Burnham-on-Sea & District Horticultural Society Monday 20th November Gardening Jobs for November: Finish forking over borders, and cut down perennials, unless they still look attractive as a garden feature. If so they can be cut back in spring. Plant tulips and spring bedding such as wallflowers, forget-me-nots and primulas. Weather permitting, plant new perennials, roses, trees and shrubs in well-prepared ground and firm them in well. Prepare the ground ready for spring planting by digging now and try to improve your soil by adding well-rotted manure and compost, particularly where you plan to grow legumes and fruit vegetables. Sweep or rake up fallen leaves to make a heap, or store them in plastic sacks with a few air holes in the bottom. Forming leaf mould this way could take twelve months but it’s great to add to compost or enrich the soil. Consider what new seeds you need to purchase, particularly those that require sowing early in the year. Next meeting is at 7.30pm on Monday 20th November at the Community Centre, Berrow Road when we have a talk from the Gold Club on Climbing Plants.

What makes a good landlord? The property rental landscape has shifted in recent years. Previously, landlords tended to hold all the cards but these days tenants who pay rent promptly and respect property are held in high esteem. Being a reputable landlord, and investing the time, energy and financial resource to be one, is crucial in attracting these tenants. But what makes a good landlord? Safety is of course paramount. “Whilst tenant safety is currently high on the national agenda, protection of occupiers should always be at the front of a good landlord’s mind,” says Andrew Stoppani of Westcoast Properties in Burnham-on-Sea. “Landlords have the responsibility to keep their property safe and free from hazards.” Examples of responsibilities include the safe installation of gas equipment with maintenance by a Gas Safe registered engineer. A registered engineer must do an annual gas safety check on each appliance and flue. Smoke alarms must be provided on each storey and any furniture and fittings supplied must be fire-safe. “The legislation surrounding safety in rental
properties is extensive,” cautions Andrew. “Noncompliance, however, poses a risk to tenants and can also compromise the landlord’s own insurance.” In addition to safety, the good landlord draws up fair and legal tenancy agreements, has an obligation to protect their tenants’ deposits, and makes thorough inventories. Tenants also value a quick response when problems do occur. “It can be easy to underestimate the work involved in letting property,” says Andrew. “Good landlords consider using the services of lettings agents to help with some, or all, aspects of their rentals. Here at Westcoast, for example, we successfully manage over 800 properties from studio flats to country estates.” Using a lettings agent who is a Propertymark member ensures a commitment to high standards; members are subject to conduct rules, and are very much held to account when it comes to the advice and service they give. In the complex arena of property rental, depend on the support of a quality lettings agent and become a good landlord. www.westcoast-properties.co.uk www.propertymark.co.uk

New research by the Recycle Now campaign for Recycle Week – 25th September to 1st October – revealed that just 52% of bathroom items, from empty deodorants to finished fragrances, get recycled while the valuable glass, metals, plastics and card of the other 48% gets thrown away. That compares with almost 90% of packaging found in the average kitchen being recycled into something new, such as aerosols returning as parts for mobile phones or dishwashers. Under the slogan “what goes around comes around”, Recycle Week urges a bathroom routine rethink, such as adding a small bin in the corner or hanging up a drawstring bag to swiftly recycle bottles, jars and sprays after the last perfume spritz or the final shampoo squeeze. Five top bathroom recycling tips: • Empty and rinse containers before they go in the recycling box • Remove and discard all flip tops, spray caps and nozzles
• Squash everything except glass and aerosols, including all card • Involve children, make it a challenge, reuse items in craft projects • Leave those sharing the bathroom a lipstick reminder on the mirror A Somerset Waste Partnership (SWP) spokesperson said, “Most of us have bathroom routines, whether we’re getting ready to go to work or going out to a party. During Recycle Week, we want to shake up those routines so people look good and do good by recycling all they can.”

New Issues on Wifi Security The wifi encryption standard WPA2 – utilized by almost all WiFi networks – has recently been cracked. What does this mean? Put simply - This new attack, dubbed “KRACK” (Short for Key Reinstallation Attack), allows third parties to spy on your WiFi data and steal your personal information such as website usernames and passwords. The attack can work on any networks using WPA1 or WPA2, regardless of the cipher suite used, such as WPA-TKIP, AES-CCMP, and GCMP. As of 16th October, Android and Linux devices are particularly vulnerable, but this attack works on most other systems, including iOS, Linux, Apple, and Windows. How does it work? The way the KRACK attack works is based on how devices initially connect to WiFi access points. When a device connects to a WiFi network, there is a 4-way handshake process to ensure the device provides valid authentication. During this process, an encryption key is agreed upon – both the device, and access point, will use this key to decrypt all WiFi data. Researcher Mathy Vanhoef has discovered that a weakness in modern wireless standards allows for the forced prompting of encryption key reinstallation, despite one already in-use. Ultimately, this allows the third party to decrypt WiFi data and steal information. Websites that use HTTPS encryption are still safe to use, such as Facebook and online banking, however for many sites, this can be bypassed too. What should I do now? It is highly unlikely that you will be affected by this issue as only people physically nearby can perform this attack. Check with your router provider for updates and make sure you have decent anti-virus software that is fully updated. If you would like us to visit to discuss this issue and look into solutions, please see our advert on this page or contact Neil Buzzard of Computer Problem Solutions Ltd on 07973 536299

LEBE's Community Café sends Donation to support Berrow Junior Football Club LEBE's Community Café in Lympsham has been moved to donate funds to Berrow Junior Football Club. The Café is run by volunteers and any surplus funds is given to local organisations and national charities. LEBE stands for Lympsham, Eastertown, Brent Knoll and East Brent and was set up nearly two years ago for people to meet up and enjoy homemade cakes and lunches. Many people attend from local villages and much further afield. The volunteers run the café at the Lympsham Sports Club Pavilion every Tuesday between 10am and 4.30pm - everyone is welcome, including well-behaved dogs. The Berrow Junior Football Club has been the club that many of the young people in Lympsham have joined to participate in football. The club has specialist coaches and parent volunteers that provide access to the sport for children aged from 4 to 16. The current committee are working hard to provide a specialist academy for younger footballers aged between 4 and 8 and some opportunities for young people to join the coaching squad from age 16+. Lynne Booth from LEBE's said,
“Our café provides a great place for people of all ages to come and meet other members of the community. It is so important that young people get to understand how to play football, stay fit and be part of a team. The impact on their fitness and good mental health is well documented. LEBE's Community Café is committed to using any extra funds we make to benefit our community in this way.” Marc Birt, the Club Secretary said, “LEBE's are an amazing organisation, we did not expect a donation from the Community Café but are surprised and delighted with their support.” Both organisations have hard-working volunteer teams and it is good to see the collaboration having real tangible benefits. Contact Berrow Junior Football Club through the website at www.berrowjuniorfc.co.uk or by calling secretary Marc Birt on 07770434882 and visit the Café at the Pavilion in Lympsham to show your support for community organisations making a real difference. Access to Routine GP Services Set to Extend to Evenings and Weekends Patients with long-term health conditions, young people and shift workers are just some of the people expected to benefit from a planned extension to the availability of appointments at Somerset’s GP Practices. Practices across the county have extended the times when appointments are available into the early evening and at weekends with a range of primary care clinicians. The scheme fulfils a pledge made by the government in 2015 to improve access to primary care services, which they believe could eventually improve access to as many as seven million patients a year across England*. All of Somerset’s 71 GP Practices are currently contracted to deliver primary care medical services in ‘core’ opening times from 8am until 6.30pm. Through this new, national scheme, patients registered at a Somerset GP Practice will now also be offered appointments from 6.30pm to 8pm, Monday to Friday and some appointments over the weekend. There are 10 groups of between 3 and 13 practices in each local group in Somerset working together to deliver this improved access to routine appointments at evenings and weekends for the local registered population.
Health staff working evenings and weekends will have access to the patient’s medical records and will be able to provide the same high standard of care as patients would expect during normal opening times. Patients who wish to book a routine appointment in the evening or weekend can do so by telephoning or visiting their own GP Practice from Monday to Friday between 8am and 6.30pm. The receptionist will advise them of the time and location of their appointment. Patients will be advised at the time of booking that they may not be able see a GP or health professional of their choice and may need to attend their appointment at a neighbouring GP surgery. Somerset CCG wishes to remind people that the extension to routine GP services at evenings and weekends does not replace the current Somerset Out-Of-Hours Urgent Primary Care Service. If patients or their family members become ill overnight or at the weekend and need medical advice or help outside of practice opening times, they should continue to call NHS 111.
