ROSPECTIVE landlords should not fear buy-to-let legislation, according to leading UK lettings specialist Belvoir.

With lending volumes increasing by 22% during 2010, 32% of landlords increasing their rental yields in the first quarter of 2011 alone and the Council for Mortgage Lenders expecting strong rental demand to remain throughout 2011, Belvoir believe that the buy-to-let market is looking very healthy for new investors. Yet, despite the positive outlook, many potential landlords are still being discouraged by the

perceived ‘legal minefield’ standing in their way. Aware of the problem, Belvoir, which has an office on Woodchurch Road in Prenton, has taken steps to help clarify the legal process and encourage more people to buy and let. Steve Molloy from Belvoir Wirral said: “The buy-to-let market is very fertile ground at the moment with tight mortgage lending criteria, an increasingly mobile labour market and financial uncertainty forcing more consumers to rent, rather than buy, more than any other time over the past five years. “Despite this ‘golden’ opportunity, we believe that many prospective buy-to-let

investors are being put off by complex legislation and fear of legal action. Recognising this, Belvoir is actively guiding potential investors through the legal minefield, providing expert advice and developing their confidence as landlords.” According to Belvoir, the buy-to-let market is likely to expand further during 2011 as more competitive products enter the market and lenders begin to loosen their purse strings.
