It means that, even in a tough and demanding market, people can, if they wish, complete a move within two weeks. Says John: “Companies introduce me to prospective clients, people who want to move but either can’t sell or don’t want the hassle of selling the conventional way. “I step in and buy the property for below market
value – which is made clear to the vendor – but it gets it off their hands. “I put it for sale, still below the market value.” Marlborough Court is a one bedroomed ground floor apartment with a secure entrance hall. There is a bathroom and wc, a good sized lounge and kitchen. The bedroom has fitted wardrobes with a dressing unit. The buyer would also have access to communal room within the development and the gardens. The property has been up for sale at £53,950 with Sutton Kersh since October. But although similar homes are on the market for around £132,000 and it is clearly a good buy, it has yet to sell.
John says: “Sutton Kersh is a good agent and the property is competitively priced, but you have to accept that it’s all about supply and demand. “Property is no different from a can of baked beans. If it sits on the shelf it does nobody any good.” The price will be reduced every Monday starting from January 24. Adds John: “There is a bit of a buffer but I could end up making a loss, and I am prepared for that. But I think there will come a point where the property will be so attractive people will come out of the woodwork.” Part exchange is available.

Growing demand for homes to rent MERSEYSIDE lettings specialist Belvoir is predicting a period of dynamic growth for the residential property rental market in 2011 and near perfect market conditions for long-term investment landlords. As prospective home owners continue to face lending barriers such as tight mortgage lending criteria, job related relocation, and an uncertain financial future, rents are rising. “Across our region demand from tenants continues to grow and exceeds supply as many consumers are deciding to rent property rather than buy,” says Adam Rastall, director of Belvoir, who runs the office in West Derby. “Consumers are feeling the pinch and are still worried about the impact of cut backs and a possible on-going recession, and are deciding it’s wise to wait before committing themselves to a long term house purchase. “We are seeing a rise in residential lettings, which I believe will continue throughout 2011 and with rental values expected to continue a pattern of steady growth as the year goes on, it’s never been a better time to be either a landlord or, indeed, a tenant.” Recent research by ARLA, the Association of Residential
Lettings Agents, indicates that national demand for rental properties has rocketed to an eight year high. More than 70% of letting agents across the UK are noticing a surge in demand, which more than doubles that experienced in 2007 at the peak of the property boom. Adam adds: “With hundreds of thousands of public sector job cuts planned for 2011 and families on lower incomes facing dramatic benefit reductions, there will be less ability or willingness to commit to a mortgage. “I strongly believe that these exceptional market conditions, which include falling property prices, continued low interest rates and unprecedented tenant demand, will provide a major boost to the residential property market and a fantastic opportunity for long term investment landlords.”

Bewildered by this year’s trends and not sure where to start? Gabrielle Fagan talks to five designers about what’s hot and what’s not in 2011

Suzanne Collins Where was the family home you grew up in and what was it like? I grew up on a council estate in the north end of Birkenhead which was not, if I'm honest, the nicest of areas. There was constant noise, windows being broken, sirens ... that said, the house we grew up in – it was just me, my mum and brother – was made a home. It was pretty basic, but I can remember that with my first pay cheque from Brookside I bought my mum a new couch. It was a lovely home. What is your clearest memory of the house? My mum used to have all the waifs and strays in so it was always full of kids, a friend lived with us for years! If kids fell over they always knocked on my mum's door for a biscuit and a plaster. Where was the first house you bought yourself and what did it cost? I rented for a while because my mum said a mortgage was like a noose around my neck. The first house I bought was the one I'm in now in Prenton, a four bedroomed detached which was £116,000 but is now worth about £200,000. What made you want to buy it? I bought it because it was near my mum and is now five minutes from my daughter Mya's nan. It's got four bedrooms, two of them decent sizes, a living room, kitchen/dining area and a garden. I bought it from plans and sometimes I do wish I'd bought something older with more character. But I feel privileged to have it. What is the most important thing you look for when buying a house? The location. Here I'm only 10 minutes from the tunnel – closer to town than many of my friends who live in Liverpool and not far from the sea. Are you a DIY trier or do you leave it to the experts? I have to pay people to come in I'm afraid. I do have a go because I have had to and I have a good role model in my mum, and I encourage Mya to do the same but, certainly, if it's decorating I have to call someone in. What's the one thing you love most about your current house? I love coming home and knowing that it's my home. I love shutting the door and feeling safe, and I love the fact that Mya is happy here. HILE clothes make a statement about our taste and fashionistas keenly follow the catwalk trends, dedicated decoristas know homes too are subject to fashion, and getting the right look is just as key. But there’s now a bewildering variety of looks to choose from and when budgets are tight, the last thing you want is to make expensive mistakes. Leading interior designers have come to the rescue to pinpoint the top trends which they believe will influence interiors in 2011, and reveal their insider tips on successfully interpreting them. So be inspired by the designer divas and follow their suggestions for creating super stylish, successful rooms.
ROOMS THAT THRILL
Tara Bernerd predicts 2011 will be an exciting year in interiors because there’s a realisation that our homes should suit us and the way we want to live. Tara’s tips: The look for 2011 is much moodier, more masculine and architectural, says Tara, founder of Target Living. “We’re looking for homes that cosset us and that means creating atmosphere. That will be achieved by using a diverse palette of colours, materials and patterns.” She predicts a palette of more muted retro tones and colour blocking with sage green, chocolate brown, Prussian blue, sienna and greys. There’ll also be a focus on wood in smoky shades, volcanic-coloured stones, textured leathers, lacquers and metallics, particularly bronze, she says.

Kelly Hoppen identifies a continuing trend for what she describes as a “linear shabby chic” look with homes combining a relaxed lived-in style with a definite chic edginess. “This isn’t a squashy, rustic country look, it’s still very city, but with a softer edge and defining lines which are pure and clever.” Kelly’s tips: Textured wallpapers will dress walls seductively, sofas will be rounder and deeper in style and
PALE PALETTE: Helen Green predicts lighter colours and a softer feel to interiors this year carpets in thick pile and pattern will add another layer of comfort. Neutrals, Kelly insists, will remain the most successful base palette but increasingly they’ll be enhanced and enlivened by colour in accessories and art. “I think we’ll continue to see the modern marriage of vintage pieces displayed with streamlined contemporary ones that bring character and interest to spaces,” she says. “The fashion for hard surfaces such as chrome is waning and instead, lacquered pieces will predominate and bring lustre, sheen and essential luxury into rooms.” Lighting is also key to successful schemes, she says. Hidden and concealed lighting helps build ambience and great effects can be conjured with massive vintage or modern lighting hanging above tables.

Katharine Pooley believes global influences are increasingly playing a role in homes. “The world is becoming smaller as we’re able to travel farther afield and people are becoming more aware of the variation of the beauty and design of other cultures. “Homes are being enhanced by a classical gilt chair juxtaposed with a modest wooden Buddha, or an African painting which may echo the colours of a hand woven

tapestry from India. Such artefacts add vibrancy and personality to rooms.” The revival of pastel shades such as baby blues, sea blues, pinks and mauves will continue into 2011, she forecasts, and dense brown shades will lose their appeal. Katharine’s tips: Texture and quality are watchwords for next year as people realise the enormous amount of creative potential in homes, the designer says. “People are becoming much more confident about commissioning bespoke pieces which will become modern day heirlooms, or are seeking individual pieces which display craftsmanship.” There’s a focus on fine detail in finishes, whether in decorative ceilings, wall panels or cabinetry, she points out. Specialist wall finishes can feature silver enamelling and furniture can be finished in leather, shagreen (made from shark or ray skin) or parchment.

Helen Green predicts a craving for personality and originality in our homes will this year banish the once fashionable, bland “hotel” look. “We’ll see an ever more creative use of art installations on walls. Recently, we covered a huge double height wall space above a fireplace in a bespoke artwork of milky white porcelain and rose petals, which had a lustrous 3D effect.
“The only limit nowadays is the imagination.” Walls, she says, will go wild as the choice of coverings further expands beyond traditional wallpaper – and fabrics such as silk, suede or eco-friendly materials including bamboo become mainstream. Helen’s tips: Dark woods, such as American walnut, are now giving way to the lighter North European influence in interiors, says Helen,
and paler woods with a limed finish will predominate. “Accents of colour – lime green, burnt orange, cinnamon, russets and deep rose pinks – pair well with a base palette of cool, pale greys and ivories,” she advises. “You can introduce colour in accessories or furniture such as a versatile L-shaped sofa or chaise upholstered in jewel-coloured velvet.”

Joanna Wood forecasts glamour,
comfort and opulence on the horizon for homes. “Minimalism will be declared utterly dead in 2011,” she says. “Everyone is completely fed up with the clinical, austere settings dominated by taupes and beige, and we’re entering a much more fun phase.” Joanna’s tips: Glitter and gloss will rule as lacquered surfaces and metals continue to star in rooms.
“Brass and gold is being pushed aside in favour of nickel and bronze or nickel and silver,” she says. “Those finishes may command attention in a statement piece or panel, or be seen as trims on furniture or perhaps in detailed touch such as door handles.” And the revival of the use of colour is unstoppable, she predicts, with shades of red, orange, pistachio green and mulberry pink ready to enliven a neutral backdrop.

● Don’t underestimate how long DIY takes. The more experienced you are, the easier it will be for you to judge how many hours, days, weeks or months you’ll need for a particular task, but even then your estimates won’t always be accurate. Assuming you do your preparation properly, a DIY job can easily take two or three times longer than you think – and don’t forget unforeseen problems, which often crop up. ● Don’t underestimate how much DIY costs. Getting what you can in the January sales is a good start – and DIY chains have sales and promotions throughout the year – but buying all the little things you need for a job, such as filler, sandpaper and screws, soon adds up. And if you’re new to DIY, you’ll need to build up a kit of power and hand tools, as making do with the wrong tool for the job can be a recipe for disaster. ● Don’t scrimp on preparation. It’s boring, hard and thankless work because it’s often ages before you see any progress, but prep is vital if you want a good finish. In fact, it’s usually about 80% of the job, so there’s no alternative but to put your back into it. ● Don’t cut corners with cheap tools and materials. While some value-range DIY products are fine, it generally pays to spend a bit more. Take paint – it’s not necessary to use expensive “posh” paints (unless you want to), but really cheap ones are a false economy. The same applies to tools – cheap-as-chips paintbrushes, for example, tend to shed bristles and produce a poor finish. ● Don’t do things in the wrong order – this can cost you time, effort and money. When decorating, for example, you should start from the top (the ceiling) and work your way down (the floor) to ensure that you don’t damage or ruin what you’ve already done. Getting the order right applies to all home improvements – with major projects, get expert help if you don’t know which way round to do things.

Have a fruitful veg
As a survey reveals the continuing enthusiasm of growing your own, Hannah Stephenson offers tips on starting your veg patch in 2011
T
HERE will be no let-up in the grow-your-own campaign in the new year as gardeners continue to strive towards harvesting their own fruit and vegetables, according to a recent survey. Following the current trend towards The Good Life, top items that people want for their gardens in 2011 include a vegetable plot, according to research commissioned by Hangar Seven, an agency specialising in garden centre marketing. So, if you've never had a vegetable patch, now's the time to start planning ahead. Whichever plot you choose, it will need to have some sunshine to enable you to grow a wide variety of veg. Also, take note of the micro-climate of your garden. Is it in a frost pocket, exposed to prevailing winds, or sheltered by neighbouring hedges, walls or fences? These considerations will make a difference to what you can grow and your harvesting times. Small gardens enclosed by walls can be a couple of degrees warmer at night, but remember that each wall has dry stone along its base which will require extra watering. Sun-lovers include tomatoes, peppers and beans, which need temperatures of 5C (41F) to grow and are best sown indoors and planted out when all danger of frost has passed, which could be late May or early June. Hardy plants which will survive frost down to -10C (14F) include fruit bushes, strawberries, kale, Brussels sprouts and chives. Those which will survive occasional light frost include sprouting broccoli, chard and artichokes. Digging over the ground and removing all weeds is the first step
GROW YOUR OWN: It’s possible to find space in the smallest garden for a vegetable patch to provide your own food towards a fruitful vegetable garden, but soil improvement is also of major importance. Check the pH level of your soil by buying a tester kit, to show you the level of acidity or alkalinity, which will give you some idea of what crops you can grow. Veg and herbs tend to thrive in neutral soil. If your soil is acidic, you may need to add lime to make it more alkaline. Even if it's neutral, an addition of lime every four years will help retain the balance as any soil that is intensively worked will become more acidic over the years. Check your soil's texture to determine what needs to be
added to it to improve it and what crops will do best. Rub a clump of it between your fingers. If it forms a ball without crumbling and feels smooth and sticky, it's likely to be clay. If it forms a ball but falls apart quickly, it will be loam and if it doesn't roll into a ball at all and feels gritty, it's likely to be sandy. It's more difficult to grow root veg on heavy clay soil which is often stony, while brassicas don't like sandy soil.
Whatever your soil type, improve it by adding plenty of organic matter, such as well-rotted manure or compost to increase nutrients and improve texture, aeration of the soil and drainage. If you are a beginner, think about how much time and effort you're prepared to spend on your chosen crop. Some plants, such as beans, courgettes and radishes will provide a bumper crop with little effort. Others are much more time-consuming. Tomatoes, for example, need plenty of regular watering and feeding, staking, pinching out and protecting from

adverse weather. And if you go away on holiday when they need harvesting in the summer and you don't have family or neighbours who can pick them for you, you'll lose the lot. If you haven't a greenhouse and don't want to take up all your windowsill space for seed trays, consider growing crops which will germinate outside later in the spring, like lettuces, onions, peas, radishes, broad beans, beetroot and carrot. Most importantly, grow veg which you like to eat – if radishes aren't your bag, there's no point having a bumper crop of them.

RED CABBAGE is a delicious accompaniment to rich roast meats, either cooked slowly with apples, vinegar, sultanas and sugar, or combined with red cranberries for a sharp tangy flavour. I always associate red cabbage with winter, yet they can be grown like summer cabbages and cut in autumn for storing. It also freezes well so you can make batches of it to bring out in the cooler months. Red cabbages can be sown
outdoors in April, transplanted from mid-May and throughout June and then harvested from September onwards. Pick a sunny spot to grow them, digging in plenty of organic matter the previous autumn. If you have acid soil, you'll need to add lime in winter. They should be grown in firm soil so don't fork the surface. Sow the seeds very thinly and cover with soil. Seedlings can be
transplanted to about 8cm apart when they have around six leaves. Water them in thoroughly. Leave around 45cm either way if you are growing a large-head variety, hoe regularly and water well. When they are ready to harvest, cut the stems with a sharp knife close to ground level. They can be stored in straw-lined boxes and should keep for several months. Good varieties include “ruby ball” and “red drumhead”.

Home loans on the rise
THE number of mortgages approved for house purchase rose in November for the first time since April, latest figures show. About 48,019 loans were approved for people buying a property during the month, up from 47,315 in October, according to the Bank of England. The modest increase ends six consecutive months during which approvals for house purchases had declined, although the figure still remains well down on the 70,000 to 80,000 approvals a month which are considered to be consistent with a stable housing market. Howard Archer, chief UK and European economist at IHS Global Insight, says: “While the Bank of England data shows that mortgage approvals edged up in November, they remained at a very weak level and the modest increase does little to dilute our belief that house prices will remain under downward pressure in the early months of 2011 at least. “What it does suggest is that house prices are more likely to trend modestly downward rather than crash.” The figures also showed an increase in the number of loans approved for people remortgaging, with these rising for the fifth consecutive month to 34,262, as competitive deals for homeowners with large equity stakes in their property continued to tempt people off their lenders’ standard variable rates. But net mortgage lending, which strips out redemptions and repayments, fell sharply during the month to £788 million, down from £1.17bn in October.
