Smaller, simpler and happier living Couple lives small in tiny flat JURA KONCIUS THE WASHINGTON POST Abbey Slitor and Warren Weixler of Washington recently downsized. In March, the couple moved from an 850-squarefoot one-bedroom apartment to a 707-square-foot one-bedroom with a den. They were drawn by a growing, lively neighbourhood and were ready to go smaller. They wanted to shed some of their things, dump their storage unit and live with only what they really loved or needed. It was a challenge, but the two of them were up to it. “We work so hard trying to make our lives simpler,” Slitor says. “It makes us happy.” Slitor, 34, runs Social Market, a communications firm specializing in marketing and social media. Her office is in the tiny den in the couple’s new place. Her boyfriend of eight years, Weixler, 32, co-owns Swatchroom, a design and fabrication firm a block from their apartment that does commercial interiors for places

such as Twitter’s Washington offices and local restaurants. Both share a love of clean, simple design and clutter-free living. They enjoy creative problemsolving, whether figuring out where to keep the tea (a narrow Ikea sideboard) or where to stash the holiday decorations (two faux leather Target bins on top of a wardrobe). “We discuss what multiple uses we can get out of a piece of furniture before we buy it,” Slitor says. “We don’t keep things around just because we think we might need them someday.” Weixler agrees. “I’m a pretty orderly person. Not as much as Abbey, but I’m not messy and I like being organized.” Like many urban dwellers, they enjoy the ease of living and working in the centre of things. They were intrigued by this new apartment complex with amenities including a gym, a rooftop dog park and dogwashing station for Truman, their French bulldog, and a Giant food store on the lower level. Simpler Purge, double purpose the rest CONTINUED FROM F1 The prospect of having a fullsized washer and dryer and a balcony with a city view sealed the deal. They accepted that sometimes love means having to say goodbye to your fondue pot and snowboard. Once they decided to move they started deaccessioning immediately, through Craigslist, eBay and charity donations. Weixler worked with the floor plan to strategize what had to go and what they would need to buy: He figured out they could hold only 70 per cent of their furnishings. For example, their bedroom would be smaller, and with a king-sized bed, they would not have room for a pair of nightstands, table lamps or a TV. They devised a plan for storage of clothes and accessories. “It’s important to have both shared space and personal space,” Weixler says, “what drawers and cabinets are mine, versus Abbey’s.” They divided the bedroom closet, bought a bedroom chest for each and installed two narrow mirrored Ikea Brimnes wardrobes in the den for out-of-season clothes, beach towels, a sewing machine and bike helmets. The new place is all white and has an open feel. From the front door, a hallway leads into the kitchen and then the living room lined with windows. The den, a small space with translucent glass sliding doors, is off to the left of the hallway, the bedroom and bathroom to the right. They decided to keep to a neutral palette for the fur niture: white, beige and ivory, with some colour added through accessories and one very bold Strandmom orange chair and ottoman from Ikea. The main source of colour comes from the art they’ve collected, a lot of it by local artists. On move-in day, even with the best of planning, they were in for a surprise. They had realized they had little space for clothes, but were surprised at how little space they had to store their food. Their glamorous new kitchen with its generous island had minimal cabinets and only two drawers. “The movers kept carrying in more and more boxes labelled

The limited space means they have to be organized, which started with getting rid of some things. ‘kitchen.’ We realized we were spoiled in our old place,” Weixler says. “We both like to cook, so we had collected a lot of stuff. We knew some of it had to go, so as we were opening the boxes we set aside things to get rid of.” The kitchen island was great for prepping food, serving and eating, but they had counter space for only their coffee machine and their espresso maker. They needed a pantry. But with only a small sliver of hallway to work with, choices were limited to a long, narrow sideboard. They found Ikea’s Stockholm model, only 15 1/2 inches (about 39 centimetres) deep with two drawers inside. Another storage-rich purchase was the compact Seguro media

console they got at the Crate & Barrel outlet in Alexandria, Va. It has a sliding door, shelves and drawers to stash their modem, PlayStation, record player and vinyl collection, as well as board games. Although Slitor grew up in a 4,000-square-foot home in Ashburn, Va., she says her mother taught her not to get attached to material objects. But there are exceptions, such as some pieces from her grandmother: a headboard, a jewelry box, two silver platters and her bottles of Chanel No. 5 and Shalimar perfume. “I love to eat popcorn out of my grandmother’s crystal bowl,” Slitor says. “I’ve learned how nice it is to have attachments to the smaller things in life.”

8 solutions for tiny rooms

Abbey Slitor and Warren Weixler of Washington live in a 707-squarefoot flat. They offer these tips to help you make the most of your small apartment.

1. Avoid table lamps. Use pendant lights, sconces and

other wall-mounted lighting wherever possible. They take up less space. Slitor and Weixler found a standing arc lamp for the living room on Craigslist and a perforated bronze pendant from World Market for the bedroom.

2. Embrace multitasking pieces. The generously sized Kivik otto-

man from Ikea opens to provide storage, can be used for extra seating and serves as a coffee table if topped with a tray. Pushed against the matching Kivik modular sofa and chaise, it can be part of a guest bed. In the bedroom, Weixler’s Ikea Hemnes three-drawer white dresser does double duty as a nightstand.

3. Remove interior doors. If a door gets in the way, take it off.

That’s what Slitor and Weixler did with the door to the laundry closet in the den so they could fit the extra wardrobes in the room. Make sure you stash the door somewhere safe to reinstall when you move.

4. Use your washing machine as a hamper. If you are lucky enough

to have your own washer, use it to store dirty laundry. Just sort when it’s time to run a load. It elimi-

nates the need for a free-standing hamper.

5. Co-ordinate colours of bedroom walls and furniture. If

you have a small bedroom and a king-sized bed, like Slitor and Weixler do, there isn’t much room for anything else. Because they had white walls, they installed two basic white dressers that blend in and make the room seem larger.

6. Find easy ways to purge stuff. Weixler and Slitor downsized by selling on eBay and Craigslist, giving away to friends or donating to charity. Their building had an internal email group, an uncomplicated way to find new homes for unwanted items. Weixler says, “What could be easier than selling things to people on our own hallway?”

7. Consider the building’s amenities. You can save space

in your apartment if your building offers such things as a gym, dogwashing facilities and a lounge you can use for parties, as Slitor and Weixler’s do. A grocery store downstairs means they can shop daily and don’t have to stockpile food and supplies.

8. Ignore the rules for furniture placement. Imagine new uses for

Fire Prevention Week is happening Oct. 5 to 11. This year, the big focus is on smoke alar ms. Why? Because they save lives! Just last week I heard of an elderly couple that made it out of their house thanks to their smoke alarms. Unfortunately, I’ve heard the bad stories, too. In one case, the smoke alarms in a home were disabled by the family because they kept going off and weren’t letting the kids sleep. A week later a house fire broke out and three people died — one of them a three-year-old boy! A lot of us take our smoke alarms for granted, but every week eight Canadians die in house fires across the country. About half of these deaths could have been avoided if these homes had working smoke alarms. There’s no excuse for this. Every house must have a working smoke alarm on every level of the home and outside sleeping areas. Some experts will even tell you that you should have smoke alarms in bedrooms, too — in case a fire breaks out inside the bedroom. There are also special smoke alarms for people who have trouble hearing. Instead of using sound, a strobe light goes off. No. 1 rule about smoke alarms: Never disable them. If they’re going off, get them checked. Some alarms start beeping because they’re trying to tell you that the batteries need to be changed. Also, they expire. Typically they last seven

If it’s beeping, there’s a problem and you need to do something about it. How often should you be changing the batteries? At least twice a year for both smoke alarms and CO (carbon monoxide) detectors. I do it when we change the clocks because it’s easy to remember. The second rule is test your alarms every month, no exception — same goes for CO detectors. That might seem like overkill, but re-

ally there’s no such thing. Just look at the consequences! There’s no comparison. Plus, testing is easy. Every smoke alarm has a test button. If yours don’t, they’re out of date and you need to get them replaced. To test the unit, hold down the test button. You should hear a loud beep. If you don’t or if it sounds weak, change the batteries. If you change them and it still doesn’t work, contact an electrical contractor. You should also be testing with real smoke. You want to make sure that the unit can actually detect smoke.

Light a match and blow it out below the unit. The alarm should go off after a few seconds. If it doesn’t, change the batteries and repeat the test. If it still doesn’t work, bring in a pro: Again, get an electrical contractor because there might be a problem with the wiring in the house. Bringing in an electrical contractor is always a good idea because about 20 per cent of all fires in Canada are due to electrical fires and faulty wiring is usually the cause. Sometimes it’s poor workmanship, other times it’s just wear and tear, but no matter what know the warning signs: Flickering lights, fuses that always blow or circuits that always trip. Also keep an eye out for discoloured wall outlets, outlets that spark or hot outlets and switches. House fires happen. Good constr uction, the right products, the right systems and proper maintenance not only help minimize the damage, but it can also save your life. It’s your job to make sure your home is protected and your family is safe. Test your smoke alarms every month, change the batteries twice a year and get a licensed electrical contractor to check out all the electrical in your home every four years. Wire insulation dries out, electrical parts can overheat and receptacles and switches can get loose — all potential causes for an electrical fire. And remember: If there’s ever a fire, get out, stay out and call for help. Be prepared, have an escape plan and practice it twice a year with your family. Candy Spelling, widow of TV producer Aaron Spelling, downsized from her luxury mansion to a condo and ran into issues. nis courts, squash courts, gardens, fantastic views and common entertaining areas are frequently offered inducements. But it may happen that a rooftop saltwater infinity pool is actually built on the third floor, for instance. There are ongoing costs associated with some amenities and these will be initially buried in your condo fees. For instance, what if the pool equipment or tennis court requires an extensive repair? This type of amenity may actually be a negative factor if you plan to live there for the next decade and never swim. Keep in mind, however, a pool may be a draw to a purchaser when you do go to sell. Unfortunately, condo buyers are often reluctant to pay for legal advice. They feel the standard contract covers them against all contingencies. Of course, you get what you pay for. Take a lesson from Spelling and have your lawyer clarify any ambiguous promises and write

those amenities that are important to you directly into your contract. This is also a great place to specify the consequences if the developer doesn’t deliver on these facilities. Although Spelling had what seems to be a good outcome, you may not have the star power to induce a developer to settle on such generous terms. Developers sometimes have to encroach on living space for mechanical or structural reasons that may not have been part of the original plan. This could result in slightly less living space for your condo. Spelling’s condo came up 1,000 square feet short, an issue she is reported to have negotiated into her settlement. Typically, deviations from the plan will be much less than this and you should remember sometimes a developer has no choice but to encroach on living space. In fact, most condo contracts will have a disclaimer to this effect. Basic rule: hire a lawyer before buying.

Candy Spelling is having a time with her real-estate choices. Before selling her 56,000-square-foot Spelling Manor in Holmby Hills, Calif., she bought a condominium. Choosing to downsize, she purchased a 16,000-square-foot penthouse in a building called The Century for a cool US$35 million, according to real estate blog Curbed LA. Downsizing is relative. Called The Manor in the Sky, Spelling’s woes centre on one of the building’s amenities, a promised upscale restaurant that would offer convenient room service to unit owners. The restaurant opened in December 2012 only to close a month later. According to the L.A. Times, Spelling sued the developer for $7 million and subsequently received a significant settlement. Let’s face it — you’re probably not contemplating the purchase of a multimillion-dollar condo, but there are still lessons to be learned from Spelling’s misfortunes. A developer typically advertises amenities that will attract potential buyers to their complex. Despite their being advertised, the amenities may fall short of what is promised.
