Whether it’s a New England clapboard Colonial, a Prairie-style on the Plains or a Southwestern stucco, people describe a home in the same terms: by color. It’s the “yellow house on the corner” or the “gray two-story in the middle of the block.” The condition and color of the exterior give a home its identity and also account for much of its curb appeal, says Susan Powell, owner of InFocus Design, a Crete, Ill., firm that stages homes for sellers. Invariably, says Powell, she advises clients to freshen their look with a coat of paint. Indeed, exterior paint has the “huge bang for the buck” because it so dramatically impacts a home’s look, contends Erika Woelfel, director of color for Behr. Home sellers may be able to brush off the doldrums of the housing market by dipping into a can and getting a fresh start. Paint isn’t simply decorative. It shelters the underlying surface from the elements. Not just sellers, but any owner who loves his home will want to protect it with a good coat. Here, a “primer” on some recent trends and advances to get you started on what could be your most significant home improvement. Color Trends A good exterior paint job should last 15 years or more, Woelfel says. While there are cycles of fashionable colors for interiors, exterior and building product trends stretch over longer periods, says Debbie Zimmer, director of the Paint Quality Institute, a division of the Dow Chemical Co.But building trends and other influences do bring changes to how we color our homes. For instance, homes built within the last 15 years are more likely to have part of the façade extending out, allowing for two main body colors, says Leslie Harrington, director of The Color Association, a color forecasting group. Roofs have become more colorful, with deep green and blue shades added to
the traditional grey, black and neutrals, Harrington explains. The old “rule” dictating that a house shouldn’t contain more than three exterior shades for trim, doors, body and roof, has relaxed. It’s not uncommon to see four different colors on a house, says Harrington. Multiple colors should be selected carefully, so they don’t compete or overwhelm one another. For instance, trim and roof colors might match, with two neutral body colors and a “pop” of accent color, perhaps on the door. The house of the future is likely to be smaller, and Mary Lawlor, a color specialist at Kelly-Moore, thinks “cleaner, lighter neutrals” will be used more often to give stature to homes with slightly shrunken square footage. Judgment Call Regional and architectural differences also are big color influencers, says Jackie Jordan, director of color marketing for Sherwin-Williams. Rich jewel tones may be appropriate for a restored Victorian, for example, while a Californian Arts & Crafts would be enhanced by dusty hues. But whether you are letting the design of your home guide color choice or are experimenting with the color wheel, judgment is required to determine the right shades and mix. Think of how your home fits into its entire setting, advises Harrington. Consider the colors of nearby properties. If there are two yellow houses on the block, that doesn’t mean yours can’t be, too, says Harrington. But a subtler or bolder shade of yellow could set your home apart while still blending well with the neighbors.Landscape is another important consideration. Dark green foliage, for example, may allow for the use of brighter hues than would a colorful border of blooming plants. Tote home paint samples to study. Before committing to a color, purchase a small can; some paint companies offer special sample sizes. “In an inconspicuous area, paint about a two-foot square,” suggests Woelfel. “Look at it in all light – morning, afternoon and evening and see if it appeals to you.” Recent Innovations Many people – even professional painters and home builders -- don’t realize that virtually every exterior surface of a house can be painted, says

Color Guard: Consider a home’s architecture and the local environment when choosing exterior paint hues. Zimmer. Painting siding, wood composite and other materials can freshen the look and protect surfaces. A coating that’s appropriate for stucco, for example, has some stretch to minimizes potential hairline cracks, notes Lawlor. The best way to identify the appropriate paint for a project, Zimmer says, is to visit a paint or home center store and ask for help from a knowledgeable salesperson. New paints have been developed to better withstand certain weather conditions. For instance, Kelly-Moore, which sells in the western U.S., has developed a paint that can be used in cool mountain temperatures as low as 35 degrees F, says Lawlor. Resilience paint by Sherwin-Williams can be applied even if rain is imminent, says Steve Revnew, vice president of product development. Fun Projects Consumers are bolder than they once were when it comes to choosing home colors. And a favorite place to make a color statement is the front door. “Your home’s entrance is so important, but if you enter through a garage or a side door you may not even notice it much,” says Powell. She often advises painting the door a red, dark green or shade that complements the other exterior colors yet gives a vibrant personality to a home.Painting a mailbox or light fixture the same accent color is another way to inject visual interest, she suggests. “The smaller the area, the brighter you can go with an accent color,” Woelfel says.“You don’t have to stop with the house. For the individual or family, an energy-efficient bathroom can mean hundreds of dollars in savings each year – a worthy incentive for any owner or renter who pays monthly utility bills. But an energy efficient bathroom affects more than a single household – its impact can stretch across a community. “If people are willing to take that first step, even something that is comfortable and simple like replacing a light bulb in the bathroom, it can lead to a much bigger community impact,” says Michelle Vigen, campaign and metrics coordinator for Clean Energy Resource Teams, a partnership between nonprofits and the University of Minnesota that promotes clean energy across the state. “It’s more important now than ever.” Bathrooms account for more than half of a home’s indoor water consumption, with toilets alone accounting for about 30 percent. Consequently, each step toward energy efficiency matters – even a small one. According to Amy Matthews, licensed contractor and host of “This New House,” a new show on the DIY Network, energy efficiency is no longer a trend or even just a way to save money – it’s a new outlook and a way to take pride in your home and community. “People are getting creative to save money, save energy and do something unique to put their own stamp on their home,” Matthews says. “It is definitely a shift in a focus and a very necessary shift for this country.” Ready to start but not sure where? Start with a simple area: lighting. Matthews says to swap out incandescent bulbs for LEDs or compact fluorescent light bulbs. She then recommends assessing the three main areas of water consumption: the showerhead, faucet and toilet. One example is a low-flow

showerhead, which can be purchased at most local home stores for between $20 and 60. Remove the current head by turning it counterclockwise – turning it the wrong way can cause damage to the shower that might result in leaking water and troublesome mold. Next, move to the sink. The simple addition or
replacement of a low-flow faucet aerator ($4 at a local hardware store) can make a huge difference in savings. Most modern faucets are equipped for aerators; before adding or replacing one, simply check the side for its rate of gallons per minute to make sure it is 2.75 or less. Finally, if it will work with your flush column, purchase a flush converter as a simple first step toward an energy efficient toilet. According to Matthews, converters cost less than $30 and enable the toilet to offer two flush options – a lighter flush for liquid waste and a heavier flush for solid waste. According to Seth Leitman, editor of “Do-ItYourself Home Energy Audits: 140 Simple Solutions to Lower Energy Costs, Increase Your Home’s Efficiency, and Save the Environment” (McGrawHill/TAB Electronics, 2010), insulation is an easy area to save that’s often overlooked. “If the walls, attic and basement are properly insulated, you will have a tight, efficient room that uses energy appropriately and effectively,” he says. In the basement, check to make sure insulation covers all the pipes. If it doesn’t, Leitman suggests buying precut packets of insulation specially designed to cover copper wiring. “They only cost $2 and are so easy to use,” he says. Precut packages also are available for other leaky areas like outlets. Another often-neglected device is the exhaust fan. For switches that turn on the fan with the light automatically, Hector Seda, author of “Home Repair That Pays Off: 150 Ways to Add Value Without Breaking the Bank” (Adams Media, 2009), recommends having someone separate the activity to individual switches to avoid using energy for the fan when it isn’t needed. To take it a step further, he suggests putting the fan on a timer to avoid accidentally running it. © CTW Features

It all started when indoor elements such as high-end kitchen appliances, area rugs and upholstered furniture were brought to the outdoors. Then, backyards were divided into “zones” for specific activities, such as grilling
or stargazing. Popular for several years now, the concept of outdoor living spaces has progressed in stages, and the end result is that interior layout principles are guiding landscape design, such that “the great outdoors” now resembles a series of cozy, well-appointed rooms,
each with a sense of enclosure. The latest progression is the outdoor hallway, along with other transitional spaces that are akin to foyers and landings. Inasmuch as today’s backyards are laid out like home interiors, the need to connect
and create flow among the different areas has led to the emergence of transitional spaces. “Interior design principles apply outside, and with openair rooms, you have to find a way to get from one room to the next,” says Saxtons River, Vt.-based landscape designer Julie Moir Messervy, author of “Home Outside: Creating the Landscape You Love” (The Taunton Press, 2009). “One way is to line everything up with doorways in between. Another way is to link them up by means of a hallway.” As with indoor rooms, outdoor rooms, or zones, “have different characteristics and purposes,” Messervy says. “The hallway is what links them together and creates continuity.” Inside, a hallway may connect dissimilar rooms with common trim work or flooring. Outside, “It’s also important to have some kind of binding element,” says landscape designer Jeff Hutton, of Earthworks Landscaping, Tolland, Conn. “If you use a flagstone walkway, try introducing the same material in a bench in one of the outdoor rooms.” Hallways help ease the transition between “zones with totally different sizes and moods, like going from a contemplative space into a communal space,” he adds. In essence, then, outdoor hallways serve the same purposes as indoor ones. “It's just that you’re using more natural materials” in their construction, Messervy says. Boxwood hedges and narrow, upright junipers are ideal for “walling in” an outdoor hallway, and arbors and trellises go a step further by allowing for the outdoor equivalent of a ceiling, which Hutton says is important for proportion and scale. “Sometimes, the yard looks huge compared with the house. It helps to walk out into a cozy space and then transition through an outdoor hallway into a more open space,” such as a lush expanse of lawn or a spacious pool, Hutton
says. “Having a roof scales everything down around it.” Climbing roses and hydrangeas will make for a colorful, enclosed hallway, and wisteria in particular “will aggressively cover a trellis and drape down to form a thick ceiling and walls,” Hutton says. When planning an outdoor hallway, remember it should serve as a “pausing place,” Messervy says. Although we tend to think of indoor hallways as a means of getting from Point A to Point B, generally an effort is made to provide opportunities to pause, as least with our eyes, to admire a family photo, a painting or a vase on a recessed shelf. Outdoor hallways also should give cause to pause, she says. Be they meandering or straight, hallways should have points of interest, such as a statue, a birdbath, a Japanese lantern or a rose bush. “These are not destinations but are meant to encourage people to continue along to see what's next,” Messervy says. In that regard, outdoor hallways are just a new spin on an age-old landscaping principle. “Landscape design basically comes down to two things paths and places,” Messervy says. “The path is a journey that you choreograph with experiences to enjoy along the way to a place. You need a point of departure, like a gateway or portal, that marks the beginning of the journey.” For his part, Hutton wishes more thought was given to the back door as a point of departure. Generally, “The transition from house to yard is never even considered. People throw decks or patios on as awkward appendages to the architecture,” he says. With decks “slammed up against the back of the house,” the first thing seen is a railing, which makes people feel fenced in, he adds. “Create a walkway to push the deck out into the yard,” Hutton suggests. That way, the deck is less of a human pen and more of a pleasant invitation to explore the yard in its entirety. © CTW Features
