Commissioned Model Group Peoria, Illinois The Model Group is an integrated proper ty development, construction, and management company with a passion for revitalizing urban neighborhoods. The client commissioned the development of a city-wide map of Peoria, Illinois to better understand the state of existing assisted housing. Per client request, the map was de signed with scalability in mind and can be viewed in whole to bene fit macro-analysis, while sufficient detail is provided as to allow any por tion of the map to be expanded to fur ther micro-analysis. Data shown includes bus routes and bus stops, assisted housing, and council and multifamily-zoning districts. A secondar y map containing zoning data was also developed.

As par t of a semester-long course assignment, we under took an analysis of the Nor thside neighborhood of Cincinnati. More specifically, we were tasked with looking at the neighborhood business district (NBD). Though the assignment was constructed more as a design exercise, social analysis and the development of a proposal was expected. Originally founded in the 1820s as Cumminsville, Nor thside saw significant popularity through the early 20th centur y. Following increasing suburbanization and the construction of the I-74 that effectively separated a four th of the neighborhood, however, Nor thside suffered a significant decline in population and land value. Recently, the area has seen light to moderate gentrification, and an increasingly diverse population. Examples of recent and ongoing projects in the area include the renovation of a closed American Can Company factor y into a set of lofts, and a restoration project targeting the heavily polluted Mill Creek. As would be expected from a business district, the majority of buildings facing the main ar terial are business. Interesting to note is the decent quantity of mixed units in the nor thern section of the area, which consist of largely historical building, and the cluster of vacant site in the south. F

Proper ty in the area is largely private, with the major exception occurring in the middle of the district. The large lot on the left is Hoffner Park. The lot on the right is a brownfield site on which a railroad used to run through.

Hamilton Avenue ser ves as the major ar terial in Nor thside, cutting straight through the business district. Hamilton continues nor thward as U.S. 127. The business district, in par ticular the area between Blue Rock and Hoffner, ser ves as a major hub for Cincinnati Metro. I

Northside Modeling

A 3D model of the business district was constructed within Rhino and rendered using Vray in order to gain a better understanding of the physical massing and spacing of the area. Elevations were gathered for the buildings facing Hamilton and applied to the model. Ultimately, a physical model was produced through a combination of laser printing and painstaking hand construction

-Partner with the city of Cincinnati, neighborhood organizations, residents and business owners to raise funds that will be allocated towards purchasing, repairing, and maintaining vacant buildings so as to provide lodging to low income residents at customized, reduced-rates, ensuring Northside residents can find housing that meet their specific situations and needs.

Mt. Airy Forest Context Analysis

For the purpose of this assignment we per formed an in- depth physical analysis of Mt. Airy Forest, a fairly large site located at the intersection of Cincinnati, Green Township, and Cheviot.

Zoning Commercial Industrial Office

The area surrounding Mt. Air y Forest has been largely zoned residential, with some pockets of commercial. In fact, a decent por tion of Mt. Air y Forest itself is zoned residential despite its current use as a park. The site has the distinction of being surrounded by three different jurisdictions.

Amenities are sparse in the area surrounding Mt. Air y Forest. What ser vices do exist are primarily located with the boundaries of Cheviot. Walk circles show estimated travel time between Cheviot, the center of the park, and the nor theast point, showing the impracticality of always traveling to Cheviot for ser vices.

Land Use

The landscape is primarily residential, with the majority of commercial activity existing in Cheviot, and small pocket at the nor theastern-most extreme of the site. A walk network was produced, calculating the actual 5, 10, and 15 minute walk distances from park entrances along the existing road network. Only one entrance, #3, was within walking distance to a sizable amount of retail establishments.

A simple topographical analysis reveals just how many shifts in the terrain there are in Mt. Air y Forest. There are significant elevation changes, and those areas that are suitable for development already have existing roads established for scenic travel.

Climate Climactic data in the region for the last 10 years was gathered and analyzed based on seasons. As would be expected, the climate is generally temperate, with Spring and Autumn having similar weather. Summers are generally mild, and Winters are not, on average, par ticularly cold.

Drainage analysis was conducted in ArcGIS based off of existing topographical data. The majority of the water runs southeastward, in the direction of the Mill Creak. Two major pathways are taken by the water, with both meeting towards the center of the site. Slopes are generally moderate to extreme.
