RANCH LOCATION: Drift Creek Ranch is nestled in the Drift Creek Valley 15 minutes south of Lincoln City and 10 minutes north of Gleneden Beach featuring the renowned Salishan Spa and Resort on the northern Oregon coast. Drift Creek Ranch is a 2‐hour drive from Portland, a little over 2 hours from Eugene and 1 ½ hours from Salem. In addition, the Siletz Bay State Airport is one mile south of the Salishan Resort and approximately 15 minutes from Drift Creek Ranch. Siletz Bay State Airport provides a 3,300’ x 60’ asphalt runway. The Newport Municipal Airport is 18 miles south and provides full airport services. Located in Lincoln County, Lincoln City is on the scenic Oregon coast at the 45th parallel, situated 11 feet above sea level. Bordered by 680‐acre Devils Lake, the Coast Range to the east and the Pacific Ocean to the west, Lincoln City boasts miles of beautiful, clean sandy beaches. The Salmon River is located to the north and the Siletz Bay and Siletz River to the south. The Lincoln City area enjoys a mild maritime climate, has a thriving retirement community and is a popular tourist destination. IMPROVEMENTS: The Main House – The main house is a custom 3,932 sqft, three‐level home along the banks of Drift Creek. It was constructed in 1990, with a new roof in 2010. The three‐bedroom, two‐bath house has a finished basement that can support an additional bedroom and bathroom. The surrounding property is well‐manicured and comprised of professionally‐laid mature landscaping that is pruned by the local elk herd. A 1,200 sqft, 3‐bay attached garage provides ample room to store toys, and there is over 900 sqft of decking overlooking Drift Creek to enjoy watching the elk graze and the salmon and steelhead swimming upriver. The Rental Property – Nearby is a single‐wide 924 sqft trailer that is rented to a long‐term renter for $800 per month for the trailer, use of the barn (described below), and the fenced pasture for raising miniature horses. Income from the rental typically covers property taxes and general property maintenance. The trailer could be removed and would afford a future owner the ability to construct a new home on the property.

IMPROVEMENTS: (Continued) The Barn – The 50’x50’ aluminum barn constructed in 1995 spans 3,600 sqft, and contains a tack room, studio, shower facility and concrete floor. There are several small outbuildings and a well near the barn that could be used for additional water supply or to re‐plumb the rental property from the spring box that currently serves the trailer. The pasture is fenced and cross fenced for raising horses or livestock. A small pond serves as a source for late‐season irrigation and water for livestock.

LIVE WATER: Drift Creek Ranch is located in the heart of salmon and steelhead country. While Drift Creek alone can provide the serious angler with years of entertainment (as well as bouts of frustration) due to the multiple runs throughout the year, there are many classic steelhead and salmon rivers within a short drive of the ranch, not to mention the endless fishing opportunities for halibut, rockfish, lingcod, tuna, and salmon in the ocean. Drift Creek – Fishing Drift Creek can be compared to two things: 1) fishing for salmon and steelhead in the northwest 60 years ago, and 2) fishing small streams in Alaska. Currently managed as a completely wild, catch‐ and‐release fishery for the last 15 years, Drift Creek supports substantial and healthy runs of both fall Chinook (September through December) and Coho (October through January) salmon. Fall Chinook range up to 60 pounds and Coho average from 10 to 15 pounds. The winter steelhead run is equally impressive, beginning in December with a few stray Siletz hatchery fish, and the bulk of the wild run lasting from December through March, peaking in February. These fish average from 6 to 18 pounds with fish over 20 pounds caught on the property. The spring steelhead run is comprised of larger fish entering the river from February through April. These fish only stay in the river for a week to spawn and head back out to the ocean just as chrome as the day they entered. A summer steelhead run also occurs from May through September. These fish are more challenging to catch in the lower flows of summer. Finally, the property is host to a sustained population of sea‐run cutthroat trout, which can grow to over 20 inches and are quite aggressive. The cutthroat follow the salmon and steelhead into the rivers to feed on eggs and can be caught just behind their bigger cousins. There are also documented sitings of Chum salmon on the property but these are a listed fish and are known to occur in only two other rivers in Oregon in any sizable number. Fishing for steelhead closes on April 1st through May 25th to allow the smolts to migrate to the ocean. Anglers at Drift Creek can average 3 fish per day where 7‐10 fish days are not unheard of.

NEARBY LIVE WATER: The following rivers are excellent fisheries in their own right and are in close proximity to the ranch. However, they are public rivers with hatchery systems and can become quite crowded with both bank anglers and drift boats during the peak of the salmon and steelhead runs. Siletz River – Over the hill from Drift Creek is the Siletz River. An excellent stream for both floating in a drift boat or fishing from the bank in the higher elevations, to trolling in the estuary, the Siletz offers fall Chinook and winter and summer steelhead, both hatchery and native. Nestucca River – Thirty miles north of the ranch is the town of Hebo and the launching point for floating the Nestucca, better known as the “Tucca”. This river offers spring and fall chinook and summer and winter steelhead, as well as a small run of Coho salmon and the occasional sea‐run cutthroat. This river is popular during optimum flows due to its close proximity to Portland, but there are plenty of sections to float for the experienced oarsman. Alsea River – Forty miles south of the ranch is the Alsea River. Smaller than the Nestucca or Siletz, but still larger than Drift Creek, the Alsea offers excellent fishing for both fall Chinook and winter steelhead. The Alsea has a strong hatchery program and the steelhead are plentiful from January through March.

NEARBY LIVE WATER: (Continued) Salmon River – Just north of Lincoln City is the Salmon River. A short river, even for coastal stream standards, the Salmon River is known for its large hatchery fall Chinook run as well as its strong wild run of winter steelhead. The Pacific Ocean – One of the most unique aspects of Drift Creek Ranch is its proximity to the Pacific Ocean. Not only are the fish moving up Drift Creek right out of the ocean and in some cases have been in freshwater for less than an hour when they arrive on the property covered in sea lice, but there is also ample opportunity to catch salmon and steelhead in Siletz Bay or out in the ocean. There are several places to launch a boat and numerous different means of fishing in the Pacific Ocean and bay areas. From a small aluminum open sled for fishing and crabbing in the bays to the more sea‐worthy vessels that will allow for chasing tuna 40 miles offshore, there is something for everyone. Depending on the season, one can catch halibut up to 80 pounds or bring in a limit of Albacore tuna, with an average of 20 pounds with a 25 fish per person per day limit, or go bottom fishing for rockfish, lingcod and cabazon. Throwing a few crab pots over the side of the boat on your way out and picking up Dungeness crab on the way back makes for a very fun and successful day on the water.

HUNTING: The secluded Drift Creek Ranch has an ideal wildlife habitat with Drift Creek pouring out of a steep and rugged canyon into an open pasture. Two large distinct herds of Roosevelt elk call Drift Creek Ranch home for a large portion of the year. Roosevelts do not migrate great distances and will sometimes spend their entire lives in a single drainage. The herd sizes on the ranch can be over 100 animals. Roosevelt elk do not always sport as impressive racks as their Rocky Mountain cousins, but they are much larger in body. Drift Creek Ranch is located in the Stott Mountain Unit and has two general centerfire rifle seasons. The first season is from November 10th through 13th. The second rifle season begins November 17th and lasts through November 25th. Each hunter is allotted one bull elk with a visible antler per year. For bow hunters, an elk bow tag is general season that lasts from August 25th through September 23rd and affords the hunter to take one elk either sex. In addition to the healthy populations of elk on the property, Blacktail deer also call Drift Creek Ranch home. Blacktails are more elusive than Whitetail or Mule deer and the large bucks can go completely nocturnal during the hunting season. Blacktail season for rifle hunting is a general tag in the Stott Mountain Unit and the season lasts from September 29th through November 2nd. One buck with at least a visible fork is the limit. Hunting with a bow is also allowed as a general tag. The bow season lasts from August 25th through September 23rd and November 17th through December 9th.

RECREATION: Golf – Two 18‐hole courses are located within 15 minutes of the ranch. The Salishan Resort golf links is a Scottish‐ style 18‐hole course that plays out between the Pacific Ocean and Siletz Bay and was designed by Peter Jacobsen. The 5,000‐yard Chinook Wind Resort’s challenging course is located off Highway 101 in Lincoln City. The Chinook also has the largest indoor driving range in the Pacific Northwest at over 12,000 sqft. Additionally, there are three 9‐hole courses within a 30 minute drive of the ranch. Hiking and Beachcombing – There are miles of hiking trails and miles of beaches in the area for exploring. Drift Creek Falls is an excellent hike that is upstream of the ranch. Horseback riding on the beaches is a favorite of locals and visitors alike and many people enjoy exploring the tide pools and rock outcroppings in the area. Sea Kayaking – An excellent way to explore the many bays and estuaries in the area is by sea kayak. Often, it can be difficult to explore these areas on foot or by boat, however with a sea kayak one can venture out to watch birds, sea lions, seals and sea otters in the natural environment. Surfing and Kiteboarding – Where there are waves, there are surfers and kiteboarders. Lincoln City is famous for its many beach breaks, attracting hoard of surfers and kiteboarders. In addition, Lincoln City is host to the Nelscott Reef Tow‐In Classic, a big wave competition held once a year in winter when conditions are right to produce 50‐foot waves that only the best in the world can surf.

INCOME OPPORTUNITIES/CONSERVATION POTENTIAL: As discussed above, Drift Creek Ranch has a rental property that generates $9,600 per year in income. The income from this rental generally covers property taxes and basic annual maintenance costs. While the property has not been cruised for timber, the property has a small stand of older class forest consisting of Douglas fir, cedar and Sitka spruce. The younger forest was last harvested around 1990 and replanted in a mono‐crop of Douglas fir. Additionally, this property is a good candidate for a conservation easement, which could generate potential tax benefits for the right individual.
