Standard Process for a Loft Conversion in London
We begin by carrying out a comprehensive survey of your property, focusing on the strength of the flooring and ceiling, and the available headroom, to confirm the practicality and design of the conversion. Building regulations require the minimum loft height to be 1.8m at the edge of the stair, with 1.9m at the centre line if the ceiling is sloping.
The two most common types of loft conversion are Roof Light (Velux) Conversions, which use the existing space, and Dormer Conversions, which involves a roof extension. Simply London Builders are experienced in both.
Quotations
We will then provide a detailed written quote based on your specific requirements. Although costs vary from project to project, a simple loft conversion for a 3-bedroom home in the London area starts from around ÂŁ35,000. The construction schedule can be anywhere between 1 and 6 months, although we aim to fit in with your timescales wherever possible. We also offer special discounts when you purchase materials through us.
Planning Permission
Our RIBA-qualified architect can advise whether you need planning permission, especially relevant if you live in a conservation area or listed building; if the loft conversion changes the outside appearance of the property, or if the size of conversion exceeds 50 cubic meters.
If that is the case, we can deal with all the paperwork, council and building regulations for you, saving you the time and headache. You can expect to receive a decision from the Planning Department within 8 weeks of submission, and from the Building Control Department within 6 weeks. Normally, the whole approval process takes between three and four months. You will need to retain all relevant certificates from both your local authority and us for when you come to sell your property.
Note: If you live in a terraced or semi-detached property, you will need a Party Wall agreement, and your neighbour will need a minimum of 2 months notice before work commences on the dividing wall.
Construction
Once everything is in place, our local builders will erect scaffolding and bring in all materials through the roof, to minimise disruption. For the first half of the project we will also gain access via the roof. We will fit Velux windows early on, along with other structural works.
Halfway through the conversion, internal work will begin, such as constructing interior walls. Than we move into the rest of the house to install the fixed staircase, and carry out all the electrical and plumbing work, along with insulation and plastering, ready for decoration and fittings.
Safety
One of the key areas we pay attention to during loft conversions is upgrading the fire resistance of existing ceilings and doors. Building Regulations require high levels of thermal insulation.
