Cosy cottage home is as pretty as a picture By Janet Tansley

I

T’S a pretty thatched cottage, straight off the lid of a chocolate box. And inside it’s similarly sweet and delectable. Charming Stoneycroft Cottage in Formby, for sale with Karen Parks at £425,000, is believed to date back to the mid 17th century. Carefully maintained and upgraded, the recently rethatched property is well proportioned and beautifully laid out. An oak floored vestibule leads to the entrance door, made from solid oak. The lovely lounge has a vaulted beamed ceiling, with original wooden A-frame, a feature brick fire surround with wooden mantle, a wood burning stove and a solid oak floor. Its dining room has two glazed windows with wooden lintels, again a vaulted beamed ceiling, stone fire surround and hearth, living flame gas fire and French doors to the conservatory, the latter of which has French doors to the garden. Light and airy, the fitted kitchen has a range of high and low level fitted units, post formed work surfaces with glass cupboards and pan drawers, a Belfast sink with mixer tap, and plumbing for a washing machine and a dishwasher. There is space for a fridge/ freezer, plus tiled walls, polished tiled floor and spot lighting. An inner hall leads to an openplan office with space for a desk and shelving, and stairs to the first floor. There’s a shower room with a walk-in shower cubicle, pedestal wash basin, low level wc, tiled walls and a tiled floor. The master bedroom has a bay window, a range of fitted wardrobes to one wall, and double opening doors to the Bedroom two leads off the en-suite, which boasts a freebeamed landing, as does the third standing roll top bath, a pedestal bedroom, which is also beamed wash basin, low level wc, tiled and has a fitted wardrobe. floor and tiled walls.

■ Stoneycroft Cottage has a traditional interior with plenty of attractive touches such as beams and oak floors There is also a washroom which has a pedestal wash basin and low level wc. At the front of the cottage is a

OP hotels are designed to be eye–catching and exciting with their foyers making that all-important first impression on guests and visitors alike. So why not make more of your own hall by creating a stylish vignette that's all about colour, light and summertime? And the good news is you can have a five-star hallway for a two-star price – if you follow our simple style guide…

LONG AND LEAN Many hallways are longer than they are wide, so there's a tendency to leave them bare. We picked a Malm bedroom console from Ikea (www.ikea.com) as it is long and lean. Its rectilinear form helps to visually elongate the space. Bought from the store in white, we masked off a series of cuffs and panels and painted them black for a smooth colour block look. A lick of paint can really make something your own. Dog Lamp £69 from Dwell, www.dwell.co.uk THIS cute pooch looks like he's hiding under a brolly – we'd use this on an occasional table for a gentleman's club look.

SPLURGE

Rabbit Lamp £341 from Holly's House, www.hollys-house.com ONE for serious animal lovers with serious wedge. This lamp comes in black with a black shade for a look of sophistication with more than a hint of fun.

BUTTERFLIES FLUTTER BY Modern hotels look more like art galleries so adding an impressive art installation is crucial for this look. We created our own art by hanging 16 photo frames from a pound store (try www.poundland.co.uk) and used children's butterfly stickers as the art subject. The final flourish and a three dimensional edge was added by sticking a couple of mirrored butterflies to the front of each. Modern, original art and we didn't even have to lift a paintbrush. You'll find coloured butterfly stickers from £1.28 a pack at www.amazon.co.uk and 3D plain ones from the Stickerswall store on www.ebay.co.uk PERMANENT BOTANICALS Floral displays make a huge style statement but because most halls lack sunlight, we opted for fake flowers. We popped some florist's oasis in a plastic crystal-effect bowl and used it to hold various blooms that we bent over to add droopy realism. Adding genuine moss gave our project a real feel and helped cover the stalks of the flowers. Get the look

GARDENING GADGETS WITH the hope that more sunshine is on the horizon, here are six gadgets to make outdoor tasks easier and quicker, so you can sit back and take in the rays. Gutted iRobot Looj 330 – £299.99 from www.irobot.com ■ So it'll not get your grass any greener or do much soil-based activity but this is most certainly a gadget that'll save you a gardening headache; the new Looj is a gutter-cleaning robot. To ensure all those deposits in the drain don't cause disruption, put it inside and watch as it blasts away the built-up debris while brushing gutters clean – and all by itself, too.

Mow away

STYLE BIBLE PRETTY Pastel Style by Selina Lake, £19.99 published by Ryland, Peters & Small. Once upon a time, pastel colours were only used in fairytale princess bedrooms or to complement strangely off-coloured bathroom suites but, thankfully, all that has changed. Today's pastel shades are used to bring gentle colour while showcasing bolder tones. Moving these colours into grown-up rooms has given them a prettiness that's all about warmth and softness. Chapters include Modern Pastels, showing contrast with pops of stronger shades and sharpened with statement furniture, and Vintage Pastels, which looks at the past with smoky pinks, faded greens and elegant patterns. There's also Retro Pastels which channels ice-cream shades of the Fifties on candy stripes, polka dots and floral prints.

Bosch Indego Robotic Lawnmower – £1,299 from www.diy.com ■ Almost the ultimate luxury in gardening gadgets is this superb piece of kit that'll mow your lawn effortlessly. Power it up and watch your grass go. This clever machine maps out your garden as it goes, creating the most efficient route for the best finish – and it returns to base when all is done.

Space saver HuGo Collapsible Watering Can – £25 from www.colapz.com ■ It is quite incredible how this 8ltr-capacity watering can fold down into almost nothing. Available in a selection of colours, this new gadget is an ideal replacement for those with multiple rust-gathering tins about their garden. The UV and frost-proof can is guaranteed not to rot, leak or split.

Cut away Wolf-Garten Li-Ion Chainsaw – £174.95 from www.primrose.co.uk ■ So it's likely you'll have a garden strimmer that removes weeds with ease, but when it comes to trimming those hardier hedges, you'll be in need of something with a little bit more attitude. This rechargeable electric chainsaw will run for up to 40 minutes on a full charge, amounting to about 110 cuts, and attack those branches with ease. It's lightweight and environmentally friendly too.

Hanging around

Water chic

Spiderpodium – from £14.95 at www.breffo.com ■ Wrap your precious gadget inside one of these handy devices, above, and you can enjoy your entertainment outdoors without risk of breakage. Dangle a DAB radio, wrap up your smartphone, or use it to store tools in your garden, just about anything goes with this spider-like grabber.

Designer Garden Hose – £85 from www.barbed.co.uk ■ Possibly a bit over the top, but this piece of high-quality, glamorous gardenware will certainly mark you out from those with run-of-the-mill tubing. This 20m UV-protected hose will give your outside space a stylish touch – and make you the envy of all your neighbours.

GARDENS

TO DO

Nature just takes over WHO said gardening isn’t amusing? On my way to peg out the washing the other day I realised the rhubarb, below, that was being forced had erupted and was wearing its lid on top of the escaped leaves at a jaunty angle. Time to pull it and eat it. The way plants just please themselves makes me smile. No matter how cunning your planting scheme with its built-in “accidental” nonchalance and its carefully contrived naturalness, nothing you devise can ever hold a candle to the pictures that plants will create themselves. Just now in the garden, plants are presenting their best side. Everything is fresh, new, never seen before. Recently germinated seedlings begin to push upwards and mingle together at the edge of paving, in the crevices between stones and between the treads of steps. It is said that nature abhors a vacuum and nowhere is this more evident than in these special, secret places. Most of the time these gatecrashers are left to their own devices, allowed to fight it out for themselves. Later on there will be flowers too but for now their verdancy is more than enough. Many of these seedlings sow themselves into gravel paths and here they are easy to remove – a life-saver for them if they are bang in the middle of major routes. If they are lifted carefully with a hand fork, they can be potted up or moved into new sites directly. A whole new bed can sometimes be planted just from self-sown seedlings.

Miracles all Look out for hints of the beauty to come

A

S YOU come out of the kitchen at Glebe Cottage it’s good to draw breath and take in what is happening all around you. Every bud opening and shoot pushing through is a miracle, yet how often do you give them the attention they deserve? Right now branches of trees are lit with new shoots, like tiny candles. They flicker and glow, bringing the whole garden to life. Mechanisms in nature are always intriguing, none more so than buds. In our temperate climate, most of our woody plants, trees and shrubs are deciduous. As winter approaches they drop their leaves and at this time of year the new leaves are beginning to grow. Through them we perceive the onset of spring. Each and every bud contains, in embryonic form, leaves, stems and flowers - the whole of the year’s growth, right up to the time when leaves and fruit fall in autumn. ■ Peony blossom

BUDDING STARS WHAT is the archetypal bud? The consensus among friends and family is that it is horse chestnut. Certainly it evokes strong memories – I still have a drawing of the nature table I tended aged eight. A strong horse chestnut twig in a jam jar takes pride of place - its sticky buds just beginning to burst. It is instantly recognisable despite the childish technique and immediately conjures up the delightful stickiness of the resinous scales. Bud coverings are often sticky and tough, as in horse chestnuts, but sometimes the impervious scales that form the protective outer surface of a bud are astonishingly sheer. In late May, the track here alongside a 50ft beech hedge is ankle-deep in the fluff of pinky-bronze leaf casings, cast off by buds as the first translucent leaves start to unfurl. WAITING GAME IN direct contrast, the chilly, charcoal-black buds of ash, hard and impenetrable, make you wonder if they will ever break. Seemingly impervious to balmy spring weather, they remain

ASK CAROL

Q

I'VE got quite a few named penstemons that have come through the winter but they look tatty. Can I cut them back?

A

EVERGREEN perennials such as penstemons should be left with their old stems over the winter to protect the

new basal growth in the spring. Now the main danger of frosts and cold winds is over (we hope) you can trim off all last year's old stems to give new growth room. Some of the stems may prove good enough for cuttings.

Q

WE love carrots but every year they are

attacked by carrot fly.

A

IT'S said that carrot fly can't fly higher than a couple of feet, so you could make a barrier higher than that and cover rows with special fleece on a framework. Or do what I do – sow in big, deep pots in old potting compost mixed

with soil. Fill to the brim, firm and sow seed thinly. And keep your pots on a table or bench.

Q

WHEN should I start a compost heap and can I use grass clippings?

A

START one any time but there is more

material around now and warm weather helps. Do thin alternating layers of fresh green waste, muck and dry brown stems to provide carbon and air. Grass shouldn't be a main ingredient. You shouldn’t put grass on if you use chemicals on your lawn. Otherwise it is fine in small doses.

around us petrified until the last moment, when they swell suddenly and their starburst flowers issue forth. Plants at ground level make their entrance in various ways and here their individuality is at its most obvious. By summer their esoteric natures are subsumed into the multi-coloured melee. Right now they rejoice in their own unique personalities. The scarlet geranium psilostemon buds, just discernible among clumps of fading snowdrops, are the essence of the plant to come. One glimpse and the picture of them in magnificent maturity flashes before your eyes. Many shoots and new leaves are crimson, pink and red. Rhubarb makes spectacular new pink buds but the majestic red rhubarb, Rheum palmatum ‘Atrosanguineum’, puts it in the shade. It is much lauded by the gardening cognoscenti for its huge crumpled leaves, red on their reverse, and the towering 6ft flower stems that thrust skyward. But nobody ever mentions the fat, shiny carmine buds that burst through with rude force. Prim gardeners look away – it is so shockingly new and blatant. Other crimson shoots are a bit more decorous. All peonies are arresting at an early stage. New shoots are plump and full of promise, yet sharply pointed, designed to pierce the soil. RISING UP THEIR unfolding leaves and straight stems are spectacular –

in the wild

All the buzz about bees

many intensely crimson. Herbaceous peonies rising through clumps of our native primrose is a springtime treat second to none. These new stems have a perfect polish, a quality shared by several other plants. The new foliage of Rodgersia pinnata ‘Superba’ has a puckered, lacquered look. There is a real sheen on its new leaves as they open their mahogany hands. Tight fists of athyrium and dryopteris bare their knuckles as the old foliage disintegrates. In some ferns, fronds will rise and unwind at random. However, in Matteuccia struthiopteris, the shuttlecock fern, this eruption is

symmetrical – an enthralling sight when the population explodes simultaneously into growth. Another woodlander, Podophyllum hexandrum exemplifies the insurgence of spring. One day new shoots break the surface of the soil. A week later, it has thrust itself up on a long, straight stem, its leaves wrapped tightly around itself. When it reaches a foot or so in height the leaves unwrap like an umbrella. Emerging shoots may not have the volume of summer’s bounty but they build the anticipation of the new season and whet the gardener’s appetite for what is to come.

REPORTS that our bee population is at crisis point as numbers have been hit by bad weather and particularly long winters should prompt responsible gardeners to protect our bees by creating a prosperous environment for them. Last year’s annual survey by the British Beekeepers Association (BBKA) indicated an increase in losses of honey bees and the organisation is concerned that losses may be even greater this year if the long winter is anything to go by. Weather-related impacts such as cold spells affect colony development and queen-mating. Honey bees don’t forage in very cold or wet weather, so their winter stores were depleted last year. However, gardeners can do their bit to help bees, says Gill Maclean, BBKA spokeswoman. “Planting the right sort of plant is important and try to plant in drifts. There are so many bee-friendly plants including thyme, oregano, mint and viburnum. Plant some trees for bees as well, including springflowering cherries, apples, plums and pears.” All blossoms are widely visited by bees including blackthorn, cherry, plum, damson and crab apple. Other trees that are widely visited are the horse chestnut for its nectar and sycamore for its pollen. She also advises gardeners to set aside part of the garden as a decorative wildflower area which will be a magnet for bees, planting white and red clover,

borage, thyme, bugle and other bee-friendly plants. “Bees also need water, so you can do something like fill a pot lid with water and put stones in it and netting over it so that they can drink without falling in.” Last year, the Royal Horticultural Society (RHS) launched a guide as part of its Perfect for Pollinators initiative, listing more than 200 wildflowers, such as corncockle, teasel and wild parsnip, that provide plentiful pollen and nectar for pollinating insects. ■ It advises gardeners to: ■ Avoid plants with double or multi-petalled flowers, which may lack nectar and pollen. ■ Never use pesticides on plants when they are in flower. ■ Where appropriate, British wild flowers can be an attractive addition to planting schemes and may help support a wider range of pollinating insects. ■ Choose flowers that bloom successively over the spring, summer and autumn. ■ Provide nest sites for bumblebees: Bumblebee nest boxes can be purchased but they are often ignored by queen bumblebees. They prefer to find their own nest sites down tunnels dug by mice or in grass tussocks. The tree bumblebee, Bombus hypnorum, has recently colonised in Britain and will often use bird nest boxes ■ If you want to become a beekeeper, details of county beekeepers’ associations and courses can be seen on www.bbka.org.uk

NEW HOMES

Towering success

By Katie McLoughlin

T

HE owner of West Tower, in Liverpool city centre, has helped a local couple to buy their dream home – and they haven’t even had to move. Neil King, Kylie Price and their 15-month-old son Saul, have been renting a two-bedroom apartment on the 25th floor of West Tower, on Brook Street, since September 2010. The young family decided they wanted to buy their own home and looked all over the city to find somewhere suitable, but struggled to find somewhere they liked as much as West Tower. Neil explains: “It soon became clear that no other apartments in Liverpool could match what we had at West Tower – especially the amazing views. “It’s ideally located for us, because it’s only a five-minute walk from both of our offices and it’s across the road from Saul’s nursery.” Keen to see if it was possible to stay in West Tower, the couple contacted Delph Property Group. Neil continues: “We approached Delph to see if there were any available apartments to buy and, to our delight, they agreed to sell our own flat to us! “The price they offered meant it was really affordable and a great investment for the future. The sales team at Delph and the solicitors at Goodman Legal

■ Neil King and Kylie Price, and their 15-month-old son Saul, have bought an apartment on the 25th floor of West Tower, Brook Street, with the help of Delph Property Group worked really hard to help us close the deal.” Home to the Panoramic restaurant, West Tower was built by Beetham in 2007 but the majority of the building’s 123 two-bedroom apartments never made it to the market when the property developer went into administration. Delph Property Group bought the newly-refurbished, 40-storey

building and officially launched the scheme for sales in January. Richard Forman, head of sales and marketing for Delph, says: “When Neil and Kylie got in touch we were only too happy to help. When we launched the scheme in January it was the first time that people had been able to buy the apartments since West Tower was first built in 2007. Unsurprisingly, the apartments

have been selling quickly.” Neil adds: “We have so many good family memories at West Tower and we’re so pleased that we’re going to be able to enjoy living here for many years to come.” Each apartment at West Tower includes a modern kitchen, floor-to-ceiling windows, air conditioning and a master bedroom with en-suite, as well

as a further bedroom and bathroom. Prices start from just £130,000. ■ To find out more, visit the sales office and show apartments on the 22nd floor of West Tower on Brook Street in the city centre (open seven days a week from 10am to 5pm), call 0151 236 8800 or visit www.westtower liverpool.com.

More room isn’t a lofty ambition Have you considered creating an extra bedroom at home? It can make the difference between staying put and having to move, says JULIA GRAY

your questions on DIY answered

Q

HOW can I get my block drive to look clean? No matter how much I scrub it with patio cleaner it still looks horrendous.

A

PEOPLE are starting to realise block paving that has for ever covered the country’s driveways is less maintenance-free than first hoped. But it is possible to get it looking good again. Use a Karcher pressure washer with the patio cleaner attachment – they work wonders. Then it’s a case of giving it a clean with mild detergent when it starts to get dirty again.

Q

THE pointing on our patio is continually breaking up. We had it redone three years ago but by the end of last summer it cracked again.

NE of the best ways to make your home more suited to your needs, especially if you have a growing family or want to work from home, is to add a bedroom. Increasing the number of bedrooms can also put your home in a different price bracket when you come to sell. The most obvious place to put an extra bedroom is upstairs, with all the others, and sometimes it’s possible to use the space you already have. For example, if the main bedroom spans the front of the house, you may be able to divide it in two, as long as each room has its own, separate window. This may not be as satisfactory as adding space, but it can work well if your home is big enough and you’re on a limited budget. When you come to sell, remember that couples and sharers will probably be looking for good-sized double bedrooms, while families may be happier to have more, smaller bedrooms if it means one for each child. When re-jigging the existing space isn’t an option, consider converting the loft into a bedroom or bedrooms instead. If you can also fit a bathroom or shower room up there, and built-in storage, you’ve created the perfect master or guest suite. The cheapest and easiest loft conversions are ones with skylights (eaves conversions), as the line of the roof is unchanged. However, this isn’t ideal if the loft has limited space. Building out the roof to create more useable space inside is often necessary, which means a (more expensive and complicated) dormer, mansard or hip-to-gable conversion. The pitch of the roof can make a big difference to how useable the space is – some lofts don’t have enough head height to make the

USE a wet mortar mix of one part cement, four parts sand for joint widths between 8-15mm. The mortar needs to be fully compacted between the joint using a pointing tool and should be done on a dry day. Dry or semi-dry sand/cement brushed into the joint does not provide a truly rigid joint. There is a tool called the Point Master, which helps build the mortar from behind the paving, which gives a stronger joint.

I HAD a wet room fitted – the type used in hospitals – but I hate the greyish tone of the flooring. Can I lay vinyl on it?

■ A loft conversion can add space, style and value to your home conversion worthwhile unless you lower the ceilings in the rooms below. This is a big and expensive job and won’t be practical if the ceilings are already quite low. You also need room for a good-sized staircase up to the loft on the floor below and if this means losing a bedroom, you may not gain much by converting the loft. Building regulations for loft conversions are very strict about having a safe means of escape in the event of a fire, so it’s not necessarily the easiest way to add an extra bedroom. Creating a downstairs bedroom, and preferably a bathroom or shower room next to it, can work better, providing your home’s layout is suitable. Ground-floor extensions are usually used to add kitchen, dining and living space, but they can include bedrooms. A two-storey extension is often better because you can create extra

living space downstairs and bedrooms upstairs and it should be cheaper than doing a ground-floor extension and a loft conversion, but two-storey extensions aren’t always easy to do with our planning system. Another way to add a bedroom is to convert your home’s garage (or outbuildings) into one. If the garage is mostly used for storage and the stuff can be stored elsewhere, the garage may be more useful and valuable as a bedroom, as long as it’s converted properly and sympathetically. To get the best of both worlds, you could put a bedroom on top of the garage, if there’s space to build above it and for a new corridor on the first floor. Garden rooms can also be used as bedrooms, providing they’re properly insulated and connected to services. However, they’re usually more suitable as guest rooms (or dens, studios or home offices) than

bedrooms used all the time all year round. Cellar conversions are becoming increasingly popular, especially in expensive urban areas where it’s hard to add space elsewhere. For most of us, converting our cellar won’t mean creating the type of underground ‘palaces’ that make the headlines, but even modest cellar conversions can be tricky to do, not least because they have to be watertight and usually involve digging beneath the foundations. Even with a light well, a cellar bedroom may not be the lightest, brightest space, but creating one is often preferable to moving home.

FILLER IT RIGHT FLEXIBLE filler needs to be built up in layers if the gap’s too big to fill in one go. Not applying enough flexible filler along the top of new skirting boards not only looks bad, it also traps dirt, which is hard to remove because it sits in the groove. So don’t cut corners.
