general builder. The most basic conversion starts at £7,000, but the price can run well into five figures. This could add between £20,000 and £50,000 to the property’s value. ● Improve or extend the kitchen: Open-plan kitchen/diner/family rooms still remain popular, and the bigger the better. Building an extension should be easier thanks to changes in the rules, allowing you to extend terraces and semis by 3m and detached properties by 4m without planning permission. Never compromise on the quality of your appliances. If money is tight then go for good quality appliances and compromise with affordable units. You can leave the space as it is and spend your money on an expensive kitchen. Or, you can spend a large amount making the space work (removing walls, adding
an extension and reconfiguring the layout) and buy a cheaper kitchen with whatever is left. I would do the latter; get the space right first and go for a cheaper kitchen. You can always upgrade later. It will cost about £15,000 for a small extension, plus the cost of units and appliances. Get advice from an estate agent on the added value. ● Install an en suite bathroom: If you have three or more bedrooms, people these days expect more than one bathroom. The best option is to squeeze an en suite into the master bedroom, leaving the original as the “family” bathroom. This could mean shaving a bit off your bedroom or pinching a bit of the landing. Costs start at £2,000. The National

Association of Estate Agents says a second bathroom or en suite can add up to 5% to your home’s value. ● Appliances : Upgrading your plumbing and electrical systems will always add value to your home and sensible ecological design technology will too. ● First appearances: Giving the front door and woodwork a fresh coat of paint will make a big difference and won’t cost much. It will make you feel better about your home and, when you come to sell, should impress potential buyers. Avoid pinks, oranges and purples, as they’re too personal a choice. ● Landscape the garden: Your outdoor space should be an extension of your living room, which means glass sliding doors or French windows
leading to paving or decking with nice furniture. It can easily run to thousands so plan well. Plants are pricey and so are designers; save money by hiring a student on a garden design course. But, warns George: “Ideas are one thing, putting them in to practise is another. “I would encourage people to have a go at redesigning their home but if it’s a big scale project or you lack the necessary experience, employ a professional. Don’t kid yourself that you can do it if you have no experience of it.” If you do opt to get a professional, find a well-established and highly recommended builder, and get a fixed price before work begins. ● George will be joined by

Owl’s well that ends well for derelict pub site COSMOPOLITAN Housing Association has started work on its new scheme in Egerton, Skelmersdale – its first development in the area. Formerly home to a derelict pub, The Owl & Pussycat, which had been empty since 2009, the site will have nine threebedroom homes for affordable rent, with completion due in October. The properties on Egerton Road have achieved Code 4 for sustainable homes, and will feature prefabricated timber
frames; highly insulated walls, floors and roof; roof mounted sunpipes and photo-voltaic panels; water butts and rainwater harvesting and wildflower gardens. The development’s cost of about £1m is being supported by grant funding from the Homes & Communities Agency, with the remainder of the costs being met by Cosmopolitan. Architects Denovo Design, who are working with Cosmopolitan on the development, have enlisted the
help of pupils from Hillside Community Primary School, which is adjacent to the site. Years Three and Six were given the chance to have an input into the garden and building design, to help create wider public awareness of the project. The response of the pupils has been so enthusiastic that they are now planning a health and safety project around the build of the development as it progresses. Kristene Karaski, regeneration
officer with Cosmopolitan, says: “We are very excited about this development, particularly with it being our first in the Skelmersdale area. “There is a significant waiting list in this area for housing and these properties will go towards helping to ease that.” She adds: “It’s fantastic to see the local school and pupils taking such an interest in the design and building process too and we’re looking forward to more input from them over the coming months.”

HE village of Seaforth has a proud maritime past and is situated on the edge of the River Mersey, in between Waterloo and Litherland. Its name is thought to have originated from the Old Norse words of ‘sæ-fjord’ which means ‘sea inlet.’ Today, it is most famous for its docks which opened in 1972 and have become the largest docks on the Mersey. The docks are part of the Port of Liverpool and Liverpool Freeport. Once part of Lancashire, Seaforth is now within the borough of Sefton and is a great place to find affordable housing. The area mainly consists of Victorian terraces which have recently sold at prices ranging from £40,000 to
£75,000. Meanwhile, semidetached properties in Seaforth have recently sold for between £125,000 and £179,950. THE flowers of these hardy shrubs may be insignificant, but their bracts, ranging from acid yellow to deep orange and bronze, more than make up for them. They are a very diverse group which includes succulents and poinsettia and you can find types suitable for almost any setting, from a gravel garden to a big border. Most prefer sun but will tolerate partial shade and they will grow in most soils but don’t like being waterlogged. They self-seed freely so beware them spreading too rapidly, especially on light soils. Among the most common is E characias “Wulfenii”, a large, rounded bush with greyish-green leaves, with globe-shaped heads adorned with small yellow-green flowers which appear from early spring. It’s ideal for the back of a border, as it can grow to 1.2m (4ft). A much smaller type, the evergreen E myrsinites, is better for rock gardens, as it grows to just 10cm (4in) tall, its stems topped with clusters of yellow-green flowers which turn a greyish-pink. Other good varieties include E palustrus, a larger type which is weather tolerant and produces fresh green foliage before lime green bracts appear. Bigger types do well as stand-alone plants by a wall, but also combine well with silvery or bluish foliage.
● Continue to prepare seedbeds outside, weather permitting, using planks to stand on if the soil you are working on is very wet. ● Weed borders and mulch bare soil with organic matter or other material to stop them emerging again. ● Plant containers with hardy plants including small trees, shrubs and climbers. ● Cut vigorous climbers such as ivy, winter-flowering jasmine and honeysuckle back hard. ● Lift and divide overgrown clumps of summer-flowering herbaceous perennials, just as growth gets under way. ● Split primulas after flowering, as the flowers go over. ● Place stakes in the ground to support perennials which will soon be emerging. ● Cut down growth left after winter to make way for new
shoots, dressing the soil with a fertiliser so it’s ready for a layer of mulch. ● Plant out early varieties of potato, once they have been chitted. ● Plant comfrey in a bright, sunny corner of the kitchen garden. The leaves make a great addition to the compost heap, or may be spread over the soil around crops as a mulch. ● Sow salad leaves little and often for a continuation of crops to harvest through the summer. ● Continue to take cuttings from the new shoots of chrysanthemums which have been overwintered in the greenhouse. ● Pick off dead flowerheads of winter and spring bedding plants. ● Once potted bulbs grown inside are past their best, plant them outside and give them a liquid feed.

Grow Your Own Broad beans BROAD beans sown in March and then at monthly intervals to the end of May should provide you with beans throughout the summer, to eat raw or cooked, in casseroles or as a simple accompaniment to meat and fish dishes. They are among the easiest beans to grow, although they do need a sunny, sheltered spot, but are less fussy about the soil than
peas or runner beans, and it’s wise to add organic matter to the soil the previous autumn. Sow the seeds in double rows 5cm deep and 20cm apart in spring, setting up stakes which will be needed to support the plants as they grow. Hoe regularly to keep down weeds and pinch out the top 10cm of stem when the first beans start to form,
to prompt an earlier harvest. Begin picking when the first pods are 5-8cm long and cook them whole. Pick pods for shelling only when the beans have begun to show through the pod, but don’t leave them to become the optimum size or they will be tough. Good longpod varieties include the white Aquadulce Claudia and Red Epicure, which has a distinctive flavour.

PRICES of smaller terraced houses are falling, because fewer first-time buyers can get a mortgage, while the value of detached homes is rising because buyers have more money and there is a shortage of supply in some areas, says a new survey. According to Rightmove, the average asking price for a terraced home dipped from £180,030 in March 2010 to £177,422 today. Prices have fallen each month this year even though 31% fewer homes are going on sale at this bottom end of the market compared with the peak of the boom in 2007. Rightmove director Miles Shipside said: “The target audience of first-time buyers for terraced houses are stuck in rented accommodation, with 30% of them in our recent survey expecting to stay there for three years or more. “Yield-hungry buy-to-let investors or buyers with gifted deposits are the main hopes for a terraced home seller.” By contrast, prices of detached houses are slowly rising, from £229,600 in March 2010 to nearly £232,000 today.
