FOOTHILLS MARKET UPDATE Living in the Colorado Foothills, you truly get the best of both worlds. An easy 30-minute commute to Denver or an hour drive to Keystone, this location is in the center of it all. Plus, the amenities within the Foothills are reason enough to stay close including access to open space, hiking and biking trails, incredible views, and lifestyle-focused living. The Foothills, located within Jefferson County, includes neighborhoods along the west corridor such as Genesee, Evergreen, Morrison, and Conifer. With the events of 2020 causing us to look at the space that we call home, many consumers shifted their preference to open spaces and fresh air. The Foothills offer those amenities and more, which is why real estate in this area showed a notable spike in activity for the year. LIV Sotheby’s International Realty produces a Foothills Micro Market Report comparing real estate metrics for 2020 compared to 2019. Jefferson County showed increases across the board, including a notable 25.7% increase in the total dollar volume sold. Listing activity increased last year, with a 5.5% increase in the number of new listings and a 15.4% increase in the number of sold listings. Revealing a healthy and competitive market, the average price for all properties increased by 8.9% and the average days on market decreased by 18.5% to just 22 days.

Many communities within the Foothills saw similar performances to Jefferson County as a whole, with an increase in average price, a decrease in the average days on market, and an increase in the number of properties sold. Most notably, Soda Creek saw an impressive 200% increase in the number of properties sold, from seven properties in 2019 to 21 properties in 2020. Upper Bear Creek reported the highest increase in average price, with a 62.7% increase resulting in the average price for 2020 being $1,148,566. Homes in Evergreen Highlands sold the quickest compared to 2019, with a 65.5% drop and selling in an average of just 10 days in 2020. The real estate performance of 2020 proves that the Foothills are an ideal sanctuary for those looking for both space and serenity. The unique balance of being located so close to the city as well as the mountains makes these communities a wonderful place to buy and sell real estate.
