GUIDE ... to home improvement Top Tip When bidding at a property auction, stay on top of things there may be hundreds of lots so it’s easy to lose interest, but some lots will be withdrawn or sold prior and the auctioneer may get to the property you’re interested in sooner than you’re expecting. Get the notes or addendum sheet when you arrive at the auction, as this tells you about any changes to the lots – yours may no longer be available.

UYING a house or flat in this country can take a very long time, even if there is no chain, and if you want to speed things up, buying at auction could be the answer. Auctions enable you to pick up property quickly and cheaply, but you have to do your research and know what you’re getting into. The first step is finding auction houses that sell properties in the area you’re looking in. Outside London, auction houses are more likely to specialise in local properties. Once you’ve found an auction house, get on its mailing list, either for paper or online catalogues. The catalogue will be available a few weeks before the auction, usually with a schedule of viewing for the properties being sold. The catalogue/website will also have the guide prices and conditions of sale. Legal documents for each lot should also be available to download from the website. Make sure you read them carefully and send them to your solicitor, as they could affect how high you bid (if you have to contribute to the seller’s legal fees, for example) or if you bid at all (if there are restrictive covenants, for example). Searches are often included in the legal documents, but if they’re not, you may want your solicitor to do them before the auction, although this could, of course, be a waste of time and money. As with any property you’re interested in buying, it pays to view it at least twice

Purchasing property at auction has an element of risk, but it can be a great way to bag a bargain, says Julia Gray so that you can take everything in. If you miss some cracks and they turn out to be the result of subsidence, you could have a big and expensive problem you weren’t expecting. Having a survey done before the auction is a good idea, or ask a surveyor or builder to view the property with you. Research the local housing market before the auction so you know how much the property is worth, and decide on your maximum bid accordingly. The temptation at auctions is to get carried away and bid higher than your maximum. If you’re worried about this, get someone to bid for you, or bid by proxy, where you authorise the auction house to bid on your behalf, up to a specified limit. And always bear in mind stamp-duty thresholds, as stamp duty can add considerably to your buying costs. Before the auction, check what ID you need to take with you on the day to register to bid and what methods of payment are accepted for the deposit. If you are the successful bidder, you have to insure the property, exchange contracts and pay a 10% (or minimum) deposit and a fee to the auction house immediately. The completion date is usually four weeks from the date of the auction, but it can vary. If you fail to complete on that date, you may lose your deposit and even be sued by the seller. For this reason,

paying cash for an auction property is by far the safest option, but it’s not one available to many of us. If you’ll need a mortgage, get it agreed in principle in advance. Some mortgage lenders will value the property before the auction, while others will wait until after. If the lender hasn’t valued the property beforehand, it may not value it as high as the price you paid or may put a retention on the funds if, for example, it’s in a bad state (many auction properties require modernisation). The lender will have to act quickly to meet the completion deadline, so buying auction properties with a mortgage is risky. Some finance companies and solicitors are auction specialists - they may have representatives at the auction. The guide price is the price the auction house expects the property to sell for, but it’s not necessarily realistic – properties often fetch much more. Most lots will have a reserve price and only the auction house knows what it is. If the bidding doesn’t reach the reserve, it may be possible to do a deal with the seller, via the auction house, on the day. You can check online after the auction to see which properties didn’t sell – it usually says the price they’re available for. You may also be able to buy a property before the auction, but be prepared for the seller to refuse because they know that prices can leap up in the heat of the moment.

Ignore the freezing weather outside and turn on the sunshine indoors. Gabrielle Fagan finds yellow packs a mighty decor punch

E’RE all suffering from a lack of sunshine. And while there’s no magic wand to change the murky outlook, you can set the forecast to ‘sunny’ by embracing the brightest trend on the decor horizon – yellow. Warm, golden sandy tones, reminiscent of sun-drenched beaches, through to vibrant canary shades can’t fail to banish the gloom and bring light and cheer to dull rooms. “After a prolonged period of cold, wintry weather, no other colour brings such an instant injection of warmth and sun to the home than carefully chosen shades of yellow,” says Rishi Subeathar, founder of eicó, the environmentally-friendly paint specialists. If you’re wedded to neutrals and even the thought of yellow has you wincing and reaching for your sunglasses (a Crown Paints survey found 35% of us are scared of using any kind of colour in our homes), it could be time to overturn your colour prejudice. “It’s true that yellow needs to be used with care so that it doesn’t overwhelm, or look as though you’ve covered a room in custard!” acknowledges Rishi. “But all its shades are mood-enhancing, from sunflower brights to softer buttery pastels. There’s a yellow shade to suit most discerning tastes and interiors.” Yellows can be the perfect solution for dark hallways or small, light-deprived rooms, says Rebecca Thompson, colour and design manager for Dulux. “Yellow, known for its optimism, has always been a popular shade and is associated with being clear, bright and uplifting,” she says. “It reflects warmth, is said to encourage inspiration and

YELLOW SHAKE-UP Making a statement in a room with a splash of yellow is one of the easiest ways to create a chic, modern setting. “Paint a feature wall in a bold, bright citrus and then balance its intensity by using grey-based neutrals or subtle whites on the other walls,” suggests Rishi. “If that’s too daring for

your taste, simply use a deep yellow shade for alcoves to conjure depth and richness.” Alternatively, welcome spring and make an impact with a Daffodil wall mural, £79-£199, Digetex Home. It features giant yellow blooms on a white background, and a blind in the same design starts from £119. Once you’ve taken the colour plunge and established a zingy yellow backdrop, you could go one step further and pull the look together with furniture and accessories in complementary shades. SUNSHINE BUYS: eicó’s paint collection features vivid yellow shades including Miro, Haldi and Lemon, starting from £13.75 per litre. If you’re a fan of wallpaper, Next’s Ochre and Natural check wallpaper, £15 a roll, in pale yellow and grey is both subtle and stylish. For a seating show-stopper look no further than Ikea’s

MELLOW YELLOW Traditional settings benefit from more subtle yellow tones – from sand through to gold – which add warmth and elegance. “Soft buttery yellows are more in sympathy with the decor style of a period or country home and will conjure a restful and peaceful atmosphere set against ivory, beige or dark wood

furnishings,” says Rishi. “If you have existing soft furnishings, blinds or curtains in yellow, use these as the basis on which to choose your paint shade, so that they complement each other and really pull the room together.” Consider your shade choice carefully, he advises, as yellow can change in varying lights. “Use a tester pot and paint a piece of board and display it in different areas in a room, and study it at different times of the day. Yellows when applied can often seem brighter than they seem in the paint tin.” Sunshine buys: A pale primrose could suit a traditional room, and Dulux has a Wild Primrose which teams well with Malt Chocolate or Absolute White, in its Dulux Paint Mixing range, £14.89 a litre. Go wild in your With wildflower seed sales soaring, gardeners can learn more about how to sow their own wildflower meadows during National Gardening Week. Hannah Stephenson reports

ILDFLOWERS are back in fashion, according to reports on their sales. In the past year, sales of UK wildflower seeds have increased by 60%, thanks partly to renewed interest fuelled by the stunning wildflower meadows at the Olympic Park in 2012. The combined elements of eye-catching visual impact, ecological awareness and wildlife value have fuelled sales of wildflower seeds among many of the main seed companies, including Thompson & Morgan, Suttons and Mr Fothergill’s. With this in mind, the Royal Horticultural Society (RHS) is playing its part during National Gardening Week (April 15-21) as its gardens across the country host talks, demonstrations and events to get gardeners growing wildflowers. Young gardeners will be encouraged to get their hands dirty and learn how to sow their own mini-wildflower meadow, perfect for attracting birds, bugs and creepy crawlies of all types. More experienced gardeners can find out how to support the wildlife in their gardens through a range of

Ian LeGros, curator at RHS Garden Hyde Hall in Essex, explains: “Wildflowers are currently going through a massive boom in popularity and are set to be one of the big trends for amateur gardening in 2013. “They are easy to plant and maintain, provide much needed habitats for wildlife and are

valuable sources of nectar and pollen for bees and other pollinators. “Encouraging wildlife and pollinators is particularly important in urban areas, so if you’ve a sunny patch of dry ground that won’t support much else in your front garden, it’s time to convert it into a wildflower meadow.” He offers the following tips to those who want to follow the

wildflower fashion: Choose seed carefully. Wildflowers are easy to grow but, like all plants, need the right conditions if they are going to thrive. Check your soil type and find a mix that will work for it. Poor soil? Look to perennials. If you have poor soil perennial wildflowers will do very well as there will be fewer grasses for them to compete with. Buy seed mixes that contain ox-eye daisies, yarrow,

Best Of The Bunch Lily of the Valley (Convallaria majalis) THEY may seem a fairly insignificant sight in a border but their fragrance is unparalleled, wafting through the air on a warm spring day. I have them in drifts in a shady spot around a garden seat, to enable visitors to experience the sweet scent first hand. You can also cut the stems of the small, neat, white bell-shaped flowers to put in a small vase and bring inside. Planted singly, they only span 10cm x 5cm (4in x 2in) but they soon spread sideways to make a loose carpet, and be careful if you’re planting them in a border among other plants because they can become invasive. They prefer rich, fertile soil with lots of added organic matter, in a shady spot. They are great ground cover plants for shady, damp situations, spreading by means of creeping roots. Other varieties include ‘Albostriata’, which has gold striped leaves, and ‘Fortin’s Giant’, a slightly taller type, growing to a height of 30cm (12in).

Things to do this week ● Sow and plant out vegetables including beetroot, broad beans, carrots, celeriac, kohlrabi, onions, peas, spinach, swedes and turnips. ● Sow seeds of tomatoes in a heated propagator or on a warm windowsill to grow on outdoors when all danger of frost is over. ● Deadhead daffodils as they fade. ● Apply a spring fertiliser to established lawns once they are actively growing and cut grass when it is about 8cm (3in) high. ● Don’t let pots and seed trays in the greenhouse dry out. ● Prune young tree heathers. ● Clip ivy growing on walls to tidy it up. ● Clear crops of leeks and celery which are still remaining, so that the ground can be prepared for new crops. ● Sow a few sunflower seeds under glass to encourage the children to become interested in gardening. ● Prune dogwoods and shrubby willows grown for their ornamental stems. ● Get rid of seedheads and stems to make way for new growth, and dress the soil with a fertiliser so it is ready for a layer of mulch.

IF you think that only slugs can eat your hostas, think again, because if you like sushi, you’ll probably like to add a few hosta leaves to it. The growing tips are slightly salty and succulent and are better known in Japan as urui, a springtime addition to your kitchen table. They can be blanched and served with goat’s cheese and

An annual seed mix containing cornflowers and poppies will do better if sown in the autumn, while corn marigolds prefer a spring sowing. If you have sandy or well-drained soils, wildflowers can be sown during the autumn, but if you have wetter, colder soils, you’re better off sowing in the spring to avoid seed rotting off. Prepare your ground. Wildflowers are easy but do take a bit more work than just opening a packet of seeds

over the ground. Prepare your soil first, making sure it is weed free and has been well dug over.
