Offering equestrian estates, gorgeous custom homes, quaint mountain cabins, and everything in between, the Foothills is a classic Colorado community that offers scenic views and a nearness to nature that few areas along the Front Range can rival. Situated at the base of the Rocky Mountains, within Jefferson County, the neighborhoods here boast unbeatable views and frequent visits from the state’s local wildlife. Throughout 2021, the Foothills has seen significant increases in real estate activity that benefit both buyers and sellers in the area.

LIV Sotheby’s International Realty produced a Micro Market Report comparing real estate data from 2021 to 2020. Homes in the Foothills appreciated in value by 18.9%, increasing the average price for all property types from $521,731 in 2020 to $620,545 in 2021. This increase in average sale price boosted the total dollar volume sold in Jefferson County by 17.2%, bringing the total to $7,259,130,844.

Balancing open spaces, scenic views, and easy access to both Denver and the mountains, it’s no wonder so many homebuyers wish to invest in the Foothills lifestyle.

Thanks to the lifestyle that the Foothills provides to its residents, the area has become increasingly popular with homebuyers. Several neighborhoods within the community saw the number of properties sold rise over the last year. Shadow Mountain, a lovely community located in Conifer with proximity to hiking trails and Staunton State Park, saw one of the most notable increases in the number of homes sold last year. This neighborhood saw 55.5% more homes sold in 2021 than 2020, reaching a total of 14 properties sold. Evergreen Highlands and Lookout Mountain also saw significant increases in property sales last year, rising by 54.5% and 44.4% respectively. Looking at average home prices, Spring Ranch, an area encompassing 360 acres of pine and aspen trees, reported one of the highest increases in average property prices. The average price of homes here rose by 49.3%, bringing the average price in this community to $2,084,000. Homes located in the Soda Creek neighborhood reached the highest average price out of all communities within the Foothills with an average price of $2,217,117 – 21.7% higher than the average price in 2020. The continued demand for properties in the Foothills resulted in an increased market pace throughout 2021. For example, homes in Conifer Mountain remained on the market for an average of just 11 days last year, which is 65.6% less time than 2020. Buyers looking to take their time in a slightly slower market may find success in Riva Chase, where the average time spent on the market for homes was 90 days in 2021.
