BUYING GUIDE

New homes designed with families in mind By Janet Tansley

B

ELLWAY Homes has opened the doors to two new showhomes at its Hawthorn Park development on South Parade in Crosby. The homes showcase two different house types at the popular site. With families in mind, the four bedroom showhomes feature different interior designs. Boasting a cool, contemporary decor, the four bedroom Oakwood boasts shades of grey teamed with tones of blue to create a fresh feel throughout the house. The open-plan kitchen/diner, a superb space for everyday lives, forms the heart of the home, with French doors that open up into the rear garden and a practical utility room. The lounge is a comfortable room which features two pale grey sofas adorned with charcoal grey and petrol blue scatter cushions, a white gloss coffee table and a striking free-standing swinging-chair. The colour theme continues upstairs, including the impressive master bedroom with en-suite facilities, and the family bathroom. The second showhome, the four bedroom Keats house type, enjoys a bright and vibrant interior design, with a pretty pale grey palette mixed with splashes of fuchsia pink and lime green. The Oakwood reaches 1,151 sq ft, with prices starting from £274,995, while the Keats is a little more spacious, reaching 1,327 sq ft, with prices from £299,995. The largest four bedroom home at Hawthorn Park is the Fleming, reaching an impressive 1,466 sq ft, with prices from £319,995. The ground floor of the Fleming has been specifically designed to suit modern lifestyles, with an open-plan kitchen/dining room, complete with utility room and wc.

There’s a sumptuous lounge with bay window, presenting the perfect place for relaxing evenings; upstairs, the property provides four double bedrooms and a big family bathroom, with the master bedroom enjoying ensuite facilities.

Jenny Bell, sales director designate at Bellway Homes, said: “We are impressed with the results of the stunning showhomes at Hawthorn Park. The response we have received from visitors since the opening of the showhomes has been very

positive, with a series of sales at Hawthorn Park in recent weeks.“ Three and four bedroom detached properties are currently available at Hawthorn Park, with prices starting from £209,995. ■ For further information or to

PRING has finally sprung and a brand new look can be yours for less if you follow our low-cost, high-style guide to gracious living. Sure, you’ve got to be canny these days but if you re-use existing items and weed out the clutter, a designer dream doesn’t have to be a money nightmare. Re-use what you’ve got THE black 1970s corduroy sofa was looking a little bit saggy so, rather than toss it out, we kept the timber frame, gave it a lick of paint and had new seat cushions made. This gave us an opportunity to change the shape, so we replaced the three original seat cushions with one large pie crust cushion to modernise the look. Check your Yellow Pages to find a local expert. Become a rug designer DESIGNER homes are often filled with one-offs and things that really stand out. Here, the striped rug makes a bold, modern statement without breaking the bank. We purchased two colours of roll stock carpet and had sections cut and bonded. Finally, we had all sides bound to stop any fraying. Old-fashioned rug rooms used to do this but a good carpet fitter or your local carpet showroom will have no problems pulling this project together. Less is more ALLOWING rooms to breathe makes a huge difference to how they feel. The fireplace was very

Before cluttered and its items scattered without a thought for shape and pattern so it made sense to pare it back. There are now just six items on the mantel and the hearth has been left clean to show off the shape of the insert. Just as your wardrobe is moving from dark, wintry fabrics to brighter, lighter garb, so too can a spot of décor seasonal adjustment work wonders. So reach for the paintbrush or use paper to brighten your world. Here, the deep purple walls absorbed all the natural light, making the room dim and depressing. Modern geometric paper added a lattice pattern

that is expansive and mathematically precise. this added two functions for the price of one as it can be used as a handy table or additional seating. The Branagh footstool, £299 from Made, would be perfect for this look – www.made.com Décor on a plate RATHER than splash out on artwork, we used what was available and created two plate-scapes to dress either side of the fireplace. For best results, colour complement each piece. Add a plate-hanging mechanism to each and map out the shape and colour combination before you hang them. GARDENS

CAROL’S diary

■ Heaven scent... magnolias

A myriad of magnolias WE’VE been filming at Marwood Hill Gardens, a magnificent 20-acre garden outside Barnstaple in North Devon. It has been developed over 60 years, first by the owner Dr Jimmy Smart and now by the head gardener Malcolm Pharoah. The garden covers a wooded valley and has two lakes, bog gardens and beautifully planted hillsides. One of the most spectacular sights, and the excuse for our visit, is the collection of magnolias, which has flowered wonderfully this year. Some are blissfully scented, but very confusing to bees and hoverflies. Back at Glebe Cottage, I had a new magnolia to plant for myself. I was a bit dubious at first as it was called Magnolia parviflora, which means small-flowered, but was reassured to discover its other name is Magnolia sieboldii, which is anything but meagre. It now looks grand planted in Alice's pink and white garden – after the struggle to clear out some hard rose roots.

■ Marwood Hill Garden, Devon MUCH as I am reluctant to be torn away from my garden, I am always happy to go to the Malvern Flower Show. The showground is in a beautiful setting at the foot of the Malvern Hills. Some of the best nurseries exhibit in the RHS Marquee and outside you can buy classy stuff for your garden. The four-day show started Thursday and you can catch me presenting from the grounds on the Gardeners' World repeat on BBC2 tomorrow at 8.15am.

F

OR a very special birthday three years ago I was treated to the loveliest present imaginable. Which birthday? Put it this way – if I was a man I could have retired. And if I had retired, the next birthday present would have been a piebald pony to pull the gypsy caravan that my husband, Neil, bought me. It's utterly beautiful, totally authentic and meticulously painted by Laurel Thompson – a famous caravan painter. It has been sitting at the bottom of the garden now for almost three years. So far I haven't taken off in it. It has become a landmark. Structures like this make an enormous difference to the garden. I'm not suggesting that everyone should have a gypsy caravan – not everybody would want one and, besides, there wouldn't be enough to go around. But there is such a variety of structures and sheds, retreats, summer houses and shelters that can add interest, personality and quirkiness to the garden. Everybody can have their own special sanctuary. Some of these are functional. They're somewhere you can go to shelter if it’s raining or somewhere you can sit and drink a cup of tea. Others are nothing more than follies, just built for the look and to lift the garden experience into another realm. Choosing a style of “building” that fits in is important. You sometimes see the most incongruous marriages of garden style – something sharp and modern, perhaps built of steel standing in the midst of a cottage garden brimming with foxgloves and delphiniums. Or a trendy urban garden with a wooden shelter painted in dove grey or eau de nil looking like it should really belong in a little French country garden instead. I like to use local or appropriate materials so the structure feels integrated in the garden. Such shelters, even in quite small gardens, become destinations. They are somewhere to take your bottle of wine, sit down and drink it. You can go and listen to the afternoon play or to your favourite music – or even hear the football broadcast live on a Saturday afternoon. Of course, the most ubiquitous of these garden buildings is the shed and the British fascination with and love for their sheds is peculiar to us. It's an institution. Most sheds purport to be work places, many are potting sheds where some serious seed-sowing and cutting-taking is carried out. Some are storage only, where the door is opened, tools thrust inside and the door closed firmly. Greenhouses are justifiably popular with gardeners but until you've filled them to the gunwales with your favourite plants, I think they are hard to personalise and make decorative. My potting shed is bigger than most – I'm not showing off, it had to be big because it is the same shed I

With Carol Klein of TV’s Gardeners’ World

We British adore our sheds, but something a little more adventurous could be just what your garden needs

■ Carol Klein’s gypsy caravan is a real garden talking point

had when I ran a nursery. My potting bench is about 8ft by 4ft – it's Neil's old work bench and as sturdy as can be. When the shed stood on my old nursery, there were very often three of us standing around the potting bench with a huge pile of compost in the centre. We grew literally thousands of plants for the nursery and, although it was never a production line, the whole thing had to be run as efficiently as possible. Young plants were transferred

from modules and small pots into bigger ones and then they were carried out and put into two tunnels that used to run alongside the garden shed. If I seem a little nostalgic about it, then it's because it is quite difficult to get out of the habit of propagating plants when you have done it for 30 years. When we had to move, the shed was taken apart and each piece was moved individually. It took five strong men to carry each side because each piece had to be taken

across the field with no mechanical help. Now the shed is reassembled at the bottom of the garden at Glebe Cottage and Neil has installed windows at the back of it for me, opposite the doorway. There really are no dark hidden corners any more as the shed is now open, light and airy – but I don't need it for the privacy anyway. The British have a well-known obsession with the garden shed, but it's not the only place you can pause for peace and quiet

Roald Dahl acquired a gypsy caravan in the 1960s and used it as a writing room 20

ASK CAROL

Q

WHERE can I buy honesty seed? I really love the look of the plant but I'm having real problems finding it. And is this the right time to sow it if I get some?

A

CHILTERN SEEDS lists it and you should also be able to find it at most good

garden centres. You can sow it in a tray or, now that it has warmed up a bit, out in the open ground as well. You should transplant it later from the tray to its garden site, and it will flower next year.

Q

LAST week, Sue Baker asked if her agapanthus would stop flowering if she repotted it.

A

AGAPANTHUS do benefit from repotting. Tease out the side roots, add a loam-based compost and transfer into a bigger pot.

THE recent banning of some unpronounceable pesticides has sent a buzz through the genteel world of beekeeping and thrust the humble honeybee into the heart of a furious row between big business, farming, politics and the environmental movement. What happens next in this dispute could have major consequences for all of us as well as the bees. How this unassuming insect became embroiled in such a furore is down to neonicotinoid pesticides. Since their arrival in the early 1990s, neonicotinoids (neonics), initially lauded for being safer than their predecessors, have remained more or less out of the public spotlight. But rumblings that these pesticides harm the health of honeybees have been increasing for the last few years. A report by the European Food Safety Agency earlier this year concluded that neonicotinoids posed a “high acute risk” to pollinators. Despite opposition from the UK Government, the EU has acted and placed a temporary two-year ban on the use of three neonicotinoids – imidacloprid, clothianidin and thiamethoxam. So what is it about neonics that has sent environmentalists into uproar? Neonics are applied to seeds so they enter every part of the growing plant as it develops – making it poisonous to pests such as aphids.

But this presence throughout the whole plant means the pesticide is present in pollen and comes into direct contact with honeybees and other pollinating insects. Over the last decade, bee populations have crashed around the world. Some scientific studies have claimed that neonics have a sub-lethal effect on bees – they don’t kill them outright but can subtly affect their behaviour, leading to declines in the long run. Bee declines are a big deal. Honeybees are said to be responsible for pollinating around one-third of the world’s crop production; in Europe alone they are estimated to contribute more that £18.5 billion annually to agriculture. Wildlife charity Buglife, which has been leading calls for the ban, argues that two years doesn’t give bees long enough to recover. Vanessa Amaral-Rogers from the charity explains: “Neonicotinoids have a half-life (time taken for the chemical to disappear) in soil of over three years, and will still be used in winter crops.” And two neonicotinoids – acetamiprid and thiacloprid – will remain in use despite the ban as they are seen as less harmful. While many beekeepers are opposed to neonics, their official body, the British Beekeepers Association, has “serious concerns” about the ban, arguing that when it comes to pesticides, it’s better the devil you know, as the chemicals used in their place may have even more devastating effects on bee populations.

An ounce of honey would be enough to fuel a bee’s flight around the world 21

NEW HOMES Moving made easier By Katie McLoughlin

L

OVELL has a range of ways to make getting onto the property ladder easier at its Sevenoaks development in Rock

Ferry. One of the incentives offered at the Wirral site is Help to Buy, which makes owning a home easier and more affordable than ever before so potential buyers can break out of the rental cycle. Prices range from £120,995 to £130,995 for a selection of three bedroom homes at Sevenoaks, on Bedford Road. The Help to Buy scheme could make moving home easier as the scheme reduces the initial cost of owning a home by 20% and helps those wishing to take their first or next step onto the property ladder. Customers at the popular development can defer paying 20% of the initial price. The outstanding balance is covered by an equity loan from the Government. All properties at the development come complete with modern fitted bathrooms and kitchens, giving them the edge over second-hand homes. With the potential to save residents even more money on their fuel bills, the homes also include a number of eco-friendly features such as energy efficient gas boilers. And, as an extra incentive, the homes at Sevenoaks are ready to move into, with carpets, blinds

and white goods included, saving homebuyers even more money while offering a hassle-free move. Anne-Marie O’Doherty, field sales manager for Lovell, said: “Homebuyers often think that when a home has an affordable price tag that there won’t be any room for luxuries. However, we have proved this theory wrong with the impressive high-standard that the homes are finished to,

combined with added extras including carpets, blinds and white goods. “With the addition of the Help to Buy offer, we’re making moving home easier and more affordable than ever before. The scheme is an ideal option for people who thought they had been priced out of the property market. It makes moving possible for many who may have

otherwise been unable to do so. But we can also tailor incentives to suit different purchasers’ needs and there’s no obligation for those who just want to visit our site and find out more.” ■ Visit the marketing suite and show homes at Sevenoaks, off Bedford Road, Rock Ferry, Thursday to Monday 10am-5pm, call 0151 644 9906 or visit www.lovellnewhomes.co.uk.

Take these steps and you’ll become more ‘mortgage fit’

■ David Wilson Homes' Claremount Gardens development in Kirkdale

DAVID Wilson Homes North West is urging Liverpool homebuyers to get ‘mortgage fit’ to avoid missing out on the Help to Buy scheme, announced in the 2013 Budget. In order to help local homebuyers make the most of the scheme, which is available at David Wilson Homes’ Liverpool developments, the housebuilder has published six top tips to enable customers to get mortgage fit and avoid missing out on the home they want. Steve Jackson, sales director at David Wilson Homes North West, said: “The Help to Buy scheme is the biggest single development in the housing market for the last

five years and is already leading to surging numbers of enquiries. “However, in order to benefit from the scheme, customers must be eligible for a mortgage, and we’re encouraging homebuyers to take a few simple steps to improve their credit score and make them more attractive to lenders.” 1. Check your credit score: You can do this online with the two main credit reference agencies, Experian and Equifax. Ensure all information is correct and if it isn’t, request they change it. 2. Know your limits: If you have existing credit such as credit cards and loans, ensure you keep up the minimum repayments

and try not to get too close to your credit limit. 3. Family connection: If a family member, partner or housemate has a poor credit score, keep your finances separate. 4. It’s all in your history: As many as one in 10 has no credit history and are often viewed as less credible, as lenders have no information to base their decision on. 5. Get on the electoral roll: This can show lenders you have a ‘stable’ lifestyle. 6. Be consistent: Double check your application and be consistent. ■ David Wilson Homes has developments in Kirkdale – call 0844 8113366 or visit www.dwh.co.uk.

ET in the heart of a leafy south Liverpool conservation area, this Grade II listed Regency villa has an abundance of charm and character. Built in the 1840s for the Rathbone family, the semidetached villa was later inhabited by the Lord Lieutenant of Merseyside, Henry Cotton. The house has a wealth of period features, including iron balconies, original window shutters and stucco render. Situated in the Grassendale Park area, this historic home enjoys easy access to Cressington Park train station and boasts views of the River Mersey. F you’ve watched one episode of Grand Designs too many and have been bitten by the self-build bug, be prepared for a bumpy ride. While you’ll (hopefully) build the home of your dreams, it can be a long, stressful and expensive process and there are lots of things to consider before the building work can begin. Unless you’re able to section off part of your garden and get planning permission to build on it, you’ll obviously need a plot of land. Finding a plot that already has detailed planning permission for a house will remove much of the risk, but, of course, it’s unlikely to be the house you want. Unless the plans can be changed, you may prefer to take a risk on a plot without planning permission, or with outline planning permission – this grants permission on the principle that the land can be developed, while detailed planning specifies the design of the building. Finding a suitable plot can be a

Want the thrill of building your own home? The first steps are finding a plot of land and a good architect, says JULIA GRAY struggle, especially in big cities. You can search for land on property websites such as www.zoopla.co.uk and www.rightmove.co.uk, where it’s for sale through estate agents.

■ Finding the right land can be hard

Land agents, who specialise in selling land, and auction houses are often a better bet, as are specialist plot websites such as PlotSearch whcih can be found at www.buildstore.co.uk. Local newspapers and property magazines may contain ads for land for sale, or you could place a “land wanted” ad. You could even drive or cycle around your search area, looking for land that’s for sale or may be suitable as a building plot. Don’t discount derelict buildings – knocking something down and starting again can be a good way to get a great plot, and sometimes the property doesn’t have to be derelict for the numbers to stack up. As well as the location and chances of obtaining planning

permission, consider the true value of the land (or rather its value to you) and how you can get services and vehicles to it. Poor access will make the project harder and more expensive, and could even stop it from getting off the ground. As well as a plot, a good architect is essential. Not only will they translate your vision into reality, they can also enhance it with ideas of their own, coming up with things you hadn’t thought of and solving problems. Even once the plans are done, a good architect is invaluable, as they can help you obtain planning permission, can manage the build and the pre-build process, and can source and manage the various professionals and contractors needed. While you can do this yourself, it’s not something to be recommended for novice self-builders, although it doesn’t seem to deter most of those featured on Grand Designs.

PRODUCT OF THE WEEK THE new Black & Decker FSMH1621 Steam-mop Deluxe + Steambuster (£149.99, Argos), pictured, is a really quick and easy way to clean wooden, laminate, tiled, vinyl and stone floors, including marble. Simply pour tap water into the mop’s tank (a built-in filtering system

protects it from limescale) with the plastic jug provided, press the “on” button and it’s ready to use in seconds – once the tank changes from red to blue, you’re good to go. At the press of another button, you can select the surface you’re mopping to dispense the right amount

of steam for the job. The mop head swivels for easy cleaning and there’s a really long power lead and two cleaning pads, so if one gets dirty, you can quickly change it (they attach with Velcro) and pop them in the wash afterwards – they last for more than 100 wash cycles.

The steam kills 99.9% of bacteria and germs. The water tank is also a detachable handheld steam cleaner, which is a stroke of genius. It comes with different attachments for different jobs and can be used for cleaning everything from greasy ovens to grimy grout.
