signed the design of the new Hotel
Bellevue, talks us through the past,
present and future of this luxurious complex.
The Hotel Bellevue project was extremely complex. Could you tell us about your vision of the new Bellevue? The task was to make a hotel of the highest category, rich in content. It was a big challenge for us, very demanding and with an extreme sense of responsibility. The vision was to make a special hotel. The location is exquisite: on three sides are woods filled with elegant pines that aspire towards sky, and the fourth side is the blue-green of Čikat bay. The architecture was already set, the investor, on the other hand, was pretty ambitious. My colleagues and I wanted to make an elegant, airy and spacious hotel, a little town in an idyllic environment. Even though everything was made in a very short time, approximately seven months, we did not compromise our ideas due to the time pressure. The trust that we had from the investor forestalled the right to relax, take a break or have an alibi for anything that would influence the lowering of any criteria. We wished to make a place for special experiences where the guests would like to come back again. The esteemed architect, Zdravko Bregovac, was the initial designer of the Hotel Bellevue. In what way did this influence your interpretation of the new project? Zdravko Bregovac is an extraordinary name in Croatian architecture. Anyone who knows his work has to respect it. He belongs to the generation that made concrete architecture, with craftsmanship at the highest level. By entering his “house” we were convinced of this,

but there are demands made by the standard of today’s hospitality industry - the spatial needs of installations, security conditions, etc. There have been a lot of changes in the period from the moment Bregovac’s hotel has been built to today. I do not think that all these changes were necessary but that’s the way it is. Of course, we were conscious that we were intruding on the original idea, but I hope that we managed to replace one quality with another. But that is for others to decide. Bregovac made an elegant house with a strong horizontal form. I hope that this can be seen in our project, too. Our congress room is, in fact, homage to the period of architecture to which Bregovac belongs. To which detail did you dedicate the most attention? We wanted to make a very special hotel, and moreover a special environment. We hoped that a feeling of spaciousness could be felt both horizontally and vertically in the hotel, so that you have a feeling of being outside but, on the other hand, being protected from the external conditions.
Story ARCHITECTURE
Because of this, we fought for height in our spaces, for the depth in the views, and for a change in the dynamics when you walk through the hotel. As architects in love with details, we sought to use our experience to resolve these situations in the best possible way. I think that this can be detected in a lot of different places now. Above all, we tried to create a feeling of comfort. The new hotel is the first fivestar hotel in Lošinj. What is its value from the urban viewpoint and, of course, from the touristic as well?

I hope that with this hotel a new era of tourism will begin on Lošinj. Lošinj was always special. For many reasons a hotel of this category changes the standard of work and behaviour. It stimulates new things, an evolution; it is a challenge for everyone.
into the high passage. There I have a chance to see people at the atrium and check out the greenery, and whether the skylights are lit. After this, there is the lounge with its two heights, a terrace and finally the stairways where slowly you walk down towards the Čikat bay.
I hope, as well, that with our space and its functional concept, it also means something for the city, for its life. I would love to say that in some way this is a city hotel. You can walk through it without disturbing its guests.
This is exactly how I envisioned it when the first schemas were being made.
We were impressed by the entrance, from which one could see the blue sea. How was this idea of a passage through the atrium created? The architect Bregovac created the atrium for this hotel. It is the centre, the heart of the building. It is the base of his entire concept. We wished to preserve the idea, but also to build on it with this connection to the sea, to Čikat bay. We wanted to open it out towards the sea, to grab this resource as soon as possible. We also wanted to make a restaurant space or congress area without intervening into side content. The passage is, de facto, a covered sidewalk through a passage. Its sides can be fully opened and with that, the passage becomes a connection, not a separation of the green atrium. Other details that perfectly function within the space are the stairways leading to the sea. They are a very brave intervention even visionary. Are they your “signature”? The stairway is, I hope, one of the “trade marks” of the new Bellevue. I really enjoy walking from the northern entrance of the hotel, underneath the canopy towards the lobby, where the height opens up

The interior is extremely dynamic with many themes and sophisticated details happening within it - what were you trying to achieve? A city. I wanted to get a rich environment with different spaces just like in a city. I wanted to enable guests to find their own favourite places. I would love it if this “house” never became boring for anyone and that everyone could find their place for each specific time of day, and at each specific time of the year.
Could you briefly walk us through the hotel units? It would be much easier for me to walk you through the hotel now. The lobby is the space that should embrace you and push you towards the passage, and the rooms, or the congress section or the restaurants. We tried to select colours that are pleasant, that are in harmony. The passage is the canopy for a walk through the atrium. The atrium is a green garden with a special place for rest where one can read, drink and contemplate. The skylights give it a very special atmosphere at night time. The lounge bar connects the atrium with a view towards Čikat, and has a good height for a special, different kind of enjoyment. The indoor pool with a dome is unexpected with a cheerful mural. The outdoor pool with its waterfall creates a special feeling for the guests. The SPA clinic is a story in and of itself. Everywhere we tried to give 100% of ourselves, we really tried to outperform ourselves. I even believe that going to the bathroom is a little surprise. I am describing the hotel, interpreting my own experience, but it would be much better if you discovered it by yourself. I hope that you will like it, that you will be surprised. What do you believe will leave a special impression on the guests? What is unique about this hotel? I believe that they will like the spaciousness of this “house”. I do not know if I am clear enough when I talk about spaciousness. I am not talking about square metres or cubic metres. I am talking about space with dimensions that boost impressions, that overlap, that come from one level to another.
We had the opportunity to select special furniture and we tried to use this chance in the best possible way. This kind of furniture can only contribute to the uniqueness of the environment. Although, … I cannot judge for myself, you should do that yourself. With regards to your answer to the previous question where you say that you believe the hotel is a small city, do you have a favourite place in the hotel? If I am honest, I am still in the process of discovering different angles, places, views and ambiences. Also the reason that I am at the hotel affects the place I choose to stay. I hope that it will be like that in the future as well. That being said, from the first day I think of the winter sun and sitting at the lounge or the hotel restaurant or languoring in the atrium during the warmth of spring, and always, I feel fulfilled by walking
down the central stairway towards Čikat bay. It is obvious that you have cooperated with different artists, designers and illustrators who contributed to the look and feel of the hotel. How important was this for the integrity of the project? I believe that this should have been the first question. You are talking to me, but this project is a result of the outstanding cooperation of a large number of authors and contractors. But without the ambitious employer and his trust, we would not be able to do any of this. In addition to myself as the main architect, the architects Jasminka Rusan and Nikolina Mikuličić as well as my colleague, Tihomir Knezić, who first started to work on this design, cooperated on this project. My colleague, Amira Čaušević worked on the decoration of the rooms with her team and thus contributed to the value of the entire hotel,

My colleague Nataša Tiška Vrsalović designed the landscape. She is the one who turned the atrium into a paradise garden. While my colleagues Bojan Matoš and Luka and Pavo Kuharić defined the visual identity of the hotel. The hotel staff is dressed in clothes by Branka Donassy. As you can see, we are a respectable team. Each of these authors had his or her own team. To have good colleagues, to be the first among equals, is a privilege but it is also the best method to reach the greatest results. Now when everything is finished, will you come and enjoy the magical world of Hotel Bellevue as a guest? Yes, for sure, I will try to come as often as possible, at any time of the year.
