Cosy cottage has space for the family and more By Janet Tansley
O
OZING charm and character throughout, Hill Cottage is a stunning three bedroom property dating back to the 1800s. Set back from the road in Rocky Lane, Heswall, Wirral, the property, for sale with Karl Tatler at £355,000, is in a truly tranquil spot. Standing at the top of the pebbled path which leads to the cottage, the eye is drawn to the inviting red door framed by a black surround and set off by a whitewashed exterior. The ground floor is beautifully presented and boasts a cosy lounge with a cast iron open fire, complete with black and white chequered tiling. The box bay window overlooking the front lawns and the neutral tones of the walls ensures the lounge is also light and bright. A large dining room is this home’s second reception room, and the perfect place for a meal with family or friends. Again this room has the benefit of a box bay window at one end, as well as a feature fireplace and tasteful decoration, plus it has wood effect floor. But the heart of a home is often the kitchen, and Hill Cottage’s breakfast kitchen is no exception. This spacious room is finished off nicely with ample contemporary fitted units with a contrasting roll top surface. There is range-style cooker to bring out the ‘master chef’ in any homeowner, plus space for a family-sized dining table if you want to sit and eat in a slightly more informal setting. Leading from the kitchen is the adjoining conservatory, which is spacious enough for good sized comfy chairs to relax into. The outdoors really is brought indoors with this modern addition to the property, especially as the conservatory roof is also glass so

you can gaze up at the trees. The slate tile flooring brings an element of ‘rustic cottage feel’ to the space. And, for when good weather is on your side, the outdoor patio area, enveloped by greenery, is perfect for a barbecue and eating al fresco. The current owners have made various improvements to the
property, such as an artist’s studio extension which offers the flexibility of an additional guest accommodation or further sitting room. Finally, the ground floor benefits from a shower room with a wc – perfect again for guests staying the night. Upstairs, the first floor has
three double bedrooms. The master bedroom has a walk-in wardrobe, perfect for those with a passion for fashion. There is also a modern main bathroom and additional wc. The gardens are easily maintained having a deep lawned frontage, driveway and garage plus an enclosed patio garden
with decorative paving to the rear. To fully appreciate all Hill Cottage has to offer you really must see it and explore what is behind the red door. ■ For further information contact Karl Tatler on 0151 342 2300 or log onto the website www.karltatler.com.

Boost your balcony in time for summer
Even if you’ve only got a tiny bit of outdoor space, it doesn’t have to stop you enjoying the summer. Here are a few ways to ensure your small balcony or terrace makes a big statement, come rain or shine
T
HERE’S no better time than now to get into this season’s trend to turn bare balconies and patios into useful, beautiful spaces. Small space container gardening is fun and can be surprisingly successful as you can relocate plants from problem spots and move things around until you’re happy. Happy people, happy plants! Swap spare space for more space Dead space comes alive when you give it a reason, so make the most of every corner to make the most of life. Here, a bare balcony is transformed into a casual dining space, ideal for taking in the beautiful garden view. Think about what you need – an outdoor seating area, dining or both – and then create. Check out the extensive outdoor furniture range at Dobbies garden centres – www.dobbies.com Plastic can be drastic White plastic garden seating doesn’t really ooze style, so we did our clients a favour and swapped that lone chair for something with colour, punch and personality. A simple bistro table and chairs set the scene for dinner a deux. and add smaller potted items to provide a burst of colour. Use brightly coloured pots, watering cans and other outdoor ornamentation to add colour when flowers aren’t in bloom. bringing the outside in – here, we made more of the space by adding a natural floor rug and billowing white drapes either side of the door to act as an ‘introduction’ to the balcony. The natural rug echoes the outdoor timber while the drapery adds drama and picks up natural light to make the room feel brighter and more summery. If you can, try swapping darker curtains for lighter options when the longer days are here. The rug and curtains are from Ikea, www.ikea.com

GARDENS Blue-ming With Carol Klein of TV’s Gardeners’ World
CAROL’S diary
Show’s high standards
A TURN IN MALVERN I RECENTLY spent some time visiting the Malvern Show. Despite disappointing weather, it was marvellous. The gardens were great – with a much wider range of styles and planting than ever before. And as for the plant exhibits – both in the spacious marquee and on the outside stalls – the standard was phenomenally high. The fact the exhibitors had managed to pull all this off in the face of such adverse weather conditions was a testament to their sheer determination.
■ Carol hard at work planting pot grown foxgloves in the woodland garden, above SHINE ON BEFORE heading to Malvern I was really glad to be at home. There was wall-to-wall sunshine to enjoy, which was absolutely perfect gardening weather. I didn’t know where to start. But I eventually decided the beds at the foot of the garden had top priority as they’ve been patiently waiting for me. It’s a year-and-a-half since these beds were constructed out of railway sleepers from our old nursery and they’re now beginning to burgeon. But there is so much more I want to do with them all, such as extending the theme of lilting movements and planting flowing down in great waves. Apricot foxgloves and pale lemon aquilegias were also dying to be planted, and now they have been. The hellebores we grew from seed will be superb each winter and will have the shade they need in the summer by herbaceous plants that will have reached voluminous proportions by then. When the weather broke, it was a really welcome change. Everything was watered in and in weeks to come its benefits will be obvious when all these new plants settle in.
Opinions vary about every colour of flower except blue, which always offers peace and calm, and blends well with other hues
E
VERY year, our camassias kick-start the garden performance at Glebe Cottage with a display of brilliant blooms. Little known, they deserve to be more widely grown. They are North American bulbs, eaten by indigenous people. Strong opinions are often offered about most colours of flowers. But when it comes to blue, there is seldom a dissenting voice. Blue flowers in the background will lead the eye towards the horizon, soften edges and break down barriers. Blue always lends peace and calm. It blends with other colours too. Put it with orange, its opposite, and there is no clash – both are enhanced. Anchusa azurea ‘Loddon royalist’ is as blue as you get. When growing happily, it makes 60cm spires. In borage, individual flowers are typical of the family – simple chalices with five petals and a recessed centre. It’s an early flowerer, at its best now. Its first flowering is the most dramatic but when plants look shabby, cut back to their basal rosettes – they will produce secondary and sometimes tertiary spikes. PRECIOUS CARGO It’s lovely in combination with orange geums such as ‘Prinses Juliana’ or ‘Borisii’ – both have masses of “single rose” flowers. In our brick garden, anchusa grows beside simple yellow hemerocallis lilioasphodelus. Everything here is blue or yellow apart from the bricks. Two of the best blue self-seeders fling themselves about willy-nilly. First the aquilegias, mainly ‘Hensol Harebell’, with wide deep-blue flowers and huge presence. No matter where it puts itself, it is perfectly placed. It self-seeds satisfactorily, but we often collect seed from the best to produce more for other parts of the garden. These aquilegias cope well in full
■ The spring border at Glebe Cottage which includes camassias, carex elata ‘Aurea’, Euphorbia palustris, Narcissus jonquilla ‘Flore Pleno’, Elaeagnus and Hakonechloa macra ‘Aureola’ in terracotta pot sun or in dappled shade on the wild side of our garden. Seed can be sown as soon as the long pods begin to yield their precious cargo. Sow them on the surface of compost in trays or pots covering with a layer of grit. Let them imbibe
their fill by placing the pots in shallow water, drain and stand in a shady place. Prick out into individual pots when true leaves begin to appear. There are several species with blue, or blue and white, flowers that
ASK CAROL
Q
WHAT do I do with my hyacinth and amaryllis bulbs that I’ve had indoors this spring?
A
YOU can plant your hyacinths in the garden. They will grow again next year but will be smaller and may look a bit wilder. Your amaryllis can be
given a holiday outside but once its foliage fades and shrinks back into the bulb, bring it indoors. In November or December give its compost a top up, a thorough watering, and then wait for things to happen.
Q
WHY have my daffodils stopped
flowering? We used to have lots of flowers but every year there seems to be less.
A
THEY’VE gone “blind”. The bulbs may have been damaged or they may be overcrowded or dry. Replant the bulbs in fresh compost when the leaves are shrinking. Water well and they may recover.
Q
HAVE you got any tips for pruning callistemon, or Bottle Brush bush, which has buds at the end of the branches?
A
CUT the flowered spikes down by a third to encourage growth. Despite its Australian origins, it seems to be hardy across the UK.

embankments with a soft blue haze. Pratense means “of the meadow” and these are conditions in which it thrives, mingling with perennials and grasses in an open site. One plant will seed itself all over the place and each will have its own character. It doesn’t pay to be too prescriptive about what sort of blue you want. Occasionally there will be rogue plants that dare to be white, lavender or pink. If you are restricting it to blue you can mark any plant that hasn’t read the script and move it in winter. Or go for a geranium that you know is blue – a hybrid that sets no seed and will be true blue! Geranium ‘Johnson’s Blue’ is one of the most good natured, flowering early during June and occasionally July and rambling around, making neat ground cover. Geranium himalayense ‘Plenum’ has full rosettes of blue-lavender
flowers that last much longer than the singles. ‘Buxton’s Blue’ is a famous cranesbill named after a great plantsman, E.C. Buxton, who specialised in woodland gardening. It is especially useful for late summer and occasionally July. It will thrive in sun or dappled shade and is useful for carpeting banks or tumbling down walls. It has passed on this habit to relatively recent introduction G. ‘Rozanne’, one of the most versatile of all cranesbills, which deserves a round of applause on every level. It is neat, needs no maintenance, and is happy left to its own devices. We use it in the open garden and in pots. It makes a fine specimen on its own or in combination with blue penstemons from the heterophyllus group. They too give a long and rewarding display – particularly important in pots and containers.

A saxi new look for rock garden BEST OF THE BUNCH – Saxifraga THESE pint-sized flowering perennials look great in rock gardens and scree beds or, in the case of several varieties, planted en masse in the front of borders to add colour in late spring and early summer, acting as valuable ground cover. They produce densely packed rosettes of spoon-shaped leaves and flower freely in shades ranging from pink and red to white, cream and yellow. Among the most popular specimens for the rockery are S. paniculata ‘Rosea’, a pink form whose star-shaped flowers appear in May or June, S. ‘Elizabethae’, which produces yellow flowers and S. ‘Jenkinsae’, which bears large pink blooms. Types suitable for the front of a border include S. x urbium ‘London Pride’, which is more vigorous than other saxifraga species and can cope with full shade or full sun and any type of soil. Cut off the flower stems after flowering and you will be left with neat, green rosettes. All rockery types need well drained soil in a moist spot with some shade from the midday sun. Another variety, S. fortunei, has deciduous foliage that is green with red on the undersides, with white flowers that bloom from October to November.
pests such as cabbage root fly and cabbage white butterflies. The best way to prevent such insects is to cover newly transplanted plants with garden fleece or fine netting. Cabbage caterpillars can be a real nuisance as they burrow inside the developing curds (heads) and ruin them. If your netting is securely anchored and held clear of the plants on wires or hoops, the adult butterflies will not be able to lay their eggs on the cauliflowers. Cauliflowers can also be prone to clubroot disease, a fungal infection which attacks the plant through the soil via its root hairs. In a short period of time this will lead to massive swelling, distortion and severely hampered growth. Clubroot can infect whenever the soil is moist and warm. Resistant varieties such as ‘Clapton’ and ‘Clarify’ are available, and a combination of crop rotation and liming should help to prevent the disease.
GOOD ENOUGH TO EAT – Prevent cauliflower problems THEY are known to be tricky to grow, largely because they suffer from the same problems as cabbage, including insect

Put netting over the plants, using short sturdy stakes to support the netting and keep the birds at bay. Keep an eye on your crops for signs of botrytis (grey mould) and if you see any grey, fluffy mould on the berries cut them off and bin them, checking over the rest of the crop.

NEW HOMES Help to buy for all By Katie McLoughlin
D
REAMS of a brand new home could become a reality for many more homebuyers thanks to Redrow and the Government’s Help to Buy scheme. Since April 1, homebuyers in Widnes have been able to purchase a brand new Redrow home at neighbouring developments Barrow’s Green and Lancaster Place with just a 5% deposit – and enjoy lower monthly mortgage repayments. It enables those who have saved at least a 5% deposit to take out an equity loan from the Government for up to 20% of the purchase price. This means they only need a 75% mortgage from their chosen lender, and should be able to access much more competitive interest rates, which would make their mortgage repayments more affordable. Unlike the Government’s FirstBuy scheme, all types of purchasers can apply for an equity loan through Help to Buy, not just first time buyers. It is available exclusively on new homes. Anita Williams, sales director for Redrow Homes, (North West), said: “We very much welcome the Help to Buy initiative, as it will improve the outlook for many who want to move to a new home but do not have the large deposit required by many lenders. “It will open the door for those
who have saved hard for a 5% deposit, while allowing them access to better interest rates usually reserved for people with much larger savings.” A range of traditionally styled Redrow homes at Barrow’s Green and Lancaster Place will be available to purchase using the Help to Buy scheme. Lancaster Place and Barrow’s
Green both offer a selection of high specification homes, each designed with families in mind. Featuring designs from Redrow’s New Heritage Collection, the homes combine traditional Arts and Craftsinspired architecture with bright, modern interiors. Barrow’s Green offers a superb choice of four bedroom homes
from £222,995 to £265,995, while nearby Lancaster Place boasts an impressive collection of three and four bedroom homes from £204,995 to £449,500. ■ For details of the latest availability and pricing, call 0151 378 8839 for Lancaster Place or Barrow’s Green on 0151 345 0820 or visit the website www.redrow.co.uk.

Lovell’s 95 means you can move for less
■ Lovell’s Oakwood home is one of the property styles available at Church Fields in Garston
HOUSEBUILDER Lovell has launched its Lovell 95 mortgage offer, making moving home easier than ever before. Whether you’re a first-time buyer or a homeowner seeking to move up the property ladder, Lovell 95 means you can buy a new Lovell home with a 95% mortgage and a deposit of 5%. For example, using Lovell 95, a homebuyer can buy a brand new house with an asking price of £160,000 with a deposit of £8,000 rather than the usual 20% deposit of £32,000. Clare Noakes, regional sales manager for Lovell, said: “Buying a brand new home can now be a reality rather than a dream thanks to the introduction of the new scheme.” Lovell 95 is a mortgage indemnity high loan to value (LTV) scheme available through a
selected panel of building societies to Lovell purchasers throughout England and Wales. Lovell’s panel of building societies agree to increase their loan to values in return for a “loan by loan” mortgage insurance paid for by Lovell which protects the high loan to value proportion of the loan up to 95% at no extra cost to the purchaser. Rates are offered at 95% LTV, 90% LTV and 85% LTV, therefore homebuyers can own their Lovell new home from as little as a 5% deposit. Lovell is building new homes across the North West including Church Fields in Garston, Sevenoaks in Birkenhead and Fountain Court in Tranmere. ■ For more details visit www.lovellnewhomes.co.uk/ home or call 0161 905 8652.
