AUCTION house Sutton Kersh raised more than £3m at its recent sale. The auction, at the beginning of April, was the largest on Merseyside since 2008 with a catalogue of 89 properties up for grabs. High levels of pre auction activity resulted in 19 properties being sold prior to the auction. A further 35 lots were then sold in the busy room, taking the total sales percentage to 65%, the best result since June 2009. The auction started well with seven of the opening nine lots being sold. Lot 1, a development opportunity on Hartington Road in Toxteth, proved to be the star lot of the day selling for almost double its guide price of £50,000. The bargain lot of the day was a 3-bedroom mid terraced property on Crocus Street in Anfield. Described as being in need of full repair and modernisation and as having severe structural defects, the property was guided at £5,000 and sold in the room for £16,500. Cathy Holt, auction manager at Sutton Kersh says: “I am delighted with the result. It was encouraging to see so many investors. There is still an air of caution, but generally there is a good level of interest for properties guided at the right price.” Sutton Kersh will hold its next auction on May 25 at the Hilton Hotel in Liverpool One. MILLER Homes North West has ● announced three new major appointments to support its xpansion of
operations. David Ruffley has been appointed Land Director, reflecting the firm’s return to land acquisitions. “We are actively seeking good land to
build on and David’s appointment is integral to these plans,” says Steve Birch MD of Miller Homes Northern Region. David joins Miller with 25 years’ experience in land and housing, having been a planner and a land buyer. He rapidly ascended through Fairclough Homes, from planner to divisional land and planning director, a role he had for nine years. This prepared him for time as Elite Homes MD and then to Wolsey Residential Finance. He was a member of the national HBF planning committee for 10 years and chair of the regional committee. Sharing a Fairclough Homes heritage is Dave McDonald. He joined the company in 1988 as a quantity surveyor and progressed to chief quantity surveyor by 2005 when the company was acquired by Miller Homes. He has been their commercial manager for the past five years and has now been appointed commercial director. He heads a team of six, responsible for ensuring that the build and sales teams have everything they need. Clare Noakes has been appointed sales manager, having been the project sales and marketing consultant for Miller Homes at The Rock development in Bury town centre since its launch in July 2010. Prior to joining Miller Homes, Clare had run her own consultancy business and was previously the sales and marketing manager at Crosby Lend Lease. “All three appointments are highly significant for us,” adds Steve. “They signal our expansion plans in the North West and will support us as we move into a very positive 2011.”

Where was the family home you grew up in and what was it like? It was in Allerton and my parents still live there. The house is very bright and sunny, with a lovely garden which was the setting of many a barbecue over the years. What is your clearest memory of the house? The bedroom in which I closeted myself during my teenage years. It was there that I’d gaze at my Keanu Reeves posters, play Purple Rain until my ears bled and had endless discussions with school friends about the opposite sex. Where was the first house you bought yourself and what did it cost? The first home I owned was a coach house in Grassendale Park, which I bought the first time I returned to Liverpool after a stint in London. It had two tiny bedrooms and an even tinier yard. I think it cost about £70,000, which was well over my budget but I didn’t care. What made you want to buy it? I’ve always loved historic buildings and this was Grade 2 listed, a real chocolate box-style house. Plus, the location was gorgeous – quiet and surrounded by all those other lovely houses. I still love that part of the city. What are the important things you look for when buying a house? Light, bright rooms, a nice sunny garden and a big fancy kitchen if possible. Are you a DIY trier or do you leave it to the experts? I leave it to someone better than the experts my dad. He’s a lot cheaper than them too. What is the one thing you love most about your current home? The location. I love living back in Liverpool – I’d been away for more than six years. AKE no mistake, the Scandinavians have designs on us – whether they’re keeping us glued to the TV with dark Danish crime series The Killing or winning us over to their stylish home furnishings. While a select few may wish to emulate the scruffy look of Deputy Superintendent Sarah Lund (Sofie Grabol), who wears thick, knitted jumpers from the Faroe Islands, transforming rooms is arguably more visually impressive. After all, what’s not to like about furniture that has timeless good looks, and colour schemes and settings that seem to make the most of every inch of space and every ray of light? That’s the essence of cool, calm, sleek Scandi style. Those appealing qualities probably explain why we don’t seem to be able to get enough of it. “Scandinavians don’t like showing off, so their style is understated and more about relaxing and enjoying your home than making it a showpiece,” says Anne Tiainen-Harris, founder of Cloudberry Living, which specialises in interior pieces and accessories by Scandinavian designers. “It’s all about simple, pure and calm beauty combined with a high degree of functionality. “I think it’s hugely popular in Britain because space is very expensive here and Scandi style helps create the illusion of space and airiness in any interior.” While connoisseurs may yearn for pieces by iconic designers such as Denmark’s Arne Jacobsen – whose Butterfly chair was famously straddled in the Sixties by a naked Christine Keeler – or fellow countrymen including Henrik Pedersen and Verner Panton, most of us probably get our Scandi-fix at affordable Swedish homestore Ikea. Its popularity was highlighted by recent Mintel research which found that we buy almost 10% of our furniture from its 18 UK stores, even though some may be tempted to commit a crime against the authors of its flatpack instructions. Ikea, pivotal in shaping the British perception of Swedish design, has won us over to pale, blonde furniture and slim sofas, not to mention helped us cheaply clear up our clutter with its best-selling storage solution, the Billy bookcase, which starts from £19. How to... spruce up skirting boards ● When decorating a room, the skirting boards should be the last thing you tackle, apart from the floor. If you’re just doing the skirting boards, you’ll be amazed by what a difference revamping them can make to the whole room. ● It’s essential to sand thoroughly before painting. Use an electric sander on the flat parts and sandpaper where the sander can’t reach. Even if the existing paint is in reasonable condition, you still need to sand it to help the new paint adhere, especially if the old paint is gloss. Clean the wood thoroughly after sanding. ● If your skirting boards are in poor condition, scrape and sand off any chipped, flaking or cracked paint and fill holes with flexible wood filler. Sand smooth when the filler is dry and then wipe clean. ● If you’re painting over bare wood, apply a couple of coats of knotting solution to the knots first to seal them and stop the resin in them from ruining your paintwork. Apply (quick-drying) primer and undercoat next, or a combined product. ● Use masking tape to protect your walls and floor when painting your skirting boards, but don’t leave it on too long because it can form a seal with the dry paint and tear the paint when removed. The safest option is to remove and reapply the masking tape between coats and to use low-tack masking tape.
Ask The Expert Q What’s the best sort of paint to use on my skirting boards? A I always recommend water-based quick-drying wood paint because it’s nice to use, easy to clean off things it shouldn’t be on, and takes very little time to dry, although you usually need to do quite a few coats. In my opinion, nothing beats white skirting boards and the good thing about white water-based wood paint is that it doesn’t yellow over time, unlike oil-based alternatives.

ACCORDING to a new survey for Crown Paints, 20% of couples who live together are at war over how to decorate their home. And 60% of newlyweds say that their different ideas about how to decorate are one of the biggest causes of arguments between them. While 15% of men suffer in silence about their partner’s choice of colour and decoration, women are much less likely to do this, with only 7% admitting to letting their partner have free rein with the decor. How to get a share deal when buying STRUGGLING first time buyers are increasingly finding it easier to get on to the property ladder if they buy a home with friends or family. But with a house likely to be the biggest purchase of a lifetime, the advice from the National Association of Estate Agents, is that it is important to get it right from the start! Peter Bolton King, Chief Executive of the NAEA, says: “At a time when a lack of mortgage finance is hindering first time buyers, opting to buy with a friend or relative can represent a sensible way of getting into the market. “Twice the number of bedrooms doesn't always mean twice the cost, so sharing the price of a home, and the deposit – as well as bills and maintenance costs – can make real financial sense. “Importantly, both owners don't necessarily need to live in the property. A person living in London could invest in a town with lower house prices with a friend who lives there, and rent out the second bedroom.” But he warns: “For anyone considering entering into a joint ownership I would stress the importance of a transparent, open relationship between all parties involved to ensure a smooth process. “Remember, this may be your home, but it's also a business transaction and one of the biggest decisions you'll ever take.” So... ● Consider the worst case scenario: buying a home should be a
positive experience, and one of the perks of buying with friends or family should be a high level of trust, but that shouldn't be to the detriment of legalities. Consult lawyers about a co-ownership contract and agree in advance what will happen if one owner's circumstances change. ● Get the right mortgage: There are mortgages that exist specifically for this type of purchase, so shop around for the best deal. By combining in this way it is possible to attain a mortgage of higher value, due to the increase in income afforded by applying with a joint wage. ● Keep paperwork in order: Documents associated with the purchase should remain accessible to both parties. Any documents relating to the property or mortgage should also be in the names of each of the co-buyers. ● Count the pennies: Often a joint bank account is the best way to ensure that mortgage/utility payments are met promptly. If all parties have access to the account it also ensures that any financial transactions are handled transparently and are not the sole responsibility of one owner. ● Finally – Know who owns the sofa: To avoid disputes, drawing up an inventory of non-shared items at the start of the residential period can ensure that there is no confusion about which items belong to whom. This should also help if one owner decides to move out.

Hannah Stephenson says as the weather warms up, it’s time to perk up patio pots with colourful annuals and permanent plantings
I
’VE jet-washed my patio and spruced up my garden furniture in anticipation of summer entertaining – now, the only thing that’s left are my patio pots, which is where the fun begins. If you’re buying pots, choose the same types – a row of three or four large ones looks much better than an assorted mix of pots you might have accumulated over the years. Historically, annual bedding plants have been used to brighten the scene, offering a wealth of colour over the summer months, but in recent years gardeners with little time and less money have recognised the merit of permanent plantings, where only the surface of the soil needs to be scraped off and replaced by new compost every year, rather than the whole planting scheme. More gardeners are also seeing the merits of evergreens, which add structure and form to the patio all year round. Clipped box balls, for instance, look great in tall, contemporary pots. Summer-flowering bulbs such as the wonderful agapanthus, or African lily, look fantastic in pots, providing a striking display of ball-shaped 13cm (5in) flower clusters in blues or whites, late in the summer. Use a large deep pot to accommodate the roots and grow these sun lovers by themselves in containers, preferably somewhere sheltered.
POTS OF PLEASURE: Geraniums are patio pot classics, with their warm colours, but the canna lily, insert, can provide a touch of drama Plant the bulbs now and you will have to be patient. It may take a couple of years for the flowers to appear, but if you keep them somewhere sheltered near the house or under a porch during the winter months, they should come back year after year. You may have the popular Verbena bonariensis in your perennial border, but now you can buy a smaller version, V. bonariensis “Lollipop” to enjoy the same incredible clusters of lavender flowers on low-growing, mound-like
plants. It’s ideal for pots, being low-maintenance, drought tolerant and good for cutting, growing to 60cm (24in). Available from www.suttons.co.uk or phone 0844 922 0606. Ornamental grasses can also add movement and colour. Fountain grass, Pennesetum setaceum “Rubrum”, is a natural for pots, filling them with its arching habit and rich burgundy colour. Best Of The Bunch Bluebell (Hyacinthoides) BLUEBELLS are the essence of the English countryside in spring, creating a sea of blue in woods nationwide, just as the trees are coming into leaf. They look particularly striking under trees with white or grey bark, such as the birch. Plant bulbs in autumn, 4-6cm deep in informal clumps of 20 or more, leaving 3cm between the bulbs. English bluebells (H. nonscripta) prefer light soils and thin grass, while Spanish bluebells (H. hispanica), which are larger and coarser, will settle in coarser grass, but shouldn’t be planted with their English relative or they will soon take over. Experts at the National Trust are predicting an early and fantastic display of bluebells this year following the mild and dry start to 2011. If you want a blaze of colour, have your fill of fuchsias, geraniums, osteospermums and climbing sweet peas, but try new varieties too. Put some of those in with a dainty white bacopa, which will trail over the container, and you will have a rather sophisticated plant combination, much more original than the myriad garish colours of petunias you find in so many retail outlets. You may be raring to go with your containers, but don’t put them out too early. Wait until at least the middle of May before planting them up with frost-tender bedding and half-hardy perennials, or they could be killed by the cold.

Grow Your Own Rocket THIS peppery leaf is ideal for people who want more depth in their summer salads and is also great when combined with goats cheese or beetroot dishes. It’s also expensive to buy bagged in the supermarkets when you can sow a succession of seeds which will give you a crop throughout the summer months and can be used as a catch crop before other veg start to take up space. Wild rocket has smaller, stronger-flavoured leaves and is a slower-growing perennial plant. Whether buying wild or cultivated rocket seeds, they can be sown outdoors between March and September in a well prepared soil bed. Sow seeds thinly, 1cm deep, in drills 30cm apart. Water well and keep the area well weeded. Harvest the young leaves as required, which can be within three to four weeks after sowing. Be warned, it runs to seed in hot weather.

Grow a tall, traditional variety up a wigwam in the border or in a patio pot near the house to enjoy the fragrance and colour. Alternatively use them to screen an eyesore or add privacy to a seating area.

Plant them with climbing runner or French beans as the sweet pea flowers will attract pollinating insects which will in turn give you a better crop of beans.

Cut sweet peas regularly and put them in vases indoors. Cutting them is vital if you want them to last throughout the summer, otherwise they will set seed and stop flowering.
