Bank holiday makeovers
Around the agents
IMPROVING rather than moving is still top of the trends. But research shows that the bathroom is one of the most daunting rooms to renovate. Bank holidays are the perfect time to plan the bathroom makeover you’ve been thinking about for months and with so many coming up this month and next, you can’t say you’ve neither the time, nor the opportunity. If you’re planning a bathroom makeover but are not sure where to start, here are some top tips from Heritage Bathrooms to get you started. ● Get measured: The most important thing is how much space you have, so measure up the room and make a note of where the plumbing is before you hit the showroom. This way you’ll be able to see what can fit where and how big you can go in terms of a bath, WC and basin. Wherever possible, it’s best to use existing plumbing as making changes can be quite a costly exercise. ● Decide your budget! Plan how much you want to spend. Don’t forget to account for the taps, accessories, storage and even decorating equipment. Outlining this at the start will help you keep the entire job to budget. ● Functionality feuds: decide what key functions you need from your new bathroom. Is bathing the kids easily and safely the biggest priority? Or is it a luxury sanctuary that you’re looking for? Agreeing what you need your new bathroom to deliver ahead of starting your buying journey will save you a lot of time and heartache. ● Space saving options – We’d all love to have a palatial bathroom but, in reality, it’s often the smallest room in the home. If you don’t have much space to play with then look for wall-hung basins and WCs, and use wall hung furniture to store bathroom items. These will help make the floor area look bigger and create the illusion of space.
●
HOT STUFF: Wall-hung radiators can give you more space
Shower power: Thermostatic, mixers, electric, rigid risers, fixed heads, flexible handsets...there’s so much to think about when it comes to choosing a new shower and a lot of terminology to understand. Before you start, it’s worth taking a look at www.heritagebathrooms.com and read through the glossary so that you know exactly what your plumber is talking about. Once you’ve done your homework, it’s time to make a decision about what type of shower you want and whether you want the shower to be over the bath or in its own enclosure, although obviously this will depend upon space. You’ll also need to understand what hot water system you have as that will have an impact on which shower will be compatible. Ask your local plumber for advice.
● Accessorise: Your choice of taps and accessories is just as important as your suite – especially as they’re likely to be used several times every day. One of the most common mistakes people make is to splash out on their suite, but scrimp on their taps so make sure you reserve enough in your budget for these important final touches. Look out for taps made from high quality brass and set them off with matching accessories. Take a look at the Aster range from Heritage Bathrooms for inspiration. ● Don’t get stung by building regulations. If you’re planning a major renovation requiring structural works, you’ll need to check with the Building Regulations which cover changes affecting floor structure, drainage, ventilation and electrics. My First
HOME
Time to turn on Tulip expert Eric Breed tells Hannah Stephenson the secrets of success to growing these stunning bulbs
V Carol Corran Sutton Kersh Where was the family home you grew up in and what was it like? I grew up in Wallasey. It was a great place to live, close to Harrison Drive and the seafront, and lots of parks around. What is your clearest memory of the house? The person we bought the house from was an architect so the house had a split level kitchen/breakfast room with exposed beams which was very ahead of its time in the 70s. Where was the first house you bought yourself and what did it cost? It was a two bed terraced house in Wallasey, with no double glazing or central heating. It had a burgundy bathroom suite, very trendy! I paid £10,000 for it in the 80s. What made you want to buy it? I bought it because of the area, it was very close to the waterfront and had a lovely cottage feel to it. What are the most important features you look for when buying a house? The most important thing I look for when buying a house is firstly the location (obviously) and then character. Are you a DIY trier or do you leave it to the experts? DIY?! I’m married to a building surveyor and live in a house nearly 160 years old. It’s a former merchant’s house and we have spent the past seven years restoring it to its former glory. My husband is a perfectionist and, as we have done nearly all the work ourselves, I am never without my overalls on and paintbrush in hand! My dad is the only other person my husband trusts to do a “proper” job. What’s the one thing you love most about your current house? I love the character, the history and the story it tells me. We have obtained all the records we can dating back to 1856 to see who had the house built and who has lived there since, it fascinates me. Some of the artifacts we have found since we started the project have told their own story! I love the Victorian Gothic architecture and most recently we have restored the Victorian courtyard garden and managed to salvage three coach houses which would have been lost forever. BY JANET TANSLEY
ISITORS to the wealth of tulip festivals across the UK this year will be able to admire a sea of glorious colour, from the smallest species to the more frilly parrot varieties and majestic, tall Darwins. It’s a joyous time for Dutch bulb expert Eric Breed, nurseryman and cultivator, a self-confessed “bulbaholic” who has travelled to many remote parts of the world to see bulbs growing in their native habitat. He grew up near the tulip fields of Holland, so naturally knows more than most about growing these dazzling spring bulbs. Always looking forward, his favourites include a new variety, Tulipa “Leo”, a scarlet Darwin hybrid which is a completely different shape from its peers. “Its flowers are feather-like, almost like a Japanese maple,” he enthuses. “Show it to your friends and they’ll want some too.” The time to plant tulips is all important, Breed explains. Plant them too early and it will be too warm and they won’t root. They need a drop in temperature to root well. “The best time for planting is late October to November and sometimes into December. “If the rooting system is disturbed or not complete, then anything that goes wrong will go
THE COLOUR FIELD: Tulips add brilliant yellows and reds to this garden really wrong. If the rooting system is not good, they’ll have difficulty surviving.” They need moist, well-drained soil which is not too acid, add coarse sand to make the drainage better. If planting in pots, mix the compost with at least 20% sand, he advises, so it drains well. If you put the pots outside in the winter, don’t let them dry out. A regular clay pot, it will dehydrate the soil so you’ll need to water it occasionally in the winter. Gardeners who don’t water sufficiently in the cooler months are likely to see the leaves of
their tulips turning purple and brown, the plants will be stunted and flowers which wilt quickly. Eric puts his containers near the house in winter, exposing them more to the elements from February onwards and making sure they don’t dry out. As the flowers emerge, they should be watered every other day, he advises. In beds and borders, the taller varieties such as Darwins look great planted with pulmonarias, heuchera and tiarella, hardy geraniums and ground-covering sedums and vincas. Tulips don’t like shade, so
Best Of The Bunch Malus (crab apple) THEY add a zing to spring with masses of beautiful blossom in shades from white to pink and purplish reds and in autumn produce fruit in colours ranging from yellow to red, which can be used for jelly-making. These deciduous trees are ideal as specimens for smaller gardens and should do well in any fertile, well-drained soil in sun, although they will tolerate some light shade. Good varieties include “Evereste”, a white type which grows to 7m (22ft) and “Profusion”, with its red flowers, coppery foliage and red fruit. Trees should be pruned in winter to remove misplaced shoots or dead or damaged wood.
avoid planting them under tree canopies or the stems are likely to fall over. In pots, they look good as stand-alone specimens or combined with other bulbs in the “sandwich” method. Eric puts Iris reticulata, dwarf daffodils and tulips in the same pot. The iris will bloom first, then the daffodils and finally the tulips. “Alternatively combine bulbs which bloom together, such as the blue jacket hyacinth with a Jetfire tulip. But you need to make sure your varieties will bloom at the same time and also, don’t plant the pot too full. Some
Things to do this week ● Protect young vegetable plants with netting if you have a problem with birds. ● Start to harden off bedding plants in a garden frame. ● Transplant evergreens that need moving. ● Sow Brussels sprouts, parsnips, radishes, spinach, Swiss chard and turnips outdoors. ● Sow half-hardy and tender annuals in the greenhouse for summer bedding. ● Start to mow the lawn weekly or more often if necessary. ● Plant summer-flowering bulbs such as acidanthera and tigridia. ● Weed patios, paths and drives. ● Apply rose fertiliser, gently hoeing it in around the plants. ● Ventilate cold frames and the greenhouse whenever possible to encourage sturdy plant growth. ● Feed newly planted hedges.

BILLIONS OF BULBS: Tulip bulbs on sale on a market stall hint at the number of varieties of the ever popular plant, above, and, right, the dramatic petals of ‘Leo’, one of Eric’s favourites people try to put too many bulbs in a pot and they use so much water, the pots dry out within a few hours,” he says. Some tulips will come back in subsequent years, while others will need lifting and replanting in late autumn. Remove all the dead flowers, which can cause botrytis (grey mould) if left to fall on the foliage. “The best varieties in general are the Darwin hybrids, fosterianas, the greigii tulips and kaufmanniana. Of course the soil has to be good, but if the Darwin hybrids and fosterianas are
planted a little deeper than normal they can come back for many years. “Many people plant their tulips in conditions which are not ideal, or take away the foliage early – it needs to be left for six weeks after flowering or it won’t make a new bulb, the same as narcissi.” With a little inspiration, this time next year you could have your own little tulip field of Holland in your garden at home. ● Our nearest historic property hosting the de Jager tulip festival is Chatsworth in Derbyshire until to April 30.

Grow Your Own Radishes THESE hot-flavoured veg perk up salads and summer crudité platters and are among the easiest and quickest of veg to grow. But you’ll need to sow every few weeks into high summer for a continuous crop and harvest while the radishes are young, to stop them going tough and woody. Sow summer varieties outdoors from March, choosing a sunny or semi-shaded spot which has been enriched with organic matter and rake the surface to a fine tilth. Sow thinly, about one seed per 3cm in drills 1cm deep, then cover the seeds with soil. You shouldn’t need to thin the summer varieties, but keep the plot well weeded and water when the weather is dry. Harvest the radishes when they reach about 2cm across, before they start to become tough. Grown rapidly, with plenty of water, they should be ready in four two six weeks and taste mild and crunchy. If you have limited space, you can grow them in pots or window boxes. Good varieties include “Cherry Belle”, “French Breakfast” and “Pink Beauty”.
3 ways to ... Propagate perennials
1
Lift and divide overcrowded clumps of plants, replanting younger, healthy sections into enriched soil.
2
Take stem, or basal, cuttings in spring from new shoots from the base and grow on in pots of multi-purpose compost on a windowsill, covering with a clear polythene bags.
3
Between September and March, take root cuttings from perennials such as phlox, rhus, mint, Japanese anemones, Primula denticulata, dicentra, echinacea and acanthus, cutting off 5cm (2in) portions.

How to... Tackle those tasks

● Whether you can do decorate a room from start to finish in four days will depend on how much decorating and preparation you need, as well as how big the room is. The important thing is to work from the ceiling down so you don’t ruin anything you’ve done. ● Pick up an industrial sander and sand a wooden floor. Use quick-drying floor varnish. Check the instructions on the tin because it may be several days before you can put your furniture on the varnished floor. ● The problem with removing old tiles before you tile a bathroom is that you
can take the plaster off with them. The trickiest bit of tiling is cutting the tiles, so invest in a suitable diamond-wheel tile cutter, which will chew through them quickly and easily. ● While wooden floorboards you’re going to paint don’t have to be sanded to the same degree as ones you’re going to varnish, it is best to sand them first (with sandpaper or a hand sander, if you don’t want to hire a floor sander) so the paint adheres better. Painted floorboards are prone to chipping, so reduce the risk of this by applying a number of coats of quick-drying wood primer and
undercoat, or a combined product, diluting the first coat with a little white spirit so it sinks in better. Your floor paint should also be quick drying refer to the instructions on the tin to see how long it takes to reach full hardness. ● Providing you’ve already got your paving material, planned your design and done the groundwork, four days should be enough to lay your patio, as long as it’s not too large. Lay the base (such as compacted hardcore) for the patio first, then the paving material and, at least two days later, finish off by pointing the joints.

STYLISH: Taylor Wimpey's Speakman Gardens development in Prescot
D
O you dream of the show home lifestyle, or want to move but don’t want the hassle or expense of kitting out your new
home? Then Taylor Wimpey North West can make your dream come true, as there is a fantastic show home for sale at its Speakman Gardens development in Prescot. The four bedroom detached Manningford, priced at £229,950, has been professionally styled by interior designers and is being sold as seen – fully furnished with accessories and high quality fixtures and fittings!
Julie Harper, regional sales manager for Taylor Wimpey North West, said: “Achieving the elusive show home look takes time, expertise and budget, so a ready-made show home is perfect for buyers who want the wow factor as soon as they move in. We’re confident house hunters will love the show-stopping style and bespoke touches in the Manningford; the lucky buyer is bound to be the envy of their neighbours!” The Manningford features a reception room on the ground floor, open-plan kitchen/dining room with French door to the rear garden, integrated garage and
cloakroom. Upstairs are three bedrooms, one with en-suite, and a modern main bathroom. Also available is the four bedroom detached Carrisbrooke, priced from £199,950, and four bedroom Wilmington townhouse from £179,950. “The townhouse is a fantastic alternative to the more traditional style home,” Julie added. “With flexible living space spread over three floors it allows plenty of room for the whole family.” If you want to move but are struggling to sell your current home, Taylor Wimpey is offering its popular Part Exchange scheme.

DIY chain B&Q has launched ● an hourly van hire service to make it easy to get bulky purchases
home. The national rol-out of the service follows a successful pilot scheme in seven stores and is operated with Connect by Hertz. Customers simply buy a membership pack, which includes an hour’s rental, for £14, and can then make a booking straightaway or for a future date. The first 20 miles are free and it’s 30p a mile after that. When you’re done, you return the van to the parking bay you got it from – there’s no need to go back into the B&Q store. The service is available at 137 B&Q warehouses and mini warehouses nationwide. You can buy your membership pack in store, online at www.diy.com/connectbyhertz or by calling 020 7365 4199.
