Come midsummer, the flowers and foliage you’ve raised through frost, hail storms and scorching temperatures have finally filled out your garden to create a little slice of paradise. But who says you can’t enjoy these blooming buds indoors as well? John Mackell, owner, operator and creative director of a floral boutique in Edmonton called Laurel’s On Whyte, says people look to accessorize their homes during the summer by bringing in the riches from their gardens. the outdoors and brings that in,” Mackell says. “We all know that flowers don’t last forever, so a lot of times it’s a treat to bring florals from outside indoors.
“A floral arrangement can express a sentiment or express a certain decorative look. When people are looking to accessorize a home, a lot of times they use florals
as accessories.” Some popular flowers we tend to plant in the summertime include annuals like geraniums, petunias and impatiens, and perennials such as lilies, delphiniums and peonies. For the most part, these plants are easy to care for, aren’t fussy about temperature and offer vivid, colourful flowers. As for foliage, most home gardeners tend to plant hostas and grasses. Foliage can come in a variety of colours from bright char treuse green to dark burgundy. Mackell recommends doing research ahead of time or talking to a local florist to determine how well these garden flowers will do as cut flowers. Dahlias, for example, will only last three or four days in a vase, while gladioli, delphiniums, lilies and roses will last longer. But if you’re looking for a quick pop of colour in your kitchen, plants with shorter cut- life spans like petunias and impatiens can do the trick. When creating a home-
made bouquet, florists consider three things: Foliage (or form), texture and colour. Mackell says things can look a bit messy and chaotic if you just choose a mishmash of flowers. “Keeping to those three (elements) is always a good idea. It’s keeping it simple. “For instance, if you have tons of peonies in the garden, bring in one colour of the peonies, one of the hosta leaves (form) and maybe some grasses (texture) you have in the garden.” Alternately, you can keep things simple by cutting a big bunch of peonies and have the number of flowers act as the form. When you cut your flowers, Mackell says it’s important to consider the size of vase and to place them in lukewarm water — not cold — to encourage circulation. Another tip for encouraging a longer vase life is to keep flowers away from direct sunlight and drafts. For more flowers that can be cut and placed indoors, Mackell says your friendly neighbourhood florist is a great place to get advice.

Don’t finish basement on a flood plain MIKE HOLMES Make it Right
With all the extreme weather lately, flooding is on a lot of peoples’ minds. I’ve been visiting flood zones in Calgary and High River, Alta., to help with the recovery there. But flooding isn’t always Mother Nature’s fault. A drain can back up, the sump pump could stop working or a pipe can burst. Or, just leaving a tap on and forgetting about it could cause a flood. And where does that water end up? In your basement. In the past, when basements were left unfinished, a flood wouldn’t be so devastating. You drain the water, replace anything that was damaged — which wasn’t much since there weren’t any finished floors and walls to worry about — decontaminate the area and then let the space dry out. But today, things are different. If you have a basement, it’s most likely finished or you want it finished. But if you ever have a flood, or even a leak, a finished basement can turn a bad situation into a nightmare. Being quick to rip everything out and replace it sets
you up for bigger problems — and expenses — down the road. Before you start rebuilding your basement, make sure you do two things: resolve the source of the flooding, and ensure your basement is completely dry. If the systems in your home caused the flood, like a backed-up drain or a malfunctioning sump pump, there are accessible solutions. But if you live on a flood plain, the solutions become more complex and expensive. So what should you do? Leave the basement unfinished. I know that might seem harsh, but that’s the reality. We’re getting more extreme weather, which in some cases means more precipitation. If you live on flood plains, in a flood way or near a river or stream, the risk of repeated flooding in your home is high. Ask yourself: How many basements do you want to pay for? If water is getting into your home, you need to deal with it immediately because there’s t h e p o t e n t i a l fo r m o u l d growth — especially if your basement is finished. All it takes is 24 hours for mould to grow. Most people would just use bleach to clean mould, but that’s wrong. Any surface with over 10 square feet of mould should be cleaned only by licensed professionals. Mould is a huge safety hazard. If you don’t clean it prop-

That’s why you hire only qualified professionals for the cleanup and rebuild. For example, a professional company can remove all the water and saturated contents from your basement, and decontaminate the space. Flood water often contains backedup sewage. Make sure everything is free of bacteria before rebuilding. If your electrical panel was under water, it needs to be replaced — every receptacle and switch. Any corrosion in your home’s electrical can lead to fire safety issues. A licensed electrical contractor must examine your home
and sign off on it before the electricity can be tur ned back on. Also, get rid of all the flooring in your basement, including the subfloor, along with damaged drywall and insulation. Most contractors will remove only one foot of drywall above the flood line. But moisture can creep up behind the surface. I’d rather have it all removed and replaced. Then let the wall cavity completely dry before you install new insulation and drywall. A moisture meter can tell you when it’s dry enough to start rebuilding. Before you do, call your insurance adjuster and explain the situation and what you need. You might want a structural review depending on the severity of the flooding. Hire mould remediation contractors and make sure your indoor air is safe. An indoor air quality meter measures spore counts in your home — something every flood victim should know. Patience is key when it comes to rebuilding, especially after a flood. Take your time and do it right, or you’ll be paying for it again and again. If you’re planning a home renovation — even if it’s not a major rebuilding of your home — high up on your to do list should be checking your homeowner’s insurance. People invest a lot of time planning for home upgrades. They fret over colour choices, shop wisely for furniture or appliances and check references before selecting a contractor. But most people seem to be unaware they should revise their insurance coverage before and after their renovations. “Whether you’re installing waterefficient plumbing or new cabinetry, it is important to understand and learn more about the insurance implications of upgrading your home,” says Dave Minor, a vicepresident at TD Insurance. “For example, while being handy around the home is convenient for upgrades such as painting, more challenging projects like tackling the electrical work yourself could actually invalidate your insurance policy.” When renovating, some homeowners choose to upgrade old fixtures. When a regular kitchen turns into a high-end kitchen, insurers need to be notified. “Insurance covers replacement value. If the new kitchen has been upgraded, it now costs more to replace,” says Eric Hartley, president of Victoria-based Bill Hartley In-

surance Services. “The coverage should reflect the added value of that kitchen.” Without a value adjustment, the insurance company may pay only for the cost of replacing the kitchen at the value for which it was initially insured. TD Insurance research found 30 per cent of homeowners incorrectly believed if a contractor is hurt on their property, they would not be liable. Homeowners usually assume any contractor they hire has his own insurance coverage, but that’s exposing themselves to liability if it turns out not to be the case. “People should insist a contractor produce proof,” Hartley says. “Don’t be satisfied with them just telling you verbally that they have
coverage. Ask to see proof — usually a certificate issued by an insurance company.” He says any insurer will produce a certificate detailing coverage at no cost. The minimum liability coverage for contractors is $1 million. In the same study, 28 per cent of homeowners were unaware that moving out for more than 30 days during renovations required a policy update. To an insurance company, any extended time away from a house can be considered abandonment. In some cases, and with some companies, it can be grounds for a policy to be voided. It is incumbent on the homeowner to notify the insurer if the family is going to be absent from the property for more than a few weeks.

Separating work from family space was one of the challenges that caused writer Laura Byrne Paquet and her trivia columnist husband, Paul Paquet, to move from their home in Ottawa. “Paul’s office was in what would have been the dining room,” she says. When they moved into their semi-detached home in another city neighbourhood, they were struck by the amount of light that entered what was originally set up as the master bedroom — a large room, the width of the home, with two south-facing windows.

ceiling light for a bedroom? We are removing a ceiling fan that is in the middle of our room and now we are confused as to what type of light would look best there. A: Many bedrooms have the traditionally placed central light fixture. Its placement in the room often lines up above the bottom third of a bed. The idea is that the light radiates from the centre to the ends of the room. From a functional consideration, this isn’t terribly practical. It often casts
shadows and provides poor reading light. Ceiling lighting is most effective when placed directly above the task area. If the central location is not serving your needs, consider moving the fixture depending on your furniture placement and room size. You will need an electrician to safely and correctly (to code) relocate the electrical box. If relocation is not an option, just choose a fixture for its look, general lighting and ambience. Size and scale of the new light will be dictated by the room’s size and ceiling height. The higher the ceil-
