One of the first things you need to think about is which estate agent you’re going to use. An estate agent will basically work for you to value your property, market it to potential buyers and arrange and carry out viewings. They will also arrange, or provide other services, such as mortgages, conveyancing and surveys, as well as manage any offers, liaise with solicitors and mortgage providers, and hand over the keys on completion day. But, with the endless number of estate agents out there, how is it possible to find out who is right for you? Word of mouth is invaluable, so get talking to family, friends or neighbours who have recently sold and find out what they went through. Scan your local area for sale boards and see which agents are selling properties similar to yours. See how they present their properties and if their ads come with pictures, floor plans and plenty of detail. Don’t assume that just because an agent has a lot of boards up in your area, it means they are the best. They may be giving over-optimistic valuations. You can also find out a lot by pretending to be a buyer. Visit a number of estate agents and compare the service you get. Afterwards you should get an idea of which ones you would trust to do a good job of selling your house. Once you’ve done some research, choose three or four and start asking questions. First time buyers – is it too good to be true? I

In a desperate bid to re-boot the property market estate agents, the government and home builders have been frantically trying to persuade first time buyers that this is the moment to cash in and get on the ladder. But is it all that simple? In a word, no. While this is the time to get a fantastic deal, if you haven’t got the deposit to begin with, the banks probably won’t even look at you. On the other hand, if you have got a 10% nest egg squirrelled away then lucky you; it’s time to take the next step. Matthew Hawksworth, senior valuer at Anthony James estate agents in Southport, said getting your deposit it crucial. He added: “My impression is that if you can get the funding, now is a good time to buy. “First time buyers in Southport will be looking in the vicinity of £125,000 for one of the cheaper houses, and they are going to have to have a 10% deposit. It’s a buyers market at the moment, so if you are in that position then it’s ideal. “The first step is to work out where you want to live and it’s best to look at a handful of properties to get an idea of what you want, then take it from there.” But remember, the deposit isn’t the only money you need to raise. There are many extra costs that come with buying a house, including stamp duty, legal and removal costs, survey and mortgage arrangement fees and buildings insurance. Fortunately saving at the minute has its own benefits. People keeping their cash in the bank are being rewarded with some of the highest interest rates seen in years, so speak to various banks to find the best deal for you and set up a standing order to transfer money into your savings account each month. The next step is to speak to local estate agents and register at property portals such as

However, if you invest in an up and coming area, you will reap the benefits in years to come, so do your homework before you make any decisions. Lee Wainwright, director of Wainwright and Edwards Estate Agents, on Hoghton Street, in Southport, said: “It’s a great time to buy and there are new mortgage products coming out now. Last year you needed a high deposit, but that’s changing now and different products are being made available to first time buyers. “The first step for people in that position is to take financial advice, to make sure they can afford the monthly repayments to pay off the mortgage. “They then need to start viewing properties, being careful not to rush into things and end up making an offer on the first thing they see. When they eventually find something they like they should try and negotiate on the asking price.” And if you do manage to get them to drop the price, Lee said you must remember those extra costs.“There are things that people forget about, such as the stamp duty, legal fees, survey and building costs. Plus first time buyers obviously need to think about furniture if they haven’t got anything. That’s where the affordability comes in. “A first time buyer would need to speak to a financial advisor, who would look at what incomes there are. It’s essential to take into account all the other costs as well as the mortgage re-payments and the deposit.”
