Webb Yates Engineers was responsible for the complete refurbishment of this fourstorey residential townhouse in Bayswater, Central London; all the floors and roof were replaced and a basement was added, extending across the full site. A solid stone feature staircase spiralling from the basement to the third floor with a tensioned brass bar balustrade completed the sleek new interiors. The basement was underpinned directly below the existing party walls while the masonry front and rear facades were carefully held in place above. Much of the temporary works was coordinated with the permanent works to either be reused or cast in, simplifying the construction sequence and allowing work to proceed on

multiple levels of the building. The concrete soffit of the ground floor that formed the basement box was left exposed and scabbled back to leave a textured finish, mirrored by the rough soffit of the staircase. The staircase is Italian travertine limestone and springs from steel beams on the landings to a blockwork wall along the side of the property. The winding sections are reinforced with steel dowels to allow the individual treads to span the small gap, and the straighter sections are unreinforced stone treads. The balustrade guard mesh is made from brass bars tensioned from the basement all the way to the roof and crossing spirals of bars mirroring the staircase form a stiff mesh.

This new residential building is slotted into a Victorian terrace in Stoke Newington. It takes the form of six storeys of flats above ground, as well as a single storey basement flat with lightwells to the front and rear. The three main structural materials used are left exposed to striking effect; the masonry exterior cladding, the interior crosslaminated timber (CLT) panels and the reinforced concrete slabs in the basement. The architect’s scheme was to create a building with simple but creative materiality. For this reason, the structural materials were selected to facilitate their being exposed. The basement box was reinforced concrete to form a solid foundation for the building and then CLT was selected to enable a fast

construction programme for the superstructure. With the masonry used as cladding and loadbearing walls in the basement, insulation could be wrapped around the structure and hidden, leaving the structure exposed inside.

This project required a comprehensive understanding of the different materials involved, and their structural properties as well as careful detailing in order to leave many of the loadbearing elements exposed. The concrete basement provides both a solid foundation for the building and retains the various levels of the ground on all sides. It was constructed in two levels of underpins of various shapes and sizes to fit with the internal layout and the structure above.

RESIDENTIAL MARKET: HOME SALES The number of home sales across Istanbul was recorded as 232,428 in the year 2016. Home sales across Istanbul have fallen by 3.06% year on year. Mortgage loans on the other hand have shown a decrease by about 6.64% year-on-year. The share of initial sales in total home sales in Istanbul was recorded as 47.47%.

Mortgage loans could only demonstrate a growth by 12.16% this year, when compared with 13.22% in the previous year. The percentage of non-performing loans within total loans was calculated as 0.49% across Turkey by the end of 2016. This rate was at 0.41 % level by the end of 2015. The total volume of non-performing loans which is not rising in parallel to the growth in total loan volume is considered as a positive sign for Istanbul.
