Top Tip IF YOU have a fireplace that isn’t in use and is open to the chimney above, it can be very draughty, but it doesn’t have to be. A chimney balloon is the best way to plug the gap, but if you don’t want to buy a balloon, you could try making a DIY version with a bin bag containing loft insulation or an old pillow. Whatever you use, make sure you remove it before using the fireplace. KEEP COLD OUT: A man fits weatherstripping tape to his door and window frames. Dodge the draught and keep your home warm S
USPENDED floors are one area where there’s often room for improvement. If you have a period house or flat with original floorboards, they’ll have a cavity underneath, which can make the room above draughty if the floorboards are exposed. Putting a rug or rugs on the floor will help, but you can do more. According to the Energy Saving Trust, insulating underneath the floorboards on the ground floor (only rooms above unheated spaces need to be insulated) can save you around £60 annually. Some suspended floors can be accessed from underneath (if there’s a cellar, for example), but if this isn’t possible, you could take up the floorboards to fit insulation. The downside of this is that it’s a big, disruptive job and you may break some of the boards in the process, or not be able to get them all up. You can also fill the gaps between the boards, which seems the obvious way to stop the draughts. However, walking on the floor is likely to dislodge at least some of the filler, so it could be a waste of time in the long run. If a room has a concrete floor, this can be insulated by fitting
Last week, we looked at the benefits of insulating your home’s loft and exterior walls, but there are other ways to keep the heat in and the cold out, says Julia Gray rigid insulation and then chipboard on top. The problem with this is that you have to remove the floor covering first, and the level of the floor will be higher, which may cause problems with the skirting boards, sockets and doors, etc, so it can be a big job. Another big job is making your home’s windows less draughty and more energy efficient, especially if you live in a period property that has the original windows. Replacing windows is expensive, typically costing several thousand pounds for a
house, but it is worth doing if you can afford to – the Energy Saving Trust says that swapping single-glazed windows for B-rated double-glazed ones could save you around £165 annually. Remember that double-glazed windows don’t have to be made of UPVC – there’s more choice of styles and materials than you might think, unless you live in a listed building or on ‘designated land’, such as conservation areas, where there are stricter rules about replacement windows (and doors). If you can’t afford to change the windows, or at least the glazing (sometimes you can replace single glazing with double glazing, or fit special heat-retaining glass to the existing windows), there are much cheaper ways to make windows more energy

efficient. These include fitting secondary glazing units or film (clear film you fix in place across the windows with tape). Another good DIY option is weatherstripping, which is draught-proofing tape that helps to fill the gap between the frame and the window’s moving parts. Original sash windows are notoriously draughty, and weatherstripping can make them less so, but consult a good DIY book or website to see how to apply it to sashes, or get a pro to do it, because it’s more complicated than with other types of window. In a similar way, brush draught excluders around exterior doorframes can be effective at keeping the cold out, as can a brush strip fixed to the bottom of the door – just cut it to fit and screw it in place. A ‘sausage’ fabric draught excluder will also help to reduce draughts, as a brush strip will only cover some of the gap – fit it too low, and it will drag on the floor. And don’t forget to fit keyhole and letterbox covers to stop cold air coming in there. For extra insulation at this time of year, it’s a good idea to fit a curtain pole above the door and hang a heavy curtain across it, especially if the door is partially or fully glazed. Measures like these should make your home cosier and help to reduce your heating bills, which is always welcome.

This filler is designed for gaps along skirting boards, window frames and doorframes because it flexes with movement. It can be painted over when fully dry and is surface dry in about an hour. Best of all, it’s less rubbery than most flexible fillers and so easier to work with and it can even be used outdoors, which is really useful.

AG a butterfly, splash out on blues, whip up some wallpaper and show a well-turned leg if you want your home to be bang on trend this year. The good news is that embracing a look shouldn't mean a complete revamp because the trends are, in the main, fresh and interesting developments of existing decor interpretations. So French-style furniture with pretty, carved legs; florals; botanical designs featuring birds and butterflies; colour and wallpapers will continue to star. If they're already to your taste you may only need to add a few more accessories or a new statement piece to refresh a room and show off your style credentials. "French elegance is a key trend for spring," predicts Caroline Hodgson, home accessories buying manager for Barker & Stonehouse. Our love affair with florals endures, she says, and the new collections will range from vintage-style faded blooms through to watercolour effects and small prints with dainty daisies or camellias. "Whatever you do, don't miss out on the blues," she advises. "Denim, cobalt and sky blue all blend well and will create a cool and calming atmosphere. "In general, whatever your taste, the aim should be to conjure an atmosphere of tranquillity, serenity and sophistication so rooms are a sanctuary and retreat from the pressures and stresses of the outside world."
Turn Back Time
Nostalgia is always heightened when times are tough and continues to inspire present-day designs whether it's vintage style or the fashion for mid-century modern furniture. "Spring is all about reviving eras, from the 1920s through to the 1940s but with fresh interpretations," says Alice Duggan, head of home buying at Debenhams. "One of our key themes is Naturals, a furniture and accessories story of muted tones," says Sue Roberts, head of design for House of Fraser. Seeds of survival
With sub-zero temperatures upon us, the RSPB is advising people to make sure their bird feeders and tables are full of high-energy foods. Hannah Stephenson examines what's on offer
H
OW long is it since you filled your bird feeder or replenished the water in your birdbath? If you haven't done it for a while, there's no time like the present. “The sudden drop in temperatures across the UK will have been a big shock to birds' systems after spending the past couple of months with few worries in terms of food availability,” says Richard James, RSPB wildlife adviser. “Thanks to the recent mild weather, many natural food sources have been readily available and water has been easy to come by. Now the snow and ice are here, birds will need all the help they can get to survive the winter.” However, the range of bird seeds, fat balls and other so-called bird-friendly items can leave gardeners baffled as to what's best for our feathered friends. The RSPB suggests calorie-rich foods such as mixed seed, nyjer seed, fatballs, suet sprinkles, sunflower seed and good quality peanuts, as well as kitchen scraps such as mild grated cheese, rice and porridge oats.
SURVIVAL: A coaltit eating nuts in a snowy garden There are different mixes for feeders and for bird tables and ground feeding. The better mixtures contain plenty of flaked maize, sunflower seeds, and peanut granules. Small seeds, such as millet, attract mostly house sparrows, dunnocks, finches, reed buntings and collared doves, while flaked maize is taken readily by blackbirds. Tits and greenfinches favour peanuts and sunflower seeds. Mixes that contain chunks or whole nuts
are suitable for winter feeding only. Pinhead oatmeal is excellent for many birds. Wheat and barley grains are often included in seed mixtures, but they are really only suitable for pigeons, doves and pheasants, which feed on the ground and rapidly increase in numbers, frequently deterring the smaller species. Avoid seed mixtures that have split peas, beans, dried rice or lentils as again only the large species can eat them dry. These are added to some cheaper seed mixes
to bulk them up. Any mixture containing green or pink lumps should also be avoided as these are dog biscuit, which can only be eaten when soaked. Don't feed the birds cooked fat from roasting tins and dishes, because the fat may have blended with meat juices which leaves a mixture prone to smearing, which is not good for the birds' feathers, and is a breeding ground for bacteria, the charity warns. Polyunsaturated margarines and vegetable oils are also unsuitable as

Remove suckers and any unwanted stems in the winter.

Lard and beef suet on their own are fine as they re-solidify after warming and are not as prone to bacteria breeding because they are pure fat. Never give milk to the birds because it can result in serious stomach upsets or even death. They can, however, digest fermented dairy products such as mild grated
Things to do this week ● Protect winter-flowering bulbous irises in the garden from severe cold or damp. ● Brush snow off the branches of shrubs to avoid the branches snapping under the weight. ● Start forcing pots of lily bulbs for Easter and early summer flowering. ● Give perennial vegetables such as asparagus and artichoke a dressing of general fertiliser, which will have time to wash down to their roots, ready for the new growing season. ● Sow an early crop of salad onions, such as 'White Lisbon', in a greenhouse border. ● Apply a winter wash over your fruit trees and bushes to stop overwintering pests in their tracks. ● Continue to plant bare-root trees while they are dormant, if weather permits and the ground is soft enough. ● Renew compost in permanent pots by scraping off the top couple of inches and replacing it with fresh compost.
for birds COLOURFUL: A robin at a snowy bird feeder in winter and, inset, a blue tit feeding on a coconut cheese, which may attract robins, wrens and dunnocks. If you want to give the birds coconut, only give them the fresh stuff in the shell, rinsing out any sweet coconut water before hanging it out, to stop black mildew emerging. Desiccated coconut should never be used as it can swell inside the bird, with fatal consequences. Cooked rice without added salt can be beneficial to birds during severe winter weather, while uncooked porridge oats are fine for many bird species. You can also put out small quantities of dry breakfast cereal. A supply of water is also essential for bathing and
preening. In freezing conditions birds become more dependent on water provided in gardens, since many natural sources are frozen over. The most effective way to keep the water in your garden from freezing is to pop in a light ball that will be moved by even a gentle breeze – a ping-pong ball is ideal. Alternatively, pour on hot water to melt the ice to make sure the birds can get to it. Put out enough food and you may see a wider variety of visitors during the RSPB's Big Garden Birdwatch (Jan 26 and 27), the world's biggest wildlife survey. ◆ For more information, visit www.rspb.org.uk
House sales at six year high UK house sales increased last year to the highest levels seen since 2007, with lenders claiming that things are looking up for mortgage borrowers. There were 932,000 completed transactions last year, marking a 5% increase on 2011, according to HM Revenue and Customs (HMRC) figures. Meanwhile, the Council of Mortgage Lenders (CML) outlined evidence to show why it believes that the “shutters really are coming up” in the mortgage market. In its latest “news and views” release, the CML said: “Overall, there has been a marked sense of improvement in the
mortgage lending landscape over the past year, which we forecast will continue in 2013.” It added: “We estimate that there has been a slow and steady increase in the proportion of first-time buyers buying without assistance from 32% of all first-time buyers in 2009 to 36% in 2012.” The CML said that it expects mortgage lending to reach £156 billion this year, compared with an estimated £143 billion during 2012. The HMRC figures showed that the number of sales in 2012 was still almost half the level seen five years earlier. However, sales picked
up in the final quarter of last year to 237,000 transactions, showing a 4% increase on the previous quarter and a 2% rise on the same period in 2011. In a sign of the sales numbers to come, mortgage approvals to home buyers have been increasing in recent months, which analysts have put down to the introduction of a multi-billion Government scheme in August to kick-start lending. The number of mortgages on the market has been on the rise and lenders have been slashing their rates since the Funding for Lending scheme was launched.

Good enough to eat Garlic WE have garlic in so many dishes these days that it's not difficult to justify the little time and effort it takes to grow your own. Buy bulbs that are certified virus-free from seed merchants rather than planting one you've bought from a supermarket because the results may be disappointing if you cut corners. Break up the bulb and plant the cloves in prepared, well-drained ground in a sunny spot, placing them 15cm apart and pointed end up, so the tip is just covered with soil. Cover them with cloches in frosty weather. Each one will produce a whole bulb which should store until the following spring. If you live in a cold area, speed up the process by planting the cloves in divided seed trays in multi-purpose compost, water in well and place them in a cold frame or unheated greenhouse. They should be ready for planting out in March or April. In dry spells, keep garlic well watered or you may find the resulting bulbs don't keep for very long.

£6.5bn boost for first-time buyers FIRST-TIME buyers have been given a boost after Britain’s biggest mortgage lender pledged to lend £6.5 billion to help people into their first home in 2013. Lloyds Banking Group, which owns Halifax, said it hoped its commitment will mean 60,000 people get on to the property ladder by the end of this year. The figure is an increase from last year, when the group said it would lend £5bn and get 50,000 people into their first home. While the group has not yet disclosed full-year figures, it said that by September it had helped 40,000 customers to buy their first home. The pledge will be delivered through a range of products, including its Lend A Hand scheme, where a
mortgage is backed by a friend or family member’s savings. Halifax now provides one in three mortgages on affordable housing schemes, including shared ownership and shared equity. The group also provides more than 40% of funding for the Government’s NewBuy scheme, where lenders and the Government secure the mortgage on a new-build house or flat. Lloyds’ pledge comes after the latest figures from the Council of Mortgage Lenders showed first-time buyer numbers were up by almost a quarter year-on-year. Lenders have been slashing their mortgage rates in recent months and are offering some of their cheapest ever deals following the launch of the
Funding for Lending scheme to boost lending by giving banks access to cheap finance. Lloyds has already drawn £3 billion from the Government scheme. Barclays announced a new deal for mortgage borrowers with smaller deposits earlier this month and has now started offering a mortgage allowing parents to help children get on the property ladder with a deposit of just 5%. Stephen Noakes, mortgage director at Lloyds Banking Group, said: “The recovery in the housing market rests on growth in the wider economy. We remain committed to getting things right at the start of the chain, creating liquidity in the housing market and helping more people to get on the property ladder in 2013.”
