Low Cost Tips for Selling Your Home from Alexander James

E

veryone at Alexander James Sales & Lettings would like to start by wishing a Happy New Year to all the residents of Eaglescliffe, Ingleby Barwick and surrounding areas. With the changes to stamp duty announced before Christmas, we anticipate a more active property market in 2015. We are fortunate that at Alexander James Sales & Lettings our staff live in Eaglescliffe and Ingleby Barwick, so we have individuals who know the area and property market very well. We have put together our 5 low cost tips for selling your home: 1) First Impressions Count – Some people make a decision, on whether they like the property they are viewing, before they have stepped inside to look. To enhance the kerb appeal we suggest that the lawns are mowed, and any weeds or broken items are removed. You may go a step further and refresh your borders with new plants or bark chippings, repaint any fences or gates, repoint any brickwork, replace stones on driveways, or power-wash the drive. 2) De-clutter and Clean – You should try and ensure piles of shoes in porches, crockery in the sink, the laundry, and the cat’s litter tray are not on view when you have people viewing your home. Create a welcoming atmosphere with a vase or two of flowers, and at this time of year turn on the lights and heating. Ensure the house is clean and tidy so potential buyers can see how they could live in your property with their own belongings. 3) Fresh and Neutral – Make sure you complete odd jobs. If you have areas of tiling, particularly in bathrooms and kitchens, consider regrouting to brighten up the appearance. If you have marks on the walls, a fresh coat of paint will help too. If you have the budget and you have a coloured bathroom suite, it may be worth considering replacing it with a white suite. Otherwise you may find buyers may try and use these issues to negotiate a lower price. 4) Know Your Home – It is important to have answers to hand should the potential buyer ask any questions at the viewing. Information such as, which council tax band, average costs of the utility bills,

where is the stop-cock, how old is the boiler, and how long ago various home improvements took place. This helps reduce any uncertainty the buyer may have over the property. 5) Choose the Right Estate Agent – - Whose staff live in your local area, they are in a position to sell the property on their first hand knowledge of local schools and amenities. - Who is open on evenings and weekends when buyers prefer to view. - Who uses the latest technology to appeal to a wider market with the use of floor plans and virtual tours on Rightmove listings. Alexander James Sales & Lettings offer these benefits as standard for a low fixed price. Feel free to call us today on 01642 936 937 for an informal chat and a no obligation valuation of your property.

In The Garden

April Gardening Tips

R

ecycle your Christmas tree by shredding or taking it to any voluntary run organisations who will dispose of it for you. Remove any snow from greenhouse and conservatory roofs and also from tree branches and shake it off shrubs to prevent breakages. Cut off old leaves from hellebores to expose the flowers and mulch underneath with bark or grit to stop the flowers being splashed with mud when it rains. If the weather is very cold try grouping planted containers together next to a south facing wall for extra protection. Check that pots close to walls are getting adequate rain water and if not water on a regular basis. Check your greenhouse insulation is still in place and that your heater, if you have one, is working properly. Sow sweet peas in long tubes and put in a heated propagator. Once they have germinated they can be moved to a cold greenhouse or cold frame. Ventilate the greenhouse on mild and sunny days but don’t forget to close down well before dark.

On fine dry days walk around your garden and inspect that all is as it should be e.g. no plants have come loose at the base with wind rock, tree ties are not broken, tree stakes are not loose, no branches have snapped and left jagged edges where disease could enter etc

Lawns New turf can be laid in mild weather but not if the ground is either frozen or water logged. Lawn edges can also be repaired to save time later on. You can also deal with humps or hollows in your lawn now. Cut a cross with a spade and carefully peel back the turf. Either remove or add some soil to the required level and put back the turf, pushing the cut edges together. Keep off the lawn as much as possible during bad weather, either cold or rain.

Fruit and Vegetables Plant new fruit trees or bushes if the ground is not frozen or waterlogged. Cut down and remove the stumps of any old fruit trees that are not now worth their keep. Prune currants and gooseberries. Place cloches over strawberry plants for an earlier crop.

LOCAL ANSWER Start to force rhubarb by placing a large pot, bucket or special forcing jar over the crown. Sow broad beans in pots and place in a cold frame for planting out in the spring. For early crops of lettuce, radish, spring onions, etc, sow the seeds in trays or pots and germinate on a windowsill or in a heated propagator. Once germinated the seedlings can then be put in a greenhouse for planting out next month. Onions grown from seed can also be germinated now in the same way but do not plant out until March.

Wildlife As most of the berries and seeds will be gone from the garden by now it is most important that you keep the bird table regularly topped up. At this time of year they really like anything fatty such as meat, cheese, cooking fat, coconut or any other nuts that have not been salted. Some birds such as thrushes and blackbirds prefer to eat on the ground so if you have any fruit that is past its best these could be left in an open part of the garden. Keep the bird bath topped up with fresh water and make sure it is not frozen. If your pond is frozen over hold a saucepan with boiling water on top of the ice and wait until it melts a hole. Do not smash through the ice as this will harm fish and wildlife.

THE NISSAN JUKE - STILL LOOKS GREAT, STILL LOOKS DISTINCTIVE

S

ince its launch in 2010 the Nissan Juke has been much admired and its unique good looks have given it almost cult status though when it arrived it was deemed too bold for some drivers to warm to.

steering wheel, seats and the cover over the dials. There’s also a new ‘Qashqai-style’ front grille, new mesh trim beneath the bumpers and revised tail-light clusters,

In the past three years, however, every budget, mainstream and premium maker has already launched – or is developing – a rival, including the Renault Captur, Peugeot 2008 and forthcoming Audi Q1. The result is that Nissan has had to work on a number of improvements that should make enthusiasts happy to continue their love affair with this most distinctive looking car. Personalisation options have been developed that will appeal to anyone wanting a degree of individuality and include a number of striking new colours, matching inserts in the alloys and the opportunity to change the centre console, air vent rings, door finishers, gear knob,

while striking new LED daytime running lights and a refreshed interior complete the cosmetic differences. Despite all that there will still be people who can’t quite ‘get’ the overall shape and

LOCAL ANSWER there is nothing in the newer model to change their mind! Under the bonnet there are now five different engines including two petrol versions, but there is little doubt that the top-selling engine will still be the 108bhp 1.5 dCi because that’s the one that will appeal to the majority. Choice is now greater, however, with a new 113bhp 1.2 DiG-T already fitted to the Qashqai and replaces the old 115bhp 1.6-litre unit. It delivers improvements in fuel economy and has emissions of 3.3mpg and 10g/km. It also reduces the 0-62mph time by two-tenths of a second and even though the capacity is fairly restricted it gains speed rapidly.

on the new Qashqai, has also been added and includes lane departure warning, blind spot warning and 360-degree cameras around the car.

One of the original complaints surrounding the practicality of the car was a lack of boot space, but this problem has been alleviated by moving the spare wheel under the car and creating a slightly bigger boot. In front wheel drive models, in fact, space has increased by 40 per cent.

Power is slightly limited, so overtaking and climbing will demand gear changes, especially with a full load. The smooth six speed manual gearbox nevertheless makes that comparatively easy. In conjunction with the elevated driving position and excellent stability through corners that makes it a pleasure to drive.

Unfortunately, interior space isn’t a great deal different from the original with the ample space in front somewhat overshadowed by the tightness of the rear seating.

Tekna models are equipped with 18-inch wheels, which affects the ride comfort slightly, but the Juke has always been tuned to be truly sporty rather than ‘arm chair comfortable’ so it’s more or less what enthusiasts have come to expect.

Nissan’s Safety Shield system (standard on Tekna, £400 on Visia, Acenta and Acenta Premium models), which was launched

If it’s distinctive looks you’re after, though, this is still the car for you!

SAINSBURY’S CHRISTMAS ADVERT... IS IT THE BEST EVER?

T

he first time I saw Sainsbury’s Christmas advert this year I unashamedly shed tears. It was a wonderful visual comment on the horrors and contradictions of the First World War, yet managed to encapsulate in a marvellous three minute piece of film one of the only lovely stories that emanated from that horrendous conflict.

understanding of each other’s situations and lifestyles - was both poignant and uplifting. That it must have cost Sainsbury’s a considerable percentage of their annual advertising budget is fairly obvious, but

By December 1914 - just five months after the start of the war – over a million lives had been lost and by Christmas that year the conflict was claiming many more. Despite that, we have all heard the tale of how the two sides abandoned their trenches on Christmas Day that year to play a friendly game of football with total disregard of BOTH their situation and their orders from above.

the advert was created in conjunction with the Royal British legion and was beautifully constructed.

The beautiful way the Sainsbury’s advert portrayed Jim and Otto - two young men from opposing sides showing a real It has to be said that the advert was PAGE 18 | Please mention ‘The Local Answer Ingleby Barwick’ when calling advertisers

A New Year RESOLVE TO HELP YOUR DIGITAL FAMILY

I

n a constantly changing digital landscape, your virtual life is just as important as your real one, and digital mistakes can be costly. This year, resolve to adopt a safe approach to changing technologies. It’s easier than losing weight, more fun than exercising, and gives you a powerful opportunity to spend time with your kids. Get Technologically Savvy No one likes to sit down and learn something new when they’re rushing through life or struggling to make ends meet. But digital technology is not going away, and you can’t protect your family if you don’t understand how the Internet, your computer, and your smartphone work. You need to master the basics of social media. Consider taking a class on digital technology or spending a day online reading up on the sites your children use the most. Talk About the Rules A new year is a great time to revisit the rules you’ve established, or want to establish, for your family’s digital usage. Consider discussing the following: How and when your children can use social media; Rules for digital privacy and security; A discussion about the sort of monitoring you’ll be doing to keep track of what your kids do online; Rules for communicating with people online, and in particular the risks of communicating with strangers Establish a Technology Contract Children thrive in an environment with clear expectations and rules. A contract allows you to outline specific rules for use of digital technology. This way, if your child breaks the rules, she can’t protest that she didn’t know or that you’re being unfair. Monitor Your Child’s Usage If you’re not already monitoring your child’s use of digital media, the new year is a great

time to start. Check in with your child, periodically asking to see her social media pages and Internet usage history. Just as you’d ask about what your child did on an outing with her friends, you need to know what she’s doing online. Become Your Child’s Friend If you’re not already friends with your child on social media sites, it’s time to change that. This is one of the easiest ways to monitor your child’s digital behaviour because you’ll receive updates when she posts a new status or photo. You’ll gain plenty of insight into your child’s life, and may gain new opportunities to talk with your child about topics that matter to them. However, friending your child is not a replacement for a parental intelligence system since users can limit what certain people see, which means your child could be hiding just about everything they post on Facebook from you. Change Passwords Changing your passwords every few months helps keep your data secure. Take a few minutes to change all of your passwords, and ask your child to do the same. Teach Basic Computer Skills It’s never too early to begin teaching your child how to use the computer. Try spending time as a family learning how to navigate social media sites and reading up on the latest privacy and safety recommendations. You might even consider taking a joint class, or signing your child up for a class in Internet usage or computer programming. With a new year comes new challenges and changes, but you can get off on the right foot if your data is secure and you know your child is safe online. These resolutions don’t cost any money, and some only take a few minutes, but can serve as powerful steps to more family closeness and better digital safety.

LOCAL ANSWER

WHY DO WE BOTHER WITH RESOLUTIONS?

I

recently came across a wonderful little piece of New Year’s Eve prose that - as a senior citizen - I found very relevant. It said “God, in the year ahead, grant me the senility to forget the people I never liked anyway, the good fortune to run into those I’ve always liked and the eyesight to recognise the difference.” Not really a New Year’s resolution but certainly a plea that things will be better over the forthcoming twelve months. So talking about New Year’s resolutions, it’s pretty certain that by the time you read this you’ll have not only made yours but will probably have abandoned them already. So what was it this year? Giving up smoking? Dieting? Exercise more? Stop buying expensive shoes? Drink less alcohol? The list is endless but the common denominator is that as the clock strikes twelve on New Year’s Eve your resolution is guaranteed to make you not only miserable but also to make you feel pressurised while it lasts and guilty when you give it up. So why on earth do we bother? The most probable reason is that we all see the beginning of a new year as the opportunity to change our lives for the better. Sadly, the mistake we then make is that we resolve to change the things that actually do make us feel better throughout the rest of the year. Why, for heaven’s sake, don’t we get rid

of the things that actually depress us? There’s a horrible old adage that says ‘everything we love is immoral, illegal or fattening’ but surely that’s what makes us all happy. Let’s face it a New Year resolution that makes us feel guilty about the things we love must be bad for both morale and confidence. So let me give you the best advice I ever heard from a very dear friend of mine who is probably the happiest man I know. He told me that the best New Year’s resolution you could ever make is never to make another New Year’s resolution. If you DO make that one I can say with total honesty and confidence that it is the only one you will never, ever break! And it will make you a happy person.

Happy New Year!

Sport ANOTHER NEW YEAR BUT A TOTALLY DIFFERENT ‘BORO OUTLOOK

T

he beginning of a new year is very much a ‘glass half full - glass half empty’ scenario because your outlook is totally dependent on the personal levels of optimism or pessimism you possess. But while that is true of almost every walk of life it really is very relevant to football fans because the new year heralds the second half of a season that will dictate how happy or wretched you are going to feel by the end of it. Anyone who reads this column regularly will know that I have always been a ‘glass half full’ kind of person but even I have been astounded by the progress that has been made since the arrival of Aitor Karanka. I still maintain that while our six years of underachievement began with relegation at the hands of Gareth Southgate it was compounded dramatically with his sacking on the night we beat Derby County 2-0 to leave us just a couple of points behind Newcastle United at the top of the Championship. Gareth is now proving his ability with the England set-up and I still believe he would have turned things round for us. That he was replaced by Gordon Strachan who - from the beginning - took us down and further down in his brief spell in charge tends to prove the point and it’s hard to believe that he is now being feted for his ability with the Scottish National

side when his record at Middlesbrough was so dismal. He did, however, redeem himself by both resigning and refusing the financial benefits he was owed (if not deserved) from the contract Steve Gibson gave him. Enter ‘Boro legend Tony Mowbray who began impressively but faded dramatically to sadly lose his position in order to give way to the affable Spaniard who is now doing great things for us. As a life-long ‘Boro supporter I was in tune with everyone else when his appointment was announced. My and many other people’s reaction was ‘who?’ Once informed of his ‘Special One’ associations, however, I’m sure that like me, most ‘Boro fans would feel both excited and apprehensive at his appointment. Fast forward a year and I am quite willing to admit that had I been offered our current position at the start of the season I would have snapped somebody’s hand off. Up to this point it’s been a brilliant five months but we are all aware that January heralds the start of an annual demise where we suddenly forget how to play football and sink like a stone. I am confident that this year that is simply not going to happen. One defeat in fifteen games up to the Derby match (early Christmas deadlines mean I

LOCAL ANSWER don’t know what’s happened since but firmly believe we will have continued to flourish) is a solid confirmation that we have finally found consistency. That we have also improved our goals difference to be joint best in the league at the time of writing is another indication of our progress. The reason for that success is most certainly the influence of Aitor Karanka and there is little doubt he is headed for international stardom. How wonderful would it be if that was with Middlesbrough! After a really difficult December programme that included fixtures against pre-season promotion favourites Blackburn, Nottingham Forest and Derby we are now faced with a January fixture list that seems just as difficult with Reading (A), Huddersfield (H), Cardiff (H) and Brentford (A) all playing reasonably well. There are simply no easy games in the

Championship because anyone can beat anyone on their day but Aitor Karanka has produced a belief in his squad that suggests we can overcome anything that will be thrown against us in the next four and a half months. Obviously only time will tell, but I honestly believe that we are about to embark on our next big Premiership voyage that will hopefully see us enjoy at least another eleven years at the top. If we do go up , however, I know that two things will happen. Aitor will be offered bigger things from bigger clubs and many of our players will be targeted by the Premiership elite. It is to be hoped that loyalty prevails and we can not only keep our quality players but also see that Karanka’s feeling for the club is strong enough to remain in situ and take us onto the next level. What a happy few new years that would bring. All the very best for 2015!

Recipe

BANANA FUDGE LAYER CAKE INGREDIENTS:

- For the Sponge 175g unsalted butter, softened 25g light brown muscovado sugar 175g self raising flour 1 tbsp milk 150g caster sugar 3 large free-range eggs, at room

temperature, beaten ½ tsp vanilla extract - For the Filling and Topping 175g light brown muscovado sugar 75g double cream 1 ripe banana 150g unsalted butter

METHOD:

into the mixture with a metal spoon.

1. Preheat the oven to 180C and grease two 20.5cm sandwich tins (lining the bases with baking paper). Beat the softened butter in a mixing bowl with a wooden spoon or electric mixer until creamy. Add the two sugars and beat well until the mixture is light and fluffy.

4. Mix the vanilla extract and milk before folding into the mixture.

2. Gradually add the egg, beating after each addition. Add a tablespoon of the flour with the last portion of egg to stop the mixture from curdling. 3. Sift in the remaining flour and fold

5. Divide the mixture equally between the two prepared tins and spread evenly. Bake in the oven for 18 to 20 minutes until the cakes are a light golden colour and just firm enough to the touch. Turn out the sponges on to a wire rack to cool completely. 6. Meanwhile, make the fudge by heating the butter, cream and sugar in a medium pan over a low heat. Stir frequently until the butter has melted.

PAGE 28 | Please mention ‘The Local Answer Ingleby Barwick’ when calling advertisers

Increase the heat a little and simmer for 3 minutes, stirring frequently to keep the mixture from catching.

8. Spread the fudge evenly on to each cake, swirling the fudge on the top cake with the back of a spoon or round bladed knife. Arrange the thinly sliced banana slices on top of the fudge on the bottom cake before sandwiching the two cakes together. 9. Store in an airtight container for up to four days.

Solution

7. Remove from the heat and stir vigorously for 30 seconds. Leave to cool, stirring gently occasionally. It will gradually thicken and is ready to use once it has become spreadable (You may need to put it in the fridge for a few minutes).
