Colorado is to craft beer what mountains are to snow. And with over 400 craft breweries across the state, Colorado is the apex of ales – and lagers and stouts – with a heritage as rich as the gold rush. In fact, in 1859, Rocky Mountain Brewing became the first in the state to satiate thirsty miners from Silver Plume to Idaho Springs to Denver and beyond. Today, Colorado touts the fourth most breweries per capita in the United States, and has played host to the Great American Beer Festival (GABF) since 1982, a competition that is the gold standard for brewing success in the U.S. What is it that makes Colorado’s breweries so special? Take to the mountains to find out.

Family, fishing and great beers are key at Big Trout Brewing Company, a newly opened brewpub in Winter Park, with the name reflecting the priorities of owners Tom and Emily Caldwell. “The name of the brewery is special to us,” says Emily Caldwell. “Both of us love to fish and our kids is a huge task. [One day], Tom was walking into daycare with our daughter, Madison, and asked her what she thought of Trout Brewery. She looked up and said, ‘No, Daddy, big trout!’ It was perfect, and there

Veteran-and ski bum-owned since 2014, Vail Brewing Co. brews the type of beer its owners like to drink. With a handful of World Beer Cup (WBC), Great American Beer Festival and North American Brewers’ Association (NABA) awards under their belt, it’s safe to say the folks at

VBC know a thing or two about brewing tasty, high-quality beer for locals and visitors. Dreaming of Brews “It was a dream of mine since college to start a brewery,” Head Brewer/Co-Owner, Garrett Scahill reveals. “After ski coaching for 13 years at Ski and Snowboard Club Vail, and multiple jobs in the Vail Valley, I sat down to try to make that dream a reality. After writing the business plan over a winter, I set out to find partners/investors. A chance meeting resulted in a partnership with three like-minded military veterans, and VBC was

One Epic Beer Line-up What is the best brew on deck at Vail Brewing Co.? Scahill says, “It's a toss-up between our three core beers, Hot Mess Blonde Ale, Gore Creek IPA, and Pete's Stash Pale Ale. Both Gore Creek and Pete's have won at the World Beer Cup and Pete's also has a medal at the Great American Beer Fest. Pete's Stash got its name from an out-of-bounds run off Vail Mountain named after one of the founders of Vail. It’s crisp, clean, slightly bitter with notes of grapefruit, tropical fruit, and pine.” Vail Brewing Co. will be bringing back their Deck Daze wheat beer for most of the summer. A proven medal winner at GABF, Deck Daze is a delectable wheat beer infused with passionfruit and mango white tea. “From grain to glass, our staff works very hard to offer the best product and experience,” he says. “We love being able to offer many different styles of beer from different IPA’s to Porters and Sours. Our locations see so many people from all around the globe. Because of this, we want to be able to offer something for everyone.” Two Locations + Taco Truck “We have two locations. Eagle-Vail is the

mothership and where you will find many valley locals, great outdoor seating, and Rocky Mountain Taco. Our Vail location is in the Solaris complex and offers indoor and outdoor seating next to a fire pit and a view of Vail Mountain. Both locations offer great late-day sun. I love seeing locals and tourists coming together to share a beer and experiences after a day of skiing, biking, work, or just playing outside,” Scahill says. Both locations offer a relaxing and comfortable environment with a mountain industrial edge. And as for the best sipping spot? Scahill says, “I like to sit by the fireplace in Eagle-Vail or the fire pit in Solaris when it’s snowing outside.”

As bartender, marketing manager, and resident Harry Potter expert, Daniel “Buckets” Miller-McLemore puts it, “It’s a place where everyone feels welcome, where strangers become friends, where you can actually unplug from the constant hum of everyday life and focus on the conversations right in front of you.” Their Own Little Brewery “Broken Compass was founded in 2014 by Jason and Jolene Ford, two passionate beer lovers and brewers that had one goal: make delicious beer to drink and sell the rest so they could make more,” explains Miller-McLemore. After delving into the fabulous craft beer scene in Oregon during their time living in Portland, the Fords fell in love with the mountain town of Breckenridge while living in Denver. Jason (known to everyone simply as Ford) worked as a chemical engineer, which lent itself to the details of brewing. And after a few too many mundane meetings, the Fords decided to

We're surrounded by an amazing collaborative craft beer community in Summit County and Colorado.” He adds that Breckenridge is also paradise for those who love the great outdoors. “In the winter, world-class skiing is out your back door, with four other ski resorts within 45 minutes. In the summer, lose yourself in endless miles of hiking and biking trails, whitewater rafting, rock climbing, and all the water sports you could want on Lake Dillon. The core of this is a true small downtown, not a resort village, made up of condos and rentals inhabited by tons of locals passionate about the outdoors and good beer.” Has this translated into great customers? “We love our locals

Laidback and Welcoming Pre-pandemic, the brewery utilized large community-style tables where strangers frequently sat next to each other and became fast friends. “We pride ourself on our sense of community where everyone is welcome. Tourists and locals mingling together, finding common ground over a delicious brew. Even without bar seating and our community tables, we still pride ourselves on creating that same vibe for every customer who walks through the door. Brian Gavin moonlights as chief operations officer at Telluride Brewing Company and recalls an origin story that is pretty much Telluride in a nutshell: “Founders Chris Fish and Tommy Thacher's story began writing itself when the pair met at a local bar. Fish was the brewmaster, and Tommy the bartender. Hours together were spent discussing their quest for the perfect beer and the ultimate dream — opening a brewery of their own. As time passed, Fish's beer began attracting attention, winning gold and bronze medals at the Great American Beer Festival and developing its own following throughout the state, while Tommy changed his trajectory and became a middle school history teacher. Still adventuring together, conquering rivers and mountains, the pair continued the conversation regarding their quest for the perfect beer.”

Gold Medal Brew

A decade later, in 2011, Fish and Thacher made their dream a reality, partnering with Gavin and local graphic artist John Lehman to form the Telluride Brewing Company. Since then, the company, a locals’ favorite,

has scooped national and international awards for its brews, the most prominent of which are Face Down Brown Ale and Whacked Out Wheat. Beautiful and refreshing, the two beers have won countless awards, including gold medals for Face Down Brown at the World Beer Cup and the Great American Beer Festival and medals for Whacked Out Wheat at both competitions, too. Gavin remarks that the guys have kept it cool all these years by brewing “bad ass” beers using Rocky Mountain snow-melt, premium malts and high-quality hops. For years, those beers have been enjoyed in the TBC’s pared down taproom adjacent to the brewery in the growing Lawson Hill neighborhood. “Our brewery/taproom is located in Lawson Hill, a small community located between Telluride and Mountain Village. The development there has allowed us to expand greatly since we opened and has really turned us into a local watering hole. We’re so grateful to host so many locals there each day while we share beers and swap stories about the day’s adventures.”

In 2020, TBC opened a taqueria, in partnership with Los Buenos Tacos, and brewpub in the Franz Klammer breezeway, just steps from the famed “Beach” at the base of the Telluride Ski Resort. We’re so thankful for the warm reception we’ve received from the community and the great response to the delicious tacos that Los Buenos has been serving up. We’re really looking forward to summer in this location with the ski resort’s bike park, the new Canopy Adventure tours and the nearby Mountain Village Farmers’ Market attracting a whole new group of people.” Warm and welcoming, the new location was a hit this winter. “Whether it’s a chile relleno, ceviche, or any one of our authentic, street tacos, we’ve had a great response to our entire menu,” Gavin says. “We decided to keep our seasonal Mexican Lager on tap year round, with its light, crisp finish and low ABV perfectly complementing the entire menu of authentic, street tacos.” resorts.livsothebysrealty.com

8 GREAT THINGS We Love About Colorado Your Guide to an Epic Rocky Mountain Summer

18 resorts.livsothebysrealty.com

Summer is the perfect time to plan an adventure.

Here in Colorado’s Rocky Mountains, there is no shortage of things to do and places to see, making this the ultimate destination for tourists and residents to spend the season. The mountains make for an ideal playground where people of all ages and interests can find something that sparks a new or rekindled love for Colorado living. It’s no wonder people from across the country, and the globe, flock to Colorado each year to find exciting ways to get outdoors. Home to four national parks, 13 national forests, 4,000 lakes and reservoirs, and more than 5,683 miles of hiking trails, Colorado offers endless possibilities for fun and exploration. From the Vail Valley to Telluride, and everywhere in between, adventure awaits you around every corner. Here are eight ways to make the most of your summer in Colorado.

Aspen’s Independence Pass

One. Go for a Scenic Drive Hit the highway to see the state by car. With more than 26 scenic and historic byways, some of Colorado’s most breathtaking views are just a road trip away. Buckle up and take in magnificent, tree-covered mountains, wildflower fields, gushing waterfalls, and maybe even spot some wildlife as you wind through the mountain roads. Getting from Point A to Point B has never been so fun.

Aspen’s Independence Pass Part of Colorado’s State Highway 82, Independence Pass crosses over the Continental Divide between Leadville and Aspen. Not

Grand Lake

only is this the highest paved pass in the state, but it is also a great place to see the changing colors in the surrounding groves of aspen trees.

Imogene Pass Pack up the Jeep and head out to cross the highest mountain pass in the San Juan Mountains and the second-highest vehicular mountain crossing in Colorado. This pass, which connects Telluride and Ouray, is meant for off-road vehicles only. While the drive may be precarious, the views are well worth it.

Two. Take a Hike

Get your steps in while enjoying the fresh air on one of the more than 17,000 marked trails that Colorado offers. Hiking is by far one of the most popular ways to immerse yourself in the state’s natural beauty. Whether you prefer to stroll through fields of wildflowers or challenge yourself to climbing one of the 58 mountains exceeding 14,000 feet in elevation, there’s a hike for everyone. Don’t forget to pack an adequate amount of water – about a half-liter of water per hour – and a snack to keep you well-fueled for a day on the trails.

Vail Mountain’s Berry Picker Trail This 7.9-mile hike is lined with fields of wildflowers, like something you might see on a postcard. While this out-and-back hike is rated as “difficult,” the breathtaking surroundings make it a must-try trail.

Breckenridge’s Burro Trail For those looking for an easier hike, the Burro Trail is a fun option for hikers of all levels. Up to 7.8 miles, the shade-covered trail winds through the woods alongside a peaceful babbling brook.

Mt. Bierstadt Class 2 Trail Try one of Colorado’s 14er’s! This seven-mile trail near Idaho Springs begins at 11,600 feet above sea level and tops out at 14,060 feet where you can enjoy panoramic views of the surrounding mountain peaks and beyond. You’ll want to start early for this hike as the general rule of thumb is to be off the summit by noon.

Three. Hit the Mountain Biking Trails Feed your need for speed on a mountain bike. Colorado’s mountainous terrain and scenic backdrops make it a mountain biker’s dream come true. Grab your bike or rent one at any of the local outfitters. This adrenaline-fueled adventure is a great way to experience the alpine during the summertime. Some trails allow you to skip the journey up the mountain by riding a lift or gondola to the top so that you can enjoy the ride down. Just be sure that you don’t forget your helmet!

Crested Butte’s 401 Trail Considered the best of the best for mountain biking trails, the 401 trail is a 13.6mile, singletrack loop that provides stunning alpine views of the Elk range as it winds its way around alpine lakes, through thick aspen groves and beautiful wildflower fields.

Winter Park Trestle Bike Park Known as “Mountain Bike Capital USA”, Winter Park’s Trestle Bike Park provides over 600 miles of trails, including 40 miles of lift-serviced trails, offering some of the

most spectacular riding, whether you are a novice or an expert.

Carter Park Quickie Loop in Breckenridge Just east of Main Street, Carter Park is a 3.5-mile loop where the trail climbs through a series of nine switchbacks. Once comfortable with this short and steep trail, the Carter Park Loop provides access to the vast trail network around Breckenridge.

Monarch Crest Trail Head to Sedalia for 14.5 miles of smooth trails through the Gunnison National Forest. You’ll feel the burn as you pedal up short climbs and descents winding through the pine trees and zooming past stunning valley views.

Four. Cast a Line

Calling all fishermen and women! If you’re looking to catch a trophy Rainbow Trout, Brook Trout, or Cutthroat Trout, Colorado has some amazing rivers where these and other species of fish thrive. Fed by snow melt from the mountains, many of the rivers and streams throughout Colorado are dubbed “Gold Metal Waters,” because they offer up to 60 pounds of trout per acre. What are you waiting for? Perfect your cast and put your waders to good use this summer.

The Colorado River in Glenwood Springs Designated as the longest stretch of “Gold Metal Water,” this portion of the Colorado River is known for producing some of the best fish stories in the state.

The Dolores River in Southwestern Colorado If you’re looking to catch a trophy Trout you must visit the Dolores River on your next fishing trip. Better bring your camera for proof of your catch!

The Arkansas River in Buena Vista Head to the Arkansas River for some fantastic fly-fishing. Pack your rod and get ready for a great day on the water no matter the season.

Five. Spend the Day on a Lake

Lake Dillon

Although it is known for its mountains, Colorado has plenty of options for those who want to spend their weekends on the water. With more than 4,000 lakes and reservoirs throughout the state, a refreshing dip, dive, or boat ride is a great way to beat the heat this summer. Despite being a landlocked state, these bodies of water provide great beaches for a weekend getaway near the water.

Paddle Boarding on Piney Lake, Vail Valley Stand up paddle boarding has become one of the most popular ways to spend a day on the water for all ages. Rent a board or bring your own for a day of fun in the sun.

Sailing on Lake Dillon Rent a sail boat, pontoon, or kayak at the Dillon Marina for an aquatic day set against the backdrop of Colorado’s majestic mountains.

Boating on Grand Lake Surrounded by the Rocky Mountains, Grand Lake is Colorado’s deepest and largest natural body of water, and is home to the Grand Lake Yacht Club which is the highest-altitude yacht club in the world.

Mesa Verde National Park

six. Visit the National Parks There is perhaps no better place to experience Colorado in its most natural state than at one of the four national parks. Each with their own unique offerings and characteristics, you’ll enjoy spending the day exploring trails, climbing up towering sand dunes, admiring the power of spectacular waterfalls, or peering over the edge of an unfathomably steep gorge. Within these parks, Colorado is true to its wild roots.

Rocky Mountain National Park If you’re looking to explore The Rockies, this is arguably the best place to do it. Founded

in 1915 by President Woodrow Wilson and accessible through Grand Lake and Estes Park, this national park spans 415 square miles of protected land and untouched environments. Plan to take your next hike, scenic drive, or camping trip in one of Colorado’s most famous parks.

Black Canyon of the Gunnison National Park In western Colorado, you can conquer your fear of heights at Black Canyon of the Gunnison National Park. The park gets its name from the astonishingly deep canyon, parts of which only receive 33 minutes of sunlight a day. Since its establishment in 1999, people have traveled from near and far

Buying A LIFESTYLE The Market Effect of the Pandemic on Colorado’s Mountain Towns By Ingrid Palmer

L

ast spring, as the pandemic shuttered offices and altered life for everyone, real estate brokers across the mountain region braced for what they thought would be the worst market in years. Instead, with the increase in remote work opportunities and a new appreciation for pursuing a purposeful life, people who were already enamored with the idea of living in the mountains found 2020 the perfect time to realize that dream. They flocked to Colorado’s resort communities and made it the highest-grossing sales year in decades. Despite the unpredictability and chaos of the last 15 months, resort towns across the state—from Telluride and Crested Butte to Vail, Breckenridge, and Winter Park—experienced a sharp rise in consumers looking to purchase their own slice of paradise. Even in the shoulder seasons of fall and spring, when the real estate market typically slows, the industry has prospered. Heading into the peak summer months of 2021, experts predict the numbers will continue to climb. “I call it the Covid Effect,” said Aaron Shriner, VP and Managing Broker for LIV Sotheby’s International Realty’s Summit and Grand County offices.

“People are now able to work remotely and choose where they want to live. And the resort communities in Colorado provide the ultimate experience, in terms of outdoor lifestyle.” -AARON SHRINER

26 resorts.livsothebysrealty.com

No one can challenge that sentiment. Offering top-tier ski resorts, vibrant town centers teeming with art galleries and music festivals, breathtaking vistas, and an array of outdoor activities in any season, Colorado’s resort towns have always appealed to naturalists and adventurers with a touch of pioneer spirit. Now, with employers becoming more flexible, technology more accessible, and people more motivated to follow their passions, the allure of mountain living—while always attractive—has become far more attainable. “People are reconsidering where they want to live and raise their families,” said Dan Fitchett, VP and Managing Broker for LIV Sotheby’s International Realty’s Vail Valley offices. “But the virus alone didn’t cause this. Property sales in the mountain towns have been increasing for several years.” For example, the past three years the Vail Valley has seen a steady rise in total sales volume, with 2020 sales growing 50% compared to 2019, according to LIV Sotheby’s International Realty’s Micro Market Report. “The numbers were already strong in the resort markets, and the pandemic was just the impetus that pushed a lot more people to decide: now is the time.”

Access to technology, once a barrier for professionals who might have chosen a resort lifestyle, is no longer seen as an inhibitor to productivity. “Because of the pandemic, many industries learned how to operate their businesses telephonically and through technologies like Zoom,” explained Fitchett. “Those in a more mature age group who might’ve been resistant to utilizing those products before, are now accustomed to them, so there’s been a change in thinking. Personal contact is still important, but people have realized it can be done on an intermittent schedule.” Many Americans are celebrating the fact that they are not chained to their offices. With the knowledge that their environment affects both physical and mental health, they have set their sights on the fresh air and blue skies of Colorado’s resort towns. “Colorado is not getting any less popular,” said Peggy Raible, VP and Managing Broker for LIV Sotheby’s International Realty’s Telluride offices. “We’re attracting an array of both full and parttime residents.”

“What is initially intended as a vacation or seasonal home may very quickly become a lifetime home.” -PEGGY RAIBLE

According to Move.org

Colorado was the 4th most moved-to state in 2020

resorts.livsothebysrealty.com

27

45% of people who moved in 2020 stated that they were seeking better housing options According to Move.org

“All aspects of living are upgraded in the mountains,” agreed Scout Walton, VP and Managing Broker for LIV Sotheby’s International Realty’s Crested Butte office. “Plus, we have advanced medical care and high quality schools. With all that to offer, people have to anticipate a little bit of a gold rush in the mountains right now.” The number of potential home buyers snaking up I-70 has certainly increased the competition for housing in areas like Winter Park, Summit County, and the Vail Valley. The average cost of a home in Summit County grew by 15.5% in the first quarter of 2021 compared to 2020, and the Vail Valley’s total sales volume was up 80.4% in that same time frame. According to Shriner, the biggest driver of Summit County vacation home sales still comes from residents living on Colorado’s front range. “Coming from out of state, we see a lot of Texans relocating here or purchasing a vacation home to get away from the heat and humidity,” he said. Summit County offers four incredible ski resorts, Lake Dillon with its full range of water sports, and the historic towns of Breckenridge and Frisco, with their picture-perfect main streets and abundance of restaurants and shops. “The resort areas provide a stronger investment opportunity than most metro areas,” Shriner explained. In the past, many properties in the area were purchased primarily to generate investment income. Now, buyers are planning to live in the homes themselves, at least part time. On the other side of Vail Pass is the Vail Valley, where residents and visitors alike take pride in the elegant lifestyle and upscale amenities the area offers. “We have a mature social infrastructure

28 resorts.livsothebysrealty.com

here that includes top-of-the-line healthcare with a full-service hospital, symphony orchestra, ballet company, and a performing arts center that brings in big-name celebrities,” said Fitchett, who has lived and worked in the valley for over 25 years. Of course, there’s also world class skiing at the Vail and Beaver Creek resorts, as well as a large private bus transit system that distributes people safely and easily throughout the villages. Vail’s location right off I-70 is both a curse and an asset, according to Fitchett. “While it can be a burden during peak times, it also provides easy access to Denver, a major metropolitan city, and all the airports.” Vail is a global destination that attracts visitors from all over the world. In addition to the skier demographic, Fitchett says the Vail Valley sees visitors pouring in from the greater Midwest, New York, Florida, and Texas year-round. They are not all vacationers, either. School enrollment has increased to the point that it’s hard to find a spot in the area’s two private schools. “There aren’t many places where you can go fly fishing all day, then have a fine dining experience before heading to the symphony,” Fitchett said. “The bottom line is, the Vail Valley is a very nice place to live.” It is not just premier home sites in the hearts of popular towns like Breckenridge, Vail and Beaver Creek that are being scooped up these days, though. Gunnison County, where Crested Butte is located, saw property sales rise more than 132% in the first quarter of the year while residential properties in San Miguel County, where Telluride is located, increased a whopping 214% compared to the beginning of 2020. Crested Butte, once known as a sleepy mountain town visited mostly by Coloradans, is in fact gaining more national recognition.

“We used to be a jewel in the rough. Now the shine on the jewel is being noticed.” -SCOUT WALTON More than 40% of Crested Butte’s seasonal visitors still come from the front range and in terms of property ownership, that’s also a big share of the market. But people from all over the United States are looking to own a piece of mountain paradise, and new people from farther locales are discovering Crested Butte’s unique skiing terrain and charming historical town. While some may still bill Telluride as one of those undiscovered jewels in the rough, more people seem to be aware of its unique features lately. Located in a box canyon in the southwestern part of Colorado, Telluride may be the state’s most isolated resort town, but that hasn’t hurt its recent sales numbers. In fact, Telluride’s

Mountain Village, perched at 9,500 feet above sea level and connected to the historic town by a gondola, enjoyed a 366.7% increase in residential property sales from Q1 of 2021 compared to the previous year. “Telluride is experiencing healthy growth and appreciation in all segments, and I think it is not only due to the pandemic but also to the growing awareness and appreciation for the town,” said Raible. “Telluride is rich in scenery and in history. The community offers a one-of-a-kind authentic lifestyle and quality of life for buyers,” she said, adding that its rise in popularity can be partly attributed to the enhanced access routes to town. In addition to its own regional airport, Telluride is also served by the airport in Montrose, which provides non-stop flights from a variety of cities. “The ease of getting here is much better than it was five or ten years ago,” Raible said. The real estate market in Telluride is also more active than ever before. “There has never been a better time to sell a property in Telluride. The buyer rate is high, and the absorption rate is high,” Raible said. Raible highly suggests that visitors who want to make Telluride a lifestyle rather than a vacation spot should align with a LIV Sotheby’s International Realty real estate professional who can help them scout the market. Regardless of whether a consumer is interested in the easily accessible and more populated resorts or the ones that take a bit more time and effort to reach, sales are only going in one direction—up. And while many agree that Covid-19 may be a primary trigger, there are other contributing factors that were ongoing before the pandemic began, such as leaving the hustle and bustle of city life for a more intentional life in Colorado’s mountain communities. resorts.livsothebysrealty.com 29

Financial factors play a role, too. The equity markets are strong and interest rates are low, allowing buyers to qualify for larger loans. “It’s no surprise that mortgage volume—for both purchase and refinance loans—has reached ‘never-before-seen’ levels. FirstBank is processing hundreds of applications daily,” said Amanda Doebler, Assistant Vice President in FirstBank’s Mountains Market, which operates locations in Summit and Eagle counties. “We’re experiencing this for a few reasons: one is that historically low interest rates are a significant factor in driving up demand; low rates are also incentivizing many homeowners to refinance to either save money or tap into their home’s equity, given rising property values. The other is the pandemic has created a large remote workforce, enabling many people to migrate from bigger cities to more spacious, outdoorsy locations. The mountain resort communities have proven to be an ideal destination for many cashed-up buyers, eager to get out of their urban homes.” “With more folks relocating from neighboring cities and summer historically being our peak real estate season, we’re anticipating things will only intensify in an already record-breaking real estate market,” added Doebler. Some consumers are primarily in the market for land, which is also selling at faster than normal rates. The number of land parcels sold in rural Crested Butte in Q1 of 2021 increased a phenomenal 371.4% compared to last year. And according to Fitchett, land in the Vail Valley, which is bordered by BLM and National Forests, is a scarcity. “Land that typically sits on the market for years is selling overnight for more than asking price,” confirmed Shriner, who works in Summit and Grand Counties. “It’s remarkable to watch.” “The conventional wisdom was that it’s harder to sell vacant land in the winter months because people want to see it without snow. But that’s less and less the case,” agreed Walton, who also noted that the cost of building materials has gone up and general contractors are busier than ever—something to keep in mind if you’re planning to build new. With all this market activity, be it in land or existing property sales, should buyers be concerned about increased traffic or overtaxing the infrastructure in these small mountain communities? Not at all, say locals. In fact, the increase in homeownership creates a benefit, not a hardship. “Businesses and property owners are not having to close for a few weeks or decrease their prices during the slow times anymore,” explained Shriner. Schools also benefit from the taxes gained when people purchase homes in the districts. One downside to the resort real estate boom is the dearth of

30 resorts.livsothebysrealty.com

properties for potential buyers. Low inventory has affected much of the United States, driving up both competition and prices, especially in desirable resort areas. Potential sellers find themselves in a tricky spot, too. Many want to capitalize on this red-hot market, but they have nowhere to go. One effect is the challenge of finding that dream property. With houses spending far fewer days on the market and some going under contract before they’ve even had photos taken, buyers need to be ready, said Fitchett. The best way to find out about upcoming properties is by engaging a full-time realtor who has a pulse on the market in the areas where you are searching.

“The best deal to be had these days is working with an engaged broker who will know about what’s coming on the market.” -DAN FITCHETT While it seems daunting, finding a mountain resort home is anything but hopeless. “People need to change their lifestyles for a variety of reasons, be it economic- or health-related. So, there’s a natural evolution on housing stock,” Fitchett said. “There isn’t a lot of standing inventory right now, but there is market movement.”

snoritalF redluoB :derutciP

Buyers might catch a slight break by searching in areas that still have space to grow, suggested Shriner. These include lesserknown towns near major ski havens or resorts that haven’t completely blossomed. “Winter Park is in the early stages of a resurgence,” he added. “Older properties there are being renovated or rebuilt.” But it’s hit or miss, as properties in the town of Winter Park are still experiencing a 20% to 25% price increase from the recent market boom. Buyers should keep in mind that it may not be possible to get everything they want in a house right now, especially if they’re hoping to be close to the ski resorts. The Federal Reserve has promised to keep interest rates low through 2022, so that’s a good indicator that the real estate market will continue to thrive through the summer months and beyond. In terms of activities, the CDC has moved to relax COVID regulations, with expectations of easing restrictions even more throughout the summer. Concerts, festivals, and races are scheduled, and people are excited to resume a semblance of prepandemic life. No matter what the reason is for moving to the mountains, whether it is from Colorado’s front range or out of state, everyone can agree that the best part of living in Colorado’s mountain resort communities is simply getting to wake up and feel like you are on vacation every day. Enter Feng Shui, a Storied Source of Color Inspiration. All things considered, nothing is more rewarding in design than bringing fresh color into the home. This translates across cultures and beliefs, including in the artful practice of Feng Shui. The ancient system of laws are revered for governing spatial arrangement, orientation, and the flow of energy. And color is one of the easiest ways to apply Feng Shui principles into your home. Here are a few specific Feng Shui color references to keep in mind.

YELLOW • Fire element representing power, health, patience, wisdom • Yellow front door for south facing homes • Recommended use: kitchen, bathroom, dining room

GRAY “Life isn't black and white. It's a million gray areas, don't you find?” RIDLEY SCOTT

• Metal/Earth element representing helpfulness and harmony • Gray front door for west facing homes • Recommended use: family room, dining room, bedroom, office, hallways

There Is More Than One Way To Refresh Your Home With Color Of course, there are a multitude of ways to incorporate color into the home. This includes swapping out accessories, upgrading art, or painting your front door. A yellow front door exudes confidence, joy, and pride of ownership after all. Another trend? Painting your door’s interior to reveal a fun color surprise as guests enter your home. Add a splash of Pantone’s Ultimate Gray or Illuminating yellow to the foyer, kitchen, or even your study and you might find it makes a world of difference in your enthusiasm and productivity. Color balance and exercising restraint is the key. It’s always a good idea to find the balance, especially when it comes to colors that you interact with on a daily basis. This is where the age old 60-30-10 decorating rule comes in. It’s a timeless guide that can help you put a
