GUIDE ... to home improvement Top tip BEFORE painting wooden floorboards, apply a couple of coats of wood primer/undercoat. The first coat should be diluted with around 10% white spirit so it soaks into the wood better. If you’re painting new floorboards, save yourself time and effort by using quick-drying Ronseal Knot Block Wood Primer & Undercoat (from £11.99 for 750ml, Screwfix, www.screwfix.com). Unusually and cleverly, it seals the knots for you, meaning you don’t have to apply knotting solution to them first. Because it’s usually dark brown, knotting solution is hard to conceal with pale paint – you have to do a lot of coats – but Ronseal Knot Block is white, so covering it isn’t a problem with a pale-coloured topcoat.

Product of the week FLOWERED UP: A feature wall can be particularly effective in the bedroom

Create yourself a wonder wall

A

FEATURE wall is a simple but effective way to give a room a focal point and, depending on the effect you choose, can be quick and easy to do. You can create a feature wall in pretty much any room – chimney breasts, alcoves and walls behind beds – but there will be some rooms without a suitable wall, so it’s something to decide on a room-by-room basis. Adding colour and/or pattern to one wall is the most obvious way to create a feature. When choosing a paint colour, it pays to try out some tester pots first to see how the colours work with the other walls and the rest of the room. If you need to use masking tape, FrogTape (from £6.98, B&Q) is a good choice because it uses PaintBlock technology, which reacts with emulsion to form a barrier that stops the paint from bleeding under the tape. Painted stripes look fab on a feature wall, but you’ll have to use low-tack masking tape, or wait a few days between doing adjoining stripes – try a tester piece of tape first. Wallpaper is another great way to create a feature wall –if you want stripes the easy way, buy a striped design. Feature walls enable you to go to town with wallpaper without it overpowering the room or making it look too busy. You can even create a horizontal feature on all four walls by hanging wallpaper between a picture rail and cornicing, between a picture and dado rail or, more traditionally, below a dado rail. Perhaps you like the idea of adding texture to a room but not necessarily colour?

IF YOU fancy giving a wooden floor a new look for the new year, how about painting it? Nothing beats the purity of white walls and white-painted floorboards. Ronseal Diamond Hard Floor Paint in White (£29.98 for 2.5ltr, B&Q) works on stone and concrete floors, as well as floorboards, and the finish is hard wearing and slip, scuff and scratch resistant, so there’s no room it’s not suitable for. It’s also designed to resist flaking, peeling and chipping, as well as dirt, grease and bleach. Best of all, it’s water based, so it’s really easy and nice to apply and it dries quickly, perfect if you need to use the room again soon.

Now that Christmas and New Year celebrations are over, why not take the time to add personality to a room by creating a feature wall? Julia Gray looks at ideas using wallpaper, murals and stickers This is easy to do with wallpaper – use a paintable textured wallpaper for your feature wall, and paint it the same colour as the other walls. Textured wallpaper is also an effective way to conceal a less-than-perfect wall. Murals are similar to wallpaper, but usually depict a scene (a beach, city, jungle, mountains, fields, etc) or a large-scale design, such as typography or a map, rather than a more conventional pattern. Unlike wallpaper, which can be hung on as many or as few walls as you like, a mural is usually designed to be used on just one wall. You can have one of your own photos made into a mural, or choose an off-the-shelf image/design or one from an image library – some offer thousands of choices. Murals come in standard sizes or made to measure (perfect for a feature wall) and you can even get

YOU’VE BEEN FRAMED: Pictures on a wall can create a striking effect

them for ceilings, doors, garages and more. Feature walls can be practical as well as pretty. For example, you can have a tiled one in a bathroom or shower room, and a chalkboard one in a kitchen or playroom. Chalkboard paints are available in different colours, so your feature wall doesn’t have to be black. If you’d prefer something less permanent, how about a chalkboard sticker? Wall stickers in general are fantastic for feature walls because they come in so many different designs, colours and sizes, enabling you to create a unique look. For a really personal feature wall, group together lots of framed photos on one wall. The key is to have a theme, such as all black and white prints, or frames the same colour, to avoid it looking a mishmash. This will take some time and trouble to get right, but the effort will be worth it.

Crooner Bobby ’boot-scoots’ off to a new home by JANET TANSLEY

C

PROPERTY 3

ITY crooner Bobby Norman is welcoming in the new year – and visitors – with a brand new home. The 74-year-old is thrilled with his new des res after his old dilapidated house was earmarked for demolition. Bobby, a regular singer in pubs and clubs around Liverpool (and who goes by the nickname, ‘Boot-scooting Bobby’) used to live in the Rockfield area of Anfield. The houses became part of a regeneration plan as, one by one, they had become derelict and were regularly vandalised. Bobby’s own home had become damp and unmanageable. He bought his house with his wife in 1964 for just £900, but a compulsory purchase order, he says, allowed him to make his fresh start. After his wife passed away in 1993 Bobby lived alone in the property but recently moved into his stylish new two-bedroom home with his son at the Keepmoat development off Robson Street.

He says: “Having lived in Rockfield for more than 40 years, there were obviously mixed emotions when it became clear I’d have to move out. “But to be honest, the area had become very run down, and it was the right thing for the council to step in to improve it. “My own property was in a bad way. All the lead had been stripped from the roof by vandals and it was so damp that I was putting fish nets down instead of mouse traps!” he jokes. “It was actually making me ill, and I’d been hospitalised a couple of times because of it.” Now, though, he is thrilled with his new home in Keepmoat’s The Parks development in Anfield and d his new start. “My new home is wonderful. It’s brand new, which means absolutely nothing needs doing, and everything comes with a warranty. “I have a lovely garden too, which is a real novelty. The only garden at my old house was the one growing out of the wall!” Bobby, who ran a glazing firm in Aigburth for much of his professional life but who has always been a keen singer, adds: ““Moving here has made a big difference to my quality of life.”

Keepmoat’s The Parks development is just a short stroll from Anfield and Goodison Park and the second phase of the development is now up for sale with 97 two, three and four bedroom properties on offer, providing ideal homes for first time buyers or families seeking room to grow. A show home has now opened to give prospective buyers a taste of the space and modern luxury on offer. Jen Brown, Regional Sales Manager at Keepmoat, says: “We’re thrilled that Bobby is so pleased with his new home. He’s a great guy, and a modern, hassle-free property will make such a difference to him.” ◆ Prices at The Parks start at less than £94,000, and mortgage assistance is available for some properties through the Government-backed First Buy scheme. The show home can be found at Robson Street, Anfield L5 6RG, and is open Thursday to Sunday 10am to 5pm or Monday 10am to 6pm or you can call on 0151 260 4714. How to make your

A spare room needn’t be a wasted space or a dumping ground for clutter. Gabrielle Fagan sources great buys and expert tips for creating a room fit for any short term visitor

I

T MIGHT have been a convenient hiding place for the kids’ Christmas presents in the run-up to the festive period. Now the party season is well and truly over, it might even have become a place for to dump their old toys to make space for the new shiny ones Father Christmas left on December 25. But the new year is a perfect time to turn your attention to the spare room, and give it a makeover for 2013. Unfortunately, all too often we haven’t even got a clue what’s accumulated in there and dread clearing it, according to a survey by Spaceslide, online sliding wardrobe systems and storage specialist. “These rooms are usually a repository for things that no one can find a space for elsewhere, from seasonal clothes to sports kit and board games,” says Jon Gough at Spaceslide, where shelving

By the bed IT’S KEY to have everything in easy reach of the bed – visitors won’t appreciate stumbling around in a strange room in the dark to locate a glass of water. If style is paramount, and your guests are truly special, you could splurge on a bedside chest upholstered in lush pink velvet, L’Amour 2-drawer chest, £595, Alexander & Pearl. Alternatively, simply give a second-hand or old bedside unit a new lease of life by spray-painting it in a dazzling shade. systems start from £83.40. “Often, it’s a room only used around five times a year for visitors so the clutter easily mounts unnoticed. “Adequate storage, which maximises space, helps hugely whether it’s wardrobes with sliding doors or open shelving. Making the most of every inch of room, from under-bed storage to better use of room in an existing wardrobe, will all make it easy to organise possessions.” It’s not too late to transform the spare room into a cosy sanctuary with the addition of new, attractive bedding and accessories, and a bit of decor TLC. Take advantage of the sales and invest in kit which could significantly improve the room and render any future sort-outs unnecessary. Follow our guide to bringing style to the spare room – with short-term and long-term solutions.

Sleep Easy A COMFORTABLE bed is a vital ingredient for the spare room – guests who’ve slept properly will be much better company than those who haven’t. “The popularity of the fold-away bed rocketed in 2012 and is tipped to continue in 2013,” says Jamie Dean at Betta Living, fitted furniture and storage specialists. Their fold-away beds start from £1,494, and can be bought as part of a room design.

“These beds are now very affordable, comfortable and robust and have the advantage of allowing the room to be used for other purposes,” says Dean. “Many people want to use the spare room as a craft or ironing room, exercise room or home office for most of the year and don’t want the space cramped by a bed.

“While they often have to be practical spaces it’s not expensive to bring the ’wow’ factor with small touches such as plinth or headboard lighting.” A sofa bed is another easy way of increasing sleeping space and

This time of year is a great opportunity to bag bargain bedding. Just don’t get overwhelmed by sale fever and buy a luridly patterned duvet set simply because it’s on offer – there’s probably a reason why the store’s got loads left. Bedding featuring silhouettes of robins is nice and wintry and an Anorak Kissing Robins duvet cover is well-priced at £45 a single duvet cover, £14 a pair of pillowcases, John Lewis. Bedtime Story IT’S ALWAYS helpful if a spare room is more than just somewhere to sleep so that visitors will feel encouraged to retreat to it for a break. If you have space in the bedroom, give over a corner for somewhere to sit and read, listen to music or make phone calls. Oliver Bonas has a handsome velvet tub chair, £385, available in a variety of colours including eye-popping brights such as raspberry pink. If there’s not much room, a multi-coloured Pop footstool, £179 from Dwell, could be handy for perching on.

A pile of new towels, decorative padded coat hangers in the wardrobe, and a couple of pretty cushions on the bed may be all that’s needed to create an inviting atmosphere. Plan a whole new Bored with your garden? Want to make some design changes? Now is the time to plan how you’re going to do it, says Hannah Stephenson

I

T MAY still be a bit nippy to be doing many jobs in the garden, so now’s a perfect time to relax with some of your Christmas leftovers and make design plans for the year to come. Ideas may come from magazines, a TV programme or may simply be inspired by a neighbour’s garden, but it’s best to buy yourself a notebook and jot down your plans. Whatever you decide to do, whether it’s creating a new bed or making radical changes with hard landscaping, work out how much time and effort you’re prepared to spend on the project and the subsequent maintenance that will require. It’s no use planting a garden full of high maintenance plants if you’re not going to be there to deadhead, water, feed and keep everything under control. Think about where you are going to site any new project. If you’re planning a raised bed for vegetables, make sure it’s going to be in a sunny spot with not much shade from overhanging trees, or you won’t be able to grow a huge variety in there. And remember that veg patches can

EDGE OF HEAVEN: A border full of flowers and, left, a circular lawn

be high maintenance too, as weeding, watering and feeding is likely to be a regular requirement. If you’re a seasoned gardener, you’ll already know what type of soil you have. If not, a simple soil test kit can be bought from any garden centre which will indicate

what type of soil you have and, from there, you can find out what types of plants will grow in it. If your garden is dry, shady, or you have clay or acid soil, you need to work with it. Don’t try to fight it by changing the make-up of the soil because no matter how much organic matter you add, eventually the original type will come through. If you want to grow acid-loving plants such as azaleas but have alkaline soil, grow them in pots of ericaceous compost. Other practicalities to consider

when creating a new area include drainage, storage space, available electricity and water. If the garden’s on a slope, you may need to level the site or install a drainage system. If you’re planning a paved area, make sure it’s level but with enough camber to drain effectively or you’ll end up with puddles you don’t want. Think outside the box and you may come up with a more interesting design. Never, for instance, make narrow borders along boundary fences, because following the boundary lines will

just emphasise the shape of your garden and make it look smaller. If you’re creating a new bed or border, the minimum width should be 1m (40in), and even that will restrict what can be grown. It’s better to go for a border twice or even three times that width for dwarf shrubs and modest perennials. Strong shapes are important and need to blend with your house, keeping everything in proportion and making both outdoor and indoor space merge seamlessly.

Best Of The Bunch Winter aconite (Eranthis hyemalis)

Things to do this week

THIS clump-forming, tuberous perennial produces stemless, cup-shaped, bright yellow buttercup-like flowers on a ruff of light green leaves. It grows to just two to three inches tall but makes a good ground cover plant from late winter to early spring and is ideal for naturalising in dappled shade beneath deciduous trees and large shrubs, especially in chalky soils. Bulbs should be planted in autumn in fertile, moist but well-drained soil. Winter aconites spread rapidly to form colonies, which can be divided after flowering.

● On your winter rambles around the garden, take the hoe with you and knock out weed seedlings before they get too big. ● Spread organic matter such as well-rotted manure or garden compost, even if the soil is rock hard. The soil will soon thaw when the weather improves. ● Continue to remove leaves from the lawn on a regular basis. ● Disperse worm casts on the lawn. ● Check container plants which are sheltered from rain by the overhang of the house eaves and make sure they have not dried out. ● Move displaced deciduous trees and shrubs, if you haven’t already done so. ● Plant deciduous hedging plants such as beech, hawthorn and hornbeam in well-prepared ground, if weather permits. ● Keep climbers such as ornamental vines, ivies and Virginia creeper in check to stop them working their way into window frames and doors or causing damage to drainpipes. ● Start ordering summer-flowering bulbs to give you the best choice of variety. ● Cover ground which you have dug over, but are not yet ready to plant, with polythene sheeting to stop weeds taking over and to warm up the soil for any young plants to be set outdoors early.

garden PURPLE REIGN: Jacques Amand’s Allium 'Carlito', above, and a winding walkway, left The general rule of thumb with proportion of planting and features to open space is one-third planting to two-thirds space. Without the space, the planting and features within the garden cannot be seen to best advantage. Even if you have an awkwardshaped garden, you can create spaces within it which can be explored– it might be a circular lawn or a winding path, fringed by planting and focal points to give it depth and structure. You may want to create a change of level in your garden to define specific areas, using terracing, or install points of interest along the way such as a water feature, seating or an

eye-catching statue. Consider light and shade, which can also change the shape of a space by creating the illusion of depth and distance. Of course, gardeners are always interested in new plants, but often the plants which can be guaranteed to steal the show are old favourites, so look at what you already grow successfully in your borders, the plants which like your soil and their situation, and perhaps consider repeat planting further along. Most of all, when planning, work out what you want the garden for – is it to relax, to experiment with gardening or to use as a family-friendly play area? If your children are regularly

playing football in it, forget a bowling green finish or planting delicate plants around the lawn which are likely to get their flowers knocked off by a ball. And remember that fashion plays its part when planting. Years ago, hybrid tea and floribunda roses were in vogue but now alliums and tree ferns have become the must-have plants – but will they still be in fashion in a few years’ time? You may be better off with something you’re happy with on an everyday basis as the basic structure of planting, but you can vary the colour and type of seasonal planting from year to year.

Good enough to eat Forcing rhubarb

JANUARY is the perfect time to force established outdoor rhubarb by packing straw or leaves around a clump and then covering it with an old bucket or bin with some

ventilation holes in it. Only force strong clumps of plants that are at least three years old. You may have to weight or rope the bin down to prevent it being blown away.

The plants should not normally need watering and the blanched shoots should be ready for pulling by March. Rhubarb that has been forced indoors in December can be

harvested in January, pulling sticks about four to six weeks after forcing. Pick them every few days to reduce the risk of mould and throw plants away after harvesting.

3 ways to ... Dispose of Christmas trees

1

Recycle it yourself, trimming the branches and cutting it into small sections before shredding it in a good-quality shredder such as the Bosch AXT 23 TC, which was voted Which? Gardening’s best buy for more woody material in a recent trial. Pine trees are low in acid and, once shredded, the released nutrients are

relished by perennials and shrubs, offering them additional protection for the final few months of winter.

2

Many local councils have their own recycling schemes in place for Christmas trees. Ring your local authority to find out if your refuse collectors will pick up your tree or if you have to take it

to a recycling plant yourself. If you had a containergrown tree, after Christmas it can either be planted out with a good chance of success, or can be left to grow on in its pot, but it is much better in this case to re-pot the tree in a larger pot. It is seldom possible to re-pot trees in this way for more than one season.

Some 300,000 property millionaires in Britain THE NUMBER of property millionaires in Britain has soared by almost a fifth year-on-year despite the housing market’s continued difficulties, a study has found. There are more than 300,000 property millionaires estimated in Britain, showing a 19% annual increase, property search website Zoopla said. Relatively strong price growth in London and the South East has helped to push the value of a further 47,024 properties over £1 million during 2012, bringing the total to 300,142, the study found. London has had strong demand from wealthy overseas buyers looking for a safe haven from the eurozone troubles and prices have also been driven up by a limited number of homes in these markets for potential buyers to choose from. The website also pointed out

that wealthier buyers were often less reliant on the need to raise a mortgage, meaning many of them have been more sheltered from the effects of lenders tightening their borrowing criteria amid the weak economy. Almost two-thirds (64%) of Britain’s property millionaires live in London, with the equivalent of 100 new property millionaires being created in the English capital every day last year, Zoopla found. Kensington wears the crown for the biggest concentration of property millionaires in Britain, with homes there costing an average of £2.2 million. The value of the equivalent floor space in Kensington to an Amazon Kindle (228cm squared) is a staggering £389, researchers found. Despite its relatively small size

as a London borough at 12km squared, Kensington and Chelsea contains 12% of Britain’s property millionaires at 36,293. Lawrence Hall, spokesman for Zoopla.co.uk, said: “The top end of the property market operates seemingly in isolation to the rest of the market. “Wealthier buyers are relatively impervious to the economic problems affecting the rest of the market, most notably when it comes to getting a mortgage. “Foreign buyers in particular have gravitated towards top-end property in London over the last few years, which has pushed up demand and prices on more expensive property as they try to secure a limited supply of top-end homes in the capital.” Some analysts have suggested that a 7% stamp duty rate on homes worth over £2 million

DESIRABLE: Most property millionaires live in Kensington, London, according to Zoopla which was introduced last spring could cause the top end of the London market to cool off slightly this year, although there is general agreement that prices in the capital are likely to continue on an upward path in 2013. Across the rest of Britain, the number of property millionaires in Scotland broke through the

7,000 barrier last year, while outside London and the South West, the East of England has the biggest concentration of property millionaires, with more than 20,000. Wales has the lowest number of property millionaires on a regional level, with Zoopla putting the figure at 844.

HE third phase of development has begun on a £100m scheme in Norris Green by Regeneration Liverpool, a partnership between Liverpool City Council and regeneration specialist Sigma Inpartnership. This latest phase will see 63 new homes built by Countryside Sigma, a joint venture between Countryside and Sigma Inpartnership, as part of the ongoing redevelopment of the estate. Already 115 new homes have been completed at Norris Green Village, while construction of the third phase started on site in December. Earlier phases have enjoyed the benefit of a shared equity product to assist first time buyers. The partnership and the council are continuing to take shared equity on this latest phase as part of its longterm investment in the area. It’s expected that the value of this shared equity will grow as market conditions improve. The shared equity value is released when the first purchasers sell, or after 10 years, whichever happens first. The new phase will be situated off Heathwaite Crescent and will comprise a mix of two storey two, three and four bedroom houses. Some 20 of the properties will be affordable homes, while 43 will be sold privately. A selection of the

three and four bedroom homes will also feature additional garages. Graeme Hogg, director of Sigma Inpartnership, said: “This third phase marks another significant step in the redevelopment of Norris Green Village. The regeneration is building real momentum now – and we’re delighted that the renewed confidence in the area is reflecting

itself so positively in the form of new house sales.” Ian Simpson, land director at Countryside, added: “The first two phases have been extremely popular, with all the private homes now sold. We’re confident the sales on the third phase will be just as successful and we look forward to seeing the homes going up and

more families moving in.” Regeneration Liverpool is a partnership between the community, public and private sectors, delivering sustainable and effective regeneration across Liverpool. ● For more information visit http://norrisgreenvillage.co.uk, email norrisgreen@cpplc.com or call 0151 909 5391.

G

ETTING onto the property ladder can be a worrying task, but one Merseyside couple found the perfect solution with leading local home builder Taylor Wimpey North West. Andrew Crabb and his partner Tracy Liptrot recently purchased their new dream home at Speakman Gardens in Prescot through Taylor Wimpey’s NewBuy scheme. The couple bought a three bedroom Hemsworth, a spacious townhouse boasting an array of features. Andrew said: “We are delighted with our new home; it’s in a perfect location for Tracy’s work and it’s a

nice, peaceful area. The homebuying process was really easy and straightforward and helped further by the friendly, efficient staff. “We bought the property off-plan so we were able to see the process from start to finish and have pictures from every step of our home being built, which was really nice to see.” He added: “We tried to purchase a house 12 months ago, but the property needed a lot of work doing to it and it would have taken any spare money we needed for a deposit. With Taylor Wimpey, we only had to put down a five per cent deposit and the house didn’t need

any modifications.” The Government-backed NewBuy scheme offers credit-worthy property-seekers the chance to purchase a new home up to the value of £500,000 with a 95% mortgage and a 5% deposit. The initiative is available to first time buyers and those like Andrew and Tracy, who are looking to move up the property ladder. Lynne Vogel, regional sales manager for Taylor Wimpey North West, said: “We’re delighted that Andrew and Tracy were able purchase their new home using NewBuy. It’s a brilliant scheme for those who are struggling to move

up or get on the property ladder and finding it difficult to raise a large deposit.” House hunters looking for their dream home should look no further than Speakman Gardens, where they can expect to find the perfect mix, quality and value for money with the collection of two bedroom apartments from just £84,995 and three and four bedroom family homes from £149,995 and £189,995 respectively. ● Visit the development, open daily from 11am to 5.30pm, call Taylor Wimpey on 0845 071 8832 or visit www.taylorwimpey.co.uk/ speakmangardens.
