A ranch with water is even better When you buy a piece of property or look at a current ranch, thinking about water should be at the top of your mind. “Water causes a ranch to be a lot more valuable, especially as you go west through Texas,” said John Jones, president of Lochow Ranch Pond and Lake Management. “It deserves more than a cursory glance.” A few questions will help any landowner determine what they would like to do. “A pond or lake can be managed many different ways,” Jones said. “What are the goals with respect to water quality? If it will be used for fishing, who will use it and how frequently? Do you want the fish to continue to grow slowly or are you interested in something people will talk about for years to come when they visit?” The desired aesthetics of a pond or lake also should be considered. “Do you want the pond to look natural or would you like it to look more like a golf course pond?” Jones said. One thought is certain. Even though a lake can cost from $15,000 to $40,000 per acre to build, and even more in the Texas Hill Country where it has to be lined, ranches with live water and quality-sized lakes sell for a lot more. Hood County ranch is accessible hunting spot Looking for hunting property within a short drive from the DFW Metroplex is challenging, but a new listing in Hood County fits the bill perfectly. Help with starting or enhancing your wildlife program
Shawn Campbell has seen a lot of wildlife management approaches since starting TX Hunts and Leases more than 20 years ago. He believes producing results a landowner can see with his eyes and feel in his pocketbook are the keys. “We’re out to help people make money and also to save them money,” he said. “There isn’t much value in your services if you don’t produce results.” Campbell saw the need to start the business while in college, and is currently consulting with about 40 ranches across the state. His goal is to provide a customizable management menu for your ranch. He obtained his Bachelor of Science degree in animal science and agriculture from Tarleton State University and received his Ph.D. in ruminant nutrition from Texas Tech University. “A lot of landowners know how to manage livestock, but they don’t know the ins and outs of wildlife management,” he said. “We help them manage the deer and restore the habitat, find them hunters to lease the place, and help them with their harvest goals.” Finding reputable lease hunters is an important process with TX Hunts and Leases. “We go through an interview process, get references and go through a contract evaluation,” Campbell said. “If all those things pan out, we’ll talk about leasing

GETTING YOUR OWN hunting place
Story by Craig Nyhus You may think about it every day, and you might be thinking about it right now — or it’s a dream for the future. Buying your own hunting ranch comes to mind for most Texas hunters more often than most other hunting adventures. Maybe it’s frustration after years of leasing hunting property. A seemingly endless list of rules tells you what you can and can’t hunt, when you can and can’t be there and where you can and can’t go on the property. Maybe it’s leasemates who don’t share your hunting (or living) philosophy, choosing to treat the property as a gun range or ATV course over hunting. Maybe you’re tired of having to move blinds and feeders after changes in ownership or other factors end lease after lease. Maybe your group allowed that special buck to age for years, but before the season you’ve agreed to hunt him, the landowner and his family come in during the week, and the buck disappears. Maybe you followed all of the rules, helped manage the deer population to the biologist’s and landowner’s recommendations for years, only to find another group arrived with a bigger checkbook than yours, and you’re out. Maybe, though, it’s just time. After years of hard work and financial planning, you’re ready to take the step to buying your own place. With some planning and patience, it can happen. Sometimes, it may involve a family group or a group of close friends to make it work. You get together, buy more than you could individually, all with an agreed-on plan on managing the property. Whether it’s the large ranch with a mansion-type home, or 60 acres with a 500-square-foot MB Ranch King cabin, it doesn’t matter. Don’t set your sights too low, though, you never know where your career path may take you. Someday, that $10 million ranch featured on the cover may be yours.
