Overview Situated in the heart of eastern Spain, Los Pandos heralds a new generation of products aimed at a global community of discerning investors. With a rich and historical past the entire estate covers an area of 830 hectares, most of it still in nature’s hands. The Los Pandos vineyard covers 80 hectares of the estate’s land, with more than 180,000 vines in production. Development plans for Los Pandos include the re-generation and updating of the vineyard to increase production, restoration and transformation of existing buildings, ECO village construction program and an aggressive global marketing campaign to promote the new generation of Los Pandos wines. During the various phases of development, different offers have and will be made available. Due to its simple yet effective philosophy, Los Pandos recently acquired its first tranche of funding from its founding group of investors in just fourteen months. We have now launched phase one of our Bodega Construction opportunity in order to raise €1,500,000 of capital for further development of the project. This will be used for essential licensing works and activities, electricity, water and communication infrastructure and other related activities. Not only does this opportunity offer fixed returns of between 30% and 39% depending on sum invested, but it also has a fixed three year term offering a clear and concise exit strategy.

Los Pandos - Location Located in south east Spain, Los Pandos Vineyard is situated in Almansa, part of Castilla la Mancha province, one of the country’s most well known wine producing regions. At between 700 and 900 mts above sea level, the land benefits from a high volume of subterranean water in the southern most point of the estate, allowing us to control the ideal level of hydric stress to the vine. The superb climatic conditions, coupled with a lesser supply of water in the majority of the new vineyard area, allow us to control optimum levels of hydric stress that each vine requires to produce the best possible results. It is important to note that Almansa falls within a geographical triangle, highlighted by the world renowned wine critic Robert Parker Jr. as being an area that in recent years has produced some surprisingly good results from certain varieties which grow very well in this type of soil. These include the varieties which are currently grown on site as well as future ones to be planned in the next stage. Castilla la Mancha produced some of the most celebrated wines in Spain in the past and was the official wine supplier to the Monarchy. Authors of the Spanish Golden Century (XVI), such as Cervantes, Lope de Vega and Tirso de Molina all praised the La Mancha wines in their books. The model of “quality rather than quantity” was the model which every bodega followed in this era. However, due to industrialisation, in the 19th Century, the vineyards opted for the new model of quantity as they felt that this was the way forward. This transformed the region into the largest grape producer in the world. We are reversing this trend in order to create a quality production once again.

The Bigger Picture The information below is taken from many internal sources and external partners including Fundacion Metropoli (http://www.fundacion-metropoli.org/proyectos/paisajes-de-almansa) and Deloitte. This vineyard is part of a leading edge sustainable development aimed at the local and national market place. The social justification for the project lies with the creation of more than 4,000 jobs and will be rolled out in three phases. This project creates its own residential demand from various elements inside the project, predominantly the Intelligent Logistical Platform with directly integrated rail/road access and the Technology Park. The development will be “low density (72% green, organic farming zones, vineyard, almonds and olive production) and high quality” as well as a genuinely sustainable development, and in line with leading edge planning methodology, will offer an environment where one can work, rest, reside and play.

The whole project has a gross development value of more than 500m Euro and has attracted leading partners such as Fundacion Metropoli, a world renowned planning company; who are assisting us in the master planning and ongoing development of the Project (http://www.fundacion-metropoli.org/).
Connectivity The location of the project is 4.5 km east of Almansa (pop 25,727 in 2009) and is located above the important motorway junction where the A35 meets the A31. The current train service from Alicante and Valencia to Madrid stops in the town of Almansa. The new (AVE) high speed rail link has two lines, the commercial (goods) train is planned to stop in our project and the passenger terminal will be situated just north of Almansa itself.

The Vineyard History so far 21st Century detailed analysis is the key During the last three years, our in-house team of biologists and oenologists have conducted several studies in order to finalise the strategy for the future vineyard and winery. The results of the varied studies, which include soil science studies and climatic studies on many different areas of the site, will now allow us to take decisions along with our oenologist recommendations regarding the exact varieties of vine to plant in each of the newly identified areas.
Building for the future One of the studies that has been carried out by a team from the Universidad Politécnica de Madrid (Soil Science & Vegetal Production Department) will also provide us with a “performance map” throughout the new vineyard area identifying which variety on a specific plot will produce the best results from that grape. This scientific information will then allow our in-house team to finalise the definitive machinery area (fermentation, storage, etc…) in the winery. It is important to note that this team has been responsible for soil science studies in La Rioja and Ribera del Duero, as well as globally in Chile, Argentina and New Zealand. The bodega is due to begin construction during 2011. Once the winery (bodega) is fully operational, we will produce less than 300.000 bottles of high quality wine per year.

The Bodega This offer is designed to raise the funds required for essential licensing works, project management, professional fees and activities as well as electricity, water and communication infrastructure and totals â‚Ź1.500,000. Deloitte are in charge of the financial feasibility and ongoing evaluation. The balance of the funds required has been secured in principal by grants, institutional and other investor groups. In addition we will have the ability to refinance as we go through the build process.

How can we guarantee the returns? Guarantee The vineyard’s 200 acres represents only 10% of the total land to be developed by the company and we are pleased to announce that our Planning proposal for the entire project was approved by a majority in the plenary session of the Almansa Town Hall dated 22 July 2010. This plenary session ratified the agreement of the Urban Development Committee which gave the green light for the inclusion of the development through incorporation into the new POM (Municipal Planning Agreement). Our present focus is the regeneration of the vineyard by bringing back wine production to the site. Due to its agricultural status, the vineyard is considered an agri-food-industry and is therefore not subject to planning. All funds invested are secured by way of a first charge on the land. This is registered in the land registry and has been legally notarised. In simple terms, clients loan the money to the company, the company lends the money to the vineyard and this is secured by the way of a charge on a segregated piece of land.
How it works 1. Money transferred to the developer’s account will only be used for the purposes of producing technical reports, the construction of the bodega and other vineyard related activities, as defined by our own internal team and contracted consultants 2. The invested funds are then secured by the first charge 3. Three years after invested funds are received; the developer and owner of the bodega will have 60 days to return the initial investment plus the profit 4. Investors can by prior arrangement visit the vineyard, our surrounding project and our offices 5. Locking down your returns The owners of Los Pandos are also the owners of more than 8.3 million square metres of land where the vineyard is located and run a highly successful business. The company has an asset base of several million Euro of equity.
