Ahh, owning a pool means endless summer swims, tiki cocktails, children who are consistently entertained...and work. Lots and lots of work. As any pool owner will tell you, those glorious turquoise swimming holes come with a ton of responsibility. The truth is, pools require regular upkeep and maintenance, like weekly vacuuming, pH testing, and filter inspections. But once you understand the cost of owning the pool, and how to care for it, you’ll avoid the common mistakes that make pool ownership a drag. So keep up the fun in the sun this summer with these tips:

KNOW YOUR CHEMICALS. Under-maintained pools aren’t only gross to look at, they can also contain dangerous bacteria. The flip side, however, of over chlorinating can cause swimming pool rash and eye irritation. You don’t have to be a chemistry major to figure it out though. Just use chlorine and pH testing strips to check pool chemical levels at least once a week.

LEARN TO USE YOUR POOL VACUUM. How often you need to vacuum depends on how often you skim the pool. Leaves and junk on the surface will eventually sink to the bottom. That’s where vacuums come in. From automated robotic cleaners to handheld systems, a vacuum is a key ingredient to a healthy pool.

CHECK YOUR WATER LEVEL. Everyday play can cause major fluctuations in your pool water levels. The proper water level is halfway up the skimmer line. If your water levels get too low it can ruin your pool’s pump. All you have to do is grab a hose, fill it up, and check the chemical level.

PRACTICE QUICK POOL CLEANING. Pool cleaning is just like house cleaning – doing a few chores every day can prevent a major mess at the end of the week. One of the easiest and most important maintenance chores is skimming the top of the pool every day for leaves, sticks, dead bugs and other debris. It also helps circulate the water, and keeps you from having to add chlorine too often. Make sure to clean out the strainer basket and scrub the side of the pool with a brush or pumice stone about once a week to prevent algae buildup. It’s pretty easy to maintain a pool properly, but if you don’t have the time, call in the pros. A pool involves a lot of tedious upkeep, but by doing a little work on your pool every day can make pool ownership easier for you and will keep your pool in better shape for longer. And consistent pool maintenance will allow you to have some fun in the sun, no maintenance

SAVE MONEY THROUGH ENERGY-EFFICIENT UPGRADES As much as half of the average homeowner’s monthly utility expenses go toward cooling and heating, according to the U.S. Department of Energy (DOE). For many households, that makes energy the largest home-related expense each month, next to a mortgage payment. Fortunately, numerous technological advances are making it easier than ever to manage home energy use. In fact, the DOE estimates you can save as much as 10 percent a year on energy costs by simply adjusting the temperature up or down when you’re away during the day. HOME AUTOMATION Newer smart, programmable thermostats can be controlled remotely by internet-connected devices, such as tablets and smartphones. Some models can also monitor your energy usage and system efficiency, providing data to help you make further adjustments to how you operate your HVAC system.

Lighting is another major energy challenge. However, smart light bulbs let you adjust your home’s ambiance (and energy usage) with just a couple of quick taps. Paired with motion sensors that detect movement (or a lack thereof) and adjust lighting accordingly, smart bulbs can help reduce the waste of energy caused by lighting unused rooms. Similarly, smartphone applications that connect to other appliances, utilities and home features offer the best of personalized comfort and convenience while providing tools to help minimize your home’s energy consumption. RENEWABLE ENERGY Another option to offset some of your home’s energy and utility costs is generating your own renewable energy through solar or wind power systems. Installation depends on many variables, such as how much energy you use, local codes and standards, and whether the house and surrounding terrain are situated to allow you to capture adequate natural power. For a home under construction, your builder should be able to offer guidance; for an existing home, contacting a local renewable energy organization or state office is a smart first step.

ZONED CLIMATE CONTROL If you’re like most homeowners, there are parts of your house that simply don’t get much use or only get used during certain times of the day. Maintaining the temperature in those uninhabited areas can be costly and wasteful. As an alternative, an option such as zoned climate control allows you to stay comfortable in the rooms you use without spending a fortune on energy bills.

While a zoned system is generally considered a premium home feature, it isn’t unattainable and actually offers long-term savings, due to its energy-efficient operation. The home is divided into zones, designated by floors, rooms or areas - however the homeowner chooses - which eliminate the “all on” feature of traditional air conditioners. A system like Mitsubishi Electric Cooling & Heating’s Zoned Comfort Solutions offers a true zoning-system with convenient controls and automation, along with whisper-quiet operation. Both ducted and non-ducted units are available depending on the space and occupant needs. Additionally, some models have advanced filtration features to help eliminate allergens, contributing to improved air quality. For a new build, installing a zoned system from the outset is relatively simple. However, zoned systems are also a possible solution for replacing your home’s HVAC system or rectifying a problem with a single uncomfortable room. Pairing the system with sensors or remote app controls can bring operating costs even lower through computerized automation.

COST CONTROL A state-of-the-art zoned climate control system can be configured to your specific needs, but all the customization options can make it tricky to predict how much your installation might cost. Taking into account these variables can give you a better sense of how much you’ll be spending.

LABOR This is what you will pay a licensed HVAC contractor to install the system (and remove your old one, if necessary). Contractors’ labor prices vary widely, but expect to spend an amount roughly equal to your equipment cost, depending on your geographic location and the complexity of the installation.

NEW EQUIPMENT Each system includes an outdoor unit, indoor unit(s), controls and parts including the refrigerant line-set, wiring and electrical accessories. Conditioning one room or zone comes at a significantly different price than cooling and heating a home with eight or more zones. Generally, new equipment comes in between $3,000-$15,000, depending on the number of zones and size of the home.

UNIQUE SITUATIONS Some homes, such as older homes, high-performance homes and homes in extreme cold-weather regions, often require auxiliary heat or specialized designs or equipment, all of which can impact the cost of the system. For example, with Mitsubishi Electric’s Zoned Comfort Solutions, 100 percent heating down to a 5° F outdoor temperature can be attained.

A good agent is not a money-hungry shark, but a trusted guide.

Remember this: The lifeblood of a real estate agent’s business is referrals, so most are committed to serving you and earning your trust.

A professional real estate agent is a financial analyst of the local market and will know how to price your home correctly for sale, or will help you make the best offer when bidding on a home to buy. These pricing decisions are based on an in-depth knowledge of knowing what has sold for what price in which neighborhood over the course of the last month, quarter, year, etc. They are also based on granular details of the home, such as a recent remodel that warrants a higher price or a needed repair that requires a price drop. So expect your agent to have a strong opinion when it comes to advising you on how to price your home for sale or put in a bid on the home you want to buy. Know that there’s a lot of research and knowledge that goes into arriving at those numbers.

Chillin’ While you’re scaling back your workload for those summertime hours, your AC unit will be working overtime.

Make sure you follow some basic maintenance tips to ensure you’ll be chilling in your living room and not sticking to your leather couch. If you have a Central AC system, brave the heat for a minute. Clear the leaves and debris out of the base of the AC’s condenser. If it has a drain, make sure the drain is clear too. Clean the blower’s fan blades, tighten any loose mounting bolts, and, if the fan motor has oil ports, put a few drops of oil or spray WD-40 into the ports for lubrication. Finally, mop up any excess water inside the condenser and reassemble it. When it comes to window A/C units, all you need is 20 minutes at the beginning of the summer to keep it running smoothly. Unplug your unit and clean the filter. It’s likely gross and full of gunk from last summer. The filter is located right behind the front grill that blows air into your room. If it’s a paper filter, trash it and put in a new one. If its mesh, clean it with warm, soapy water and let it dry. If the folder is really moldy, soak it in a solution of bleach and water.

Next, clean the evaporator coil and condenser coil with a soft-back vacuum brush. The evaporator coil is behind the filter and the condenser coil is behind the compressor. Finally, wipe down the outside of the unit and check the window seal for cracks or wear. If there is a gap, hit it with some foam weather stripping to ensure a proper seal. If you live in a particularly brutal area for summer heat and you tend to keep your window unit blowing all summer long, you’re probably going to have to clean it a few times before fall. It can be a pain, but it’ll keep you from dealing with a broken AC unit in the middle of July. If you’re able to afford it, contact your HVAC company to keep your AC unit well maintained. Or, do some research on getting a central air unit installed. Whatever situation is best for your home situation, make sure you’re chilling this summer, and not melting.

Even when everything goes according to plan, moving is pretty much guaranteed to be a stressful process. If something gets lost or damaged, however, it’s only going to get worse. That’s why it’s important to make sure that certain luxury items are insured before they’re packed and transported to your new home. While homeowners insurance will usually cover you in the event of a break-in or natural disaster, such as a fire or hurricane, you could still be liable for anything that happens while moving. Moving companies, on the other hand, can be held liable to replace or fix a damaged item if you purchase full-value protection, though you’re not guaranteed to receive full compensation because you’re usually only covered up to a certain amount. For items of extraordinary value, which are defined as being worth more than $100 per pound, it can be a good idea to purchase separate insurance to cover you while moving. Here are a few items that luxury homeowners frequently opt to add coverage to.

For a valuable art collection, it’s quite common to purchase property insurance in addition to your homeowners policy. A state-of-the-art home entertainment setup, complete with an ultra-high-definition television and high-fidelity audio system, can easily set you back tens of thousands of dollars. These items are far from indestructible, but they are replaceable. With insurance, you can enjoy peace of mind should anything happen en route to your new abode.

Perhaps the easiest item to “mysteriously disappear,” it’s always important to take proper precautions with your jewelry collection when moving. Be sure to have highvalue pieces appraised beforehand and, for items that are truly irreplaceable, you may want to hire a special jewelry shipping service, or carry it with you.

WINE All it takes is a bump in the road or a slam on the brakes, and a rare bottle of wine could be lost to the move. Hopefully, you won’t find yourself unpacking any winesoaked boxes at your new home, but, given the fragile nature, it’s smart to insure a valuable collection.
