NEELA BINDU FARM

Colorado, Delta County, Paonia

NEELA BINDU FARM Neelu Bindu Farm* is tucked into the base of the Grand Mesa just to the west of Paonia Colorado, best known as Colorado’s wine and fruit country. Immaculate, elegant, healthy, sustainable, picturesque, private and peaceful is the perfect description for this gem of a farm that has been given extraordinary love and attention to detail. The farm's 42-acres gently slope to the south creating a warm microclimate and awe-inspiring views of the West Elk Mountains. There are 24-acres of irrigated land including pasture and a commercial-size fruit orchard. Be ready to experience an immediate feeling of serenity as you walk into this light-filled 3,230 sq. ft. passive solar home with high-end finishes, featuring 3 bedrooms, 2.5 baths, gourmet kitchen, separate summer kitchen, dining room, sunroom with grow-light beds and drainage, art studio, and dedicated meditation room. The home is surrounded by the most bountiful and colorful wellestablished perennial gardens and landscaping, blooming from early spring to late autumn. In close proximity are an enclosed vegetable garden, herb garden, family orchard, berry patch, year-round greenhouse, and potting shed. Conveniently across the driveway there is a large stand-alone +/-500 SF office with exercise space, and a separate +/- 600 SF guest cottage. A bit further away is an extensively renovated 100-year old barn and new chicken house with run, enclosed workshop and various sheds. Every contingency has been taken care of in this home to create an incredibly self-sufficient and sustainable enterprise – solar, gas back-up and wood-burning, including +/-15-acres of woodlands to fuel the fires, allows you the choice to be on or off the grid. Neela Bindu Farm has Fire Mountain Canal running through it and has access to hundreds of miles of hiking and biking trails. It has the feeling of being away on its own, while being only one mile from town and close to all the activities of town life. If you’re serious about living in an elegant environment with all the conveniences and the ability to be independent, this is a must see farm and home property – you won’t be disappointed! All exterior furniture included with purchase price; some interior furnishings and equipment are negotiable outside of the contract. Also, there is another adjacent 6 irrigated acres available for $225,000. *The name Neela Bindu Farm is copyrighted and does not convey with sale

LOCATION AND AREA The town of Paonia is located in the lush cradle of the Western Slope of Colorado and surrounded by numerous orchards, wine vineyards, and organic fruit and vegetable farms. It is known for its local self-reliance, and citizen activism to protect Paonia from over-development. It was named for the peony flower. Legend has it that Samuel Wade, who settled the area with William Clark and Enos Hotchkiss, wanted to name the town after one of his favorite flowers, using the Greek spelling Paeonia. Whether the name was misspelled intentionally or by accident, when the town was incorporated in 1902, it was given the name Paonia. Peony plants from the original stock are said to be growing today in Paonia Town Park more than 100 years later. It is a unique, sustainable living community inhabited with a vibrant population of artists, musicians, foodies and environmentalists, with a common goal – to make Paonia a great place! To quote a local, “This great place is small, yet the quality of life experienced by its residents is huge”. Wine tastings, festivals, an historic theater and a community-owned performing arts center rounds out the picture of enjoyable and charming life in Paonia. Summer days in Paonia average in the mid-80’s while the sunny winter average temperatures rarely dip below freezing. The autumn days are crisp and full of the bountiful fragrance of ripe berries, grapes and produce. The North Fork Airport, complete with courtesy car is located in the valley between Hotchkiss and Paonia, and has numerous ‘five-star’ postings on AirNav.com for its exceptional service, while Montrose Regional Airport, with direct air service year-round from major U.S. cities, is only 50 miles away. Close by is the Gunnison National Gorge Conservation Area and numerous national parks, known for their striking beauty.
