Creativity gives laundry a design lift Machines no longer hidden in basements PEDRO ARRAIS Victoria Times Colonist Laundry rooms used to be hidden away in the basement — washer and drier side-by-side on concrete floors. Functional? Yes. Inspiring? No. These days, they’re increasingly moving upstairs and upscale. From walk-in closets to craft rooms, laundry machines are finding new, brighter and more inspiring digs in the house. Some look almost like kitchens, with high-end cabinetry and countertops. From large and luxurious to compact and convenient, the options seem limitless. Here are some common trends:

Size Laundry areas come in all sizes these days. In some

In more opulent digs, the laundry room sometimes shares space in a room that accommodates a homeowner’s hobby. The idea is that you can spend time working at a hobby while waiting for laundry to finish being

washed or dried. The size of laundry machines has also changed. While the width has generally remained the same, older, top-load machines were typically 660 mm deep. New front-load washers are 762 mm deep. That extra depth, combined with a few millimetres for the intake and waste water hose

in the back, may result in spanking-new machines sticking out a lot more. Plus the doors swing out instead of up, sometimes causing clearance problems in small rooms.

Location Some homeowners find it convenient to have a laun-

dry area on an upper floor rather than in the basement, so they don’t have to lug linens, towels or clothes up and down stairs. “It makes sense — over 90 per cent of the laundry is generated from this level,” says Rus Collins, principal designer at Zebra Design and Interiors. In some high-end homes, the laundry room might turn up in the master bedroom’s walk-in closet, steps from the ensuite. “It’s simple enough to put a drain on the floor during construction,” says Collins. “That way, there is a lot less damage if there is a water leak.” Some large families have more than one laundry pair, sometimes in more than one location. The parents may have one near their sleeping quarters, while teenagers have their own in the basement.

Innovation The humble laundry chute has been around for decades but has never enjoyed widespread adop-

tion. For some families, it’s the height of convenience. Gone is the need to lug heavy laundry baskets down stairs. Chutes can save time and energy, with fewer trips up and down stairs. “It’s a good idea if you have the space to incorporate it in the design,” says Collins. For one of his clients, a major renovation offered an opportunity to integrate the time-saving feature into their home. By a happy coincidence, the laundry room is directly below the master bedroom’s ensuite and another bathroom. Other families have gone a step further, using a dumb waiter to transport clean laundry to the upper floors.

Noise Nobody really took notice of noisy laundry machines in the past — after all, they were in the basement. With laundry rooms closer to living areas these days, quieter machines are valued.

Community growth necessary for Sask. prosperity Alan thomarat

CEO and President Canadian Home Builders’ Association — Saskatchewan This is certainly not the time to change course, and if you like what’s happening in Saskatchewan and in your own community and if you want to see this growing prosperity continue don’t stay home on Oct. 24. Talk to your neighbours, to your fellow workers, to your employees, your children in university or college, your parents — make sure your voice is heard and that you get out and vote. Remind people that this is a special place in a very special province and we shouldn’t take any of this for granted. Premier Brad Wall released the vision for Saskatchewan during the state of the province address held

in Saskatoon last Tuesday. The Saskatchewan Plan for Growth highlights six core activities the government will undertake to reach those targets. The premier made infrastructure a top priority, planning to spend $2.5 billion on infrastructure over the course of the next three budgets with $150 million coming out of the Growth and Financial Security Fund to create a new agency, SaskBuilds. No government in Canada has stepped up to make such enduring commitments. Money would also be invested in housing, with $344 million dedicated to 12,600 new housing units by 2016 for low and moderate-income families. The Canadian Home Builders’ Association — Saskatchewan promises support for the government in this endeavour, as our industry understands that all individuals and families need a place to call home. The most important factors for existing residents and new people moving to Saskatchewan is

having a place to live, with a quality career, in a safe and sustainable community. If you don’t remember where we were and what we have gone through then think of this: • In 1986 our population hit a level of 1,009,615, up from 968,300 in 1981

• By 2006 we were right back down to 968,157 after years of losing our youth. Today we are fast approaching a level of 1,080,000 and the government of Saskatchewan has now set its sights on another 120,000 people by 2020 and we are wholeheartedly on board. This is in line with the growth plan envisioned at the Saskatchewan Chamber of Commerce that is steering towards a goal of 1.5 million people by 2030. • There were periods in the ’80s when housing starts in our largest cities didn’t exceed 200. In the ’90s combined single- and multi-family starts barely reached 2,000 for the province. Tough to build a skilled workforce with that low level of production when Alberta production far exceeded 20,000 starts. Last year, Saskatchewan set record production numbers for housing starts not seen since the early 1980s. We surpassed starts above 7,000 units and we’re clearly on track to pass 8,000 housing

starts predicted for 2013 by the Royal Bank of Canada. This province was once a collection of old, decaying towns, villages, empty farm homes and vacant lots. Certainly not the inviting and exciting province we have become. How did this happen? We now continually invite investment, we have stability and predictability in our business environment and we are growth focused. We are indeed future building. We have made our cities and all communities provincewide more attractive places for investors, workers and families and people keep coming here at a pace exceeding 1,000 per month based on recent trends. Saskatchewan and our many thriving communities offer the best place to live, work and invest in Canada. The momentum of the last half a dozen years is no accident. Careful planning, competitive positioning and future building are making us the envy of the nation

Try to distribute laundry loads, as an off-balance washer can make the whole house shake. Ninety per cent of noise — and machine vibration — problems can be traced back to an incorrect installation, says Brad Goodyear of Lansdowne Appliance in Victoria. “People need to level a machine by adjusting the four feet,” he says. “Give it a week to settle and check it once more. But remember that every bump or move can knock it out of alignment, which causes problems.” Some washers have shock absorbers to absorb some of the vibration. Others are cradled inside a cabinet, so movement is not transmitted to the frame of the machine.

While room for a few laundry baskets is important, increasingly, homeowners are making laundry spaces work harder. The most common pairing is with a mud room. The idea is that kids coming in from outside with dirty clothes can simply put them in the nearby hamper. But designer Collins believes there is a flaw in that theory. “Why would you want dirt in the same room you clean in?” he says. For a house he designed, he positioned the two rooms sideby-side. Vicky Ballantyne, the homeowner, doesn’t seem to mind. “It does make the laundry room part look cleaner,” she says. “It’s almost clinically clean.” Even better, the laundry is “two steps” from the kitchen, where she spends more of her time. If she had to do it again, she would like the laundry room to be a bit bigger — perhaps with a higher ceiling so she could incorporate an indoor clothes-drying rack suspended from the ceiling.

The cold weather is starting to close in. That means there are a few things homeowners should be thinking about getting done before Old Man Winter stakes his claim. Your roof is No. 1. Why is it important? Anyone who has seen the first episode of Holmes Makes It Right will know the answer to this. We spend thousands and thousands of dollars on everything inside our homes. But what’s protecting it all? The roof. If you have a bad roof it’s only a matter of time before you have a bad house. It can lead to things like heat loss, mould, rotted-out structure and pests. But roofs are much more than just shingles. And homeowners need to know what they should be paying attention to if they want to do what’s right for their home. The most important thing when it comes to roofs is proper structure. You can have the best products and the best application methods. But if you’re putting them over a roof with poor structure I guarantee it’s going to leak. I’ve dealt with roofs that seem like they’ve been designed to leak because the roof ’s structure was poor. Poor structure are roofs designed to slope or dip inward into the home. So instead of a pitch we get a valley. Usually when a roof dips it’s because the sheathing is sagging. Or because the roof joists are too far apart or oriented strand board was used instead of plywood. But I have seen roofs where the structure was actually built to have a slope right in the middle. This doesn’t make sense for a structure that’s supposed to be directing water away from your home. These low areas create valleys that do not drain. And they’re bad because they collect snow, rain, ice

dams, and so on. There’s no space for insulation. So you’re going to get heat loss, which is another big problem when it comes to roofs. Some telltale signs that your roof is losing heat include higher energy bills or a leak in your home. During the winter, you want to see snow on your roof; you don’t want to see patches where the snow has melted. And you really don’t want to see icicles on your eavestroughs because that means the snow on the roof is melting when it’s still freezing outside. This can lead to ice dams that block your gutters and cause water to back up underneath the shingles. Once it’s there it’s really easy for it to get inside your home. Typically there should be roofing paper underneath the shingles to act as an extra layer of protection in case any shingles blow off. It’s a preventive measure. Sealing air leaks — primarily gaps in construction — and upgrading insulation are the most important ways to nip energy waste, says Scott Stefan, a home energy auditor for BrightHome Energy Solutions based in Elmsford, N.Y. “Almost every home you go into is badly insulated and leaks a lot of air,” says Stefan. But even sealing your house properly won’t really do the job if your insulation has stopped doing its job, Stefan says. Warm air can escape right through insulation that’s been in place for 25 years or more. The cost of sealing leaks or updating insulation varies greatly depending on where you live and the complexity of the job. But “the energy you save from doing this work will more than cover the cost of the work itself,” Stefan says. Such steps tend to be considerably cheaper than, for instance, replacing leaky windows, another energysaving step. That could run into the tens of thousands of dollars — although it often could be avoided simply by hanging storm windows in the winter, experts say. Another way to cut energy consumption is to unplug all those “energy vampires” that suck up electricity even when they’re not being used, says Ken Collier, edi-

tor-in-chief at The Family Handyman. Powering those devices not in use can cost hundreds of dollars a year. Plug devices into power strips and turn those power strips off when you wrap things up for the day, says Collier. Or, use Smart Strip, which looks like a regular power strip but automatically turns off equipment that it senses is not being used. Using a programmable thermostat and switching to energy-efficient appliances and light bulbs also can yield substantial savings. Stefan say only 6 per cent of the electricity drawn by traditional bulbs is turned into light. The rest becomes heat. “It is a very inefficient technology — and it should be. It was invented in the 1800s,” he says. Today’s light bulbs can provide energy savings of up to 75 per cent and last 10 to 25 times longer than traditional bulbs. “This is not political or ideological,” Stefan says. “It’s plain old common sense.”
