Hoochie’s Oyster Bar to open on Bell Avenue

When the A-train goes by or sirens can be heard wailing from the nearby fire station, visitors to Hoochie’s Oyster Bar will be treated to $1 beer when the restaurant opens on Bell Avenue in the next few weeks. Owner John Blackwood said Thursday that Hoochie’s will offer a relaxing atmosphere where people can just hang out, listen to live music and enjoy seafood. Blackwood has been working on revamping the old yellow house since last October with his business partner, Sam Solomon. Building the new patio took about a month and half, Blackwood said, but construction was simple otherwise. The only difficult thing about opening his business, he said, is not having a business phone line just yet. Twelve employees were hired

El Chapparral Grille celebrating 10 years The owners of El Chaparral Grille are celebrating 10 years in business this month. The business, co-owned by Manuel Perez and his wife, Belinda, has been at 234 E. McKinney St. since 2008, when it moved from its Cedar Street location. DCTA officials begin public meetings Denton County Transportation Authority officials began a series of public meetings Monday night to discuss recent community survey results. The results gave the

agency customer feedback about bus and rail services as well as suggestions for changes. Agency officials spent the meeting, held in the community room of the Downtown Denton Transit Center, going over some of the suggested changes and what they could do and would have to do to make them happen. Recent ridership stats were highlighted as well as results from the community survey. There were nine key findings in the survey summary pertaining to bus and rail services, and customers’ level of satisfaction with a number of areas, along with proposed future actions for the agency to take, such as adding midday rail service. 3-7

City Council to buy land near City Hall East The Denton City Council voted Tuesday to buy land across from City Hall from the county in a deal city leaders hope leads

to more economic development opportunities downtown. The council voted 6-1 to spend $1 million on a 2-acre property at the southeast corner of McKinney and Oakland streets. The property is home to several buildings, including the former Denton County tax office, an adult probation intake office and a vacant home. City officials have no set plans for the property but were interested in it because of its proximity to City Hall, the Civic Center, Quakertown Park and the downtown transit station. The city could end up building its own facilities there, selling the land or using it as leverage in negotiations to attract private development, City Manager George Campbell said.

The association’s board includes Bill Allen, Eddie Ary, Robert Bell, Danny Brumley, Don Fischer, Richard Fisher, Walt Garrison, Richard Hayes, Wayne Johnson, Bobby Jones, Larry Kish, Jeff Kruger, Mickey McNary and Dale McNight. Glenn Carlton, the association’s executive director, said in the release that the board has “always worked very well together and within this community,” which he doesn’t expect to change. Wilson has 20 years of experience working with seniors, most recently own-

ing and operating two personal care homes in Lantana. Before joining Rosewood, Wilson opened Rambling Oaks Courtyard Assisted Living Residence and Atria Flower Mound Assisted Living, now known as Flower Mound Assisted Living, a news Wilson release said. Wilson graduated from Central Michigan University in 1983 with bachelor’s in social work. She moved to Del Rio to work at a community hospital, and five years later, took on an administration role at Colonial Hills Hospital, a satellite community center in San Antonio. She was promoted to program director of the hospital’s addiction program. Wilson managed the partial hospitalization program at Twin Lakes Hospital, a sister hospital to Colonial Hills. By May 1992, she began her career working with seniors from nursing homes, rehabilitation centers and then assisted living. In her new position, Wilson will also work with Judy Foree, director of community sales for Signature Senior Living,

the parent company of Rosewood Assisted Living and Memory Care, and Kim Lyles, the community’s sales director. Rosewood Assisted Living and Memory Care Community will be located at 4141 Long Prairie Road in Flower Mound and is expected to make at least 40 hires. I The Crouch Group announced this week Kim Burns has joined the company as business development representative. Burns will specialize in customized traditional and new media strategies while working with new and existing Crouch Group clients. A graduate of University of North Burns Texas, Burns earned her bachelor’s in merchandising and a minor in business in 2003, according to a news release. She is also a certified educator in business and physical education, having spent the last five years with the Denton school district. The Crouch Group is located at 300 N. Ridiculous things heard about investment “A PURE PAY-FORPERFORMANCE PRIVATE INVESTMENT PARTNERSHIP”

A

s value investors, my business partner and I are voracious readers of many publications and viewers of financial media. Keeping well-informed is crucial for identifying risks and generating new investment ideas. At the same time, we must always be skeptical in how we consume financial news. The sensationalist financial news media thrives on stoking investors’ emotions of greed and fear rather than truly informing them. It’s no coincidence that CNBC got its best

Jonathon FITE | ratings in the height of the 2000 dot-com bubble and in the depths of the 2008 financial crisis. Furthermore, since the media’s bread is buttered by advertisements from Wall Street brokers, they deliberately feed an irrational urge for excessive and wasteful trading activity. While most of the inane chatter is quite forgettable, there are

moments that are ridiculous enough to cause us to chuckle. Consider the following exchange about Microsoft a few weeks ago between the host of a CNBC program and a Citigroup financial analyst. Host: “Microsoft is at 4 1/2 year highs and powering ahead…Why the push into the 30s? Can it stay there?” Citigroup Analyst: “Institutional investors told me they were happy to see the stock move up 10 to 15 percent before they jumped onboard. You’ve seen that move and folks are using the stock to keep up with their benchmark… Perhaps there is more forced buying.” Think about it: If you were looking to buy a car, would you

insist on waiting for the auto dealer to raise the price by 10 to15 percent before you agreed to buy? No, because that would be crazy! What the Citigroup analyst inadvertently admitted is that most institutional investors are lemmings. Rather than stick their neck out and buy an unloved company when it’s a bargain, they wait for it to become more popular and expensive. Even more absurd is the fact that these institutional investors feel “forced” to buy a stock just because its price has gone up a lot! Such muddled thinking is commonplace in the financial industry and actually gives clear-headed, long-term

oriented investors a real edge over the so-called Big Money. A more harmful situation is created by financial news hosts who fail to be critical when their viewers need them to be. By early 2011, Netflix stock had skyrocketed to the overpriced level of over $200. At that price, Netflix was valued at a lofty 80 times its annual earnings, and five times sales. (As a point of comparison, the stock of Time Warner Cable was trading at about 13 times earnings, and 1.2 times sales at the time – close to the fair value of its underlying business.) Netflix’ high stock price could not be rationally justified based

on the company’s profits and growth prospects, as readers of this column will recall. Yet Jim Cramer, the host of CNBC’s “Mad Moneyâ€? show, and a big promoter of the company, took the speculative mania around Netflix stock to a ridiculous new level when he gushed: “There is going to be a valuation revolution in new media stocks like Netflix! Once the social media companies come public, their sky high prices will affect so many other valuations. The animal spirits are really going to kick in and take a whole bunch of tech stocks to a new level of momentum. When LinkedIn comes public, it will be trading at 10 times sales. Compare that to Netflix, a better business than LinkedIn, is only at 5 times sales! So when people start using LinkedIn as a comparison, Netflix stock should double! Facebook might IPO at 20 times sales! But let’s be conservative and use 10 times sales for Netflix ‌ Netflix should be at $415.â€? Rather than warning viewers about Netflix’ overvaluation, he chose to excite their greed by comparing it to stocks that were even more ridiculously overpriced! The story did not end well. Reality eventually caught up with Netflix, and the stock cratered to under $70. Cramer’s later issued a mea culpa that was little consolation for his viewers who bought into his cheerleading for Netflix. Some of the most dangerous utterances we have heard on CNBC are those stated solemnly and authoritatively by top public officials. Consider the following exchange between CNBC host Maria Bartiromo and Ben Bernanke, the powerful Chairman of the Federal Reserve, about rising house prices in mid-2005: Bartiromo: “Many economists say this is a housing bubble, and that this bubble could burst and even cause a recession. What is the worst case scenario if we see prices come down substantially across the country?â€?

“They continue to insist that inflation is low even though gas prices and rents are soaring.� — Jonathon Fite

Bernanke: “I guess I don’t buy your premise. It’s a pretty unlikely possibility. We’ve never had a decline in house prices on a nationwide basis... House prices will slow and stabilize‌ but I don’t think it will drive the economy too far from its full employment path‌I am confident that bank regulators will pay close attention to the kind of loans that are being made‌this is a localized problem and not something that will affect the national economy.â€? This was just one example of the ridiculous blindness of Bernanke and the Fed to the massive housing bubble that led to one of the worst financial crises and recessions in history. Even today, the Fed refuses to acknowledge its central role in fueling this bubble through lax oversight of reckless banks and low interest rates. (Of course, the recent Dodd-Frank legislation rewarded the Fed’s incompetence by giving it vastly greater bureaucratic and regulatory powers). Bernanke’s Fed continues to steal from savers through ultralow interest rates, print trillions of dollars and debase our currency, all in the name of “stimulatingâ€? the economy out of a recession largely of its own making. They continue to insist that inflation is low even though gas prices and rents are soaring. My business partner and I have positioned our fund portfolio to protect our partners from such policy makers by owning stocks of businesses with pricing power and hard assets that should thrive under rampant inflation, even as cash and bonds get decimated. Sterling Fry Street nets first retailer By Dawn Cobb Staff Writer

Potbelly Sandwich Shop was on Denton’s list of businesses to attract, and now it can be checked off. The eatery, with more than 200 locations, including 38 in Texas, will open in the Sterling Fry Street development at Fry and Hickory streets, said Brian Dinerstein, executive vice president of developer The Dinerstein Cos. The restaurant is the first retailer to announce plans to move into the multistory complex. Sterling Fry Street will feature 194 apartment units with 614 beds and 38 retail locations — all expected to be open by August and the start of the fall semester at the University of North Texas. Restaurants likely will fill most of the six slots, Dinerstein said. “That’s where the bulk of the demand has been,” he said, “considering it’s a student project.” Retailers are interested in tapping into the estimated 34,000 students attending UNT, which sits diagonally across the street from the complex, he said.

Renting at Sterling Fry Street is on the rise as crews brick the exterior of the complex. “We’ve had a real uptick in the last 10 days,” said Brian Dinerstein, executive vice president of The Dinerstein Cos. The complex is about 45 percent leased, he said, and the company expects leasing activity to be fast-paced through June. The project replaces an eclectic block of shops and restaurants razed in 2007 as part of an ill-fated development proposed by Houston-based United Equities Inc. The project died after a divided City Council rejected a drive-through lane for a proposed anchor tenant. Dinerstein picked up the property, and a new proposal was approved in 2010 for the four-story apartment buildings with ground-level retail surrounding a five-story parking garage on the 4.3-acre lot.

“All of the retail is kind of interesting, student centric-type stuff,” Dinerstein said, adding that the focus on restaurants was anticipated. “We’ll create a mini restaurant row for the students,” he said. Potbelly offers sandwiches, soups and salads, catering to those who want it all as well as those who’d like less fat or prefer a vegetarian fare. Prices range from the $4 “Skinnys” sandwiches to the $6.95 Uptown Salad, with a variety of sides, shakes, malts, smoothies and drinks. Erica Sullivan, economic development analyst for the city of Denton, says she’s

been to one of the 22 Potbelly shops in the Dallas-Fort Worth area. “I really liked it,” she said. “We’ve also tried to recruit them.” The restaurant’s concept, which includes live music performances, works well in Denton, Sullivan said. “It’s a good asset for Denton.” The premise behind Potbelly, started in 1977 in a Chicago antique store, is stated simply on the back of its menu: “It’s a place where folks gather to grab toasted sandwiches and freshly prepared salads, catch a local musician, enjoy a handdipped shake and maybe even make

some new friends.” While traveling, Karen Dickson would make it a point to get a Potbelly sandwich at Chicago’s O’Hare International Airport. “I am thrilled to death to get one so I don’t have to go to O’Hare Airport to get a Potbelly sandwich,” said the vice president of economic development for the Denton Chamber of Commerce. “It’s a nice place for the students to go.” About four years ago, Dickson traveled to the annual International Council of Shopping Centers conference in Las Vegas, where she picked up Potbelly’s corporate contact information. Upon returning to Denton, she contacted the company. “I got contact info and wrote them a letter and asked them to put Denton on their radar screen,” Dickson said, adding that while she never heard a reply, she’s glad they’re coming to town. “I’ve wanted a Potbelly Sandwich here for quite a while.” DAWN COBB can be reached at 940566-6879. Enterprising Voices Business expo now open to general public Chamber members have an opportunity to promote their products and services direct to literally hundreds of fellow business representatives, all under one roof during the chamber’s Business-to-Business Expo on Thursday, May 3, at the Denton Civic Center. Texas Health Resources announces changes Officials with Texas Health Resources announced this week changes in its leadership and governance structure with the addition of two positions and a new model for the hospital system. The two new positions chief operations officer and chief clinical officer - will have joint responsibility for executing the next phase of the 10-year strategic plan launched in 2006, according to a news release. In addition to new positions, the hospital system also launched a new dyad leadership model that transformed the organization from a hospitalcentered system to a well-connected and coordinated system of health services; one that will strive to help people to be healthy and also expertly treat disease. “This is a significant step in our 10-year journey to become a health care system that excels at managing the health of groups of individuals by tailoring individual care plans that treat the whole person and emphasize prevention, well-being and expert medical care when needed,” Doug Hawthorne, CEO of Texas Health Resources, said in the release. Hospital officials said Texas Health Resources started the transformational path years before federal health care reform legislation passed.

The hospital system will also create operations leaders and clinical leaders at each of its three geographic zones - North, Southeast and Southwest. “The Texas Health Resources Board of Trustees - all volunteers chosen from among the leaders of the community - will continue to be responsible for financial and operational strategies and success measures as it has since the company was formed,” the release said. Hospital community boards will continue to focus on overseeing local quality, safety and medical staff credentialing requirements, as well as community health, community advocacy and philanthropic efforts. Additionally, the Texas Health Presbyterian Foundation and the Texas Health Harris Methodist Foundation will be consolidated into one Texas Health foundation, the release stated. Texas Health Resources is one of the largest faith-based, nonprofit health systems in the United States. The health system includes 24 acute care and short-stay hospitals that are owned, operated, joint-ventured or affiliated with Texas Health Resources. It includes Texas Health Presbyterian Hospital Denton, Texas Health Arlington Memorial Hospital and Texas Health Harris Methodist Hospital Fort Worth, a large physician group, outpatient facilities, home health, preventive and fitness services and an organization for medical research and education. Awash in business S

pring arrived a bit early this year but local nursery and greenhouse owners aren’t complaining. After last year’s drought, the lush green grass, fairly regular rainfall and bold bluebonnets lining the highways are a welcome sight to both homeowners and the businesses who supply them. And people are ready to get back out in their gardens to make up for last year’s dry, dead look. “I can’t get stuff ready fast enough,” said Robert Strawn, who grows the flowers and plants for Four Seasons Nursery on University Drive. What Strawn would normally be getting ready for April he sold a month ago and he is trying to turn around more products as quickly as he can grow them.

BLOOMING BUSINESS Michael Nack II, the Four Seasons Nursery owner’s son who works in sales, calls it a “weather-generated” business and last year’s drought took a toll, he said. But the early spring season has made nursery and greenhouse owners hopeful. On a recent Friday afternoon, people were buying cartfuls of brightly colored plants from the nursery. Nack said business has been coming in waves. And business is going well compared with the month of April in previous years, he said. “This year sure was sped up,” he said. “It really took a lot of people off guard.” Across town, phones were ringing almost non-stop on the same afternoon at Noles Enterprises LLC, which sells rock and stone as well as sod, plants,

shrubs and trees. People were calling and stopping in to see if they could get sod, but the store was out until the next day’s truck, owner John Noles said. During the first week of April, Noles sold 12 semi-truck loads of sod—216 pallets. “We try to sell it [the sod] every day so it’s fresh,” Noles said. He doesn’t sell the annual color but makes 30 percent of his gross income off of his sod sales. “We hope to make up what we lost last year,” he said. He’s had more business during the first week of April than he did in January and February, Noles said. Many people come to Noles Enterprises, which has been open for 35 years, to redo the landscaping that was

initially done on their property. Eighty-five percent of his business is re-dos, he said. “We have very little new construction,” he said. Just across the street from Noles Enterprises sits Meador Nursery, off of Fort Worth Drive, where the parking lot was full of people stopping in to see what the nursery could do for their landscapes and gardens. Steve Farmer, who is in charge of design and sales for Meador, said the spring season thus far has been steady. “Instead of having a really slow winter and jumping into a fast-paced spring, we graduated into it,” Farmer said. across the board — from vegetables to annual color, he said. In the middle of town, stationed in front of the Golden Triangle Mall, where it’s been for 13 years, Rainbow Plant Sales is selling the colorful annual plants that dot many a homeowners’ landscapes across the city. Kimberlee Miner, the nursery manager, said this year she opened the store a week early because of spring’s early arrival. And she was happy to do so after the heat and drought of the previous year. “It was a little rough last year,” Miner said. Business this year has been a little bit more than usual, she said, but not much. HEAT RISING The good news is an early spring doesn’t necessarily signal an early summer. There is no correlation between the two, said Jesse Moore, meteorologist with the National Weather Service. The Dallas-Fort Worth area tends to have between 15 and 20 days of 100 degree temperatures, he said. The first one is usually sometime in July and those temperatures will last through August, he said. Once those temperatures hit the 100-degree mark, people’s motivation to get out and garden diminishes. And along with that the business for local nurseries and greenhouses diminishes. Farmer, with Meador Nursery, said last year the weather turned hot earlier in the season. “As long as the weather doesn’t get to 105 [degrees] by May, I think we’ll be OK,” he said. Rainbow Plant Sales is open for two seasons, from March to July and September to December, when it is selling mums, pansies, cabbage and hanging baskets — the fall foliage favorites among buyers. And Miner will stick to those months unless the weather gets hot fast and business slows way down, she said. Business usually starts to slow in mid-June, she said.

Business at Four Seasons Nursery also begins to slow in June, Nack said, adding he understands why some nursery close completely for a couple months before the fall season begins. Even when it starts to get hot people continue to landscape but it’s usually xeriscape, Nack said. For Noles Enterprises, business normally starts to slow down around the Fourth of July. But it’s not the heat that affects business — it’s lack of rain, Noles said. “That’s the most scary thing to my business,” he said. WEEDS Rain hasn’t been scarce this winter season like it was the previous year. And while increased rain is good, especially after last year’s drought, it has caused weeds to be a real problem this spring, said Moore, the meteorologist. The wet ground helped the seeds germinate, Moore said, “thus you get lots of weeds.” The Dallas-Fort Worth area also didn’t have the normal number of freezes this past winter. An average winter for the Dallas-Fort Worth area has 33 freezes between the months of December and February, Moore said. At the DFW Airport, the National Weather Service clocked 14 freezes for that time frame, Moore said. “One of the fewest freezes we have had in a season,” he said. The area was three degrees above normal for the winter months, Moore said. Four or five degrees above or below the norm is significant, he said. Denton tends to be colder and therefore had more freezes, Moore said. What kills most outside vegetation is when it is 28 degrees or below, he said. In January and December, Denton had seven days each of temperatures 28 degrees and below, according to data from the National Weather Service.February tallied a total of three days.

The added rainfall and the lack of regular freezes means weeds are bad this year, local greenhouses and nursery owners say. But that means more people are buying herbicides. And there’s a likelihood of more bugs this year, they said, which means more people buying pesticides. Nursery and greenhouse owners are enjoying the increased business of a longer spring season but because it’s a luxury item, the rest of the season will not only depend on the weather but the state of the economy. Strawn, with Four Seasons, said gas prices could affect business if they continue to rise because people will buy gas and food first. But he’s hopeful, “as long as the economy continues to slowly improve,” he said.

the city’s director of economic development to say adding a new hotel to the currently “fragile� lodging environment would pull revenue away from existing ones. The proposed project would be built on property owned by the University of North Texas and include a 250-room, fullservice hotel, which would either be a Hilton Embassy Suites or a Marriott, and a second 100-room hotel. It would also include a city-owned convention center. The project would be a partnership between UNT, Missouri-based O’Reilly Hospitality Management LLC and the city of Denton. No agreement has been reached. In their February letter to Linda Ratliff, hoteliers said that under different circumstances, they would welcome the proposed hotel. “However, the Denton market is not ready for such a project,� the letter stated. Hotel owners’ concerns are that the new hotel will add to an already overabundant supply of rooms in Denton and draw prospective customers from the existing hotels. “The Denton market is running only at 54 percent occupancy,� according to the letter. “This means that, on average, there are over 1,000 empty rooms in Denton every night.� 3-20
