Case Study - Retail Sector Westfield, White City
Westfield White City development is a brand new shopping centre that opened the end of October 08 it has 306 tenants, 46 eateries, 4500 car parking spaces all under one roof. It is the largest inner city shopping centre in Europe. The total project value including infrastructure works was ÂŁ1.7bn
The project comprised of predominately mechanical air systems for shopping malls, fire rated kitchen extracts, tenant extract and smoke extract systems. In addition to this, we installed the domestic water systems including insulation, trace heating and insulation to the condensing water. Plant handling was carried out to all our plant and the Westfield AHU,s
Plant supplied and installed comprised of 57 packaged smoke extract fan modules, 61 dry air coolers on stand alone steel work, 37 packaged kitchen extract AHU's, water tanks boosters sets for site and anchor stores. "We are extremely proud of what we have constructed here in what is the largest urban retail complex in the UK if not the world and indeed we have all raised the bar for others to follow. We would also commend you in completing the project on time for the opening at the end of October 2008. I would like to say that you have once again demonstrated your ability, knowledge and flexibility and you have certainly exceeded our expectations in the delivery of the mechanical systems to us, whilst at the same time working under tough and demanding program conditions and yet still maintaining a quality installation to the end. One Hyde Park Residential Sector Case Study
The project consisted of the full MEP fit-out of 22 high specification luxury apartments which included: •
Air-conditioning via Fan Coil units, trench heating, Underfloor heating and chilled ceilings

Public Health installation to 93 bathrooms and WC’s

Primary/Secondary ventilation and Kitchen extract.

Electrical installation including high spec Lights, Lighting control, Video entry, AV/IT, Fire Alarms

Fully Integrated Building Management System.
The key factor in the project was the expectation of a very high quality installation which was monitored by special teams on a continual basis with the focus on 100% inspection and sign off prior to any closure of walls and ceilings. There was a Zero tolerance policy on snags and defects with a philosophy of “Right First Time” throughout the complete sub-contractor supply chain.
The project was completed on time and within budget and it is a project that certainly raised the bar on construction delivery in the London region and Imtech are very please to be a part of this legacy.
The project, located in the heart of Knightsbridge in central London, is one of the most stunning developments to have taken place in the capital, and comprises 86 apartments on a site of less than one hectare. They are considered to be some of the most desirable residences in the world. It consists of four pavilions, separated by three access cores. The main living areas are configured at the ends of the blocks, many affording stunning views across the London skyline. Once completed, more than 40 dedicated staff trained by Mandarin Oriental will be employed to manage services for the development.

Grosvenor House Hotel Apartments Residential Sector Case Study
The installation and commissioning of Mechanical, Electrical and Plumbing services to 129 apartments and 4 Penthouses, all receptions, Front of House and back of house areas. Services include:

The project comprises a six star standard refurbishment and fit out of levels 2-8 of a former hotel building. The development contains 133 “super luxury” serviced apartments ranging from studios to five bedroom penthouses, which will include fully fitted kitchens and butler services to cater for mid to longer term guests. It will also be possible to connect adjoining apartments, in some cases possibly taking over an entire floor.
The main reception and back of house areas are located on Level 2. The internal courtyard will form the focal point of the development where guests are able to meet and relax with friends and associates. A full service bar and restaurant is located within the internal courtyard.
Work was sensitively programmed so as to minimize disturbance to guests at the Grosvenor House Hotel and function rooms alongside and below the works. The lower part of the south block contains function rooms including the Great Room, the largest ballroom in Europe, lobbies and restaurants, all of which are run and operated by the Marriott. These levels remained in full operation for the duration of the works.

Bodleian Book Storage Facility Education Sector Case Study
Bodleian Book Storage Facility is a purpose built facility situated on a 15 acre-site in South Marston providing storage for up to 8 million volumes of books. The storage facility has 153miles of shelving, contained within 31 narrow aisles, each of which is 71metres long.
The building has a close controlled environment to ensure the books are stored in an optimum space with temperature & humidity conditions closely controlled and monitored. The conditions of temperature and humidity are controlled within a control band of 17-19°C and 45-55%RH.
A displacement ventilation system was designed and installed in order to achieve a highly efficient air distribution throughout the chambers. The displacement of air at low level takes advantage of the difference in air density between the upper contaminated zone and the lower clean zone. The chambers were particularly suited to this system due to the height of the building, the high air flow rate of 14m3/s and a supply air temperature suitable to avoid the risk of drafts, these parameters ensured suitability for the internal environment.
The chamber’s stringent humidity requirement was attained by using a low chilled water temperature (3/9˚c) to ensure dehumidification of the air prior to its entry into the storage facility. The design of the ventilation system is such that it incorporates a smoke extract system for the prevention of smoke damage to the archived books. An aspirating fire alarm system providing an extremely quick response was designed and installed in the book storage area of the building.
Due to the height of the building High Bay Racking luminaries with fluorescent tubes were used in order to ensure the required lighting levels would be achieved at ground level. A central battery system located on the roof is used for the emergency lighting; this negates the use of individual battery packs and gives rise to easy maintenance.

BBC, Portland Place Commercial Sector Case Study
This project consists mainly of a new custom built building of 12 floors, 9 above ground, to the rear of the iconic Broadcasting House facility. Following completion of the new building there was an additional element of tying the new construction into the existing Broadcasting House and Egton House buildings. Completed the final structure provides an 80,000m2 facility forming one of the largest and most advanced Broadcasting Facilities in the world.
Imtech Meica were responsible for the mechanical installation including associated plant as follows: Chilled Water System: This consisted of 2 individual CHW circuits to provide resiliency to major plant and critical areas. Each system is fed by (3) 1.5MW Chillers complete with pumps and accessories. LTHW system: This system consists of (4) Boilers feeding a low loss header from which the VT, CT and HW Calorifiers are fed. Each individual system has it’s own pumps and accessories. In addition to the above we also had responsibility for the following services:

Finally, the interconnection of the three buildings included CHW and LTHW plate heat exchangers to distribute load between them in the event of a failure in any single building completed our scope of work.

Emirates Stadium, Arsenal Football Club Hotel & Leisure Sector Case Study
The spectacular 60,000 seat Emirates Stadium is Arsenal Football Club’s new home. Imtech were responsible for the co-ordination and installation of electrical services including package sub stations, stand-by generators, HV/LV distribution system, general and emergency lighting and power, containment systems for data cabling, fire alarms, CCTV and outside broadcast facilities. We were also involved in the fit-out of all 52 catering outlets and the Club Mega Store.
Works commenced in September 2004 and practical completion achieved in July 2006, during this period there was significant change and growth in the electrical works package, which we have contained within the original project period.
The project demanded close coordination. This was carried out with our own on-site design and CAD department to ensure that the services were installed in the limited space, and to our usual high standard. Close collaboration with other works packages was essential and prevailed throughout the contract period.
To give a feel for the overall size of the project we installed over 12,500 light fittings, 50 kilometers of sub main cables and over 5,400 individual electrical circuits.At its peak over 200 operatives were employed on the site.

Roche Pharmaceuticals HQ Research & Healthcare Case Study
Roche is one of the worlds leading healthcare groups. Their pharmaceutical teams in the UK had previously been scattered in numerous buildings across a number of sites and Roche required them to come together on one site. This project comprised of 21,800sq m of office facilities and a separate clinical development facility acquiring an excellent BREEAM rating.
A key element to the overall success of the project was extensive use of the Earn Value Analysis process which reduced each constituent part of the project down to man hours. This could be rigorously tracked to clarify the progress and productivity of each element of the services installation, thus pre-empting and addressing any delays before they occurred.
Working in conjunction with the professional team, Imtech developed the initial budget cost plan and on an open book basis developed cost plan certainty, utilising value engineering techniques to an acceptable client budget and participated in a 60/40 share with the client where purchasing savings were made against budget but delivery risk rested with Imtech. Norwich Schools PFI Education Sector Case Study
Imtech (Aqua Building Services) were awarded this contract for the design and installation of mechanical and electrical services for the Norwich Schools PFI project.
The project saw the construction of five new Primary Schools together with an extension and refurbishment of Taverham High School.
The project works were completed in two phases, the first phase saw the completion of Lakenham and Heartsease Primary Schools, together with the redevelopment of Taverham High School. The second phase, saw the completion of Bluebell Primary School, Milecross Primary School and Lionwood Junior School.
Imtech worked closely with Kier Eastern and the project team from ITN stage developing the concept and providing cost certainty. The mechanical and electrical services installation was designed to meet the stringent requirements of the DfES Building Bulletins and incorporated a variety of renewable technologies including solar panels and photo-voltaics.

Wembley Arena Hotel & Leisure Sector Case Study
The Wembley Arena project was focused around the need to re-orientate the venue to integrate with the wider Wembley Master plan proposals which include the new Football Association International Stadium.
The project encompassed reconfiguring the building interior, including the main auditorium, entrance foyer, restaurant facilities, dressing rooms and covered service yard. The project was focused on reinstating some of the original characteristics of this Grade II listed building and enhancing the customer experience within this high profile venue. Imtech was responsible for delivering the mechanical and electrical services installation throughout the venue in partnership with the developer Quintain Estate Developments, the operator Wembley London Ltd, and their professional team to meet the strict deadlines sent within the budget and quality constraints required for this prestigious development.
