DAVIS Beyga Estates has opened up on Allerton Road. And in order to encourage even more new business through their doors, directors Ben Davis and Elle Beyga are offering clients extra incentives. Elle Beyga says: “For September we are offering commission of just 0.8% on all new sales as well as giving EPCs away for free.” Ben Davis adds: “We have done a lot of research into what people are looking for in a good agent and with this in mind, we have worked really hard to create what we feel is a more satisfying experience, but we can only prove ourselves once clients have instructed us to sell their property.” The company tailors each package to each individual client, including offering aerial photography, virtual tours, glossy brochures and widespread advertising online and in print.

SUTTON Kersh raised over £3million at its recent property auction at the Marriott Hotel in Queen Square, Liverpool. It was the largest catalogue to be offered on Merseyside for over 12 months and attracted a busy room comprising investors and owner-occupiers. Sales in the room were difficult to come by and the majority of deals were completed before and after the auction. Surprisingly it was the higher valued stock that sold particularly well. A mixed-use development on the corner of Hants Lane and Green Lane in Ormskirk sold for £280,000. A plot of land at 44-50 Sandy Lane in Old Swan was the best performing lot of the day. Guided at £45,000+ it eventually sold for £106,000. The Former Laundry Cottage in Croxteth Park sold in the room for £135,000 and three of the seven pubs available also sold with enquiries still being received for those remaining. James Kersh, director at Sutton Kersh said: “The auction result wasn’t as we had expected. While percentage sales were down, the total revenue from the sale was on par with our recent sales, so we aren’t too disappointed. The revenue from the sale was good so we must remain positive.”
Find A Home CENTURION: Karen Potter with her 100th clients, Eddie and Tina Bancroft and children Oliver and Georgia years, presented the clients with a a bottle of champagne. Karen, whose shop is in Hoghton Street, puts it all down to hard work and doing the best she can for her clients. “No-one tries harder than we do, providing a unique, friendly and personal approach,” she says. “We concentrate on the minute detail and do exactly as we say.”

THEY say charity begins at home and, it seems, with those who sell them. Ian Crane Estate Agents and Evans Tinsley Crane Estate Agents have vowed to make a donation to charity for every home sold. Director, Mark Evans, says: “we are supporting Help for Heroes this year making a £50 donation for every property we sell.”

by JANET TANSLEY The detached house comprises a spacious hallway, a large lounge, a sitting room, breakfast kitchen and ground floor WC; and there are five bedrooms, the master bedroom having an en-suite bathroom with double shower cubicle and a further family bathroom and separate WC. An entrance porch and conservatory at the front of the house lead to a charming verandah - very colonial - from which you can relax and enjoy the panorama.
The large lounge features an inglenook fireplace with a Victorian cast fire surround, three stained and leaded windows to side along with a further large bay window to side and a door leading to that verandah. The floor is wooden. The large breakfast kitchen at the side of the property has a panoramic double glazed bay window in the dining area, offering outstanding views of the sea front and Hilbre Island and, again, wooden flooring. The kitchen is well equipped and fitted, including a tiled floor, breakfast bar, built in hot water dispenser and a Range.
On the first floor is a split level landing, leading first to the master bedroom which has fitted wardrobes and those seemingly ‘fitted’ views. The ensuite has an inset Spa Bath with double step in shower unit, pedestal wash hand basin and fountain bowl wash hand basin, a fully tiled surround and tiled floor. And it doesn’t end there. On ther second floor there is a sixth bedroom within the former loft area, with space for an ensuite. Further information at Karl Tatler Estate Agents on 0151 625 9300 or at www.karltatler.com
Building for the future INCREASING housing supply is critical to the UK both socially and economically. So it’s little surprise that, with New Homes Month this month, the House Builders Federation (HBF) is calling for recognition of the important role home builders play in meeting people’s need for housing and jobs. HBF Executive Chairman Stewart Baseley says: “House building is a British industry success that is responsible for hundreds of thousands of jobs across the country. “New homes are vital for first time buyers and young families – and are also greener and so cheaper to run. By buying new, you will be helping yourself – and a great British industry.” HBF estimates the shortfall of homes is approaching a million, yet the UK, it says, is building fewer new homes now than at any point since the 1920s. It maintains the housing crisis has resulted in: ● Nearly a third of men and a fifth of women, aged between 20-34, living with their parents. ● The average age of an unassisted first time buyer reaching 37. ● Almost 5 million people on local
authority waiting lists. ● Many young people having to put off starting a family or being unable to live where they would wish for family and work reasons. HBF believes action to tackle the supply crisis will also be crucial for local jobs – each new home built creates 1.5 full time jobs. Sir Bob Kerslake, chief executive of the national housing and regeneration agency, the Homes and Communities Agency (HCA), echoes the sentiments of the HBF. He says: “The HCA is committed to facilitating and maintaining a supply of new and affordable homes in this country. “They are crucial not only for providing places for families to live, but are the vital link in ensuring communities continue to thrive, whether through jobs generation, training opportunities and, at its most basic level, simply transforming places.”

Natasha Hamilton Where was the family home where you grew up and what was it like? I grew up in a two-up, two-down terrace in Kensington. It always seemed to be painted a shade of green, and I remember that the sun shone directly into the house first thing in the morning, and the moon shone right onto my bed at night. I shared a room with my sis. It had a through lounge, and a small compact kitchen and bathroom at the back. What is your clearest memory of the house? We had a really steep stairwell, and they had black fancy iron bannisters that me and my sister would climb on. Where was the first house you bought yourself? I bought my first home in Fulham, London. And it was a two bedroomed garden flat. What made you want to buy it? It had a glass conservatory style kitchen with patio doors leading into the garden, so it was always really warm and bright, like my childhood home. What are the important things you look for when buying a house? How much light it gets (as above), what direction the garden faces and it must have large windows and good storage. Are you a DIY trier or do you leave it to the experts? I've tried to do many DIY projects, but not all of them have been successful! My worst DIY escapade was when I wanted to paint my whole bathroom pink, and you could see brush strokes everywhere. Not a good look. What is the one thing you love most about your current home My kitchen. It's a mix between old and new. The cabinets are quite rustic looking, in a sage/grey colour, and I have a Belfast sink. But I've used high gloss tiles, sleek brushed chrome handles and have a solid oak work top. It's a homely room but has that young, on-trend feel to it too. BY JANET TANSLEY
AMANTHA CAMERON may have been unprepared for a surprise, early birth in Cornwall, but she left nothing to chance when it came to her daughter Florence’s nursery. A specially decorated room was one of the first tasks completed in the ongoing renovation of No 11 Downing Street, which the Camerons are making their home, as it’s more spacious than the official No 10 residence. With a degree in fine art, Samantha has an eye for detail and is likely to have followed her natural taste for understated, minimalist rooms, which is also the strongest trend in rooms for VIBs – Very Important Babies.
“The look for today is one of timeless simplicity,” says Lucinda Croft, owner of Dragons of Walton Street, the company which created nurseries for Princes William and Harry.
“There’s a complete move away from bright, primary colours and instead, rooms are decorated in natural, neutral tones, often with painted wooden furniture.” But even design fashionistas aren’t hard-hearted enough to deny a new arrival those special touches. “Parents recognise that a nursery is one of the most important rooms they will ever create for their child – as it’s probably one their child will remember all their lives. “So they’re personalising with unique details to ensure the room is totally individual and special to their baby. “We recently created fluffy 3D clouds for the walls of one room, and gingerbread men for another.” Making your nursery the ultimate ’baby pad’ – no matter what your budget – is easy if you follow the experts’ tips.
Birth of Style
■ “There’s such an array of looks to choose from which can make it a bit bewildering, especially for new parents,” says interiors expert, Andrea Maflin. “But you’ll feel more relaxed and at home in the space if it mirrors your taste and is in tune with the decor in the rest of the home. “Bear in mind, you’ll spend hours in a nursery – both day
and night! Avoid anything overtly babyish or garish which will jar or irritate you if you stare at it too long. “Also, creating a peaceful setting, with plenty of storage to hide clutter, will help to encourage your baby to rest and with luck – sleep!” Essential kit: a changing station, or mat on top of a chest of drawers, a cot bed and a chair with arms, suitable for feeding and rocking a baby. Baby chic: Most babies spend their early months in a Moses basket or crib. An eco-friendly handmade crib fashioned from renewable willow is £300 from Naturalmat. Price includes mattress, bumper and leather and pinewood stand. Baby bargain:
Mothercare Moses Basket dressed with white pleated fabric, £29.99.
Keep it simple
■ “Savvy mums, especially those who already have other children
have learnt from experience that twee, fussy rooms look totally inappropriate as a child grows,” says Anita Kaushal, author of FamilyLifeStyle Home which includes tips on nursery style.
“Far better to create a room that adapts to your child’s age. Babies enjoy colours but rather than succumb to garish matching borders, blinds and bedlinen, I suggest a neutral scheme enlivened by framed, brightly-coloured images that can be easily changed. Black and white pictures appeal more to newborns.” Borrow or buy second-hand nursery furniture from friends

Cahill moves to Villa
Everton hero Tim Cahill tells Janet Tansley about his four-bedroom holiday home in Turkey
E
VERTON midfielder Tim Cahill is clearly at home on the football pitch. But now he’s at home a little further afield too. The 30-year-old Australian has bought a four bedroom villa in Turkey. “I was looking for a good holiday home about a year and a half ago,” says Tim, “when I heard about the Flamingo Golf Resort. My villa was completed about six months ago and I love it. I’m very lucky, it’s somewhere to catch some sun and I do see it as an investment too.” The villa has been built on a 500 sq m plot and has four bedrooms, a living room and three bathrooms, one of which is an ensuite. There is a terrace and roof terrace and a private swimming pool and garden. “And it’s got great views of the golf course,” smiles Tim. “Being a footballer you don’t always know when you’re going to be able to get away, so this is ideal. “It’s not too far away and it’s easy to get to. It’s five minutes from Bodrum airport, so I can take in some sun, play a bit of golf and fly my family over from Australia for a holiday too.” So why Turkey? “Turkey is a beautiful location and it’s fascinating to see how much the area I have chosen is growing,” he says. “It’s got great weather, beaches, good food and a great tourist industry which is booming. “It’s not too far either from Galatasaray who my mate Harry Kewell plays for so I will be able to go and watch him and other mates play when I come out here. “I have travelled all over the world and Turkey has got to be one of the most beautiful places I have been to. “And there’s not only places like Bodrum, but Istanbul too, with so much to see. It’s a great place to have a holiday home.” Tim paid around £200,000 for his property but there are smaller apartments and villas on offer too. “I like my villa because the bedrooms are nice and big, there’s a massive kitchen and, of course, my own pool was a big plus. “The living area is all ‘summer living’, open plan, which suits me being an Australian. I’m really happy with it so whenever I can get away I’ll be here.” Property has always been something Tim is interested in. “I love being involved in it,” he says. “Outside of football it is something I like to do. “Here, the guys are still working on this project and so there are always new things, and the more I do to my property, the more value there is in it. “But it’s not just about money. It’s a beautiful estate, with great villas, and a great place to be. I know I’m getting my money’s worth and I hope to keep this villa for a very long time.”

It is 22km from Bodrum town and 7km from Bodrum-Milas international airport, and 2km from the picturesque coastal village of Guvercinlik which boasts numerous restaurants specialising in Aegean seafood. Each plot is 500-800sq m with individual freehold title deed and full planning permission for a two storey villa or apartment. Each one also has its own garden, gated entrance and private swimming pool. There are bars and restaurants, supermarkets, shopping facilities,a fitness centre, communal swimming pools and park areas. property on 0208 339 6036 or at www.spotblue.co.uk Although known mostly as a summer holiday destination, Bodrum is becoming increasingly popular with visitors in the other seasons. Unlike many holiday resorts Bodrum does not close its shutters at the end of summer but continues an active though less frenetic life of its own. The colourful bazaars are open on their scheduled days, temperatures pleasant and local people have more time for each visiting guest. It is increasingly becoming a trendy, cosmopolitan holiday resort popular with families and with the younger set. The Turkish government has decided to designate the Bodrum peninsula as an area to be developed and marketed as a world-class golfing destination. Plans are already lodged for as many as six further golf resorts in the area.

● Fitting weatherstripping and draught excluders to your windows and doors can save you around £25 annually on your heating bills, a saving of almost £200 million a year if everyone in the UK did it, according to the Energy Saving Trust. ● Weatherstripping is tape that seals the gaps between the moving parts of a window or door. As well as helping to prevent draughts, it acts as a barrier against dust, insects and noise. Also, it is a lot cheaper and easier to fit than double or secondary glazing. Weatherstripping comes in different shapes and materials – choose one with adhesive backing to make fitting it relatively quick and simple. ● To apply weatherstripping to sash windows, first remove any flaking paint, then clean the frames thoroughly and allow to dry.

According to property website Zoopla, average prices in Rainhill range from £91,207 for a flat to £236,440 for a detached house, with
average prices for terrace houses £101,905 and £135,206 for semi-detached properties. Close to Rainhill, Prescot, eight miles to the east of Liverpool, also has a lot to offer residents. Prescot town centre, believed to be the oldest in Knowsley, is home to many historic buildings including Prescot Parish Church and the Georgian Prescot Museum building. Other amenities include Knowsley Safari Park, Prescot Library and Scotchbarn Leisure Centre. For retail therapy, Prescot has Cables Retail Park, which features a large supermarket and a number of national retailers; plus Prescot Shopping Centre and Eccleston Street. Prescot has a good range of housing, and in recent years a number of newbuild developments have sprung up near the train station and Retail Park, with properties ranging from first-time buyer apartments and houses through to family homes and executive properties. Average property prices in Prescot range from £86,641 for a terrace house, £96,784 for a flat, £157,398 for a semi-detached house and £247,413 for a detached property, according to property website Zoopla. With so much to offer, Prescot and Rainhill are great places to live. RETAIL THERAPY: Prescot has some great shopping areas
AINHILL first developed as a residential area on the back of the Liverpool to Manchester railway opening in 1830, and even today, Rainhill’s excellent transport links attract people to live in the area. As well as the railway where the 1829 Rainhill Trials famously took place, Rainhill, 10 miles out of Liverpool city centre, is well-placed for commuting as the M62 is just minutes away. Reflecting the area’s history, Rainhill village centre is a conservation area, with the Victorian train station canopy a listed structure. Amenities include a village hall, a number of primary and secondary

Bulbs to light
T
HERE’S not much that Chris Blom doesn’t know about bulbs. As a director of Bloms Bulbs, the award-winning family-run firm which this year celebrates its 150th anniversary and its 60th gold medal at Chelsea, he has spent much of his life growing, developing and nurturing bulbs. You might think that after more than a century of development it would be easier to grow bulbs now than it was when the company first started, but that’s not so, he says.
“I don’t think it’s easier, but the varieties you have now are stronger and the breeding’s better so you get better displays. But the fundamentals of gardening remain the same today.
“If you look at something like tulips, ‘Alba Regalis’, a lily flowered tulip, used to be very weak, thin-stemmed and small-flowered. “Now you have ‘White Triumphator’, which is immensely strong and big flowered. “The development of it came about before World War II, when they discovered the viruses in tulips and they bred that out of them to get stronger plants.” Many people make the mistake of not sufficiently watering their bulbs in pots in spring, when the flowers are forming. “One of the biggest changes we’ve seen over the years is the increase in patio gardening. “But if you are growing bulbs in containers, what people forget, especially around March when you can get some very dry weather, is that they do need watering.” While beds and borders dry from the top downwards, patio tubs dry from the sides inwards and top and bottom. “March is the time to water because that’s when the flower bud starts developing. Without enough moisture in the tubs, you won’t get a properly developed flower.” Another problem can occur when tubs freeze in winter, he notes. “People have problems with hyacinths in tubs because they get frozen. It’s not the freezing of the tub that does any harm, it’s when the bulb is defrosting, the little cells burst and you get a mushy mess. “If you are going to have freezing, windy weather, put a dustbin liner over the container which will break the wind. “People should also remember that when it’s frosty, it tends to dry the ground out a lot. When growing daffodils, especially in the garden, people need to plant them deep because they need moisture in the spring and in the garden the surface soil can dry out quite a lot. “Daffodils should always be seen as an investment. If you plant 10 daffodils, the first year you’ll get 15 or 20 flowers. In the next year you’ll get 50 and above. The same goes for lilies.”
GETTING STUCK IN: Planting bulbs is a key part of creating a beautiful garden ...BY ANY OTHER NAME: Allium nigrum Rosa
BRIGHT AND BEAUTIFUL: Tulipa Sky High Scarlet SEASONAL DELIGHTS: Daffodils in bloom
The secret of a good display is to concentrate on five or six different types of bulbs, making sure you plant enough of each type to make a show.
Dwarf bulbs should be planted in groups of 10, larger bulbs such as crown imperials and alliums in groups of three. Crown imperials should be planted at a 45º angle to stop water settling in the bulb. Chris doesn’t necessarily agree with the idea of repeat planting the same bulb throughout a border. “The beauty of a spring-flowering bulb is to bring the eye to a part of the garden which would otherwise be quite dull. It just lifts the whole garden. “I prefer different types rather than the same all the way along. “It’s more interesting to the eye and keeps the interest going as the seasons continue,
from the winter-flowering crocus, to daffodils, tulips and then alliums.”
Chris’s top five bulbs to plant in the autumn Tulipa ‘Sky High Scarlet’: These showy single late tulips, which flower in May, produce large elongated heads of brilliant scarlet red with a slightly darker bloom rising from the yellow base. Allium ‘Pink Jewel’: Lovely allium, which grows to 75cm (30in) in height, producing large attractive heads packed with delightful
lilac rose florets. Flowers in June. Plant in sun in the border and feed them with potash to encourage flowering in subsequent years. Narcissus ‘Tete a Tete’: Delightful clusters of miniature trumpet daffodils daintily poised on each strong stem appear in March. Neat buttercup gold trumpets, clear yellow slender petals. Excellent for pot culture, superb naturaliser. Plant with the multi-flowered species tulip T. praestans ‘Fusilier’ for a stunning display. Hyacinth ‘Blue Jacket’: Produces a solid spike of large bluebell flowers silvering slightly towards the edges of the long petals.
It stands straight and doesn’t tend to fall over. The best way to stake a hyacinth is to push a thin wire stake down the stem and through the bulb when it’s in flower, says Chris. Anemone ‘Blue Mist’: Pretty flowers in slightly varying shades of blue, very effective on the rockery or used as an undergrowth. Produces a carpet of blossom and naturalises rapidly. Soak the bulbs for 24 hours before planting, to plump up the bulb, and site anemones somewhere damp. ● For more information go to

up your garden Grow Your Own Garlic bulbs
What to do this week ● Prune deciduous autumn-flowering shrubs over three years old as they finish flowering. ● Pick apples and pears as they ripen and store the excess.
● Plant windowboxes and pots for winter interest. ● Apply or renew greasebands on the trunks of apple and pear trees.
● Remove shading wash from the greenhouse if applied in the spring. ● Sow parsley and chervil for use in late winter and early spring.
● Support tall-growing clumps of asters or they’ll be blown down in windy conditions.
● Cut down the stems of herbaceous perennials and lift and divide clumps which are becoming old and bare in the centre.
BUY BULBS specially cultivated for planting to give you the best chance of good quality crops. Garlic needs a sunny site and good drainage so if you have heavy soil, dig in some horticultural grit beforehand. Break each bulb into individual cloves and plant them 8-10cm apart, with 30cm between
rows, so that the tips of the cloves are just below soil level. If you want to start the plants off quicker, place the cloves in module trays with large cells and keep them in a cold frame for the winter or put the trays at the base of a sheltered wall. Transfer the plants to the ground in spring.
● Lift maincrop potatoes on a warm, sunny day and leave them on the surface of the soil for an hour or two to dry out. ● Sow lettuce seeds in shallow drills and cover with cloches.
● Pick pumpkins, marrow and squashes, which can be put into storage and should keep until well after Christmas. ● Plant out some of the runners of your strawberry plants to increase your stock.
Best of the bunch

3 ways to ... Renovate an existing garden
1 2 3
IF YOU’VE just moved, be patient. Leave the garden a full season to find out what’s in it what needs to be ditched or moved.
Prune old plants to rejuvenate them. In spring prune back climbers and wall shrubs to a framework and tie in the supports.
Weed thoroughly and enhance your soil with organic matter before you plant new features.
PURPLE HEARTS: Hyacinth bulbs
THIS prickly herbaceous perennial comes into its own from mid-summer until early autumn, bearing branching stems of metallic steel blue flowers with narrow grey-blue bracts. The teasel-like flowers vary in size, colour and form. Some look like giant thimbles, others are pea-sized, but most are purple, blue or silver, can last up to three months and are brilliant in dried arrangements. Sea hollies need a sunny, well-drained site and are unlikely to withstand soggy soil in winter. Most grow between 75cm-120cm (30in-48in) tall and are ideal for the middle of the border, planted with orange lilies or yellow or white-flowering perennials such as achillea. The widely available E. x tripartitum produces masses of small, dark violet blue flowers, but will need staking, while smaller varieties include E. variifolium and E. bougatii are good at the front of the border. Most sea hollies are hardy but E. x oliverianum may need protection from frost except in mild areas.

Homes News ●
THE SECOND Merseyside Landlords’ Expo takes place at Aintree racecourse next week. Following the success of the event last year, where over 1000 property professionals attended, Newheartlands has organised another expo on Thursday, September 23. The six local authorities will be participating and it is an opportunity for landlords to show what they have on offer for people across Merseyside. The show is open to both potential landlords as well as current landlords, whether they have one property or a whole portfolio.
THIS weekend, ● why don’t you relax, sit down and
have a cuppa – and still check out some new homes for a possible move? Redrow is opening three new show homes today. And tomorrow, the developer is hosting traditional afternoon tea. From today, visitors can view the new Dibbin Brook phase at Woodlands Grange in Bromborough and look inside the three-bedroom ‘Warwick’ plus the four-bedroom ‘Chester’ and ‘Oxford’ designs from Redrow’s New Heritage Collection. The New Heritage Collection was inspired by the architecture of the Arts and Crafts movement of the late 19th century – and evident in many ‘character’ homes of later periods, especially the 1920s and 30s. But although the exterior echoes a ‘period’ style property it has all the benefits of a practical, modern home too. ● For more information, call 0151 334 0716 or log onto www.redrow.co.uk/ developments. Get on the ladder with affordable homes
I
T’S not so much Property of the Week this week, as properties – 91 to be exact. And they are part of a major new housing development in Garston. South Liverpool Housing (SLH) has completed its first new housing project, Church Fields. A total of 91 homes for rent have been completed – but the final total will be 320 with homes for rent, sale and shared ownership. The properties are a mix of 2, 3 and 4 bedroom houses, bungalows, and an apartment block. It’s part of a £50m regeneration plan in partnership with house builder Lovell in Garston Under the Bridge. Before, the area was previously blighted by low-quality housing, environmental problems and anti-social behaviour.
by JANET TANSLEY
Now, however, it’s hoped it will become an attractive community where people want to live and will be ideal for first time buyers wanting to get on the property ladder, with homes for sale from £125,950. All of the SLH homes for rent have been developed to EcoHomes standards with eco-friendly light fixtures, high efficiency boilers, roof insulation and bike storage and sheds. They all have front and rear gardens and well designed public open space with cul-de-sac layouts, designed to reduce the likelihood of anti-social behaviour in the future and create a close knit environment. They start at the lower price with the Oakwood three bedroom mews house, which
has an open living and dining area, kitchen and downstairs cloakroom and three bedrooms and a bathroom upstairs; and include the Goodwood with kitchen/dining area and separate lounge and ensuite to the master bedroom from £140,500 and the Morley, three bedroom mid mews from £156,950 with family, utility, cloaks and garage on the ground floor, living and dining area and kitchen on the second and three bedrooms – master with ensuite – and bathroom on the

second floor. Wayne Gales, Director of Operations at South Liverpool Housing says: “Churchfields is already starting to have a huge impact on the regeneration of Garston Under the Bridge. “It’s pleasing that the needs of all returning tenants have been accommodated, which, coupled with new home owners, has helped to recreate a real sense of community
spirit in the area.” For Elaine Taylor, Regional Sales Manager Lovell North West, the development is great news for first time buyers who have long been frustrated by the current state of the housing market. “The development represents exceptional value and proves that, although times are still hard, it’s still possible to find an affordable, quality first home in your community.” Lovell has a range of homes starting from £125,950, ideal for first time buyers in Liverpool. The Church Fields Sales and Marketing Suite is open Monday, Thursday and Friday in Garston, Raglan Close 10am – 5pm. For further information, visit their website at www.lovell.co.uk/newhomes, or call 0151 487 3746.

EDROW Homes is offering a new wave of stylish, contemporary homes at Cressington Heath, near Garston, Liverpool, and thanks to HomeBuy Direct purchasers can benefit from a saving of almost a third off the normal price. Reflecting the heritage of the area and the development’s close proximity to the River Mersey, a number of the properties have nautically-inspired features in their contemporary exterior design. Some of the townhouses enjoy the benefit of an external balcony with a curved holding bar, designed specifically to portray a yacht’s sail blowing in the wind; while other homes feature timbers in their external elevations to reflect the boarding on a ship. Lesley Myers, area sales manager for Redrow Homes, commented: “Making that all-important first step onto the property ladder can be tricky and, for many people, HomeBuy Direct is the only way they can realise their dreams of home ownership.” With HomeBuy Direct customers can take advantage of an equity loan for up to 30% of the asking price, jointly funded by Redrow and the Homes and Communities Agency, enabling them to purchase the home of their dreams at a price they can afford. The scheme is open to those with an annual household income of under £60,000. Eligible customers

Buy new for less include first-time buyers and families in need of extra space. It means, for example, that a three-bedroom Ivel, on the market for £169,995 can be snapped up for just £118,996. Or if it is a larger property you are looking for, then the four-bedroom Neale, usually priced at £182,995 is available for £128,098; while the contemporary Ribble, priced from £249,995, is
available for £174,995 with HomeBuy Direct. “Customers who take advantage of HomeBuy Direct should only need a relatively small deposit and to apply for a mortgage with a maximum loan-to-value of 70%. This will generally give them access to much improved mortgage interest rates,” Lesley explained. There’s plenty to choose from at
Cressington Heath, as the modern designs are being sold alongside the company’s more traditional-looking New Heritage Collection of detached family homes. ● For more information about HomeBuy Direct, visit the sales office at Cressington Heath, call 0151 494 2575 or log onto www.redrow.co.uk/developments/ cressington-heath.

Mortgages made easy with Northern Rock TINA ARMSTRONG, manager of Northern Rock’s Lord Street, Liverpool branch, explains how to find the right mortgage...
A
RRANGING a mortgage can be somewhat daunting, especially if you’ve never done it before. That’s why I tell people to always do their research first. It pays to make sure you understand how everything works before you start. Here are a few hints and tips I like to give customers to guide them through the mortgage process. Hopefully, they should help you understand exactly what to expect. The first step, before you do anything else, is to find out how much you are able to borrow. The last thing you want to do is overstretch yourself. Working out how much you can afford to pay each month will give you an idea of the maximum purchase price you can go for. If you need help, try the calculator tool on our website at northernrock.co.uk or pop into our branch and we’ll talk you through the figures. Having worked out your
budget, the next stage is to find which mortgage is best for you. There are many things to consider, such as how long you plan to live in your new home, or whether you want your monthly payments to be fixed or variable. Only you can answer these questions, but based on the information you give us we’ll be able to provide you with a shortlist of suitable mortgages. The decision is then yours. Once you've settled on a mortgage and found your dream home, you’re now ready to apply for a mortgage. If you wish we’ll help you with this process. We’ll make it as simple and straightforward as possible – all you need to do is ask. The first step is to get a Key Facts Illustration. The Key Facts Illustration will give you everything you need to know about the mortgage deal, and allow you to compare the different mortgages. Your next step is to make sure that you fit your lender's requirements. In other words,
getting a Decision in Principle, or an Agreement in Principle as it’s sometimes called. This involves being credit checked, which isn’t anything to be scared of; you just need to be aware that too many unnecessary checks are bad for your credit rating. So make sure you only do this with a lender who you’re keen to use. Almost there! Once you’re in this position and ready to apply, you can complete the process in our branch or over the phone. Our staff are always on hand if you need any help filling out the forms. And if you need any advice at any time during the process, just ask – that’s what we’re here for. So your three simple steps to making mortgages easy are: 1. Work out how much you can borrow 2. Find out which mortgage is best for you 3. Apply for a mortgage If you would like to arrange an appointment to discuss your mortgage needs, or if you have any questions, give us a call at our Liverpool branch on 0151 236 2412, or why not pop in and see us? We are open 9am to 5pm Monday to Friday (except Tuesday, 9.30am to 5pm) and 9am to noon Saturday. We look forward to seeing you soon.
