Time to call in the experts An architect is the obvious person to help with major home improvements, but employing one may seem like a luxury you can’t afford. Julia Gray explains why their knowledge is second to none
W
HILE architects can be expensive, they don’t have to be and their knowledge and experience can be worth its weight in gold. As well as offering design expertise, architects can add value in lots of other ways. They have technical knowledge, can help you negotiate the building-regulations, party-wall and planning process and can manage the project from start to finish, if you want them to, including finding and managing the builder, subcontractors and consultants. As they use these people regularly for projects, they may be able to get better prices than you can. They can help financially in other ways, too, such as devising the best design for your budget, improving energy efficiency and increasing your home’s saleability and value. A good first step is to go to the “find an architect” section of the Royal Institute of British Architects’ (RIBA) website – www.architecture.com. When you’ve found some suitable candidates, find out if they’re interested in your project and what sort of ideas and relevant experience they have. If you can see similar projects they’ve done, this will obviously give you a good idea of what to expect. Bear in mind that it’s really important to have a good relationship with your architect, as how you get on and work together can play a big part in the success, or not, of the project. Once you’ve chosen an architect, drawing up a contract and giving them a clear brief is vital. Another important thing to establish is how you’ll be paying them. Many architects take a percentage of the total cost of the project, but some charge for the time they spend on it and others charge a flat fee. This is how Architect Your Home works, a company that has its head office in Richmond, south-west London, but has licensees all over the country. Set up in 2001 by architects Hugo and Jude Tugman, it makes architectural services more transparent and accessible to homeowners because they just pay for what they need (by the hour or per service), as and when they need it. The process starts with a four or seven-hour home visit, during which the architect measures up, discusses the project with you and comes up with some solutions (and drawings), which you can discuss and refine with them then and there. have to, or if you want to continue, you can choose from a menu of services, some of which you may be able to do yourself; others you won’t. “People don’t necessarily want an architect to do everything – they are perfectly capable of doing some of it themselves, they just need some help,” says Hugo Tugman. He admits that homeowners can be daunted at the prospect of using an architect, but shouldn’t be. “Yes, we can help people to avoid getting their fingers burnt with cowboy builders and yes, we can help with statutory consents, but the main reason to use an architect is to make sure that
you’re not spending your money unwisely,” he says. “People are spending a lot of money and we want to make sure that they get the best possible result. “We have a lot of instances where people say that they wish they’d used an architect. I saw a couple in Teddington, south-west London, who had a two-bedroom house and a second child on the way. They didn’t want to move, but really needed a third bedroom and couldn’t think of a way of getting one. I was able to come up with three solutions to give them a third bedroom. “That’s the kind of thing we get a lot – ‘I never thought of that’.”
Hairline cracks can be a recurring problem, especially in period properties, but you can fill them quickly and easily (especially wide ones) with Polycell Polyfilla Stick (£4.87, Homebase). It works like a glue stick – you smear it into the crack and wipe or rub off any excess (little or no sanding required). HEN a decor revolution arrived in Britain in the autumn of 1987, it didn't exactly hog the headlines. Shortly after Ikea opened its first yellow and blue furniture store in the UK in Warrington, Cheshire, we were buffeted by both the Black Monday stock market crash and the Great Storm, in which 18 people died and 15 million trees were uprooted. Not an auspicious time, perhaps, to introduce us to a new Swedish way of furnishing our homes with weirdly-named products as well as flatpacks and instructions seemingly designed to test tempers and relationships. But somehow, after 25 years and 17 further store openings, we've learned to love Ikea for its incredibly cheap but chic furniture and accessories which have stood the test of time. There are, of course, the iconic pieces including the best-selling (41 million worldwide) Billy bookcase, which starts at £27; the solid, simple Lack table, from just £8, and the Klippan sofa, £150. The sofa was originally designed by an Ikea product developer who wanted seating with a durable frame and washable covers so it could stand up to punishment from his boisterous children. Beyond those practical, sturdy best-sellers, which are never allowed to rest on their laurels and are refreshed over the years (the Klippan has got noticeably slimmer and sleeker), Ikea has also given us a vision of how we can live. As we take the meandering and – to children and impatient partners – infuriatingly long route around a cavernous store, there's ample time to view simple room sets featuring a pared-back, affordable

That maze-style layout is apparently deliberately designed to encourage shoppers to pick up extra impulse buys, but it certainly shows off Ikea's versatile range of kit. There's no shortage of pieces – only Ikea geeks will know the total number of products is 9,500 – to dress contemporary, streamlined spaces, whether they're student bedsits or style-conscious family homes. Even Prime Minister David Cameron and his wife Samantha went on a

shopping spree in Ikea last year to brighten up Downing Street. And to further confirm its popularity with everyone from world leaders to uber-smart professionals, housewives, students and newlyweds setting up a first home, a survey this year named it as the nation's favourite shop, beating John Lewis, the previous winner. To win us over, Ikea has tailored its offering as a specific recipe for UK homes. We have the smallest houses in Europe so there's a special focus on ever-changing ways to use space including innovative storage and compact furniture. But it's never been afraid to urge us to reform our decor ways. In 1996 the store's advertising campaign demanded “Chuck out your chintz”, and in 2000 Ikea cheekily urged Brits to “Stop being so English” and adopt a more laid-back, Swedish

The apples of As apple days take place nationwide with tasting sessions and growing tips, experts at the RHS Taste of Autumn Festival explain why urban gardeners may have more success with apple crops this year than some commercial growers
W
HILE many commercial apple producers have had poor crops this year because the incessant early rain deterred bees from pollinating the blossom, ordinary gardeners may have had more success. An apple flower can’t be fertilised by pollen from the same tree, but needs a pollination partner from a different variety of apple tree which flowers at the same time. While many commercial growers only grow one variety and will have a different pollination partner scattered around the orchard, they usually assess the minimum number of pollination partner trees needed so they don’t waste space they want to give over to their main variety. “This year we had a freakily bad year for pollination because throughout the time for pollination – April and May – it was cold and rainy and the bees just weren’t about, which massively reduced the chances of trees being pollinated,”
WHAT’S THE BUZZ: Bees are vital to the success of an apple crop
says Rebecca Bevan, team leader for fruit and vegetables at RHS Garden Wisley. When only one type of apple is grown, bees have to travel from the majority crop to pollinating partner trees and back again to cross-pollinate each flower. However, suburban gardeners often have a few different types within easy reach, which means the bees don’t have to travel so far to cross-pollinate the flowers. It’s been a bumper year for apples at RHS Garden Wisley – which will be hosting the RHS Taste of Autumn Festival from
Best Of The Bunch Kaffir lily (Schizostylis coccinea) THIS useful perennial will add colour to the border through to late autumn, and is immensely useful for its late flowers, which come in shades of deep red and pink. Growing to around 60cm (2ft), its flowering spikes, which look a bit like miniature gladioli flowers, rise above grassy foliage. Schizostylis prefer moist soil and full sun in a sheltered spot and will grow in mixed borders or at the foot of a sunny wall if kept moist. They are effective
with other late flowers such as nerines and asters and combine well with autumn-hued plants including ornamental grasses. Other good plant partners include late-flowering sedums and white autumn crocuses. Good varieties include S. coccinea ‘Major’, with its deep red flowers, and ‘Sunrise’, which bears spikes of glossy, salmon-pink flowers. The Kaffir lily benefits from an organic mulch in winner, especially in colder areas.
October 17 – where nearly 700 types of apple are grown and there are many hives. “Even though the weather was awful, we had more bees around which were covered in a lot more compatible pollen,” says Bevan. She advises gardeners to grow more than one variety which flowers at the same time. “We advise home gardeners to choose at least one pollination partner for each tree, but often in suburban areas that’s going to happen anyway because different people have different apple trees and the bees will travel from one
garden to another to exchange the pollen.” Many suburban gardeners also grow wild flowers which encourage bees and have grown some apple varieties which will withstand a lot of rain. Those who want their tree blossom to escape the frost should go for mid or late season varieties, such as ‘Ashmead’s Kernel’, a russet apple with a really intense fruit-drop flavour which stores well, ready for picking from mid-October, and ‘Ellison’s Orange’, a late season type which is a reliable cropper providing a rich flavour, she advises.
Wet weather also encourages fungal diseases and some trees are more resistant to that. ‘Ellison’s Orange’, for instance, has shown some resistance to scab, while ‘Laxton’s Fortune’ is also disease-resistant. ‘Falstaff ’ is also thought to have some resistance to frost in its blossom. Unlike most varieties, Bramley cooking apples need two pollination partners, while there are several self-fertile varieties including a type of Cox’s Orange Pippin, although the RHS recommends that trees are cross-pollinated to achieve a better crop.
Things to do this week ● Attach sticky grease bands to trees to prevent pests climbing up. ● Continue to plant new trees, bushes and cane fruits in prepared ground. ● Bring in any tender plants before the first frosts. ● Cut back long shoots of shrubs and climbers in the greenhouse after flowering. ● Cut wild flower meadows once plants have shed their seeds. ● Refill bird feeders and baths regularly to ensure they have plenty to eat and drink during the cooler months. ● Stop feeding and reduce watering for plants in the greenhouse. ● Make sure bowls of bulbs being forced for indoor flowering do not dry out. ● Top-dress established borders with well-rotted compost or manure. ● As land becomes vacant in the vegetable plot, start digging while the ground is still soft enough, leaving it rough to allow maximum penetration by frost. ● Plant biennials such as foxgloves, Canterbury bells and honesty where they are to flower next year. ● Cut back asparagus foliage and clean the bed of weed before applying a layer of compost or well-rotted manure. ● Check over brassicas for cabbage white caterpillars and remove any you see.

For better crops, Bevan advises people to create good places for bumble bees and solitary bees to over-winter in the garden. Leave some undisturbed ground on your plot or make insect houses by tying up bamboo canes which have holes in them in which the bees can shelter.

Good enough to eat Pumpkins for Halloween THE bad weather has resulted in a poor pumpkin crop this year, with some fruits not turning the rich orange colour which is so valued for carving for Halloween. Indeed, they need a long hot summer to ripen fully, but once established are pretty easy to grow. When harvesting, allow fruits to develop their full colour by lifting them and putting them in a sunny spot to complete their ripening. Bring the ripe fruits indoors before the first frosts of autumn and aim to use them before Christmas, as they don’t store well. If you’re looking to use them to carve into lanterns, ‘Atlantic Giant’ is the biggest of all, but is not one for eating, while ‘Baby Bear’ and ‘Becky’ are small-fruited and more palatable. To grow them, sow seed indoors at a temperature of between 18-22C, planting outside into soil with added organic matter in May or June when all danger of frost has passed, allowing at
least a square metre per plant. If your plants are trained to scramble up supports, you may need to support the heavier fruits to prevent damage to the stems.

Housing market boost predicted as more mortgages available THE housing market is expected to see a stronger end to the year thanks to the prospect of greater mortgage availability on the back of recent Government initiatives, a survey of estate agents revealed today. Chartered surveyors’ expectations for future sales reached their highest level in September for more than two years, the RICS UK housing market survey said, as a net balance of 26% more respondents predicted sales to grow in the last quarter of the year. This cautious optimism was also reflected in surveyors’ price predictions, with 9% more respondents expecting
prices to fall over the coming three months. While still in negative territory, this is the most positive reading since the time of the expiry of March’s stamp duty holiday, RICS said. Peter Bolton King, RICS global residential director, said: “The housing market was relatively flat during September but surveyors are optimistic that the run in to Christmas could see an increase in activity in many areas of the country. Prices are still dipping but at a much lower rate than seen in previous months. “Despite this, problems still exist and more needs to be done to get the market moving. Unrealistic
expectations on the part of vendors seem to be stalling the transaction process. “Meanwhile, although the funding for lending schemes appears to be improving mortgage availability, those at the very bottom of the housing ladder are still struggling.” Last month, prices in the UK housing market continued to fall, albeit at a slower pace than in previous months. A net balance of 15% more surveyors reported falls rather than rises, the best reading since the spring. Elsewhere, demand from potential buyers remained stable in most
parts of the country with 4% more surveyors across the UK seeing increases rather than decreases in new buyer enquiries. Interest from would be buyers has not seen any significant growth since the end of 2009, RICS added. The amount of homes coming onto the market during September remained fairly flat, as 5% more respondents claimed that supply had risen rather than fallen. A persisting theme of the housing market in recent months seems to be that transactions are going through where vendors are realistic in their price expectations, RICS added.
