With the interest of physical and social interaction being consumed by todays technology, places like the Garment District are loosing its value. The District, which stretches from 34th Street to 42nd Street in Manhattan, was established in 1967, created to preserve manufacturing space and jobs from being pushed out. However today production and the economic value of the district has declined questioning redevelopment geared to tourist revenue. “ The garment district matters because it has not yet reached its full potential! It is an asset that enhances research, Innovation, and development in the New

If the city were to build on the districts assets, like they have done with the tech industry, it could be an even more powerful generator of creative fashion design, jobs, real estate value, and feature a public realm worthy of the many other open space amenities recently established in midtown. My solution to revitalize the garment district is a Fashion Innovation Hub that can act as a incubator in the heart of the area. Granting all realms of the fashion industry a place to occupy affordable temporary space in the district. Where they can sell, exhibit, and produce their work, while needed consumers enjoy a Pop - Up Shopping Center.

HOW IS FASHION REFLECTED IN GARMENT ?

Midtown is home to many designers, design schools and other fashion businesses. The area flourishes from Selling (wholesaling, retail, suppliers) raw goods, such as fabric and buttons, and clothing. Production\Manufacturing only holds only a small percentage in midtown today.

Fashion is a large business globally. The worldwide fashion industry generates $1.5 Trillion in yearly revenue. With over 800 fashion companies, New York City leads as the fashion capital of the world. Although while fashion in New York City’s breadwinner, Little garment production is being done. And is at rick of being extinct from the city.

The Garment District is the core of the Fashion Industry in New York City. A place preserved as a place for the fashion business to create , sell , and produce their work. Today However the most prominent economic sector of the district is wholesaling (selling), while production which was once 95 % in 1950, to now 3%

For the Hamburg Hybrid Housing competition we proposed a building that optimizes possibilities for its inhabitants and folds seamlessly into the existing urban fabric, a building that is simultaneously 100% public and 100% private. Situated along Reeperbahn, the building dips down to become a continuation of the existing street, creating a continuous public loop, a Sky Park, that encourages visitors to explore, rest and play along its path. Commercial programs and community spaces, sports facilities, cafes and children’s play spaces, engage the Sky Park along the walk and at the top the building provides restaurant space with ground level elevator access and a 360 degree view of Reeperbahn, Hafen City and Hamburg as a whole. Responding to the location, the apartments within the building are situated to create the best framework for the people occupying the units. Stacked under the sky park towards the action filled Reeperbahn and Taubenstrasse, the university students and the hostel make up the majority of the apartments with single and one family apartments towards the top. Towards Kastanienallee the majority of the elderly apartments and larger family units enjoy the relative piece and quite of the existing residential neighborhood.

All the apartments, together with the ground level retail space wrap around the building interior where continuous stacked parking allow residents to drive straight in, up and park in front of their apartments while also connecting directly to sports and community programs such as cafes, basketball and tennis courts and kindergartens to name a few. At its core, the Hamburg Sky Park is a mixed use exploratorium that offers private and secluded living areas while embracing its vibrant surroundings. Diagrammatic Program Section Housing & Community Areas : 15,000 M2 Hostel : 500 M2 Parking : 6400 M2 Commercial : 3000 M2 (program above includes the allowed 3400 M2 of circulation) The diagrammatic program section shows the basic distribution of the program within the building. Commercial areas occupy all sides on the ground floor while apartments of all sizes wrap the internally stacked parking and community spaces which helps raise the building, creating the new Hamburg Sky Park. Apartments for younger and single people are mainly situated towards Reeperbahn, apartments for families and elderly are mainly situated towards Kastanienallee.

The site is situated along Reeperbahn adjacent to the heavily trafficked and programmed Spielbudenplatz

The program calls for a total of 17,000 m2 of mixed use program while simultaneously allowing for 60% open public space.

Instead, we propose a split solution that allows for optimizing both programs, a building that is simultaneously 100% publicly accessible while affording 100% privacy for its residents.

The wedge is divided into four identical strips that step up, optimizing views over Reeperbahn and Spielbudenplatz while creating privacy towards Kastanienallee.

Each step is pushed down to create a continues public plaza, a looped sky park, that connects Reeperbahn at street level to the very top of the building to see 360 degree views of Hamburg and where a public elevator connects back down to street level.

At each landing, a public program within the building, ranging from kindergartens to cafes to sports center takes advantage of the sky park exterior while creating destinations along the building loop for both people that live in the building as well as people that are using the park

Towards the excitement of Reeperbahn and Taubenstrasse,the building offers mainly apartments for students, rooms for the hostel and single individuals, towards the Kastanienallee, mainly apartments for families an elderly can enjoy piece, quiet and privacy while still be part of the mix .

The building is designed to feed directly into the diverse programming of Spielbudenplatz, creating opportunities for extended Christmas markets, winter sleighing as well as summer festivals and an amphitheater for the next time Germany wins the world cup.

Ground Floor Plan \ The parking and communal programs stacks up inside the building creating the volume for the exterior park while allowing residents drive to directly to their apartments. Retail areas activate the surrounding streets.

On the 6th floor, the interior program shifts from parking to basketball and tennis courts connecting directly to the exterior park through cafe program and to the apartments through interior hallways. 3

The top room of the building is reserved as a restaurant which provides a 360 degree viewing platform. The space is linked to the ground floor by an elevator, completing the sky park loop.

Towards Kastanienallee, the building maintains a clean facade, enforcing the existing street grid while providing retail space at the base to activate the street.

Whenever the park turns direction, programs like kindergartens, sports facilities and cafes from inside the building spill out to activate the park and create connections between the interior and exterior. In addition, the park serves as a green roof for the building, helping to reduce heating and cooling cost for the project as a whole. 2 The ramp creates the new sky park that connects directly to Reeperbahn, inviting everyone to come play while simultaneous ly providing green park space for the people that live in the building.

The basketball and tennis courts on the 6th floor, along with kindergarten and cafes on other floors in the building, give the apartment owners great opportunities for staying active while mixing with the neighbours. 5 Instead of hiding the parking below ground, the building uses the parking to step up and allow the inhabitants to drive up and park directly by their apartments.

The projects initiative is to create a library for Williamsburg, Brooklyn that expresses the culture of the evolving neighborhood; and demonstrates clear installment of building systems and mechanics. The site is an open lot located at the corner of Wythe Avenue and North 9th Street in Brooklyn, NY. It is currently zoned within the manufacturing district, and is in the process of adopting to its current surroundings. Due to its proximity to many residential and commercial developments, waterfront and the neighborhood parks and relative distance from other libraries in the Brooklyn Public Library system, makes the location ideal for a new library of this size.

The “Raised in Williamsburg� concept aims at library that serves the general public and addresses the needs of the young children, teens and adults. The buildings form is a multipurpose superstructure that not only provides support, but also defines the librarys interior spaces and experience. The exposed trusses in the adult reading room on the highest level, defines various seating areas and space, while also serving as book storage and tables for the library. The elevated void defines the site and creates an urban space that responds to the site and its changing needs. While, the mesh facade serves for entertainment and lighting responding to buildings needs.

The challenge was to create a master plan for the Brooklyn Navy Yard (BKNY). Which once functioned as a Naval Shipyard, is currently an area of private manufacturing and commercial activity. The project area is defined by East River and Williamsburg Bridge at North and Kent Ave at East, Flushing Ave at South, and Gold Street at West. Our objective is to revitalize , adapt and connect the BKNY. We addressed these key problems by focusing on how do we revitalize the East River and connect the community to the waterfront? How do we address the inevitable flooding? And How do we save a sinking economy?

Within approximately 50 years, flooding may overcome the entire Brooklyn Navy Yard. This waterfront is prone to flooding because of natural disasters and landfill, primarily composed of unstable soil. Our proposal creates a versatile site that adapts to continuous water level changes, and morphs into different environments. The solution is to design with the force of the flood water, rather than against it, further solving key issue related to Brooklyn’s ecology, economy, and community.

These typologies adapt to new water levels, and do not need for major reconstruction, thus, making them a cost effective way to deal with sites flooding. As existing land and buildings gradually become damaged by storm water, materials are recycled and a new typology takes its place. As opposed to traditional building techniques, typologies can be removed or relocated in the future, leaving no environmental scarring. Since typologies float, it would be possible for an entire city to change location first by will, and then by force, forming an interesting dichotomy between timeless forms of existence and sustainable building technologies. PILE SYSTEM WITH LIGHT

Innovative piles with solar lights move up and down with water the pressure, allowing for infrastructure to stay afloat and storm water free, while middle connector stays anchored. Typologies nearest to land have embedded basins that collect water, harvesting and preventing incoming storm-surge, while breakwater and typology buildup help break up water surge.

SOCIAL TRANSFORMATION

Con-Edison will be replaced by biocrude and hydrolic energy forms. The community will become independent of fossil fuel energy for food, water, and electricity.

Access to new community program will help to socially rejuvenate under served communities such as Vinegar Hill, Farragut Housing, relieving it of its harsh crime status. New innovative program will help to improve the overall quality of living standards of the neighborhood and its people.
