JONES Homes are jubilant this week ● after an independent customer satisfaction survey has shown that 97.8% of Jones Homes’ customers would recommend the house builder to other people. The research was carried out by In-house Research and Training among new home buyers during 2010. Congratulating Jones Homes on the figures, In-house’s Alex Pitcher says: “We understand this has been a tough year, however, Jones Homes is still putting its customers first, still making customers happy and we believe this is important to recognise.” To acknowledge the achievement, In-house awards certificates to those builders who score over 95%. Denise Caldwell, Sales & Marketing Director, says: “This is fantastic result for our companies within the Residential Division, and it demonstrates Jones Homes’ on-going commitment to our customers, both from our customer service teams and our sales and construction staff on site.”

MILLER Homes is organising an Open House Event this weekend. The event is designed to promote the last five homes on its popular Bridgewater development in Netherley that are ready to move into now. Just by identifying the colour of the front door of the Bridgewater Park Marketing Suite visitors are in with the chance to win £500 of High Street gift vouchers. Zoë McIver is Miller Homes Sales Adviser and knows the Bridgewater Park area. Zoe says: “ It is only right that we let people know they need to act fast if they want to live here and have the pick of the last five houses. All have an impressive specification, plus we are offering our MiWay, that has helped hundreds of buyers onto the property ladder.” The combination of high specification in the Kitchener three-bed family home includes a master bedroom with en-suite, attractive archway feature separating the kitchen and dining area, contemporary kitchen design with stainless steel cooker, hob and

There is also the added bonus of carpets, turfed rear garden and fencing offered on these last properties making them ready to move in right away. BEAUTY contest winner Hannah Zamir visited New City Vision’s Ellergreen development in Liverpool to thank them for their recent competition sponsorship. Hannah, 19, won the main title in a competition organised by Little Miss Independent. It was only the second beauty contest she has entered. Hannah, who lives in Formby, is currently a student, studying law. She now goes on to contest the Miss England crown at the semi finals in Leicestershire in June.

While visiting Ellergreen to thank New City Vision for supporting the competition Hannah took time-out to meet some of the new residents. Don Craven, MD at New City Vision, said: “The Ellergreen residents were thrilled to meet Hannah and congratulate her on her win. Everyone here, along with all the staff at New City Vision, wishes Hannah the best of luck in the Miss England competition.” Becoming a bit of a beauty spot for homebuyers, the new residential community of Ellergreen is close to Croxteth Country Park and just five miles from the heart of Liverpool. The development offers house hunters a choice of spacious 2, 3 and 4 bedroom houses. All have an eco-friendly low energy heating system and are competitively priced, from £125,000. With the Homebuy Direct equity loan scheme buyers could pay just £87,500 now to own one of these houses. Full details of this and all the purchasing options are available from the Ellergreen marketing suite located opposite St Teresa’s Church on Utting Avenue East, Liverpool, L11 5AB. A home that sports all the right features

HIGH STYLE: Thankerton House offers living on a grand scale

W

HEN it comes to property, this is one home that’s premier league. For sale with estate agents Savills, the original Thankerton House in Woolton Hill Road, Woolton was bespoke built in the1930s for a local dignitary and has been comprehensively re-modelled to create a magnificent home which, whilst retaining the proportions and style of the original concept, now offers luxurious and incredibly generous accommodation suited to today's lifestyles. The original principal reception rooms have been retained and augmented by both a family room and a large sun room which opens to the gardens and side terrace. But it is the leisure area, arguably the most impressive in South Liverpool, which really sets this property, for sale at £2,750,000, apart.

by JANET TANSLEY With an indoor pool terrace area for entertaining, a large swimming pool with waterfall cascade, 12 seat steam room and seven seat spa with changing rooms and an air conditioned gym, all opening to a south facing terrace, even the most discerning of buyers cannot fail to be impressed. The security aspects of the property have had equal importance with laminated ground floor windows, CCTV monitoring, a second floor panic room and two sets of automated remotely controlled gates. And as for luxurious extras, there is an integrated international satellite system with 17 TV points throughout the house including tile televisions to two bathrooms. The leisure suite includes an integrated audio system with ipod/iphone docking.

The kitchen, like the bathrooms, is state of the art with wine fridges, AEG integrated appliances, and granite tops and opens to a breakfast terrace in the Mediterranean garden to the rear. It really is a top class property player. The principal reception rooms lie off the hall with the dining room to the left and the drawing room to the right. These have bespoke inlaid double doors to each with the dining room including a Minster style fireplace, oak floors, deep ceiling coving and a window to the front. The drawing room is equally impressive, again with oak flooring, deep coving and a superb contemporary fireplace. Double doors open to the sun lounge which has porcelain polished floor tiles and inlays with under floor heating and double French doors which

open to the side gardens. On the first floor there are five/six bedrooms including the master suite off the long oak floored landing with its period balustrade and inlaid bespoke doors to all rooms. The master bedroom suite has fitted furniture and a French door to the balcony, an en-suite bathroom with a Biojet spa bath, Tile TV and twin wash hand basins with a separate shower, all tiled in Travertine marble. The adjoining sixth bedroom is fitted as a dressing room. Thankerton House stands within nearly half an acre of grounds behind a secure boundary to the front with “in and out” automated gates. And if you are lucky enough to be able to set your sights on this wonderful property, you can contact Savills on 01625 417 454 or log on to www.savills.co.uk for more details.

My First

HOME

Prairie style is the new look heading over the horizon. Gabrielle Fagan rounds up the essential elements of this soft, rustic effect

D

Where was the family home where you grew up and what was it like? The first home I can remember was 29 Princes Avenue, and my mum and I lived in the attic bedsit. It seemed like it was in the heavens as you had to climb so many stairs to get to it. We were doing a TV programme recently and I went back to it. It brought back so many memories of my childhood. What is your clearest memory of the house? There was a bannister and I used to slide down it. Our landlord was Mr Daniels and he was very kind. I was the only child in the house and there was a fire escape at the back of the house that I used to stand on. They were very happy memories of me and my mum. Where was the first house you bought yourself and what did it cost? I have never bought a house but I have bought a flat. I can’t remember how much it cost but the first flat I bought was in Camden in the 80s and I think I bought it from the money I got from the film, Mona Lisa. What made you want to buy it? I lived in it with my ex-husband. It was a basement flat and it was because of where it was we bought it, being seen to be ‘upwardly mobile’ in Camden. What are the important things you look for when buying a house? The location. I need somewhere peaceful because I need my sleep. I grew up in Toxteth among all those gorgeous buildings but it went through a dreadful time, and yet I have really good memories of it. So ‘bad areas’ or those deemed as such don’t put me off. But it’s good to have a place where you feel unafraid. My ideal place would be by the sea. Are you a DIY trier or do you leave it to the experts? Being a single parent I have learned to do a lot like painting my flat for myself. I have had to do things so I’m not scared of picking up a screwdriver. What is the one thing you love most about your current home? The peace I have there. I have wardrobes that are absolutely amazing because they go the full length of the wall and I can hide everything away! I love the serenity it gives me, I feel at home there. BY JANET TANSLEY

OWN on the prairie, something is stirring. A new style is coming our way faster than you can say ‘Yee-ha!’ Banish that celluloid vision of tumbleweed, bunk beds and bare board ranch houses – traditional home to the tough Wild West cowboy. This is a liveable look for today that embraces the softer side of rustic, with bleached wood and colour in woven blankets, Navajo rugs and reclaimed treasures. “It’s a style that says ‘home’ wherever you are,” says author Fifi O’Neill, who celebrates it in her own house with folksy charm and an almost tangible welcoming atmosphere. All the rooms in her converted 1920s barn, with its open rafters and raw wood walls, are decorated in a subtle dove grey and chalk white palette. Loosely woven linen curtains hang at the windows, filtering the bright sunlight, and it’s the reclaimed furniture and intriguing personal touches collected over the years that are allowed to star. There’s no hall and the spaces flow seamlessly into one another. Everywhere there are examples of her creativity, from a fake plank floor – plywood given a distressed paint finish -– to a carved mantel as a focal point with a grate filled with artfully arranged foliage and branches. It’s a winning decor effect for those who are on a budget (and these days who isn’t!) and attracted so many fans that Fif has distilled the essence into a new book, Romantic Prairie Style. Although French-born, 20 years ago she fell in love with vast plains and the sweeping grasslands of Canada and America, where originally many European immigrants created humble dwellings which, depending on their location, took on a variety of designs from ranches and cabins to cottages and farmhouses. “Those homes all share common characteristics, among them a love and respect for traditions and honest materials, a need for tranquility and simplicity and a spontaneity of design, be it rustic, refined or understated chic,” she says. “What’s so liberating and appealing is that prairie-style decorating doesn’t answer to a set of rules but spells freedom and creativity – the only essentials are conjuring a personal sense of comfort and beauty. What could be easier?” Settler-style resourcefulness and necessity work hand-in-hand in Fifi’s world. “My own taste leans toward a refined rusticity, a look easily accomplished with pre-loved pieces, whisper-soft colours, romantic accents, eloquent objects and a ‘do it yourself ’ attitude.” Quaint shutters are made from the doors of an old armoire, pillow cases are hand-made from vintage fabrics and outdoor metal furniture is given a gleaming finish with metal paint, making it elegant enough for a bedroom. “Peaceful, uncomplicated and comforting, this barn is my prairie escape, my simpler life,” says Fifi. “I’m surrounded

by treasures I’ve rescued from markets and second-hand shops. “If you surround yourself with the things you love, you can’t help but have a home in which you feel content.” With Fifi’s help it’s easy to create your own little house on the prairie.

RUSTIC PRAIRIE

This is a down-on-the-farm look, adaptable and versatile, which makes an easy marriage with an existing rustic scheme. “You don’t have to opt for a bare look,” says Fifi. “Just don’t over-clutter and keep the palette subdued. I like to play with textures and then add colour in accessories.” Emulate a chic pairing of vintage and industrial by featuring stout wooden furniture, hessian and linen fabrics that allow grain and texture to star and utility accessories such as farming tools or craftsmen’s implements. An old wood frame, refinished with a dark walnut stain, displays a vintage cocoa-bean sack above the mantel. Comfy chairs, a polished wood floor and a stack of logs in the grate all combine to introduce a relaxed but elegant style hues reflected in accessories, from pretty collections of glassware to posies of flowers, are all ingredients of a more decorative approach to the style. “I also like to incorporate French vintage charm into my schemes,” says Fifil. “Of course, objects must be practical and functional but a crystal chandelier suits the glamour puss in me. My friends always laugh at the fact that even when I build, paint or drill I always do it in high heels!” White-painted wrought iron bedsteads, dressers and antique chandeliers can be combined to give a more flirty, feminine feel

but keep the look simple and grounded with stripped floors, and textured, plastered walls or homely wood-panelled ones and fabrics such as denim and gingham. Whimsical, small touches give the feeling you could step outside and ‘ride into the sunset’, no matter what your location, or spark a full-blown passion for life on the open range. I like uncontrived arrangements – perhaps a collection of vintage tin containers, a candleholder and a collection of coloured glassware,” says Fifi. “I think the world is longing to return to a simpler way of life, surrounded by things we cherish, amuse us or make us feel secure. This is style where you can have fun and relax.”

DIY can be dangerous, but not if you follow this guide for playing safe with plugs, sockets and corded power tools. ● If you’re washing down walls in preparation for decorating (after sanding or removing wallpaper, for example), turn off the electricity at the mains first or tape plastic bags over the sockets and switches. If you accidentally get water into any of them, don’t use them until they’ve dried out. ● If you’re using corded power tools outside or in damp conditions, play safe and use a residual current device or power breaker, which will automatically cut off the electricity if an accident happens or the tool malfunctions. ● Whenever you’re plugging corded power tools in, be careful not to overload the socket with plugs. This, of course, applies to sockets in general. And if you have to change or check a plug, ensure that the connections inside are secure and the right way round and that the cord grip is tight around the lead, not the wires. Never rewire a plug unless you know where the wires go a new plug should come with a diagram. ● If a corded power tool stops working, changing the fuse is the first thing to try (after checking that the plug hasn’t come out of the socket!). With conventional plugs, you have to unscrew the casing and carefully prise out the fuse, but with moulded plugs, you can only get to the fuse, which is easy to do - no unscrewing required. The fuse must, of course, be the right amp for the power tool for it to work properly. ● Whenever you’re using an extension lead or corded power tool, make sure the lead is uncoiled because it could overheat if there are knots in it. Damaged leads make power tools unsafe, so don’t use them. And remember not to adjust or clean corded power tools when they’re plugged in.

Seasonal Task IT’S that time of year when your lawn and hedges are growing fast. To trim them safely, keep your mower or hedge trimmer in front of you, feed the power lead (if there is one) over your shoulder, use a residual current device or power breaker and wear sturdy boots or shoes, whatever type of mower you’re using, to protect your toes.

Ask The Expert Q. What’s the difference between corded and cordless power tools, apart from the power lead? A. Cordless ones are more convenient because, providing the battery’s charged, you can pick them up and use them anywhere.

They’re also generally safer because there’s no lead, plug or mains electricity involved (other than the charger), but they can run out of charge mid-job and not all power tools come in cordless versions, so sometimes you have no choice.

Reaching out for the dream home

ASPIRING: Vicky Wray and Rob Williams in their three-bedroom home

F

PROPERTY 7

OR a long time settling down was the furthest thing from the minds of Vicky Wray and Rob Williams. Instead, the engaged couple wanted to see the world and set about covering as many miles across the globe as they could. Destinations stamped on their passports include Australia. But now they want a house of their own – and they have discovered there’s no place like home! Vicky, 25, and Rob, 27, have bought a home on Gleeson’s Montreal Gardens development in Huyton and they used the company’s “Aspire to Own” purchase enabling scheme to do it. The scheme saw Gleeson Homes match the 5% deposit the couple had worked hard to save. Both Vicky and Rob, once they had

by JANET TANSLEY decided to settle down, wanted to buy their own home close to their childhood homes in the Huyton area. After carefully considering other new build developments around Liverpool as well as city centre apartments, they fell in love with Gleeson’s Montreal Gardens in Huyton where two, three and four bedroom homes are available from £91,995. The couple chose the three bedroom Napoli. Vicky says: “As a young couple we wanted to stay close to the city centre but have the inside space and garden to entertain our friends now and, possibly, raise a family in the future. “Montreal Gardens ticks all the boxes, the

HAPPY HOME: Gleeson’s four-bedroom detached Baslow style home is among properties at Montreal Gardens

buzz of Liverpool city centre is close by yet the development has a real community feel.” Vicky and Rob were determined to save for the 5% deposit which many first time buyers think is unachievable. Rob explains, “Once we returned from travelling we were obviously low on funds but knew we wanted to settle down and get on the property ladder. “We decided to move back in with our respective parents instead of renting. “This allowed us to save one wage and use the second wage for monthly living expenses. By using this approach we had our 5% deposit saved in just six months.” Maxine Baxter, Sales Manager for Gleeson Homes adds: “Vicky and Rob took a very clever approach to saving for their deposit and we are extremely pleased that we were able to match their 5% deposit plus contribute to their legal and valuation fees through our Aspire scheme. “However, we know how difficult it is for young people to save for a new home so we also offer schemes which allow parents to financially help their kids buy their first home.” Rob goes on: “We were able to move into our new home in record time. “We did have to forego a couple of luxuries while we were saving but now our monthly mortgage repayment is cheaper than the rent on a smaller apartment.” And Vicky Vicky adds: “I love our new home. As first time buyers I never thought we could afford a three bedroom home with en-suite and I love the fact we can decorate it in our own style”. Now Vicky and Rob are settled in their new home they are saving for their next big adventure – their wedding and honeymoon next summer. ◆ Gleeson Sales Office & Show Homes at Montreal Gardens are open Thursday to Monday 10am to 5pm. Buy or sell the perfect property BUYING a new house should be an exciting time, but according to one in four homeowners in the UK it is the most stressful thing you can do! But don’t let stress take over – if you know what to look out for when you are considering buying a property, it can make things a lot smoother. Specialists in property law, Paul Crowley & Co Solicitors explain a few of the most common problems and how they can be avoided… * It might seem like cutting corners will save you time and money, but it rarely does. Make sure you get a professional survey done because the mortgage lender’s basic valuation is just a ‘valuation’ and is not a detailed structural report. It is always best to identify potential problems and repairs before you buy rather than after you’ve moved in. ◆ It is a good idea to visit the property at different times of the day as it will allow you to spot something you missed on a previous viewing - such as a problem with noisy neighbours or anti-social behaviour in the area. Make sure it really is your dream house before you make an offer. ◆ You should also make sure your mortgage is agreed in principle before making an offer – you need to be sure that you have the funding first. ◆ Do your research properly about the property and the neighbours. Check out the local schools, shops and other facilities. Always get the searches offered by your solicitor – such as a ‘flood check’ search, as this will tell you if the property is in a ‘flood zone’, if so it could have an impact whether or not you can obtain insurance on the property. ◆ Take time to choose a solicitor that is experienced in conveyancing to take care of all the legal aspects of buying a house. You should do this before you even start looking for a property, so that you don’t end up making an important decision in a rush. So much for buying, but what about selling? One of the most common issues that could cost you your house sale is not having the correct planning permission or building regulation approval for an alteration or extension. This can be a major drawback for buyers after a sale is agreed. They may ask you to reduce the price of the property as a result or even end up pulling out altogether – so make sure you discuss this up front. ◆ If any issues are identified on the buyer’s survey, you should also be prepared to renegotiate the sale price rather than risk the buyer pulling out completely. Often this is a far more costly option in the long term. ◆ Try to be as proactive and flexible as possible with your buyers throughout the sale process - whether that’s by filling out paper work quickly or by offering a range of different potential moving dates. Make sure you are as realistic as possible about the times scales for your move too. Often when sellers do not manage buyers’ expectations, it can lead to setbacks and disappointment too – so make sure you communicate with them well. EXPERT: Paul Crowley

Gardening goes

As the recycling message hits home at the country’s top horticultural show, Hannah Stephenson discovers one man’s junk is another man’s jewel

HELSEA unveiled its new artisan gardens category for the first time this year, where designers were asked to use natural, sustainably resourced materials in an artistic manner. Driftwood, reclaimed bricks and cockleshell edgings were among the items which featured in the displays. Yet you shouldn’t have to look too far to find bits and pieces that can add historical, elegant and quirky touches to your own garden, whatever the setting. Second-hand shops, reclamation yards and even car boot sales can provide an Aladdin’s cave of unusual containers and statues, chimney pots which can be upended to house colourful plants, quirky garden seating and ornaments. Old railway platform seats and seating from boats have been put to use in the past, while DIY enthusiasts have constructed seats featuring little more than a short piece of scaffolding plank resting on two neat piles of old bricks. Funky benches have been made using old tyres at either end supporting seats of painted scaffolding planks. If you live near the sea, explore the beach to search for large pieces of driftwood, or shells out of which you could make a feature mosaic to

SITTING COMFORTABLY: A garden bench made of old wood and cart wheels hang on your house wall. Mosaics and patterns can also be made out of pebbles or broken coloured tiles arranged Roman style. Fallen logs can be used to edge paths, while those on a budget may be more inclined to go for local gravel. Eye-catching containers can be made out of anything you may otherwise dump, from old food cans painted with brightly coloured weather-resistant paint, to sinks which can house a myriad of rock plants, and teapots, mugs and rusty buckets with holes drilled in the

Best Of The Bunch – Peony WELL-KNOWN for their huge blooms in late spring and early summer, these blousy perennials will add a romantic, feminine touch to any border. They take a couple of seasons to settle down and produce flowers, hate being moved and prefer an open sunny spot, sheltered from cold winds – but the reward is a vast array of large blooms in colours from cream to deep red. The common peony, P. officinalis, is a cottage garden favourite, growing 60cm (2ft) high and producing 12cm (5in) blooms in a variety of shades, flowering in May and June. The most popular are P. lactiflora, which flower in June. Good scented varieties include Duchesse de Nemours or Sarah Bernhardt. For big, bold flowers, go for Bowl of Beauty, which produces pink flowers with a cream centre. Others to watch out for include Peter Brand’, which produces deep red blooms and whose foliage turns red in autumn, contrasting well with ornamental grasses and bearded irises. Peonies need mulching in spring, staking and feeding with a general fertiliser in late summer. The stems should be cut down to ground level in autumn.

bottom which can be planted up and strategically placed to brighten up the scene. Old wicker baskets can also make good plant pots, stained, varnished and lined with black plastic, while broken pots can be used for a display of rock plants such as sempervivums. Wine aficionados who are lucky enough to have had their wine delivered in wooden boxes with lovely embossed logos should consider growing salad crops in them. See if your local wine merchant might have any boxes

WASTE NOT: Flowers can be planted in an old metal bucket or even a boot old boot spare and preserve the wood with Danish oil to weatherproof it as well as drilling holes in the base for drainage. Port boxes can also act as good containers. You can also grow crops in old drawers, weatherproofing the wood first and then drilling holes for drainage and lining the drawers with plastic. You may also have to add corner braces to the drawers to stop the wood from warping, but they will make eye-catching veg containers. Use your own home-grown stems of bamboo, when the canes are

green and flexible, or red dogwood, to cut and weave into plant supports. If you want to create an arch which will be smothered in flowering plants, but don’t want to spend a fortune, you can do it cheaply by bending old lengths of metal pipe or builders’ reinforcing bars, which will all be hidden by the climbers. You don’t have to go to Chelsea to find inspiration in recycling your junk - just think twice before chucking out that old chipped teapot...

Things to do this week ● Tie in new growth of climbers to prevent severe tangles later on. Tie in climbing roses horizontally to encourage flowering. ● Fill gaps left between spring and summer with tender perennials and easy-to-grow annuals including cosmos, nigella and pot marigold. ● Buy potted lilies in bud and plant them in the border for quick colour and fragrance. ● Harden off aubergines, courgettes, marrows, peppers, pumpkins and tomatoes grown from seed before planting outside. ● Sow French and runner beans and erect supports for climbing beans. ● Ensure fruit trees and bushes have enough water while the fruit is setting or fruitlets are often shed. ● Cover the ground under strawberries with straw or matting to protect the ripening fruit from mud and from slugs and other pests. ● Give tired lawns a liquid feed for a quick pick-me-up.

Grow Your Own Basil

IT’S NOT one of the easiest herbs to grow as it blackens at the first signs of frost and slugs love the foliage, but its delicious flavour which goes so well with sweet, juicy, home-grown tomatoes is among my favourite tastes of summer, so it’s worth having a go. There are so many varieties it’s difficult to recommend just one and there are all sorts of flavours including lemon-flavoured, minty and orange-flavoured. Basil is best treated like a tender annual and sown in pots in a warm, well-ventilated spot indoors

before placing outside in a sunny, sheltered position. By mid-June you can start sowing seeds outside, shallowly, in pots alongside tomatoes and peppers, which like the same conditions. Pick the end leaves, because more will then be produced from sideshoots. Once it has gone over, just pull it out and put something else in its place. You’ll need several pots on the go if you use a lot of it. After picking the leaves feed the plant with balanced liquid feed and let it grow again.

AVOID disturbing the soil around the plants unless necessary. Each disturbance produces a new batch of weed seedlings.

GUIDE ... to neighbourhoods Why live in... Skelmersdale

LANDMARK: An art installation on Hope Island Roundabout. Inset top, houses in Manor Grove. Inset bottom, more typical housing in the area

H

ISTORICALLY Skelmersdale developed on the back of the coal mining and brickworks industries. Today, its location and ease of access to the M58 make it a good choice for commuters. Just six miles away from Wigan, 13 miles from Liverpool and 15 miles from Preston, Skelmersdale was originally part of Ormskirk until it became a town in 1961. Like most places, there are good and bad parts of Skelmersdale, but, if you’re looking for a lot of property for your money, then this West Lancs town is a good place to start your house-hunt. Property prices can be fairly competitive here compared to some other areas. Indeed, according to property website Rightmove, in the last 12-months, average prices in Skelmersdale ranged from £44,792 for a flat to £75,348 for a terrace,

£111,868 for a semi-detached and £181,412 for a detached house. Some of the most sought-after places to live in Skelmersdale include Ashurst, which is close to the golf course and the Elmers Green area, where there are a range of period properties, large family homes and executive houses. The Old Town area of Skelmersdale is also a popular place to live, and here there is a choice of large homes, executive properties and modern houses. When it comes to amenities, the town has a large public library; a number of schools, a shopping centre and a college, which is due to open a new campus in September. For those keen to practise their putting, Skelmersdale also has two golf courses – Beacon Park Golf Club, an 18-hole par 72 course, and Deanwood Golf Club, an 18-hole par 71 parkland

course. Other recreational facilities include Tawd Valley Park, an area of open grassland and woodland in the heart of Skelmersdale; and Stanley Coronation Park. Opened in 2004, this park has a children’s play area, a teen shelter and a multi-use games area. For footy fans, the town has its own division one team, while those looking for a different kind of sport to try could consider the local archery club. Overall Skelmersdale might not be the first place you would think of starting your house-hunt, but look beneath the surface and you’ll find a well-located town with a choice of housing to suit all budgets, from economically priced, first time buyer properties to large detached homes. So take a closer look at Skelmersdale, you never know, you may just find your perfect pad in this West Lancashire town.

DEPOSITS paid by ● first time buyers trying to get on the British

housing ladder during the last 12 years have averaged 17% of the overall property value – two per cent more than the current average and have taken an average of 29 months to save for, according to new research from Santander Mortgages. Almost one in five first time buyers (17%) have paid between 6%-10% deposit on their first home, with 3.5m (12%) putting down between 11% and 20% to ensure they secure a foot on to the property ladder. Perhaps surprisingly one in 10 paid almost half of the full property price as a deposit with a further 15% buying the property outright. When buying their first home 43% used their savings to enable them to take that first step and a further 8% relied on inheritance or used money gifted from parents (6%). One in 20 sought additional work while 4% took out a loan. Phil Cliff, Director of Santander Mortgages, says: “Our research has found that despite the availability of 5% deposit mortgages throughout most of the noughties, first time buyers opted to put down an average of 17% deposit to secure their first home. “The majority have done so via the 'traditional' route of savings.” Santander says it offers a number of products dedicated to the needs of first time buyers including its latest 10% product at a market leading 5.29% and £495 upfront fee available exclusively to Santander First Home Saver customers. ◆ For further details log onto www.santander.co.uk or call 0800 670 680.

AVID Wilson Homes North West has recently been teaching Warrington children all about building site safety, when it welcomed pupils from Stockton Heath Primary School to its Walton Locks development. During the visit, the children were given a tour of Walton Locks, as well as receiving an informative talk on how to stay safe around construction areas. They also learnt about how David Wilson Homes North West build and use certain products. Furthermore, the pupils were also given a demonstration from bricklayer Ian Leef, which gave them valuable insight into life in the construction industry. Steve Jackson, sales director at David Wilson Homes North West, commented: “At David Wilson Homes North West, safety is always regarded as our number one priority, both for our employees and the wider community surrounding our sites. We wanted to raise awareness of the dangers building sites can harbour among those close by, particularly local children. “We have really enjoyed working with Stockton Heath Primary School, and are pleased to say that the talk and information was very well received among the pupils.
