Good Samaritan Village hosts legacy gala event As part of its 35th anniversary celebration, Denton Good Samaritan Village hosted a legacy gala event Thursday in the Tuscan Dining Room. David Horazdovsky, president and chief executive officer of Good Samaritan Society, was keynote speaker. Musical performances were provided by Mark Graham, the First Christian Church Choral Ensemble and the University of North Texas string quartet.

New restaurants join business community

Denton Square Donuts revamps for opening Denton Square Donuts coowner Bear Cahill opened this week, The new business looks nothing like the Hydrant Cafe, the business that used to reside in Square Donuts’ space at 208 W. Oak St. The interior was revamped to include bright yellowish colors that make the downstairs feel a lot cooler. The upstairs is a sprawling, yet cozy, room for those who want to work, study or read. According to its Facebook page, the business officially opened on Aug. 31, and with more than 1,000 “likes,” Cahill and his wife, Monica, along with business partners Kristen and Jeremy Villeneuve, plan to keep the shop’s momentum strong. Cahill has also developed a smart phone application with which customers can place an order and receive a 15 percent discount.

Cartwright’s opens in old Ruby’s location Another business that opened its doors recently is Cartwright’s Ranch House. Although the old Polled Hereford sign and a set of mounted horns from Ruby’s Diner are still there, a lot has changed since Cartwright’s took over at 111 N. Elm St. Owner John Cartwright said he wanted to bring a new busi-

With the old Ruby’s Diner waiter station completely gone, the restaurant’s front dining room now allows everyone to take in the view of the Denton County Courthouse on the Square. The original brick on the north wall is visible, bringing with it the memories of what used to be Denton’s “theater row” from the early 1950s1970s. From the outside, it still looks like a building out of the Old West, Cartwright said. Wednesday was the restaurant’s first payday — a day Cartwright said filled him with joy because he’d be providing for his 42 full- and part-time employees. 10-7

Allegiance Hillview plans office building Irving-based Allegiance Hillview LP is seeking development standards for the northeast corner of I-35 and Scripture, across the street from Texas Health Presbyterian Hospital Denton, where a twostory, 46,000-square-foot medical office building is planned on four acres. The building would

house multiple tenants, although none has been announced. The Planning and Zoning Commission voted 6-1 on Wednesday to endorse the standards covering design, architecture, landscaping and signs at the site. They now head to the City Council for approval. The site borders Rayzor Ranch Town Center, where an open-air shopping mall, a park, apartments and single-family homes are planned on more than 200 acres south of U.S. Highway 380 between I-35 and Bonnie Brae Street. Rayzor Ranch encompasses about 410 acres and includes the Marketplace north of U.S. 380 anchored by Walmart and Sam’s Club. Rayzor Ranch always included plans for medical offices along Scripture, project manager Charles Hodges said. The latest proposed office building is next door to Select Rehabilitation Hospital of Denton, and companies including Texas Oncology and Cook Children’s Health Care System plan to build along the street, Hodges said. Allegiance Hillview is developing Rayzor Ranch with

Bella Designs opens at Oak Street location Lisa McCarty, a lifelong resident of Denton, opened her upscale home decor store on Oak Street on Tuesday. Bella Designs features an array of items including handcrafted candles, luxurious table and bed linens, and dining table and wine accessories. McCarty isn’t sure how many items she has at 318 East Oak St., Suite 110, but says her little shop of 475 square feet is full. “I had a store here 19 years ago at the same location,” said McCarty, 52. “My husband [Robbie] built this building — that is how we met.” McCarty closed that business, Crystal’s Craft, in 1991 to become a stay-at-home mom. But she said she continued to help friends with their decorating dilemmas. Now that her five children are grown, McCarty says she wants to provide her future clientele with many exquisite pieces they could make their own. It is all about helping people surround

Two new businesses are set to open Monday. Mellow Mushroom Pizza Bakers’ fourth Texas location will open at 217 E. Hickory St., and Genghis Grill will open at the corner of Lillian Miller Parkway and Interstate 35E. Franchisers Martha and Monte Jensen will open their second Mellow Mushroom in downtown Denton. “Being residents of Denton, we always knew Mellow would be the perfect fit for this city,” Martha Jensen said in a news release. Mellow Mushroom and Denton have a lot of similarities, as they both have “the same aesthetic appeal centered on music, unique architecture and art,” Jensen said. The restaurant seats 235 and includes a full bar with 28 draft beers, a partially covered patio and a private booth for eight. The location also has a saloon where up to 15 guests can host private meetings and events. Also starting this week, fans of Mongolian stir-fry will be able to enjoy Genghis Grill’s fusion dishes at 2416 Lillian Miller Parkway, Suite 100, the former location of Tia’s Tex-Mex Restaurant. The chain’s Denton location has been celebrating with soft openings over the weekend. Invest like a business person

“I am a better investor because I am a businessman, and a better businessman because I am an investor.” – Warren Buffett

Today’s financial markets are marked by astonishing volatility. During periods of wild price swings in the marketplace, it is especially important to remind ourselves that a stock is an ownership stake in a business, not just a ticker symbol flashing across a TV screen. The true value of a business is determined by its assets, earning power, and growth potential. In an article one year ago (“Invest Like a Business Person”) we extended this concept. We suggested that when evaluating a potential investment opportunity, an investor should ask: How much would a smart, well-

Jonathon FITE | informed business person pay to buy this whole company? Looking at companies through this lens can provide lucrative investment ideas. In that article, we gave the example of a natural gas drilling company, Bronco Drilling, which my business partner and I found in 2009, as the industry was reeling during the recession. Natural gas prices had been hit hard. Drilling profits fell as production was cut back and

drilling rigs were idled. We further observed: “… The long-term prospects for drillers are attractive. Thanks to breakthroughs in extracting natural gas from shale rock, America’s vast reserves make it the “Saudi Arabia of natural gas”. Other energyhungry countries, notably China and India, also have large untapped reserves. Drilling equipment and expertise will be essential to access this abundant, clean, and cheap energy resource. In an inflationary environment, rising natural gas prices would increase demand and day-rates for high-quality rigs, making those companies that already own them even more valuable. Now, let’s take the perspective of a business person who wants to enter the drilling industry.

This person can either (A) build a company from scratch by purchasing drilling equipment, hiring skilled personnel, and establishing customer relationships etc, or (B) buy an existing company that already has all of these elements. In the case of the natural gas drilling company we invested in, the company’s stock is priced at less than half the replacement value of its highquality drilling equipment! For a shrewd business person, buying out this driller at even twice its current stock price could be a sensible proposition since it would be cheaper and faster than building from scratch, and would minimize the start-up risk of the business…” How did this Bronco Drilling investment work out? Very well, we are pleased to say. When our article was published

in November 2010, Bronco’s shares traded around $4. Just five months later in April 2011, Chesapeake Energy, one of America’s largest natural gas companies, announced it would acquire Bronco Drilling for $11 per share. The stock rose sharply to the buyout price, and we exited Bronco with a large gain for our investment fund. It’s important to note that our investment was not based on a prediction of any kind. We just figured out that such a move would make tremendous business sense for many energy companies like Chesapeake, Exxon, Encana or Conoco. It turned out there was a smart business person in one of these companies who saw the strategic value of Bronco’s assets and FITE | CONTINUED ON PAGE 7

Building buzz in social sphere

By Karina Ramirez The site of the well-known Evers Hardware Store is now Swash Labs, an ad agency making quite a buzz in town. Walk inside and you’ll find 3,300 square feet of space dedicated to ensuring employees accomplish what they need to do in a relaxed atmosphere. There is a pingpong table, a painting by a local artist on the old brick walls and two doggie greeters - Molly and Noodles who will come by to welcome guests. “I wanted to have an unstructured space where we could relax as much as possible,” said Josh Berthume, 32, CEO and creative director of the company. “I wanted people to look forward to coming to work.” Since January, Swash Labs at 110 W. Mulberry St. has emerged as a full-service cre-

ative agency focused on digital and emerging media, social business and brand development. It was co-founded by James Eliot, 65, who met Berthume at Eagle & Wheeler, one of Denton’s oldest print companies. “We started that around this time last year, and we had some really early successes, and we grew really fast,” Berthume said. “The reason we moved over here was because we ran out of room.” Swash Labs’ staff includes six creative staff members, three people in sales and three interns. The goal of the company, according to Eliot, is to help businesses understand marketing and advertising with the new media. “Changing the culture is important; it is very hard for people in different organizations to begin to do business in a new way,” he said. “We do that pain-

lessly for them.” Since May, the folks at Swash Labs have dedicated themselves to becoming agents of change for many companies in many fields. The clientele list includes companies in printing, environmental matters, banking and manufacturing. “They don’t necessarily know the language they should use, so we help them with that,” Berthume said about what they offer businesses. “It is a bit of brand development, a bit of ad creation and a bit of message and communication.” Crystal McCormick, office manager of the Denton Veterinary Center, said that before using Swash Labs, the center only had an out-of-date website. “They have set us up on all our media, on Twitter and Facebook,” McCormick said. “They have broadened our clientele and helped us on advertis-

ing.” McCormick said social media have helped them acquire new clients, as much as 20 percent since the end of last year. And the clients really like the interaction on the pages. “They talk about their pets, and people are happy,” she said. Another client is Floridabased Baker Distributing Co., which handles marketing and distribution of heating, air conditioning and refrigeration equipment, parts and supplies for residential and commercial applications. Company marketing manager Kimberly Hubert said Swash Labs has provided her with a schedule for when to post updates to the company’s website and has brought it into different platforms for more exposure. Baker Distributing began working with Swash Labs in January. At that time, the company had 100 “likes” on

Facebook, Hubert said, and as of Thursday, they have 654. Baker Distributing has more than 200 locations across the U.S. in 20 states, so reaching its clientele and offering important information and educating customers has worked for the company. “It is pretty good for our industry,” she said. “We have an older generation of customers, so it is different for us.” Berthume said that with new digital media, the practice can be modified quickly and it can be cost-effective for the client. “If something is not working, we can stop immediately and do something else, as opposed to having a billboard or a longterm contract with Yellow Pages,” he said. Suda Bhagwat likes old buildings. They’ve got character, he says, and are often located in great parts of the city. But sometimes they fall into disrepair or need refreshing - and that’s where he comes in. Bhagwat’s latest project has been renovating the Congress Center, which includes Milestone Celebrations and Loco Cafe. “From our initial acquisition to now, we did this work in 13 months,� said Sarah Bhagwat, 28, Suda’s daughter and business partner at their firm, Saratan. The goal, they both said, was to give the former home of Ravelin Bakery - which moved to 416 S. Elm - new life by making it more modern. Milestone Celebrations is an event venue that includes a main assembly hall, a serving area, band and dance area, a caterer’s kitchen, a host suite and the business office. Maximum occupancy is 299 guests. Suda Bhagwat described his renovations as making “a silk purse out of sows’ ears.� “It is well-built and has great design qualities such as high ceilings, large windows and an

attic for added insulation,� Bhagwat, 69, said, “Of course, old building renovations are difficult to finance and the planning and development process for large buildings such as this one is rather cumbersome.� When Bhagwat renovated the building, he said, he was open to different types of tenants. “During phase three [of the project] we decided to create the event center; we were not sure what we were going to use that building for at first,� Sarah Bhagwat said. Loco Cafe opened this summer. “It was logical to have a highquality breakfast and lunch restaurant in the business corridor,� Suda Bhagwat said. “Similarly, there has been a need for a large, multi-purpose assembly venue in the downtown area.� Bhagwat said he opened Milestone to offer clients more flexibility when choosing where to celebrate a big event. For instance, patrons can bring their own food and beer. They can choose outside vendors for their food, flowers and cake, he said a plus, since many venues require their clients use on-site | CONTINUED ON PAGE 15

struck a deal. We have applied the concept of invest like a business person in several of our more recent investment ideas. While these companies are also cheap by traditional measures, their strategic value to potential buyers is even more compelling. One of these investments is an Alaska oil and gas company that has recently become one of the largest holders of resource acreage in that state. The company is now actively developing its resource base. Thanks to its world-class modern production equipment, it has become a lowcost producer in its region. Its location in the businessfriendly, fiscally sound state of Alaska would be another big positive for energy companies seeking resources in safe geographies. Indeed, several larger oil companies operate on land adjacent to our company. With greater local scale and access to our company’s top-notch equipment, they could make their own operations more efficient. We figure a smart business person will eventually realize it makes good business sense to

How can this be? Well, the value of the proven reserves in the ground were estimated to be worth more than $8 per share by one of the nation’s leading petroleum reserve measurement firms. Yet, the recent market volatility has driven the price of the company’s stock to less than a third of this value! Moreover, the $8 value also ignores all the probable and possible reserves (potential oil and gas deposits that have been mapped but are not yet developed). A shrewd business person could buy our business for just the value of its proven reserves, get all the scale advantages outlined earlier AND get all the possible and probable reserves for free.

Seems like a no brainer to us. We plan to wait patiently for the market to recognize the opportunity staring it in the face. We have seen that investing like a business person can be very profitable. As the headlines in the morning paper drive silly swings in the prices for real businesses, this approach to investing is becoming more and more important. Many businesses across the globe have lots of cash that they would like to put to work productively. L ow interest rates also make it cheaper to finance acquisitions. And lots of good assets are trading at dirt-cheap prices. Smart business people are hunting for opportunities. Smart investors should do the same.

Target Corp. officials say plans for a 360,000square-foot food distribution center off Airport Road are well on their way with an expected opening date of March 2013.”Target looks at several factors before choosing its stores. We looked at accessibility of transportation, its workforce availability and quality of life,” Andrea McCauley, spokeswoman for Target Corp. in Dallas, said Tuesday. McCauley said the company did extensive research throughout the North Texas area before deciding where to open the distribution center. “Denton is a great city, and we were really impressed with the municipality and city economic officials,” McCauley said. The search for the new center, which will replace the Supervalu Inc. distribution center in Fort Worth, began in 2009. Karen Dickson, vice president of economic development for the Denton Chamber of Commerce, said Target officials approached the city about finding their next location.

Locally, the site consultants visited Sally Beauty Holdings Inc., Fastenal and Anderson Merchandisers. “In June [2009] they had eliminated Denton as a possible candidate,” Dickson recalled. “We were out of the game at some point in time.” That August, officials included Denton again as one of two possible locations, and Dickson said she signed a nondisclosure agreement that same month. Construction of the new center began in March. The facility is in Denton’s industrial park at 3952 Corbin Road near Interstate 35W. The center will bring about 250 construction jobs and 140 permanent jobs, Mc Cauley said. The area near Denton Air port is also home to

The new center will feature an automated food distribution system that will serve 235 stores in Texas and seven other states. “We are proud to have Target here in our community,” Dick son said. “At their new location and with all the other businesses in the industrial area, they are in good corporate company. We look forward to integrating them into our community.”

Jet Works Air Center gets creative at meeting With a bit of creative marketing, Denton’s Jet Works Air Center stood out from the rest of the exhibitors at the National Business Aviation Association’s annual meeting and conference in Las Vegas this week. To generate interest and entice more attendees to stop at the Jet Works booth, the aviation company plans to provide attendees with a free sketch of their posterior, illustrated by the staff of the world-renowned Dallas company Original Butt Sketch. “Last year’s presence turned out to be a line-forming, floor chatter, crowd pleaser for NBAA attendees,” Trey Bryson, president of Jet Works Air Center, stated in a news release. According to its website, the annual meeting brings together business leaders, government officials and those in the business aviation field. Last year’s convention attracted 24,206 attendees and 1,083 exhibitors. Jet Works Air Center is an aircraft completion and interior refurbish company with headquarters in Denton.

County commissioners OK real property fee Denton County Commissioners approved a fee plan that will allow them to collect a $5 fee any time a real property record is recorded. Money raised from the fees will go into a fund to be used to preserve the records. “The books will be restored, tape will be removed, the aging process will be stopped. It’s a very scientific process to restore the books and preserve the actual paper,” said Cynthia Mitchell, county clerk. “Paper is the only

true archival method. Paper will last a couple hundred years, and with this process, it will last several hundred more.” Commissioners took action Tuesday on a budget amendment that converts the archive fund to a line item that they can add to and take money from. The fee itself had been approved in a hearing Sept. 6. The county budgeted $525,000 for the project. 10-14

Turbine foundations laid at athletic complex Two of three wind turbine foundations have been laid at the University of North Texas’ athletic complex on Bonnie Brae Street. Each turbine — 120 feet tall with 30-foot blades — is being paid for by a $2 million grant from the State Energy Conservation Office. The energy generated will help power Mean Green Village, which includes Apogee Stadium, the Victory Hall dorms and the athletic center, said Don Lynch, director of system facilities administration. “We estimate that we will replace about 6 percent of the energy in the complex with renewable energy,” he said. Equipment to construct the turbines is expected to arrive in a couple weeks, once the foundations have cured, Lynch said. Concerns were raised during last November’s Board of Regents meeting that the turbines would draw attention away from the new football stadium. Once the turbines are built, the university will monitor them as it does all power sources on campus. That monitoring will let UNT know which weather patterns produce more energy and what times of year the wind turbines are more productive, Lynch said. University officials anticipate the turbines will be generating energy by mid-December. Construction is expected to be finished as early as the first week of November. That month, Cascade Engineering will be

running tests on the equipment and make adjustments. 10-15

Ponder Town Council, to partner with EDC PONDER — The Town Council has agreed to partner with the Ponder Economic Development Corp. to update the town’s land-use plan, although not all council members agreed with every element of the plan. The corporation had committed $10,000 to update the plan as it related to 100 acres of land it bought last year for new municipal facilities along FM2449 on the southwest side of town. During its regular meeting Thursday night, the Town Council voted 4-1 to put in another $15,000 in order to update the plan, first written in 2004, to include the entire town. Mayor Scott McCarty said the town would benefit from a new, broader land-use plan once the economy recovers and more people and businesses want to come to Ponder. Council member Karen Finley said she agreed with the need to revisit the plan, which includes special attention paid to a ninepoint list of elements such as new ball fields, downtown revitalization, better thoroughfares and pedestrian walkways. But she disagreed with the need to include a proposed equestrian center in the plan. “I don’t understand why we would pay someone to plan for something the citizens have already said they don’t want,” Finley said.

Q: Who love’s pizza? A: Denton, that’s who. By Rachel Mehlhaff and Karina Ramírez

W

hether it’s the eclectic feel of J&J’s Pizza, the pristine feel of Roman’s Pizza, the far east-meets-far west feel of the new Mellow Mushroom or the traditional feel of a pizza chain, everyone loves pizza. Pizza restaurants continue to pop up, despite the more than 65,000 pizzerias across the nation and approximately 30 in

Denton. And it’s independent pizza restaurants that own more than half of the stores and control about 48 percent of the sales, according to a study done by PMQ Pizza Magazine called “Pizza Power Report 2011.” The majority of people—67 percent—who buy pizza said they get it from a pizza restaurant, according the report. Forty-four percent buy it from the grocery store, the report stated.

ALL ABOUT THE PIZZA Independent pizza restaurant owners claim their businesses survive because they do business their own way, without trying to compete. Joseph Vulpitta, who owns J&J’s with Jamie Ham, has a simple philosophy: don’t even try to compete. All he does is offer a product, he said. The 74-year-old has been a chef for 55 of those years, owning a restaurant called Joey’s in

Illinois before moving to Denton. Vulpitta makes his pizza from scratch in the old Sicilian way. “It’s hard to compete, so I don’t even look at the competition,” he said. During the restaurant’s 15 years, he said it’s been the pizza slices he offers that are most popular. He remembers as a child going to the bakery to get a slice of pizza for a nickel plus two cents for a drink.

“That was our lunch,” he said, adding that the bakery would put anything on the pizza, including spaghetti. “It was delicious.” Vulpitta offers the schools and universities in the area a discount, and most of his seven to eight employees are college students working their way through school. “I take care of the schools because they take care of me,” he said. Pictures of employees who


have worked there line one of the walls. “We don’t make no killing — we barely make a living,” Vulpitta said. But he enjoys offering Denton a good place to grab a slice of pizza. Roman’s Pizza, which has been in Denton for 20 years, is also about focusing on pizza and keeping its menu items simple. Bruce Anvari, 58, and his son, Sam, 25, who own the Elm Street pizzeria, claim the menu and the type of pizza have helped build a loyal following. “…Besides pizza the only thing we offer are salads, Buffalo wings, cheese bread and calzones and a couple of desserts. That’s it. We keep it simple.” Sam Anvari said. The Anvaris said they have seen local shops come and go. They claim one of the reasons some shops have failed is because some restaurants offer too many menu items. Sam mentioned a local restaurant that closed a few years back on University Boulevard and only remained open for four months. “Their location was great, but I actually went to their location and got their menus one day… It was a pamphlet, I counted 8788 items,” he said, “When you have too items like that, your holding costs and your opportunity to spoil is very, very high.” Bruce Anvari added that having a restaurant with so many items also makes it difficult for employee training. “I believe that if you have too many items, you [as an owner] might know everything, but the new employee comes in and he has to learn so many things,” Bruce said. “That is one way to lose a customer.” Sam said one of the things he learned at the University of North Texas while he was getting his master’s degree in finance was that the average American consumer likes variety. “They like options. They like to experience something new and fresh. When you offer the same thing year in and out, it gets antiquated. They don’t really want it,” he said. “For us to have the same menu that we had 20 years ago, with the same ingredients, the same recipes and still have the same customer

base? That says a lot. We are going against the norm.” He said going against the norm has worked to build their loyal following. They claim as much as 85 percent of their customers are returning customers. Bruce has been known to give free pizza to people with low funds. Some of those patrons have returned to the restaurant to repay the good will. “Not a lot of people talk about us, but when they do is good,” Sam said, “I have seen some scary people come in through these doors asking for my dad. They hug my dad. It is amazing.” Bruce said he always treats people with respect, and that has a way of returning to him by building a loyal clientele. That explains why some customers, like the University of Alabama’s athletic director, one of Roman’s previous employees, still orders pizza every time he is in town. “Every other year, they play UNT and every other year, they order from us,” Sam said, “And every other year, they also beat UNT, too.” CREATING ATMOSPHERE Martha Jensen, who owns the

Mellow Mushroom, which recently opened up on Hickory Street, has a similar philosophy as Vulpitta. Instead of trying to compete, she hopes to give customers more than pizza. She wants to give them an experience. It’s about what Jensen calls a “make your day” experience. “It’s about changing their entire day for the positive,” she said. A lot of that has to do with the atmosphere as well as unique offerings such as the beer club. Although Mellow Mushroom is a franchise, franchise owners get to design the interiors of their restaurants. The Denton location’s design was inspired by Jensen’s interest in Eastern philosophies. It’s a mix of funky colors, beer bottles and gothic arches. She calls it “far east, meets-far west, meets far out.” The beer club allows customers to earn rewards when they try new beers. Mellow Mushroom offers 28 beers on tap and another 50 in bottles and cans. After a customer has tried 70 different types of beers, he or she gets a glass mug so they can

get more than the normal 12 ounces, Martha said. And there are other rewards along the way. Jensen decided to open her pizzeria on Hickory Street even though two pizza restaurants had recently shut down in a short period of time across the street from her location. But Denton is where she and her family live, and she likes having a location just off the Square.

Jensen and Kym Slawson own a Mellow Mushroom in Fort Worth, and they each wanted to open one closer to where they lived, so Jenson opened the one in Denton and Slawson opened one in Arlington. “I love Denton,” Jensen said. “The culture, to me, it’s a perfect fit for Mellow Mushroom.” While J&J’s and Roman’s are less about the atmosphere, it’s still a part of their identity.

Everything inside its restaurant is completely pristine and open so that customers can see what they are making and how. The focus on quality is big here. The pizza dough is made in the restaurant, and everything is made from scratch the moment a customer places an order. The Anvaris like to point out is that they have received a perfect score from the city of Denton’s Health Department for the past couple of years. Bruce said he is specific about ensuring his workplace — the one location when he spends the most hours out of the day — is as clean as it can be. “No one likes a dirty home, and this is my home,� Bruce said.

PIZZA CHAINS The three major pizza chains in the U.S. are Pizza Hut, Domino’s and Papa John’s. Pizza Hut accounts for about 12 percent of all pizzerias in the U.S. and 15 percent of sales, according to the “Pizza Power� report. Domino’s, with 450 stores across the nation – including two in Denton — accounts for 9 percent of all pizzerias in the U.S. and 8 percent of sales. And in recent years, the chain has been reinventing itself in response to customers’ requests by changing everything about its pizza, including making customers more aware of their brand.

May Domino’s Pizza became the back-to-back recipient and three-time overall winner of Pizza Today Magazine’s Chain of the Year award, a coveted award from a leading industry magazine. Domino’s won this award two years in a row. Locally, reaction to the corporate changes was well-received. Dick Hafner, owner of both Domino’s locations, said his customers were just thrilled. He said customers who had not tried Domino’s for years were pleasantly surprised or did not think the company had the products they now offer. He said he received those comments

Forty-three percent of respondents polled by the Mintel Group in 2010 said they were interested in specialty crusts and flavors, according to “Pizza Power Report 2011.� Quality pizza is why some of these independent pizzerias last more than a decade. Sam said one of the reasons Roman’s Pizza is still around is because they keep their menu simple and they have good quality pizza at a good price. And it’s that simple for Vulpitta at J&J’s. “If people like your food, they’re going to come eat it,� Vulpitta said.

“We launched the New Pizza in January 2010, and we kind of knew after 49 years in the business, that was is a big deal,� said Chris Brandon, spokesperson for Dominos, headquartered in Ann Harbor, Mich. Brandon said the company changed their core recipes and told customers why they did it. “Consumers told us that the pizza could be better, and we could improve it,� Brandon said. “We are not just building awareness, but also being clear and bold about why this change was made. And the response was huge.� As a result of this move, this

almost immediately “I was thrilled, and I give them a lot of credit for taking a look in the mirror and making changes,� Hafner said. “Not a lot of companies do that. I really have to applaud them, for the move they made two years ago.� A Domino’s franchisee for 26 years, he said after seeing the corporate culture in the 1980s, he knew becoming a franchisee would be the next step. He owns a total of 32 Domino’s restaurants in the North Texas area. When building his concept, Bhagwat said, he visited many venues around Denton and in talking to others, realized he wanted to build a venue that gave people options. “People were telling me they hated that they could not do certain things; they did not like that they could not host their wedding party or quinceanera the way they wanted to,” he said. Milestone Celebrations has already booked two events for the fall. Julie Glover, the city’s economic development program director, said Bhagwat repaired a building that was in pretty bad shape and that had a roof that had been leaking for several years. “The building had been empty for quite some time due to its condition,” Glover said. “Mr. Bhagwat’s investment has made this a very desirable place for businesses now. This was a great project.”

Glover said Bhagwat re ceived a grant of $7,000 for awnings and utility upgrades, which might have been more had he submitted his request before doing the bulk of the work.

“I tell everyone that I come across ... that sometimes there are funds available to develop our downtown,” said Jorge Urbina, president of the Denton Hispanic Chamber of Commerce, who told Bhagwat of the grant. Urbina said that, like other developers in town looking to work with old buildings and restore them for other uses, Bhagwat’s efforts should not go unnoticed. “He works as best as he can with quality products,” Urbina said. “He has also done other businesses like one on Loop 288,” such as the Denton Development Center - a building that had been shut down for several years. “I appreciate it that he was willing to take extra steps to create this venue,” Urbina said. “Hats off to him. He is bringing us money and working for Denton.” Bhagwat said the planning and development process was “convoluted,” but said he was grateful for the help he received

from Kurt Hansen, Ron Menguita and Lori Shelton, all from the city’s department of planning and development. “They are pro-business,” he

He is a senior landscape architect with extensive experience in park and recreation assignments for clients including the cities of Denton, Dallas, Frisco, Fort Worth, Flower Mound and Plano. His master planning work includes master plans for parks and open space, recreation and trail systems, and river corridor and greenways. Neeley has a Bachelor of Architecture and a master’s degree in landscape architecture, both from the University of Texas at Arlington. McIlrath has more than 11 years of experience in landscape architecture and urban planning. She joins Dunaway as a project manager and will focus on public sector clients, providing both planning and site design services. Most recently, she completed the design for Frisco’s first dog park, now under construction. McIlrath holds a Master of Landscape Architecture from Texas A&M University, a Master of Science in horticulture from Stephen F. Austin State University, and a Bachelor of Science in horticulture from Texas A&M. Adam Brewster is an experienced landscape architect and land planner and has served as project manager for a wide range of clients.
