A LETTER FROM THE BROKERS

S

now is starting to melt, the aspen trees are in bloom, and the valley floor is turning that picture perfect shade of green that makes me stop what I’m doing, pull out my camera and take the same photo that I’ve taken this exact same time of year for the past 24 years that I’ve lived in Crested Butte. Why? Because summer season has arrived and its beauty never gets old! As I approach the 1-year anniversary of becoming the Vice President and Managing Broker of the LIV Sotheby’s International Realty Crested Butte office, an office I’ve been involved with for over 16 years, I reminisce over the past years’ successes and have so much to be grateful for. Surrounded by the top professionals in our industry, the LIV SIR Crested Butte team continues to be ranked the #1 brokerage firm in Gunnison County and has sold more properties than any other Real Estate company in the Valley. But most importantly, our Brokers are LOCAL; with an average of 20 years living in Gunnison County, ask any of our Agents to share a story about the area or provide insight about a particular property and you won’t be disappointed! Our Brokers are EXPERIENCED; with over 45 years of combined experience, the Realtors in the Crested Butte office exemplify professionalism and know the area inside and out. Our Brokers are COMMUNITY oriented; we recognize the importance of giving back, and we collectively contribute time, money, and effort to support boards and nonprofit organizations throughout the county each year. And our Brokers consistently embrace the HUMANization of our industry; we don’t just sell Real Estate, we connect with people and we establish relationships that last a lifetime. Crested Butte, like so many other communities, has faced its challenges with COVID, a lack of housing, low employment, limited inventory, increased building costs, and accelerated growth. It's an emotional time, so while we can and should celebrate our successes, it’s also important to empathize and listen to one another. It’s important to connect with each other, our friends, clients, and our community. To take that moment to stop, look around, and take the photo even if you’ve taken it 24 times before. Because we’re all connected in this beautiful town of ours. Happy summer from LIV Sotheby's International Realty in Crested Butte! I hope you enjoy this magazine as much as we do. Sincerely,

Jaima Giles-Alsum Vice President and Managing Broker, Crested Butte

A GREAT HOUSE CAN CHECK ALL THE BOXES good foundation, perfect size, primo location, great neighborhood. But it is the design elements that help make it truly and uniquely your own. Your home. Design choices vary significantly depending on taste, interests and personal touch, but there are always a few design trends that emerge across the home renovation and build space. And while trends can often be fleeting or overdone, Stephanie Ballard of Covet Living Interiors shares some of her clients’ preferred design choices that fit a more timeless and classic vibe. “I’m thrilled about the return to timeless design and the use of more authentic, natural materials,” she says. “A renovation or a custom build is so special and you might not do it again, so I try to recommend timeless details that bring overall comfort to the home. A lot of things have changed in the world over the last couple of years, and people are much more willing to invest in their homes because they spend so much more time there. There’s been a popular gravitation toward cozy and comfort.” Here’s a rundown of some of Stephanie’s favorite cozy and timeless elements in home design: Stephanie Ballard // Owner & Principal Designer of Covet Living Interiors 8

9

THE

Kitchen The bottom line - people love cozy and colorful right now. “I haven’t done a white kitchen in years,” laughs Stephanie. “People are leaning into color and patterns a little more, which I think is so fun. Historically, there's this fear of color and people wanting to play it safe and just get the gray or blue option. But now I’m seeing a lot more jewel-toned cabinetry with these deep rich hues that people used to be scared to use. It gives off the kind of vibe of being in an old English cottage and there's something so classic about that.” Stephanie notes that her clients are gravitating toward a more natural kitchen look as well. “When they choose wood, they’re doing a natural bleached or distressed oak fi nish. Instead of man-made porcelain and tiles, they’re moving toward terracotta.” Stephanie also highly recommends quartzite counter tops rather than manmade quartz. “It’s really beautiful and durable, that natural stone is really resilient,” she says. Classic French ranges are also very desirable, says Stephanie. “They have that centuries-old, timeless look.” Folks are also going for unlacquered brass on faucets and hardware, which develops patina as it ages. “That gives off a more used look. It was popular 100 years ago and now it’s really popular again,” she says.

10

crestedbuttesothebysrealty.com | 970.349.6653

THE

Bathroom S imilar to the kitchen, Stephanie has noticed more raw, unlacquered finishes on plumbing fixtures, natural stone counter tops, and terracotta floors. “People are going for warm, authentic, and timeless materials,” she says. “I love glazed terracotta and brick herringbone floors, it’s really beautiful. People are using these glazed or crackled textures that have a high level of variation and depth, so it doesn’t look like it belongs in a hotel.” “I also love to mix metals and do things that don’t overtly match,” says Stephanie. “Things should all be intuitively cohesive, but there’s an artful way to mix your metals to give the space more depth and make it feel more custom.” Stephanie notes that people are also using more drawers for storage, rather than doors or cabinets. “Drawers are so much easier to access, and people are moving toward things in general that are much easier to use.” And bidets are very popular right now, says Stephanie, adding to the ease and comfort vibe.

"I love to mix metals and do things that don't overly match." crestedbuttesothebysrealty.com | 970.349.6653 11

THE

Living Room Comfort first is especially apparent in living rooms, says Stephanie. “I’m seeing a lot of sectionals and a sofa with a chaise. Everything has very soft, tactile textures. I see a lot of cleaner lines but still really nice soft textures, like velvet sofas and sheepskin chairs. Things that feel like butter to touch.” Stephanie also notes that people a re m ov i n g aw ay f ro m t h e disposable furniture trend and, instead, leaning toward longlasting furniture. “People used to be OK with getting something for instant gratification and throwing it away once it wore out, but now people are investing in quality upholstery because they know they’ll have it for 20 years. I’m seeing more people invest in classic wool vintage rugs, which also last a long time.” Stone fireplaces are also a popular living room feature here in the mountains, and Stephanie says people are doing gas fireplaces more and more than wood-burning fireplaces for ease and efficiency.

"I'm seeing more people invest in classic wool vintage rugs, which also last a long time." crestedbuttesothebysrealty.com | 970.349.6653 13

THE

Bedroom Continuing with the theme of comfort, Stephanie says most people are going with upholstered headboards for a maximum, plush feeling. “I haven’t seen a wood or an iron headboard in a long time,” she says. Stephanie has also noticed more lighting at several different levels in bedrooms. “Instead of one overhead fixture, they’ll add sconce lighting and then maybe lighting up in the beams, which ends up with this nice ambient, cozy lighting.” Stephanie also says people are playing with more textures and patterns. “I'm seeing the use of a lot of different textures and patterns and layers in a bedroom, like a grass cloth or textured wall covering. People are embracing wallpaper again. I’m seeing more people open to that and that’s really fun.”

"I haven't seen a wood or an iron headboard in along time."

TRENDS OF

Crested Butte

For outdoor spaces, “It’s so beautiful here in the summer and fall,” says Stephanie. “More and more, people are investing in outdoor fireplaces, outdoor kitchens, and nice outdoor furniture.” Stephanie also notes that clients are gravitating toward more environmentally-friendly outdoor materials and furniture. Stephanie says that people are also more willing to take risks because of the backlog in the supply chain. “It’s just much harder to find things right now,” she says. “So I like to recommend using antique and vintage one-of-a-kind pieces. If you put 10 brand new things in a room, it will feel flat. But instead, you could recycle these amazing items and recover and reinvent these older pieces that are much more unique and special. If you use some items that have a little bit of age and patina, it gives the space more soul.” W i t h r i s k-t a k i n g , Ste p h a n i e observes, “Maybe that’s also a Crested Butte thing, where this fun, relaxed mountain town lends itself to fun, carefree people. People are more willing to do irreverent things in design because it makes them happy. People are taking more risks and having fun doing it, and I love being a part of that.”

Meet Locals Who Have Found Success in the Gunnison Valley by Kendra Walker

T

ime and time again, locals and visitors alike will tell you

one of the qualities that draws them to the Gunnison Valley

is the strong community here. Community comes in many forms - hitting the trails together, keeping an eye on each other’s kids, being there for neighbors in time of need, celebrating each other’s successes. And, supporting the local businesses and organizations making it work in our little slice of paradise. Here are some of the places, and the locals behind them, that we love to support:

What makes us special: “We’re a close family. There are a lot of long-term, hardworking locals working here. I love entertaining and taking care of people and having a family away from family. Every day I’m surrounded by all my friends, my second family,” says John. “We also get a lot of comments about our elevated food and beautiful presentation. I have very regimented steps and everything is very detailed driven. I think that sets us apart.”

Our secret to success: “I think it’s our ability to focus on every guest. You’ve got to be willing to pay attention to details,” says John. “We’re committed to one seating a night and a multi-course menu, which allows us to really give extra attention to every guest. It’s almost like buying tickets to an event or a performing arts show. You come and sit down and the whole night is yours. It’s for those people who live to eat.”

For more information: Soupçon is open daily with one multi-course dinner seating at 7 p.m. Reservation only.

What makes us special: “We have that signature of putting dried florals in the arrangements, so when the flowers die they still look good together,” says Sarah. “The local support from the community is also amazing, so many people come to visit our shop and hang out. It doesn’t feel like your typical flower shop. It’s a welcome spot, we want it to be a comfortable and happy space for everyone.”

Our secret to success: “Hard work and putting in those hours into the business,” says Sarah. “Also, with how much support we’ve received from the community by doing custom pieces for businesses around town and the Center for the Arts. It’s locals supporting locals.”

What makes us special: “We’re not your regular bartenders,” says Heidi. “We want guests to feel like the event they attended was memorable, the service was fun, and the drinks were delicious. It feels so great to play a role in that special day. You feel like you’re a part of the party and we want to add to the celebration with great drinks and our friendly attitudes.” Carissa adds, “We really enjoy getting to know people, learning people’s names, having inside jokes with everyone, and taking pictures with them. At the end of the night, almost every guest will thank us and say 'bye' to us. It makes us happy that we added such a positive experience to their night.”

Our secret to success: “We are willing to work. We work very, very hard in the summertime,” says Carissa. “And even though after a big day or long event and we’re dead tired, we still have fun. No matter how tired we are, we’re still really psyched.” Heidi agrees,

What makes us special: “We try to go into every wedding as if it’s the only wedding we’re doing because that’s how our clients feel,” says Jamie. “We want to make it special for them because it’s hopefully a once-in-a-lifetime event for them. That’s the mentality we try to live by.”

Our secret to success: “I like to help people and I try to approach things with a sense of humor,” says Jamie. “I’ve learned over the years that weddings bring out a strange amount of anxiety and pressure in people, having to stress over crazy details that, objectively, don’t matter. I try to keep things light with my clients and bring humor into it. We love our local businesses, and there are also some incredible non-profits in the Gunnison Valley doing great work to serve a wide variety of under-served populations and causes. Mountain Roots Food Project is one such organization making a difference in the lives of our local community.

The Whetstone Community Housing Project

E

Story by CHLOE ELLIOT

nvision attainable housing, a strong sense of belonging, and an entirely electric, environmentally friendly community, and you've got the Whetstone Community Housing project. Located just south of Crested Butte, this 13-acre neighborhood development is led by Gunnison County with the vision of providing workforce housing and creating a "lights on" community where locals can live where they work and play. To learn more about this critical community project, LIV Sotheby's International Realty connected with Assistant County Manager of Sustainability and Operations, John Cattles, and Assistant County Manager of Community and Economic Development, Cathie Pagano.

Cathie Pagano // Assistant County Manager of Community and Economic Development

John Cattles // Assistant County Manager of Sustainability and Operations 25

What started as a land banking opportunity in 2019 evolved into an affordable housing effort as the housing crisis in Gunnison County and specifically the north valley became more severe. “We’re seeing the impact of the housing crisis across all economic sectors in our community, from the low income most vulnerable populations to the higher income like doctors and nurses,” said Cathie. From teachers to local government employees, the lack of housing has forced many locals to move out of the mountain community and for some, even the county.

Every resort community has always had more demand for housing than there is housing. . . -John Cattles

“Every resort community has always had more demand for housing than there is housing, but it’s gotten to a point in our community where it is threatening our economy,” said John. Due to the geographic nature of Gunnison Valley and the smaller population of Crested Butte and Mt. Crested Butte, the effects are much greater than in other areas, particularly on schools, restaurants, and other critical resources that support full-time and part-time residents. This is why Gunnison County officials are working hard to engage stakeholders in the Whetstone Community Housing project to ensure that everyone’s voices are heard and represented. “Whetstone is a real opportunity to create secure housing for residents experiencing insecure housing; whether they’re living in an undesirable situation or far away from their work, this project can provide stability for our community constituents,” said Cathie.

crestedbuttesothebysrealty.com | 970.349.6653 27

The 200+ unit project will likely encompass multiple buildings with a mixture of housing types, from one-bedroom apartments to three-bedroom town homes, providing deedrestricted housing to those living and working in Gunnison County. Having garnered a lot of positive feedback from the community, Cathie shared that “no housing project is going to solve all of the issues in our community like school capacities or long lines at the post office, but with Whetstone, we can start to address some of the challenges we’re seeing around housing security.” In addition to the residential units, the community will feature ample outdoor space, including a community garden, a multimodal path, and likely a co-working space. Every aspect of the community is designed with stakeholder input in mind, and once Gunnison County establishes a developer, these elements will come to life in a way that serves the community best. Thanks to the convenient location of the project and the Gunnison Valley Climate Action Plan goals, Whetstone is set to be entirely electric and connect seamlessly with the RTA-free bus system to cut down on emissions and encourage the use of public transportation within the valley. All good things take time and while the housing project is still a few years out from completion,

28

now is the time to get involved. Targeting a break ground timeline of 2024, this critical community project is in the important stage of garnering feedback and input from constituents and stakeholders. John and Cathie’s project team hopes to have a sketch plan completed by June of this year, and then move into the engineering and developer partnership in 2023. A true Colorado ski town, the community surrounding Crested Butte and Mt. Crested Butte is unlike any other in the state. The place and power of disconnecting and recharging in nature are what attracts thousands of visitors and part-time residents, but what keeps the appeal of this remarkable place alive is its people. The experience of visiting this special

area in the middle of winter or in the height of summer and conquering its steep skiing and biking trails wouldn’t be what it is without the hard-working locals that make up this unique place. It is with these people in mind that the Whetstone Housing Project forges ahead, putting the needs and desires of community members at the forefront of this important effort and, ultimately, bolstering a community that houses not just its visitors but its localskeeping heads in beds and lights on, year-round. "i

like exploring what happens when you put a Greek pedestal next to an Instant Pot,” says Anders Johnson, artfully summing up the playful yet apocalyptic scenes he creates in his paintings.

Anders’ paintings are packed with things to look at, as they are filled to the brim with historical artifacts, political references, and personal touches perfect for a game of “I Spy.” “I like mixing and matching different spaces and images and finding interesting juxtapositions,” he says. “I like creating that imagery and asking, how do you speak to the value of something that is very much a priceless object next to something more disposable?”

31

A lot of my work is based around ruins and the idea of: what is this world, where do all the people go, who’s in charge now? Anders often channels the idea of ruins. “A lot of my work is based around ruins and the idea of: what is this world, where do all the people go, who’s in charge now?” he says. “I love the idea of ghost towns. A fascination I've always had is exploring how civilizations collapse. Every summer I try to pick some new ghost towns to visit.” During the pandemic, Anders was inspired by the ghost town atmosphere that came with the lock-down here in Gunnison County. “There was nothing open and I would take my 1-year-old son to the Gunnison Airport. It was deserted and it became our playground. He would slide down the ski baggage claim area," he laughs. "It really tied into the scene, this loss of civilization. I started photographing it and made a painting of the airport.” Anders incorporates several mediums into his art, “I work with a combination of acrylic and oil on my paintings. I do a lot of drawings and illustration marker drawings. I also like to compile digital collages with the photographs I take. I work in Photoshop to mix and match different spaces and images, which is how I come up with ideas for my paintings.”

I like the challenge of teaching a new class and bringing that inspiration into my own work with new ideas.

Originally from Minneapolis, Minnesota, Anders has lived in the Gunnison Valley for five years. He is an assistant professor of art at Western State University and teaches drawing, design, and painting. Johnson earned his Bachelor of Arts from North Park University in Chicago and he holds a Master of Fine Arts in painting and drawing from Indiana University. Before teaching at Western, Johnson taught at Indiana University and Vincennes University in Indiana. On moving to the Gunnison Valley, Anders is grateful to have found such a beautiful and inspiring place. “I wanted to find a spot that could be a great place for an artist,” he says. “There’s nowhere else like it here. I still remember seeing Gothic Mountain

for the first time when I moved here. Gothic definitely makes an appearance in my paintings. I feel like I hit the jackpot finding this valley and teaching at Western.” Anders enjoys teaching, “I like the challenge of teaching a new class and bringing that inspiration into my own work with new ideas. I love being in a classroom where everyone is in their rhythm, getting ideas from each other. I’m inspired by those early stages in art that are so influential when an artist gets really deep in their head. It helps me pull back with my own work and see it with fresh eyes. Art can be isolating and the best thing about teaching is that it takes me out of my head and keeps me going.”

Anders’ wife is also an artist, artists are genuinely supportive of We all have to support each other each other. It’s incredible to know which has quickly emerged as a tight-knit corner of town so many people involved with an art business or art project for local artists. “There’s an under-the-surface thriving arts here. Having that familiarity and support system naturally community in southern Gunnison,” he says. “I appreciate the makes you want to say yes to opportunities. The answer is artistic community here. I love connecting with other artists, always yes.” and I’m really impressed with how they make it work here.” You can view Anders’ work on his website at: www.andersjohnson.net He continues, “In the art world, there’s often a competitive edge and not necessarily a warm feeling of community. dedicated to making and improving the best trails around, you really can’t go wrong with any one you choose to explore here. Understanding the struggle of choosing the best path, we’ve highlighted six admired and noteworthy trails of varying levels to jump onto in Crested Butte this summer. Some things to remember before you head out: Many of our trails run through private property and are multi-use trails. Please respect the property and the environment by staying on trail and being aware of other trail users. Tip: Actual trail lengths and times may vary depending on experience and route chosen. Most trails are not accessible until early July.

If you’re ready for some epic downhill (and challenging uphill), Doctor’s Park is sure to be an experience of a lifetime. If you’ve chosen to ride the loop, be sure to prepare for a substantial day by packing plenty of water and a snack for the view at the top! Once you’ve made it to the top of the climb, get ready for a fast and furious plunge through towering trees and slender, swooping switchbacks. ocated at the foot of the Elk Mountains and incorporated in 1880, the Town of Crested

Butte is a National Historic District that rests at an elevation of 8,885 feet. Explorer Ferdinand Hayden referred to the dominant peak guarding the residents as a “crested butte,” and the namesake was born. In the late 1800’s Crested Butte thrived as a coal-producing supply town to the many mining camps nearby, which attracted a mix of immigrant workers from Europe, especially the Slavic countries. Colorado Fuel & Iron was the dominant employer at the time, operating mines whose names are familiar to skiers; Jokerville, Keystone, Twister, and Peanut. By the late 1950’s, the mines closed and the tracks of the Denver & Rio Grande Railroad were pulled up, making way for a new era built on another plentiful resource; snow. The Crested Butte ski area opened in 1961 and serves as one of the primary economic drivers of the Valley. With skiing came a new breed of local leaders who diversified the town’s identity to include cultural heritage. The town is listed on the National Register of Historic Places and has received state and national accolades for historic preservation. In addition, demand for the “off season” grew such that the Town’s summer sales tax revenues have outpaced the winter. A diverse collection of restaurants, bars and shops animate Elk Avenue, which are complimented by an amazing lineup of special events, long-running festivals—Wildflower, Arts, Music, Film—athletic competitions—Grand Traverse, Alley Loop, Chainless Race— and regular programming offered by a host of local non-profits—Center for the Arts, Mountain Theatre, Land Trust, Mountain Bike Association, Nordic Center, KBUT Radio. Other drivers of the Crested Butte socio-economic scene include the acclaimed Crested Butte Community School, Western Colorado University, Gunnison Valley Hospital, the Gunnison-Crested Butte Regional Airport and now mountain biking and hiking trails.

ising above Crested Butte by 500 vertical feet, the Town of Mt. Crested Butte (Mt. CB) lies across the Upper East River Valley from the protected West Elk Wilderness Area, where 6 of Colorado’s 54 fourteeners are located — Castle, Maroon, Capitol, Snowmass, Pyramid, and North Maroon. These, together with Gothic, Teocalli, and the Town’s namesake peak, wrap Mt. CB with dramatic panoramas. Approximately 800 people live in the Town, which was formed in 1974 to gain local governance at a time when development was taking off around the fledgling ski area. Skier visits peaked in the late 1990s with over 500,000 skier-days recorded thanks to the expansion of direct jet service into Gunnison, the local bed base and notoriety from Ski Free, ESPN X-Games, U.S. Extreme Skiing Championships and other events and promotions. Following family ownership during its first 57 years, Crested Butte Mountain Resort (CBMR) is now owned by the publicly traded industry leader, Vail Resorts. Today, CBMR operates 15 lifts and 121 trails on 1,500+ acres in the winter and has a robust summer business built around mountain biking, scenic lift rides, zip line tours and other adventure activities. In addition, restaurants, shops, condominiums, hotels, lodges, summer concerts and mountain bike race series energize the base area. The concrete recreation path and Mountain Express connect Mt. CB to its older sister, three miles down Gothic Road (CR317). It should be noted two longstanding beacons of the community have targeted Mt. CB for their headquarters. The Adaptive Sports Center, delivering exceptional year-round adventure activities to people with disabilities since 1987, opened their $14 million administrative and programming building in 2019. The Rocky Mountain Biological Lab, active since 1928, is studying a new campus on the North Village parcel.

Crested Butte 1.65 ACRES | $6,500,000 Located within steps of the WestWall Lodge chairlift and Crested Butte Mountain Resort ski slopes, Bear Crossing comes complete with re-designed architectural drawings by Oz Architects for 27 luxury residences and subterranean parking. With the purpose of recognizing existing sloped site topography, neighboring buildings and an adjacent willows wetland, the building was separated into two four-story towers. O

utside the limits of the towns of Crested Butte and Mt. Crested Butte lie several prominent Upper Valley neighborhoods and lower density 35-acre subdivisions, which profit from intoxicating views of the stunning peaks, lush drainages and alpenglow colors. Some even enjoy fishing access on the Slate and East Rivers. Many of these surrounding lands are held in conservation either by the Crested Butte Land Trust, the Town of Crested Butte or the Gunnison Ranchlands Conservation Legacy for open space protection, ranching preservation and winter and summer trail systems. Located in the corridor off the Gothic Road (CR 317), are higher end homes and home sites in Glacier Lily, Saddle Ridge, Three Valleys, Moon Ridge and Aperture. Tucked back off County Roads 811 and 734 following the Washington Gulch and Slate River drainages is local-friendly Meridian Lake and several more exclusive enclaves— Pristine Point, Smith Hill Ranches, Wildbird and Alpine Meadows. Perched above Crested Butte and the Coal Creek drainage are various filings of Trapper’s Crossing and the McCormick, Whetstone Mountain, and Hidden Mine Ranches on the Valley floor. Skyland, only two miles south of Crested Butte, boasts many luxury properties surrounding Lake Grant, the Robert Trent Jones Jr. championship golf course and other amenities of the Club at Crested Butte. Also served by Brush Creek Road (CR 738) are the newer communities of Buckhorn Ranch—home to the Crested Butte Airpark— Larkspur and Silver Sage. Riverbend and the Crested Butte South area are preferred by many locals, while Hidden River Ranch, East River Ranches and Red Mountain Ranch offer more exclusive larger tracts. All of these properties on the outskirts of Crested Butte cater to those prioritizing more privacy and commanding views of Whetstone, Axtell, Emmons and the Paradise Divide.

lmont is located halfway between Crested Butte and Gunnison, where the East and Taylor Rivers meet to form the Gunnison River. On the way along Highway 135 are three high-end ranch subdivisions south of Round Mountain—Reserve at East River, Danni Ranch and Roaring Judy Ranch. Almont is home to three long-time dude ranches offering multiple options for cabin lodging, dining, drinking, fishing, rafting, horseback riding and other excursions. County Road 742, winding through the Taylor River Canyon, leads to more real estate options at Wilder/Wapiti Canyon Ranch, Spring Creek and Crystal Creek subdivisions. The legendary trout fishing on the Taylor River is enhanced by the Taylor Park Reservoir, 20 miles upstream from Almont, which has a small marina. County Road 209 is a newly paved scenic wonder leading to Buena Vista over Cottonwood Pass (summer route only) topping out at a breathtaking 12,119 feet. The City of Gunnison sits at the intersection of Highways 135 and 50 and is named after an explorer charting routes for the transcontinental railroad in the mid-1850s. Like the Town of Crested Butte, Gunnison prospered from a mining boom and then later the cattle industry, which has been celebrated for 120 years by the Cattlemen’s Days Rodeo. Gunnison serves as the County seat and is home to many important community assets— Western Colorado University (founded in 1901), Gunnison Valley Health System (since 1938), Black Canyon of the Gunnison (awarded National Park status in 1999), Curecanti National Recreation Area, three State Wildlife Areas, Dos Rios Golf Course, Recreation/Aquatic Center and Gunnison-Crested Butte Regional Airport (9,400’ runway). Real estate options include more affordable properties in and around the city limits and large tract options in the verdant Ohio Creek Valley of Eagle Ridge Ranch, Star Mountain Ranch and Wilderness Streams.
