WITH the housing market continuing to struggle and property sales flat, more home-owners are considering renting out their home because they cannot find a buyer. But there is evidence, too, that people inheriting property after bereavement are preferring to rent, rather than sell, for the same reason. Over the coming year more and more of these ‘reluctant’ and ‘accidental’ landlords could find themselves taking on tenants for the first time, indeed recent research suggests one in three home owners are now considering this as an option. But local lettings specialist, Belvoir, is warning anyone new to residential lettings to be aware of the pitfalls, including strict regulatory requirements, insurance considerations and tenant reference and checking procedures. Paul Rice, who runs the Belvoir office in Liverpool city centre, says: “We are seeing an emerging trend in the market, with many home owners becoming landlords for a variety of different reasons. “Some do not want to sell their property until the market recovers. Others need to keep a house occupied and maintained because it is lying empty. “But becoming a landlord, almost overnight, is quite a daunting task and that’s why we urge people to seek out initial free and impartial, independent advice before attempting to go it alone.” In addition to strict regulations covering compulsory gas, electrical and fire safety checks there are many other specialist rules to consider. For instance, if a property is rented to three or more unrelated tenants, a HMO (Houses in Multiple Occupation) licence may be required. Rules vary from one council area to another. If you are letting out a property you will also need to take out specialist landlord insurance, which is different to household insurance cover. “It can be a minefield for the new and inexperienced landlord,” says Paul. “It is important to consider what kind of tenant you want to attract, to ensure the right ‘fit’ with the property. Are you targeting families, young couples, single dwellers, or retirees? “If furnished, you will need to carry out a full inventory check before anyone moves in, as well as extensive credit checks and tenant referencing.” “At Belvoir we offer a full end-to-end managed lettings service for both landlords and tenants, for any type of property, furnished or unfurnished. “The first step for anyone considering letting out their own home for the first time, is to go through all of the options open to them,” adds Paul. Belvoir predicts that property rents will increase between 5 and 10% throughout 2011 and the number of private landlords in the UK will increase by a further 50% in the next few years.

STEPHEN Harper is full of praise for Miller Homes after moving into his new Bridgewater Park apartment in Netherley – just five weeks after popping in to its marketing suite. The new home owner, who lived less than a mile from the development, had first visited the development a couple of years ago to look at the houses. Red hot – and The radiator is now making a style statement all of its own. Gabrielle Fagan feels the heat

Esther McVey, Conservative MP Where was the family home you grew up in, what was it like and what is your clearest memory of it? Stoneycroft Crescent Liverpool 13. This is the house I remember as our first family home. It’s a semi detached in West Derby and I drove past it only a few months ago to take a quick peek. My mum and dad were young and funky and the house fitted the look and feel of a young funky couple of the seventies, swirly wallpaper – oranges and greens if I recall – with a fabulous clashing purple twist carpet. It was open plan too with wooden folding white doors and when the doors were open, my dad would chase me round and round in circles out of the living room into the hall and back around again, fit to drop and squealing with delight when almost caught! The back garden was wonderful too. The old gentleman who’d owned the house before us couldn’t keep up with cutting the grass so he’d bought a donkey to chew it away. There was a giant (well to a four-year old) baking apple tree in the corner which I loved to climb and in the summer pick all the apples off. Where was the first house you bought yourself and what did it cost? A one bedroom flat at the top of a Georgian House in Shoreditch, London £61,500. It was run down at the time on the edges of the city – it’s now a hub for the urban trendies! There were lots of up and coming artists and designers there including Alexander McQueen and Mathew Williamson. What made you want to buy it? Rents were so expensive in London that I decided to buy. I then worked double shifts at a restaurant in Covent Garden to enable me to cover the bills. What are the most important features you look for when buying a house? Location for sure, and added to that I want a place that I feel at home in. Somewhere that feels calm and secure. I want a place I feel happy being in, so I like there to be shops nearby and a park if possible. Are you a DIY trier or do you leave it to the experts? I’m happy to have a go at what I can do, but I leave the rest to those who are properly qualified. What's the one thing you love most about your current house? The kitchen and den area. It’s spacious, cosy, opens up onto the garden and has under floor heating which I adore. It’s also a very eco friendly house, I have a rain harvester and solar panels that heat the water. ADIATORS, once the ugly ducklings of the home and usually ignored unless they didn’t work, have undergone a transformation. “Radiators used to be the forgotten element of interior design and there was no alternative to the standard, white panels that dominated our homes, but that’s no longer true,” says Barbara Payne, head of product development at Bisque, which specialises in the funky through to the functional. Company founder Geoffrey Ward formed the company in 1979 after displaying a fancy, but damaged, radiator he’d picked up on holiday in Europe in his shop window. Within weeks, to his astonishment, he was being inundated with people wanting to buy it. “Bisque began importing sculptural radiators from Switzerland, which combined ‘wow’ factor and performance and found itself at the cutting edge of a whole new market.” Textured slabs, coils, ladders, poles, mirrored radiators, and even wooden radiators are just a few of the choices offered by today’s radiator companies. And radiators are no longer only made in metal, points out Marcus Orchard, managing director of The Radiator Company. “Different materials being used, including reconstituted stone and granite as well as ceramics and new finishes, are being applied to metal to create stunning effects.” So if you still have clunky, clanging radiators, surely it’s time you joined the radiator revolution.

Designer Divas

The cost of sculptural radiators may make you go hot under the collar, but will speak volumes about your taste and design awareness. “Radiators often occupy prime locations in rooms so it’s

surprising that they’re often overlooked as potential elements to enhance or complement a style,” says Orchard. “You should consider the design of furniture you will be putting in the room and how the radiator will complement it. “They can have the impact of a piece of art and you may want them to be a feature, or simply want one to be an under-stated, functional but handsome addition to a space.” Red hot rads: A Metacrylic radiator, from £2,068.65 from The Radiator Company, with its black box frame, wouldn’t look out of place in an up-market art gallery. A Hose radiator, from £941 from MHS Radiators, is really unusual. It’s made from more than 20 metres of double-lined steel braided hose which is rolled over a polished stainless steel hook. Make a talking point with a Leaf electric radiator, from £2,398 from Bisque, made from laminated wood. It has a radio-controlled programmer for temperature and operating times.

Turn up the heat

Colour’s taken rooms by storm, and there’s no reason why radiators can’t follow the trend. Some companies offer a bespoke colour finish service for radiators so they match walls and furnishings and blend seamlessly into a scheme, while others have a

Alternatively, La Scala, from £2,262 from Bisque, is eye-catching with its geometric zigzag shape and has a dazzling colour choice including a zingy lime green.

Shapely additions

kaleidoscope of colour choices for individual models. “Colour remains a strong feature for the designer market, with traditional, conservative colours still the main choice,” says Orchard. “Mottled copper and textured dark greys are a favourite for more conventional, period settings, but we’re seeing requests for more dynamic colours and special finishes.” If you’re stuck with existing radiators, give them a makeover. Hammerite’s Radiator Paint costs from £9.99 for 500ml. It’s possible to match a radiator to walls if you paint it with emulsion and then apply International Radiator Clearcoat, which prevents emulsion cracking when put under stress from the radiator heating up and cooling down. It costs from £9.49 for 500ml. Red hot rads: If all that DIY is just too tiresome, and you want to make impact with colour and shape, look no further than a slim, horizontal Tif radiator, from £831.90 from The Radiator Company. It’s available in 22 shades including a punchy red.

If you’re after a sleek, steely, slightly industrialised look, there’s plenty to satisfy you both from specialised companies and on the high street. Choose your shape to suit your space, advises Orchard. “Use tall, narrow radiators to maximise a small space. In most cases, double or even triple options are available to increase output without using up more room. “If you have more space, long, low radiators look sleek whilst tall, vertical options provide a stronger, visual statement.” Red hot rads: B&Q’s range has real ’va-va-voom’ appeal. An Accuro-Korle Focus radiator is a vertical pole of brushed stainless steel, £699, while a Lara chrome-plated radiator, £499, resembles an African warrior’s shield. Frontline Bathrooms’ range includes a boldly curved Anthracite Pajero Designer Radiator, from £385. An Arigato, £591 from MHS radiators, made from solid tubular pipes, can be hung vertically or horizontally.

Bathing Beauties

Radiators are a must in bathrooms and it’s standard to have heated towel rails, but nowadays these can come in all shapes and sizes. Red hot rads: A steel towel rail, the Archibald, £578.40, which mimics the shape of three coat hangers, was the clever idea of Italian designer Leo Salzedo, who created it for Bisque. “I called it Archibald because I think of it as an English butler helping with the laundry,” he says. Old school style

ITH a name like Ice Interiors, Georgina Ward might have expected a cool reception when she opened her new store in Liverpool. But the interiors guru has received such a warm welcome since her arrival in the city’s new Home Quarter, that she is planning to make her professional move here personal too. Georgina, 40, says: “Setting up home here? That’s definitely something I will be doing. “For one reason, because I am very committed and in the early stages of business you have to be there more. “And, not least, because I really like Liverpool. “The city has a warm and friendly feeling and the people are friendly too. In a supermarket people chat, it’s lovely. Maverick TV garden designer Diarmuid Gavin predicts new trends and reveals his joy at the return to more traditional styles with eco-awareness in mind

O

NCE renowned for his innovative modernist designs, Diarmuid Gavin says trends are increasingly heading towards a return to traditional gardens where the plants are the stars. He’s pleased that the age of shiny stainless steel, bright blue fences and decking once embraced by TV shows has ended. Having just launched the Ideal Home Show’s first garden design competition to celebrate the best examples of sustainable practice in garden design and support young and emerging UK students in the field, he’s expecting a rush of eco-awareness. “There will be a generation of students who grew up in a time when gardening was manic on television. I’m expecting big eco-awareness. That generation will know how important it is in terms of sourcing materials, saving water and making compost. “I would hope for a refinement of all the madder ideas that have been around for years. The wheel is turning back to the craft of gardening. “ People’s first love is plants, understanding the soil and the environment. That’s the very trendy thing, which is healthy.” Fruit and vegetable growing will continue this year and in the longer-term future, he predicts. “The big trend will remain ‘grow-it-yourself ’. Companies will come out with kit forms of raised beds made from wood, compost mixes and seed mixes, along with manuals on how to grow basic vegetables to educate your children and feed your family. “In terms of materials and planting schemes, it’s back to the style of garden we remember from our childhood. The grander, more old-fashioned style (and) colour in terms of herbaceous plants and a kind of appreciation of tradition. “A lot of natural stone will be used and salvage material will be appreciated. There will be less concrete.”

These days, Gavin agrees he is commissioned to design much more traditional gardens in general. “People want to be comforted and indulged. They want to see the qualities of tradition for which Britain is well known.” But for people who have smaller town gardens and not much time for maintenance, minimalist will always be in vogue, he says, while the popularity of low-maintenance plants is surging. “The arrival of ornamental plants such as grasses, mass planting of lavender and Buxus sempervirens in a more contemporary way works very well, so keep it simple. For most gardens the palette of plants is relatively limited because you have to acknowledge how people live. “There will be more evergreens and people will appreciate grasses like carex. If you planted bronze carex a few years ago, people thought you were planting something that was dead. “Now there’s a more naturalistic feel through an appreciation of foliage and different hues, supplemented with bulbs. Splash out on a Turkish delight – and get ready for ski season

If you want a double form, go for ‘Flore Pleno’ with its globular flowers – shown to greatest advantage at the edge of paths or the base of walls. They thrive in moist soil and light shade and, depending on the species you choose, flower from January to March. Mature clumps need dividing after flowering and then replanting immediately.

What to do this week

● Don’t sow anything outdoors until the soil temperature has remained above 7C (45F) for a week. Use a soil thermometer to test the soil temperature. ● Put cloches in position to warm the soil for early sowings of vegetables in March. ● Sow under glass slow maturing bedding plants such as African marigolds, petunias and lobelia. ● Top dress pot plants which are not to be

re-potted with fresh compost. ● Soil on the vegetable plot which has been enriched in autumn can now be treated by applying lime. ● Buy celery seeds for sowing under glass in March or early April. ● Plan your summer bedding scheme so that seed orders can be made as soon as possible. ● Order herbaceous perennials from nursery catalogues for delivery and planting in spring. ● Clear up debris which might be hiding slugs and snails.

● Continue to firm in plants which have been lifted by frost or wind rock. ● If heavy frosts or cold winds are predicted, provide added protection to half hardy and slightly tender perennials using cloches, netting, horticultural fleece, dead bracken, straw and even old woollens. You can remove them once the danger of frost has passed. ● Complete winter digging if weather permits. ● Bend leaves over cauliflowers to help protect the developing curds.

Renting out is still a moneyspinner

LANDLORDS can still expect to earn more than £3,200 a year on each home which is tenanted, says a new survey. This call comes despite private sector rents falling in December, and rent arrears surging to £276 million – the highest figure for a year. LSL Property Services says an investor buying into the market today can expect to earn £8,200 a year in rent, while the capital value of their home could fall by around £4,950. That leaves a ‘paper’ profit of £3,259 – although landlords who are repaying a mortgage won’t necessarily see it as cash in their bank account. LSL, a nationwide agency incorporating brands Your Move and Reeds Rains, believes that bricks and mortar remain a sound investment despite rents falling 1.2% to an average £684 per month in December. This was the first fall recorded since January 2010. David Newnes, LSL estate agency managing director, says: “Landlords have seen an end to the post-crunch bounce-back in annual returns, and must view their portfolios as long-term investments.

“As months of strong house price inflation fall by the wayside, the prospects for short-term gains are slender. “But with rents remaining historically very high and tenant demand set to increase, buy-to-let provides very good investment prospects over the long-term. “This year, added problems of Arctic weather temporarily dampened demand, deterring many renters from hitting the streets and viewing properties. “But the recent slowdown in rents is down to landlords’ pricing strategies. Landlords offering properties during the holiday season often lower the asking rent to avoid a costly void period. “If a landlord cuts the rental price by 5% to fill a property immediately, they can save £275 over the year rather than seeing their property vacant for the duration of the month. “Nevertheless, with the supply of mortgage finance to both first-time buyers and would-be landlords still constrained, we are likely to see rents restart their upwards march before the spring.”
