LIV Sotheby’s International Realty produces a Micro Market Report focused on the Grand County market and its performance of the first quarter of 2021 compared to that of 2020. January through March this year were productive months in Grand County real estate, with a 10.3% increase in sold listings compared to the same months in 2020. The average selling price of all types of properties also rose 14%, from $607,467 to $692,333. The average selling price in most Grand County neighborhoods for all property types also saw increases this year as compared to Q1 2020, including a 59% rise in Tabernash, a 50% rise in Kremmling, and a 62.5% rise in Grand Lake. Winter Park had the highest increase of a sold property at 52.1%, increasing from $1,740,000 in 2020 to $2,646,000 in 2021. Even less-populated Kremmling doubled its home sales from last year at this time, from 7 to 14 properties sold. The charming town of Grand Lake may be the area’s biggest draw this quarter, however. Named after a Native American Ute Indian, Tabernash became a railroad town in the early 1900's where settlers made the area their home.
