Home hunters ask, ‘Is this house a flip?’ Superficial fixes don’t last in long run

Spring is home-buying season and buyers need to be extra careful when checking out potential homes. You don’t want to buy a lemon. There are two main options when buying a home: Either you buy new — a completely new build — or you buy used. If you’re buying a new h o m e m a ke s u re yo u check out the builder, their track record and speak to people who have bought their home from the same builder. Were they happy with

their new home? Did they have any problems within the first year? Second year? What types of problems were they? Did they require major fixes, like a leaking basement, a problem with the HVAC or electrical issues? How helpful was the builder when it came to fixing the problem? Just because a house is new doesn’t mean it won’t have issues. I’ve seen brand new homes, not even five years old, with major fixes that nearly bankrupt the homeowner. A new home shouldn’t have major problems, but too many times it does. If you’re looking at used homes be careful with ones that were flipped. These homes are especially a problem because they are deliberately made to look good, but aren’t necessarily built or renovated to be good. They take advantage of homebuyers’ lack of knowledge when it comes to picking out shoddy workmanship.

Holmes Telltale signs it’s a flip Continued from D1 Looks are deceiving. A home that’s been flipped banks on it. I don’t like flips because most of them are done with one purpose: To make a profit. In most cases, the homeowners don’t care about quality because they won’t be living there. Their top priority is to sell fast to save on mortgage payments. And once it’s sold, any problems in the home become the responsibility of the new owners. How do you know if it’s a flip? There are some warning signs, but again, it comes down to doing your homework. Most people think you need to be a pro to pick out the warning signs, but a lot of it is just common sense. For example, if the homeowner tells you that they just finished renovating the kitchen and bathroom, how much you want to bet that they had enough money to do both renovations right? A standard kitchen renovation done properly will cost at least $30,000. A bathroom reno can cost close to $20,000. If the only reason for renovating was to sell, I would be cautious on how the work was done. Good work takes time, and it isn’t cheap. Ask the homeowner details about the reno, such as how long it took to find the right contractor, set up the job, choose materials and for the work to be done. If all it took was a few weeks I would be cautious. If a home looks like it’s been renovated, do a search for any permits on work completed. If changes were made to the plumbing, electrical or structure, permits needed to be pulled. Also look for cheap materials, such as MDF for cabinetry or laminate flooring. Keep an eye out for bad trim and sloppy paint jobs —

these are red flags for quick and cheap renos. When the trim is off or doesn’t line up you can bet that the workmanship isn’t top quality. If they fumbled on the finishes, they probably cut corners on the stuff they know most buyers will not see — the stuff behind walls and below flooring. If windows were replaced, check to make sure that they are at least energy star rated. If the home has bad windows you will pay for them for years in extra energy costs. And the cost of replacing them will run you at least $10,000. So if they need replacing, as a buyer, you need to know. One last thing home buyers can look into is getting a home-history report on a property. Some home inspections even include this service as part of their basic home inspection. A home-history report uses municipal, provincial and federal data to gather the most up-to-date property information. It’s an extra tool that helps protect a homebuyer,

so you know exactly what you’re walking into. A home-history report can tell you the home’s previous sales price, sale dates, building-permit infor mation, infor mation on structure or any previous insurance claims related to the property. You should know if a home you’re looking at had major water damage, flooding, a fire or damage from a natural disaster. Some home-history reports can even tell you if a house was ever used for illicit purposes, like a grow op or meth lab. The more information you have on a property the better. You will know if the electrical or plumbing needs to be looked at by a professional to make sure it’s safe, or if the structure of the home has been modified or undermined. It puts you in a better position to buy the right home and buy it smart.

Jennifer Kerr-Marsch created this design for clients remodelling an old rental condo on the beach. “What most of my clients want to do is create something that reflects what’s outside of their home,” said Kerr-Marsch, designer and artist at Mangrove Bay Design & Art Tile in New Smyrna Beach, Fla. “We went with the waves so you have a lot of the wave and curlicue. Since it’s custom, we went with the muted white and a rust colour to go with the granite and the cabinets.”

White or neutral cabinets, decorative architectural elements and brushed metal finishes are at home in traditional kitchens. these spaces are functional and show their personality through small details like crown moulding, curlicues and arches. Subway tile, dark wood or black countertops and neutral colour palettes also indicate traditional styling. Mix in a bright colour or fun light fixture to break the mould.

While modern and contemporary styles are not exactly the same, both have an appreciation for clean lines and simplicity. “hidden” cabinets with minimal hardware help achieve this look. Stainless steel reigns supreme here, but new glass appliances in white and black also adhere to that shiny modern aesthetic. Beware of creating a space that’s too cold — a potted plant or wooden accessory here or there never hurt anyone.

Various factors prompt people to move, from job opportunities to the desire to be closer to family members to wanting to live in a home that is more suited to their needs and wants. Moving is seldom an easy task, and is often ranked among the most stressful events in a person’s life. the employee Relocation Council cites it as the third most stressful event in life, following only death and divorce. that stress is only heightened when an entire family is making the move and an adult is starting a new job simultaneously. Despite the potential headaches involved with moving, millions of Canadians move each year. those moving are often married couples between the ages of 25 and 44 with one or two children between the ages of 2 and 11. to make the process go more smoothly, consider the following tips. gradually introduce the concept of moving. Moving is a decision to be discussed with the whole family, even with young children who may not fully understand the process. Kids who are involved in looking at new homes or voicing opinions about which amenities they desire in a new neighbourhood will feel empowered and in control. Research potential new neighbourhoods carefully. Finding a new residence is not entirely about buying a home that fits the family and its needs. it also is about finding a desirable neighbourhood and community. a good school is an important factor, as is proximity to recreation, local culture and transportation. Drive around a neighbourhood during different times of the day to gauge how active it is. investigating businesses in the area can also help gauge the personality of a given neighbourhood. Work with an experienced agent. a real estate agent who is familiar with a variety of communities is a great asset. a buyer’s agent will find homes and negotiate on the part of the buyer, having your best interests in mind. Because the agent will be paid a commission on a portion of the sale price, which doesn’t come out of your pocket, it is in the real estate agent’s best interest to help you find a home you can call your own. in addition, the agent will handle many of the tasks that may be overwhelming if you were doing them on your own, such as scouring available listings, waiting for inspections or filling out pertinent paperwork. With a real estate agent handling these tasks, families can remove some of the stress from the moving process. Pack children’s rooms last. young children who see favourite items disappearing into bubble wrapping and boxes may start to feel anxious. it’s not uncommon for preschoolers to act out or experience nightmares during the moving process. Maintain a sense of normalcy in the home as long as possible. Begin by packing nonessential items, only packing kids’ items when your moving date is right around the corner. Let children say good-bye to familiar haunts and even to their old home. Plan a school orientation. take advantage of any programs schools offer to acclimate kids to their new environment. Kids often leave friends behind when moving to a new home. the faster they get back to a normal routine, the better it will be for them. Schools are where children will make new friends and participate in social occasions, so tour their new schools before the school year begins, and meet with a few residents and current students to learn about special programs that may make a move less stressful for youngsters. Relocating a family can be stressful. But involving kids in the process and anticipating an adjustment period can help families adjust more easily. (MnS)

you’re probably sick of hearing the word “quirky,” but that’s one way to describe your style. your ideal kitchen is a mix of different styles, vibrant colours and seemingly random design choices. Whether it’s a printed instagram/Polaroid wall, chalkboard-painted storage containers or makeshift cinder-block shelves, you are game. Design magazines and blogs can help you blend it all together in a functional way.

Function is the main focus of any farmhouse kitchen. For most, that means a big apron-front farmhouse sink, overhead pot racks, abundant storage and pantry areas, and a workhorse countertop that can take some abuse. Other touches include natural wood grain, cast iron pots and other visible textures. a warm colour palette and kitschy farm items are optional but fun to search for at local antique shops.

urchasing a home is one of the largest financial decisions many of us will ever make, and there are many things to consider when making a purchase decision. here are some criteria to guide you when evaluating your options between a truly new home versus a resale home. “One of the most important considerations in purchasing a home is looking at what will be required for ongoing maintenance, upkeep and operating costs,” said Stu niebergall, President & CeO of the Regina & Region home Builders’ association (RRhBa). niebergall goes on to say that you will also want to choose a home that suits your tastes, meets your needs and lifestyle, and is in a location that works for you and your family. “When comparing a new versus a resale home, a resale home will likely always come with compromises when it comes to being evaluated based on the above criteria,” said niebergall. it is unlikely, for example, that a resale home will be updated with no-maintenance materials, be in perfect condition, have energyefficiency upgrades, and be designed and decorated to suit your tastes and lifestyle. as such, when you go with a resale home, you will need to take into account the costs and work involved with either ongoing maintenance and repairs, or with updating the décor and design so the home suits your tastes and lifestyle. niebergall said that with a truly new home, you will not be making the same kind of compromises that come with a resale home. When you purchase a brand new home, for example, you won’t need to worry about maintenance and upkeep because new homes are built with the latest in maintenance-free products. they are also built to the latest building code, and with the most advanced building construction materials and technology. With no costly maintenance and repairs required¸you will save when it comes to ongoing operating costs. “and thanks to new building technology, new homes can take the worry out of the cost of your energy bills as well,” said niebergall. a newly built home is about 66 per cent more energy efficient than a home built 30 years ago, and is 30 per cent more efficient than a home built as recently as 2005. newly built homes include more efficient heating and cooling systems, resource efficient plumbing products, higher levels of insulation, more efficient windows and doors, and energy Star™ appliances. though a new home does have the worry-free advantage, sometimes things can go wrong and, if this happens and your new home was constructed by an RRhBa member, you still have peace of mind. “your new home will be covered by a third party new home warranty,

Various factors prompt people to move, from job opportunities to the desire to be closer to family members to wanting to live in a home that is more suited to their needs and wants. Moving is seldom an easy task, and is often ranked among the most stressful events in a person’s life. the employee Relocation Council cites it as the third most stressful event in life, following only death and divorce. that stress is only heightened when an entire family is making the move and an adult is starting a new job simultaneously. Despite the potential headaches involved with moving, millions of Canadians move each year. those moving are often married couples between the ages of 25 and 44 with one or two children between the ages of 2 and 11. to make the process go more smoothly, consider the following tips. gradually introduce the concept of moving. Moving is a decision to be discussed with the whole family, even with young children who may not fully understand the process. Kids who are involved in looking at new homes or voicing opinions about which amenities they desire in a new neighbourhood will feel empowered and in control. Research potential new neighbourhoods carefully. Finding a new residence is not entirely about buying a home that fits the family and its needs. it also is about finding a desirable neighbourhood and community. a good school is an important factor, as is proximity to recreation, local culture and transportation. Drive around a neighbourhood during different times of the day to gauge how active it is. investigating businesses in the area can also help gauge the personality of a given neighbourhood. Work with an experienced agent. a real estate agent who is familiar with a variety of communities is a great asset. a buyer’s agent will find homes and negotiate on the part of the buyer, having your best interests in mind. Because the agent will be paid a commission on a portion of the sale price, which doesn’t come out of your pocket, it is in the real estate agent’s best interest to help you find a home you can call your own. in addition, the agent will handle many of the tasks that may be overwhelming if you were doing them on your own, such as scouring available listings, waiting for inspections or filling out pertinent paperwork. With a real estate agent handling these tasks, families can remove some of the stress from the moving process. Pack children’s rooms last. young children who see favourite items disappearing into bubble wrapping and boxes may start to feel anxious. it’s not uncommon for preschoolers to act out or experience nightmares during the moving process. Maintain a sense of normalcy in the home as long as possible. Begin by packing nonessential items, only packing kids’ items when your moving date is right around the corner. Let children say good-bye to familiar haunts and even to their old home. Plan a school orientation. take advantage of any programs schools offer to acclimate kids to their new environment. Kids often leave friends behind when moving to a new home. the faster they get back to a normal routine, the better it will be for them. Schools are where children will make new friends and participate in social occasions, so tour their new schools before the school year begins, and meet with a few residents and current students to learn about special programs that may make a move less stressful for youngsters. When you purchase a brand new home, for example, you won’t need to worry about maintenance and upkeep because new homes are built with the latest in maintenance-free products. they are also built to the latest building code, and with the most advanced building construction materials and technology. Tips for a tidy entryway Get creative with storage and keep style in mind Leanne Brownoff For Postmedia News Q: My back-entrance hallway is a long and dark (no windows except for the one in the back door). It links our backyard and garage to the rest of our main floor, so it is highly visible as we walk past it all the time. I have four kids under the age of 10 and a golden retriever. With boots and shoes everywhere, it is just a dismal mess all the time. I would add a door to close off the hall, but the walls don’t match up for a clean division. A: Rather than hiding this problem, I suggest using creative storage instead. It’s important to treat this space like a real room, not just a utility area. Function is very important, but so are esthetics. In general, if things don’t have boundaries they stray. To keep your muckies contained, get a long, sturdy, leather, wooden or wicker storage bench. Try Pier 1, Ikea, Urban Barn or other fine decor stores. It should be long enough to contain four pairs of boots. You are looking for something that has storing capacity as well as a hinged lid sturdy enough to sit on. Make sure the bench is ventilated — wicker will naturally offer this, but make sure ventilation is part of the design if you choose leather or wood. Purchase or create a large tray that will fit in the base of the bench. If the tray is wooden, seal the bottom to protect it from moisture. Fill it with loose, small pebbles that you can rinse as needed. Now you can stow away unsightly footwear, allowing the drippy mess to accumulate in the concealed tray. To add personality and a wel-

coming feel, place a hall rug — preferably a long, runner-style rug — that complements your home’s decor and stands up to the rigours of each season. Practical shelving and clothing hooks can be punctuated with wall art to balance the visual effect. Seasonal pillows on the bench add whimsy as well as comfort. When organizing your family’s winter wear, don’t forget your pet. Keep a decorative basket close to the door to hold a towel that will come in handy to dry wet paws. Finally, adequate lighting provides a welcoming ambience. Since your hallway is long and dark, I suggest a central light fixture with great range, or sconcestyle lighting strategically placed on the walls to brighten up the space. No “hiding” doors required. Q: I have a tired-looking sofa that I would like to perk up without reupholstering it. I thought I would change up the loose back pillows, but wonder if they would look out of place. A: You are picking up on a fast

growing trend in the decor world — large, decorative pillows. Today’s sofas have moved away from the matching pillows that took their positions on the back right and left corners of the seat. The eclectic design movement encourages the mixing of elements by incorporating large pillows displaying various prints, colours and textures. Look for pillows that offer zippered covers so that you can change the look as you wish. There is a plethora of patterns to add personality to any room from animal prints to geometric shapes and detailed stitch work. Balance the prints with some solids, and keep texture in mind. Adding new pillows will infuse a fresh persona in your room, while extending your sofa’s life in general.
